They bought a big house near their families that needed a bit of work, and expended all their effort into updating their kids’

rooms. But they got stalled when it came to their own space, specifically their master bathroom. The room’s awkward layout, grungy tub and peeling wallpaper made it the last place these busy parents wanted to spend any time. So they called me to see if I could provide a refuge where they could unwind and relax. Tonia, in particular, was aching

for a place where she could happily sink into a bath at the end of a hectic day. So I grabbed my crew and got set to give this hardworking couple a beautiful, spa-like bathroom that would help turn stressful days into soothing nights. The bathroom sat adjacent to a small dressing room that Tonia and Francis never used, so I kicked off the redesign

by tearing down the wall between the two rooms and making it into one large space. I got rid of the dated striped wallpaper and put up a light, fresh coat of paint. I also ripped up the ugly, cracked flooring and put down some large-scale marble tiles. On a wall, I put in a gorgeous mirror, two small windows draped in SEE PAGE 17

Trim the trees If you have large trees on your property, check to see if they are in contact with your roof and if the leaves are clogging the gutters. Trim the branches back and away from the roof.

Clean the gutters If your gutters are clogged with leaves, get the debris cleared out. Leaving them clogged can cause water to pool and seep into your roof, which will weaken it. Check your gutters at least twice a year, more so if you have leafy trees in your yard.

If you see water spilling over the sides of your pipes when it rains instead of coming out of the bottom drains, the pipes may be blocked. Clear them out by inserting a garden hose from the bottom of the pipe and stuff around the hose to plug the opening. Turn the water on full blast! This should work, but if not, try inserting a broom handle for more stubborn blockages.

oday is the first of a threepart overview on affordable homes in Hawaii, what barriers are presenting challenges and what actions can

break down these barriers for future generations. Honolulu ranks third in the nation for the highest median price of homes among 225 metropolitan cities according to the NAHB/Wells Fargo Housing Opportunity Index (HOI) 3Q 2011. As home prices have fluctuat-

must meet the needs of the people who provide the services we depend on — teachers, police officers, nurses, firefighters and other public servants, as well as the service and retail industries. While many of our leaders and politicians espouse the need for affordable housing, a small vocal group of opposition to affordable and workforce housing has created a major barrier to the supply of homes that are accessible to low and mid-income families. We are the silent majority, the victims of the no-growth practices that have prevailed in controlling the supply of homes which causes outcomes such as high cost of rental units, homelessness and the great need for multigenerational homes. We will discuss these major barriers that no one talks about

Given the current economic climate, the issue of housing affordability has spread to those not traditionally perceived as seeking “affordable housing.” More importantly, these households receive little or no public assistance. This group includes teachers, police officers, fire fighters as well as health care workers, retail clerks, administrative personnel and service providers. All of these workers are essential to the economic vitality of an area and the key to workforce housing is that it

CUSTOM PAINTING WITH ATTENTION TO DETAIL

P

ainting contractor Jimmy Suh has been called an “artist” and a “miracle worker” by clients who have seen him bring new life to their home or office with his special talent. His company, Deep Purple Painting, was one of the most sought-after painting contractors in San Francisco for nearly 20 years. The record of hundreds of vintage homes Suh transformed can be viewed on a DVD he makes available on request. Two years ago, Suh decided it was time to fulfill his family’s dream of living in Hawaii and moved the business to Honolulu. designer wants a new and original color scheme. These jobs are documented in my DVD. As for our work in Hawaii over the past two years, we can also provide local references and addresses so anyone interested in having us quote a job can start there.” Suh said he makes a point of meeting with the client at the job site to assess the condition of the property, the amount of prep work that will be needed, and to determine colors of walls, siding and trim. Once he knows the scope of the job, he prepares a written quote and time frame. “When people see our previous jobs, whether in person, on DVD or in photos, they always ask if they can expect the same quality. I assure them that I am there at the jobsite to ensure perfection and customer satisfaction for every project we take on, whether large or small,” Suh said.

’ve been consulting with and selling windows to homeowners and contractors for 20 years now. I cannot believe how confused people are about the Fire Egress Code for bedrooms. I can’t tell you how many homes and town homes I drive by where windows have been changed and I just know that the bedroom windows do not meet the size requirements to meet the Fire Egress Code.

So what’s all the fuss about? Making sure that the bedroom windows in your home meet the Fire Egress Code could very well save your life! In order to qualify to be an Egress Window, any window, no matter what type it is, must meet the following requirements:

he highly competitive marketing climate offers an abundance of choices from solar companies. Over the past year, additional options have come along, enabling consumers to benefit financially in ways other than straight purchasing a photovoltaic (PV) system. One such choice has been the proliferation of Power Purchase Agreements (PPA). While there is little doubt that “going green” is wise and viable, being aware of certain facts can keep consumers from making imprudent choices or falling into financial traps. PPAs are the latest wrinkle in marketing PV systems. It is essentially a leasing plan under which you substitute the solar company for the utility company as the provider of your energy. The premise is that payments are supposedly lower than what the utility company would charge you and that payment increases would be manageable. Up-front costs could be “zero down” (with escalating payments up to 4 percent each year), “some money down” (e.g. $5,000, with lower nonescalating payments) or a

“pre-paid lease” (a huge up-front down payment of about 45 to 48 percent of the cash purchase price with no monthly payments). The big attraction is avoiding the large initial cash outlay. PPAs operate for a long term of 20 years. The structure and terms of leases are dependent on interest rate concessions and the application of rebates. For PV leases, energy tax credits are the major component as the solar company, not the consumer, owns the system and keeps the credits. The claim is that the consumer is freed from concerns that taxing authorities might modify or eliminate credits, but you can be sure that the leasing deals would be adversely affected and markedly different should that ever occur. In addition, a minimum FICO score of 700 is required for standard leasing programs. For example, a 33-panel “three system” design is priced at $49,182. The underlying premises are that:

Based on the 981 kWh power production, the PV system replaces $132,517 of electricity costs over 20 years for a net savings of $113,000. In contrast, the pre-paid leasing program requires a lump sum deposit of $23,286. The $16 minimum charge is still paid to the utility company. The net savings check in at $95,250. With a $5,000 initial down payment, $217 per month is paid to the solar company. The net savings is $61,474. At “zero down,” $230 per month, with a 3 percent annual escalation, is paid to the solar company. It results in a total savings of $44,335. The above examples have been derived from an actual

proposal submitted to a homeowner. Considering that since that company’s own figures actually show the superiority of purchasing over leasing, can you imagine how another comparable system costing $4,000 to $6,000 less might fare? Generally, purchasing your own PV system is an even better option for your financial health than leasing. Consider that many systems have a “pay-back” period on the net cost of four to five years. In those cases, there would be no payments to HECO from years six to 20 beyond the minimum “connection” charge — you are essentially “home free.” In the standard leasing plans, monthly payments continue to the end of the 20-year term, at which time you can either buy the system or have the solar company remove it. You’d then be back as a “hostage” with the utility company. The closer the consumer gets to “owning” his own system, the better off his financial situation will be.

For the average person that’s not as simple as it sounds, but coming this spring, it will be easy to add plenty of “flower power” to any garden, patio or balcony with new Bloomtastic! flowers and plants from Hines Growers. The right plant for the right spot. soft, translucent blinds and cabinets built out of warm, rich mahogany. Below this installment, I placed a stunning vanity that features a gorgeous, whitequartz countertop, a contemporary vessel sink and wooden storage cabinets. On one side of the vanity, I installed a new toilet, and on the other, a huge, 24-inch soaker tub, surrounded by the same white quartz as the countertop. To keep the warmth of the wood flowing throughout the space, I added a cabinet for linens and laundry right beside the tub.

Across from the vanity, I put in a fantastic shower with a frameless glass enclosure. It boasts a rain shower, a steam shower, body sprays and a whitequartz bench on which to sit and take it all in. I wanted the room to be calm and refreshing, so I chose cool, watery greens for the color scheme. I selected a small, green marble mosaic tile for the steam shower and for the backsplash for the soaker tub and vanity. The tile matches the green in the solid glass vessel sink and the painted glass in the luxurious shower.

Then, because this is no ordinary bathroom, I put in extraordinary lighting. In addition to recessed lighting in the ceiling, I also put in two gorgeous sconces on each side of the vanity mirror, and put up a brilliant crystal fixture over the tub, so Tonia will have a great view while she is soaking. This bathroom was cramped, cluttered and dingy. By adding luxurious fixtures, fabulous finishes and a relaxing color scheme, I turned it into a calm, refreshing oasis to which Tonia and Francis can retreat from the chaos of everyday life. hether you’ve been taking steps toward green living or you’re a newbie and want to jump start your efforts and reduce your carbon footprint on earth, one area of opportunity is your toddler’s room. Two interior design instructors from The Art Institutes share how to make your toddler’s room sustainable. “Sustainability is a popular subject, and most experts in design agree sustainability has to be a way of living and incorporated into our every day,” says Kristina Held, interior design instructor at The Art Institute of Charlotte. “Wooden toys are a small investment and a good place to start.” Held recommends Plan toys or Haba toys which are wood and naturally antibacterial.

Wooden toys Even Kourtney Kardashian promotes wooden, sustainable toys as opposed to plastic toys on her “mommy blog.” Some of the top reasons to buy wooden toys include: • Conserve energy: It takes more energy and fuel to make plastic toys. • Plastic toys are made with chemicals — and we all know how toddlers tend to stick toys in their mouths. • Wooden toys are durable compared to plastic toys (you also don’t have to replace batteries).

Fabrics Consider bedding, curtain treatments and upholstery. “Think about choosing natural fibers such as linens and bamboo,” says Kelly Spewock, inte-

rior design department director at The Art Institute of Pittsburgh. “Bamboo is the most popular at the moment, and it is also a renewable resource.” A blend of cottons with acrylic and rayon make great upholstery fabrics, Held says. Worried about the softness to the touch? Cotton textiles that are brushed are soft on toddler’s skin, and so are terry clothes made of hemp and cotton. Try to avoid dyes. Cotton is the best for preventing irritated skin and breakouts, and it is also easy to clean.

Carefully consider flooring and carpeting because toddlers are just a few feet off the floor and on their hands and knees all day. “Carpets are tough. You have to constantly steam clean to get rid of the dust mites and dirt they collect. Toddlers are breathing the dust, dirt and the glues on wall to wall carpeting,” Held says. Carpets with natural fibers create less offgassing (toxins and glue coming from the carpets and furniture). She recommends Amtico floors which can be made to resemble wood, tile, stone and linoleum. But nothing beats wood flooring, Held says. Again, it is naturally antibacterial, easy to clean and warm to bare skin.

Take sustainability to the walls Spewock recommend ZeroVOC paint, which has no offgassing and is water-soluble. Paint gives off fumes just like the glue in furniture and fabrics in the carpets. “Ten years ago you’d pay twice as much for environmentally friendly paint. Now, it’s affordable and much more common,” Spewock says.

Show and tell Repurposing furniture If you’re taking the room from baby to toddler-friendly, Spewock recommends repurposing your furniture. “Get creative by converting the crib into a bed by taking off the railings and use old wooden boxes as shelving,” Spewock says.

Educate children through design and

teach them through example, recommend both Spewock and Held. Introduce green plants and teach your toddler how to take care of them, Held says. Plants get rid of toxins you don’t want in your air. Consider maximizing the natural light in your toddler’s room. “It’s been proven in a classroom setting that children stay awake, more alert and they are generally happier when exposed to natural light,” Held says. Expose them to fresh air, especially if your home is cooled by central air where toxins are circulated. Open up and freshen up to avoid harvesting viruses, dust mites, animal hair, etc. Decorate the walls using symbols and imagery such as trees, a globe of the world and other items that represent the natural world. To teach them about energy conservation, paint a sun with its eyes closed for the “off” light switch position and a sun with its eyes open for the “on switch” position. “Celebrate Earth Day and get your children interested in helping to recycle,” Spewock says. “Live it so your child embraces it.”

Older home receives brand new kitchen on time, on budget

T

he kitchen in a 44-year-old Hawaii Kai home had been partially renovated over the years, and the present owners had recently added new appliances. However, as Homeworks Construction project coordinator Jim Cook observed, “This kitchen was simply tired.” “When I met with the owners at the house, we discussed their various options and rather than change something here or upgrade something there, they decided in favor of a ‘rip and replace,’” Cook said. “They liked our ideas and the price came in at an amount they could afford.” After assessing the project, which included renovating an enclosed lanai, Cook conferred with Homeworks kitchen designer Sean Bradshaw and project manager Marc Dawson, and within a week provided a scope of work

and a price. In addition to design, construction, materials and finishes, Homeworks also includes obtaining all necessary permits along with demolition and hauling in its quote. “I met periodically with the homeowners to monitor the progress of the job and make sure they were satisfied. If something is not going according to the approved plan or if the client wants to make a change, it’s best to handle such issues immediately,” Cook said. “As it turned out, the enclosed lanai just off the kitchen needed a lot of work. There was extensive termite and water damage, which necessitated replacement of windows and doors, rebuilding the exterior wall, insulating the ceiling and adding new electrical outlets. We designed and built a new ninefoot-long, free standing storage cabinet with the same natural oak

doors as the new cabinetry in the kitchen.” Bradshaw worked with the homeowners on design details, such as specially designed corner cabinets with roll-out shelves and full extension door guides. “We worked around existing flooring and within the footprint of the original kitchen,” Bradshaw said. “The objective was to make the best use of existing, available space and to provide quality finishes. The homeowners chose natural solid oak for the cabinets with Corian Burled Beach countertops. Our own line of cabinets by Wellborn is a quality product that we can provide at a good price. Corian is an upscale countertop but less pricey than granite and easy to maintain. The colors the client chose perfectly complemented the natural oak.” The job was started Sept. 14 and completed on schedule Nov. 18.

The homeowners were so pleased with their new kitchen that they photographed it and emailed the photos to Cook. One of the owners, a teacher and a stained glass artist, noted that a carpenter carefully removed one of his stained glass windows from above a patio door and reinstalled it above a window between the patio and one of the bedrooms. “This was not included in the plans and Homeworks just did it as a favor,” he said. “My wife and I both thought that was special.” “Living in a house during a kitchen renovation had its challenges,” he added. “But fortunately the work on the two rooms overlapped in such a way that, while the kitchen was being done, we were able to set up a microwave oven and some other portable appliances on the patio. The laundry room served for washing dishes. Just about the time the work began on the patio, the kitchen was finished.
