HISTORY In 1706 a group of Spanish colonists chose a wide curve in the Rio Grande river to establish a new city named Albuquerque to honor a Spanish Duke, the 10th Duke of Albuquerque. Among the first buildings erected was a small adobe chapel which still stands today. The church, San Felipe de Neri, has been enlarged several times but its original adobe walls are still intact. The church is the hub of Old Town, the historical heart of Albuquerque. Long before the colonists made their way to the Rio Grande, American Indians made this wonderful land their home. Their lifestyles and beliefs are depicted in the ancient cliff dwellings and petroglyphs still found in the region today.

Albuquerque Aquarium exhibits Gulf of Mexico saltwater species from a variety of habitats, including estuarine, surf zone, shallow waters, coral reefs, open ocean and deep ocean. Since 1972, visitors from around the world have descended upon Albuquerque each fall to witness the spectacle of the sport of ballooning. The Albuquerque International Balloon Fiesta is the city and state’s most attended event. During this spectacular event more than 700 hot air and gas balloons will fly from the Albuquerque International Balloon Fiesta launch field, making New Mexico skies a kaleidoscope of colors – an event the agency calls one of the greatest events in the country. Each year thousands of indigenous / Native American / Indian dancers and singers representing more than 500 tribes from Canada and the United States come to Albuquerque to participate socially and competitively at the Gathering of Nations Pow Wow, at the University of New Mexico Area, the “Pit.� This trading of intercultural traditions and crafts is an experience for all who attend. Hundreds of artists, crafters, and traders place their wares on display and for sale at the Indian Traders Market, offering a special exhibition and shopping experience. Bordered on the west by the famed Rio Grande and the largest cottonwood gallery forest in the world, the lush and peaceful Rio Grande Botanic Garden represents an oasis in the desert. The Garden currently encompasses 20 developed acres, including a 10,000 square foot glass conservatory housing native and exotic plants from desert and Mediterranean climate zones and a seasonal butterfly conservatory featuring hundreds of free-flying North American butterflies and moths. For 120 years Albuquerque has been home to the New Mexico State Fair. Although the event was not identified as a state fair until 1911, today it is known as “The Biggest Show in New Mexico.� Despite the changing face of the New Mexico State Fair over the years, the earliest objectives of the territorial fair have remained the same: to assemble an innovative and accessible exposition of cultural diversity, eclectic artwork, local agriculture and fun, family entertainment. LOCAL ATTRACTIONS Petroglyph National Monument stretches 17 miles along Albuquerque's West Mesa, a volcanic basalt escarpment that dominates the city’s western horizon. People who have lived along the Rio Grande for many centuries come alive again through images they carved on the shiny black rocks. The KiMo Theatre is an architectural gem viewed by hundreds of tourists each year . Elaborate Pueblo Indian ornamentation and the famous Von Hassler murals wow scores of tourists and locals year after year. The KiMo is a vibrant part of the performing arts community and plays host to a wide variety of local, national and international events. SCHOOLS In the Albuquerque area more than 120,000 students attend the approximately 200 public schools of various types in the city’s five public school districts. The city also boasts of more than 70 private and parochial schools and more than a dozen schools recognized as institutions of higher educations. Albuquerque is home to the prestigious University of Mexico which enrolls more than 33,000 students annually. The University of Mexico’s main and branch campuses offers 210 certificate and degree programs, with 93 bachelor’s degrees, 68 master’s degrees and 37 doctoral programs. Additionally, there are three first-professional programs – in law, medicine and pharmacy – as well as five education specialist certificates, one undergraduate certificate program and two associate degree programs. Property Previews—Based on your own criteria and needs, I will keep abreast of updates and preview properties by Internet and “on-site”, to identify the properties that will fit your needs. Home Showings—Once I fully understand your needs and requirements, I will focus our attention to showing you only those homes that meet your criteria. I can show you New Construction, Homesites/Lots, and most “FSBO’s” in addition to Resale homes. Timely Responses—I return phone calls or emails within 24 hours or less and provide you with updated information on your search for a property. On-Line Viewing—If requested, I will take photos of homes that are of interest to you (with permission of the seller) and email those copies to you for your review, these are sent by phone and are photos and videos.

I Suggest—Financing  

List of Lenders—I provide you with a list of reputable loan officers, and arrange a pre-qualification or preapproval appointment for you to identify your range of affordability, and to increase your negotiating strength. Estimate of Closing Costs— I will provide you with a preliminary estimate of closing costs anticipated in the transaction.

I Recommend—Contract Guidance     

Property Disclosure— I will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to me. Review of Written Seller Disclosure—I will review with you the Seller’s written disclosure statement. Remedies for any disclosed faults should be addressed in the Offer to Purchase. Inspections –I will recommend that you obtain professional building and termite inspections, and provide you with the names of reputable inspectors. Home Inspection Remedies— I will work with you to request the seller to remedy the items you specify, after your review of the inspection reports. Negotiating Strategy— I will prepare a negotiation strategy for the property you have selected, including a market analysis and advice on the initial price and terms to offer, where permitted.

I Follow Through—Details for Closing   

Coordinate Details— I will coordinate all of the details in the closing process with the inspectors, surveyors, lenders, and numerous other parties involved, to ensure the smooth transition to closing. Closing— I will monitor and inform you of the progress, including the satisfaction of all contingencies and conditions during the entire transaction, and attend the closing to make certain that all information is correct. After the Sale - I will contact you after the closing to follow up on remaining details or service needs.


How We Are Compensated for Our Services 

No Salary—I work strictly on a commissions/brokerage-fee basis, and are not paid a salary of any kind.

Independent Contractors—I am an independent contractor, and only paid when a transaction is closed and the title has transferred.

Division of Brokerage Fees—When I earn a brokerage fee, it is first divided between the real estate companies in the transaction. Then the company’s share is divided between our local franchise (CB Legacy) and me, after the national Coldwell Banker royalty fees are deducted.

Overhead—Coldwell Banker Legacy and it’s professional associates incur expenses and overhead, just like any other business or independent contractor.

Taxes/License Fees—Like all U.S. citizens, I must pay taxes (Federal and state), FICA, and any other obligations as self-employed professionals, including but not limited to, the state licensing tax, Board of Realtors® fees to local, NM state and the National Association of Realtors®

Expenses—I also incur marketing, promotion and operating expenses, above and beyond what Coldwell Banker Legacy provides. I pay salaries to our Office Manager and other Team Members.

Time—When I are working for you, I am investing our time to help you sell or acquire a property. Since time is my greatest commodity, your loyalty to me is highly regarded.

GUIDE TO BUYING A HOME GETTING STARTED Before you start looking for a home you should ask yourself a few questions. Where do you want to live? Do you want to be close to schools, shopping, or work? What kind of house would you like (need)? Are you looking for a particular style? How many bedrooms and bathrooms do you want? Do you want a yard? How much house can you afford? Have you consulted a Realtor or mortgage lender to determine the size of the mortgage you would qualify for? Here are a few tips to help you get organized:

Pull a credit report on yourself and make sure the information is accurate. If you find any errors take steps to correct them immediately. Browse through real estate advertisements in the newspaper and Homes magazines. This will give you a good feel for the types of homes that are on the market and what they cost. In many communities, Realtors may have television programs or interactive phone systems which will allow you to find out information. Visit open houses on the weekend. It doesn't cost anything to look, and looking at a few different homes might give you some ideas for things you'd like in a house but haven't considered. Start saving money - you'll need to have cash on hand for a down payment and closing costs. Don't incur any additional debt. Pay down your credit cards - and don't apply for any new ones. Don't make any major purchases on credit - buy the furniture or car later. Contact a Realtor. Your Realtor can help you determine how much you can afford, and they can provide you with information on homes that may interest you. The Realtor will also help you complete all of the necessary forms when it comes time to make an offer.
