At its core, Omni Block is a patented insulated masonry wall system that has been designed to take advantage of thermal mass and thermal lag principles in order to create a high energy efficient block wall system. This results in an Omni Block wall system with an R-Value of over 29 for a 12” block (U Factor of .034) and an R-Value of over 19 (U Factor of .051) for an 8” block.

PLA! Summer Social a Success!

NEC Announces New Leadership Rumford, RI - New England Construction (NEC) announced the formation of a new leadership team.

The move also marks a transition to the next generation of family owned leaderMatt Sluter ship for the company.

Matt Sluter, son of founder and chief executive officer, David Sluter, has been promoted to president.

He will assume decision-making authority over all aspects of the family-owned construction management firm.

He has worked in the construction industry since 2001. His work for other firms moved him out of state for several years. He returned in 2005 and joined NEC as an assistant project manager and most recently serves as vice president.

“Matt’s appointment is recognition of his ability to manage all key functional areas of the business,” said David Sluter.

“On a personal level, I am very proud of my son.

Malakidis is a construction industry veteran bringing over 16 years of experience to NEC. Most recently he served as senior project manager with Gilbane Building Company.

Grenon also brings an extensive amount of experience and knowledge to the company in both finance and construction. Since 2001 he worked at Bowdoin Construction of Needham, Mass. as vice president of finance.

New England Construction has a storied history throughout New England with its headquarters in Rumford, R.I. and an office in Burlington, Mass.

Bloomfield, CT – Amenta Emma Architects recently participated in a double groundbreaking ceremony for its two senior living projects on the 40-acre campus of Duncaster of Bloomfield.

One addition will add 12 new independent living apartments to the main building complex at 40 Loeffler Road and will include a new elevator, parking, and storage for residents.

A second will add a 12-bed memory care wing to the south end of the Caleb Hitchcock Health Center at 10 Loeffler Road and will incorporate “small house project” concepts that offer a model for long-term care designed to look and feel like a real home.

The additions are to be constructed simultaneously.

Wellesley, MA - Associated General Contractors of Massachusetts (AGC) has brought on another team member, Joseph Kelly, to augment the association goals.

As director of client relations, he will be working closely with members to develop a solid working relationship between the association and its membership.

For the last eight years, Kelly has been with the City of Boston Inspectional Services Division, working with contractors to ensure the requirements are being filled appropriately and to guide contractors through Joseph Kelly the city’s process. At his departure, he was a chief building inspector for the city.

Prior to this, he worked in the private sector as a superintendent with Bovis Lend Lease.

Boston – National Development was joined at a ceremony by Mayor Martin J. Walsh; City Council President Bill Linehan; Representative Aaron Michlewitz, and local neighborhood and labor representatives to celebrate the construction start of SEPIA at Ink Block, an eight-story condominium building in Boston.

The 83-unit luxury development is being built at Ink Block South End, a mixed-use development that is transforming the former Boston Herald

site on Harrison Avenue into a new hub for the South End. Cranshaw Construction is the general contractor for the project, and Elkus Manfredi Architects is the architect for SEPIA. When complete, Ink Block will be a total of six buildings, including a 50,000sf flagship Whole Foods Market and over 500 residential units along with ground floor restaurant and retail space.

The first four buildings are currently under construction.

One of only a few large-scale luxury

condominium projects under way in Boston, SEPIA is already 60% presold, with occupancy scheduled for fall of 2015.

SEPIA offers a range of units from studios to three-bedroom homes and is part of a revival that will see over 1,000 new luxury residential units within a two-block area. “I want to thank Ted Tye and the team at National Development for bringing this exciting project to life,” said Mayor Martin J. Walsh.

Groton, MA - Senate Construction Corporation of Shirley has started the second phase of construction at Boynton Meadows in Groton.

Phase-II will include 15 townhouses, ranging between 2,000sf and 2,500sf of space with additional walkout and basement space. The project is expected to be completed in November.

The first phase of the project, located on Main Street, includes mixed-use office and retail on the first floor and is occupied by a yoga studio, bakery, and dental office.

Senate Construction guided the permit process through the Historic Districts Commission, the Groton Design Review Committee, the Conservation

Commission, and the Planning Board to receive zoning approval for 18 dwelling units. The project includes restoring a historic colonial structure, as well as adding retail space and constructing 15 townhouse units overlooking the picturesque Gibbet Hill.

Maugel Architects designed this mixed-use project and buildings and incorporated the colonial architecture of the community while including modern features of today’s architecture.

The project, which is financed by Bank of New England, is developed by Mount Laurel Development LLC.

The MERC at Moody and Main / Rendering by ADD Inc.

Waltham, MA - Erland has been selected to construct The Merc at Moody & Main, a new mixed-use development at the intersection of Moody Street and Main Street in downtown Waltham for Northland Investment Corporation. The project, designed by ADD Inc of Boston, has begun with demolition of three existing structures on the 4.6 acre site.

The Merc at Moody & Main will contain 269 rental apartment units in three five-story buildings – four wood framed

residential floors above a ground floor steel-framed podium for commercial/ retail and amenity spaces. A two-level underground parking garage spans almost one-third of the site’s footprint.

Construction of The Merc is being phased to allow two on-site banks to continue operations. The first phase will be available for residents and retailers in the summer of 2015, with final project completion in the summer of 2016.

There is a growing synergy in the trend for multi-family housing and the retail market. PC Construction to Expand Stowe Designed by Bull Stockwell Allen

Lynnfield, MA - Veitas and Veitas Engineers is the structural engineer for MarketStreet Lynnfield, a leading openair shopping center. Phase II construction is under way, featuring an expansion of 107,000sf of retail space. Veitas and Veitas is providing structural design for the four structure expansion.

National Development and WS Development formed a partnership to lease and develop the project.

Prellwitz Chilinski Associates is the architect, Cranshaw Construction is construction manager.

The structures, intended to house a diverse group of retailers, utilize metal stud exterior wall construction, moment frames and brace frames to provide lateral stability and meet snow drift requirements.

Construction is scheduled to continue through 2014, and a phased opening is planned for the first half of 2015.

Stowe, VT. - PC Construction has been awarded a $58 million contract to build the next phase of Stowe Mountain Resort. Upon completion, the project will significantly expand family amenities and services at the internationally renowned year-round destination.

Spruce Peak Realty once again tapped PC Construction, which has completed several other significant projects at the resort, to construct the 125,000sf children’s Adventure Center and Alpine Club. The facilities will feature a ski/ride school, year-round daycare facilities and children’s activity center, retail shops, restaurants, food markets, ski valet space, and 19 luxury condominium residences.

The project, designed by Bull Stockwell Allen, also includes amenities such as an 85,000sf below-grade parking structure, an outdoor ice skating rink, a community pavilion, and an outdoor plaza.

Phased construction completion will begin in November 2015, with final completion scheduled prior to the 2016-2017 ski season.

With an open commercial kitchen behind the sales counter, seating for 50, and men’s and women’s restrooms, the restaurant was built to accommodate both to-go and

The fit-up of the in-line corner location was designed by Landry Architects of Salem with an open layout. The 1,582sf restaurant space features extensive millwork, modern and rustic architectural design components, and both built-in and moveable furnishings. Hanging light fixtures, pendant lighting, and large windows allow for a warm and amiable atmosphere.

It’s Time for Commercial Carbon Monoxide Monitoring The Argument Grows for Laws Monitoring Restaurants and Retail Outlets

Earlier this year, a carbon monoxide leak in the heating system at a Legal Sea Foods in Huntington Station, N.Y. resulted in the death of a restaurant manager, the hospitalizaJohn V. Carvalho III tion of another staff member, and the need for 26 patrons to be treated at a local hospital. This tragedy sent a shockwave through the restaurant community.

Legal Sea Foods CEO Roger Berkowitz responded by installing carbon monoxide detectors in all Legal Sea Foods restaurants. Yet the question most had was “Why didn’t the restaurant have carbon monoxide detectors to begin with?”

Good question. The most obvious answer is that most states do not require restaurants and retail outlets to have carbon monoxide detectors. Some states do require commercial entitles to have detection systems on-site, but those regulations only apply to businesses where the customers sleep, e.g. hotels, nursing homes, universities, etc.

The scary reality of this fact, particularly for staff at these retail and hospitality venues without detectors, is that it doesn’t take much of a leak to have an impact. For example, if your employees work an 8 hour shift in an environment with an unknown carbon monoxide leak with a concentration of

Complicating matters even more is that everyone reacts differently to carbon monoxide. Some people fall ill in a fairly short amount of time. For others it can be longer. As was the case at the restaurant, it

doesn’t take overnight exposure to carbon monoxide for it to be lethal. In fact, with a high enough concentration of carbon monoxide, somebody browsing in a store for 10 to 15 minutes can be at serious risk, even risk of death.

We recommend that any retail store, restaurant, or hotel/inn that uses fossil fuel sources such as oil, propane, and natural gas be equipped with a carbon monoxide detector in the basement or boiler room. It is even more important to have a detector if your heating systems employ elbow-shaped pipes. Elbow pipes can be particularly dangerous when there’s a leak because the shape of the pipe will actually slow the flow of the carbon monoxide and create much greater exposure than a straight pipe.

In terms of the types of systems commercial businesses should choose, that can vary on the size of the building, the number of people in that building at a given time, etc. It is conceivable that a smaller business could get by with a store-bought, battery-operated carbon monoxide detection system similar to the continued to page 18

Port Chester, NY - Trinity Building + Construction Management Corp. has successfully completed construction of Heartland Brewery’s Port Chester Hall located in the Port Chester Metro North train station. Designed by Boston-based Niemitz Design Group, Port Chester Hall is Trinity’s fifth project for Heartland Brewery and it’s first to include a beer garden.

This unique 10,000sf project was built while the train station was fully operational. Scaffolding was erected over a working platform with a contractual commitment of “not fouling the track.”

It was imperative that all debris was kept away from the track so that train operations

were not impacted. A train ticket sales booth located inside the restaurant was rerouted, and foot traffic was diverted to a temporary home in a trailer.

Port Chester Hall’s scope included an extensive exterior restoration of the existing 1890s era train station façade, roof, chimneys, copper flashings, and decorative copper gutter fittings. The interior build-out included structural modifications to incorporate a mezzanine level for offices, IT, and dry goods.

Brick walls received a faux finish, concrete terrazzo flooring was restored, and a private dining area was fitted out with reclaimed wide plank flooring and decorative wallpaper.

The Abbey Group Hosts Viridian Topping-Off Bruner/Cott and Suffolk Team Up Boston – Boston-based developers The Abbey Group recently held a ceremonial topping off for its Viridian project at 1282 Boylston Street, which will feature 342 residences (including 38 affordable housing units), 295 underground parking spaces, and 10,000sf of ground-level retail space. The ceremony marks a milestone in the continuing transformation of the Fenway neighborhood into a vibrant “urban village.”

Bruner/Cott of Cambridge is the architect for the project, while Suffolk Construction Co. of Boston is serving as construction manager.

In addition to housing and retail space, the LEED Gold certified Viridian complex will also provide the neighborhood with a new community center. The nonprofit center will offer computer access to residents and community meeting space and services for lectures, events, neighborhood groups, and educational classes.

“The Viridian at 1282 Boylston is situated in the heart of the thriving Fenway neighborhood’s cultural, social, and retail center and serves as a gateway to the residences in the Fens,” said David Epstein, president of the AbbeyGroup.

Yes, many towns and cities in New Hampshire are encouraging mixed use development; however; some of the encouragement is directed at “lifestyle centers” with living units directly Robert Cruess above the retail users. The lifestyle concept works in Celebration, Florida and in numerous other, more densely populated locations; however, there has been a reluctance to try these centers in N.H. The hesitation to invest in lifestyle centers has been broad based and includes resistance from developers, real estate agents, and the end user retailers.

What seems to be working in NH is “market driven mixed use development,” which situates housing proximate to, but not on top of or abutting, retail/ commercial uses. And key to the success of mixed-use development has been ordinances that provide guidance for the developer, while allowing for flexibility as market driven forces play out over the multi-year construction of a large mixeduse development.

The Dover Fields mixed-use development, located in South Dover, is a good example of a market driven mixed use project. It consists of a 40,000sf

Hannaford’s market, out parcels for a bank and a coffee shop, as well as an additional 15,000sf of retail. The overall development also includes 144 age restricted modular housing units with a mixture of single family, duplex, and triplex units all with the use of a 4,500sf clubhouse. The housing is further supplemented by 70 congregate care units and 60 affordable senior housing apartments.

The Dover Field development has public bus service available and other features that accrue to its location in South Dover, namely, proximity to the University of New Hampshire, a few miles south in the neighboring town of Durham, and, it is only a short drive to the N.H. seacoast and the tourist town of Portsmouth. The development has paths and sidewalks to facilitate walking to retail establishments and an overall feel of a small community within the city of Dover.

As I mentioned above, flexibility in the regulations has been a key to the successful development of Dover Fields, and of course the credit for the flexibility goes to the Planning Department and the Economic Development office of the city of Dover. The initial construction began in 2007 and almost immediately confronted the headwinds of “the great recession” of 2008 and 2009. Boston - The official groundbreaking ceremony was held recently for Claremont Companies’ Hilton Homewood Suites in Brookline.

Group One Partners, Inc., the hotel architect, interior designer, and purchasing agent, is working with Tocci Building Companies, R.W. Sullivan Engineering, and Goldstein Milano on the Claremont Companies’ property. The 97,775sf, 130room extended stay hotel will occupy the space of the former Red Cab site that has been vacant for more than 20 years.

“This is an interesting project, as the hotel is located on Route 9, a major eastwest highway in the state,” says Harry Wheeler AIA, LEED, NCARB, principal of Group One. “To meet Brookline’s Sky

Plane zoning requirements, our design allows for five stories on the Route 9 side of the building while gradually decreasing to two stories on the back side.

This provides an urban street-side profile while being respectful of neighboring housing and residents.”

A building information model (BIM) of the Brookline Homewood Suites will be developed to coordinate project systems, streamline the construction process, and communicate its mitigation plan to the project team and community.

The upscale all-suite hotel will set a new standard in the Brookline area, offering guests convenient like-home comforts and quality bundled services in a transit-friendly environment. The hotel is set to open in December 2015.

Warwick, RI - The grand opening of the new Balise Subaru dealership was recently completed by Vision 3 Architects. The new one level, 24,000sf dealership includes 10,000sf of showroom and offices, 4,000sf of service drive-in, and 10,000sf service area.

The facility features a reception area,

showroom, offices, customer lounge, service drive-through, service bays, parts storage, and supportive utility spaces.

Boston - Hotel Commonwealth, located at 500 Commonwealth Ave. in Boston’s Back Bay, began construction recently to add 96 hotel rooms and more than 12,000sf of indoor/outdoor event space.

The expansion features a grand ballroom, an outdoor terrace overlooking Fenway Park’s ‘Green Monster,’ five meeting rooms, a boardroom, three floors of valet parking, and a private event entry and prefunction space.

The new facility is expected to open mid-2015.

Currently the existing property is comprised of 149 hotel rooms and 30,000sf of restaurant and retail space.

Construction for the hotel expansion is

co-managed by Columbia Construction and Mortenson Development, with Group One as architect. It is funded by investment partners Sage Hospitality and Fundamental Advisors.

WBRC Plays Key Role on Bangor Waterfront Projects

Site preparation is under way for the new Residence Inn by Marriott on Bangor’s Main Street.

Bangor, ME - Along Maine’s meandering Penobscot River, the city of Bangor, population 33,000, is preparing for a new five-story hotel, the sixth hotel planned for the region in less than a decade, and is securing proposal responses for a waterfront amphitheater.

Bangor’s waterfront is seeing a surge of activity, and it’s just the start, says City Councilman Gibran Graham. The city’s Main Street, adjacent to the waterfront, will see the addition of grassy medians and improved lighting, as well as widened sidewalks to improve pedestrian safety and encourage cycling use.

“It’s an exciting time for the people of Bangor,” Graham says. “Development is brisk, and Mainers are benefiting.

New businesses and venues mean more options, more jobs, and more revenue for the area.”

Maine-based WBRC Architects • Engineers is playing a key role in many of these projects. The 60-person firm teamed with Sink Combs Dethlefs, an arena and convention center expert based in Denver, Colo., to bring Bangor’s Cross Insurance Center to fruition. The 5,800seat arena and convention center officially opened last September. Already, it has hosted more than 200 events, and many more are on the way, says Tiffany Sun, the center’s director of sales and marketing.

“We expect to host over 320 events by the end of the 2014 calendar year,” Sun says.

A new Residence Inn by Marriott,

designed by New Hampshire-based Pro Con and owned by Ocean Properties, will support additional accommodation needs for Cross Insurance Center events.

The 124-room hotel, a few feet away from the center, recently broke ground and is scheduled to open in May 2015.

The inn and its restaurant, combined, are expected to employ 150 people. WBRC provided civil engineering services for the project.

Across the street, Hollywood Casino Hotel and Raceway has already upped its offerings with the recently opened Celebrity Bar and Grill.

The 3,600sf space, which seats 124, is an alternative to the hotel’s popular Epic Buffet restaurant and Take 2 Snack

Bar. The new restaurant, designed by California-based Genesis Associates with Architect-of-Record WBRC, features a warm, metropolitan décor with vintage celebrity photos and circular bar area.

“The restaurant is derivative of a Hollywood street-side café with an art deco feel,” says Jacob Charles of Genesis Associates.

“Each project has a role in revitalizing Bangor’s waterfront region, and we are pleased to be part of this growth,” says WBRC’s Mathew Ward, AIA, architect and senior associate.

With talent scarcity remaining, how do you get the best candidates from your competitors to want to join your team?

The days where people just show up and “buy” what you have to offer are gone.

You need to engage and encourage candidates to want to come to your place of business. Think back to the days Colm Allen when retail stores had product behind the counter and you needed a sales associate to assist you.

That retail industry was disrupted by Department stores who let you browse, touch and try before you would buy.

There is a similar trend within the world of hiring. In the past it was typically the hiring manager or client who held all the cards. Today, candidates are as much a part of the decision-making process as the hiring authority–they want the full picture before they will consider making a move.

Your job is to connect each candidate to your company’s unique value proposition in every interview so, regardless of who you end up hiring, you have options.

Hiring authorities should be 100% clear on what they have to offer potential candidates.

MEC Systems Awarded Envoy Hotel Boston – MEC Systems, the Hinghambased telecommunications division of McDonald Electrical Corp., has been awarded the comprehensive tel/ data installation package for the new 100,000sf, six-story Envoy Hotel project at 70 Sleeper St. in Boston’s Seaport district.

MEC Systems is working on a project team headed by general contractor Lee Kennedy Co., Inc. of Quincy and joined by electrical engineering firm R.G. Vanderweil Engineers of Boston.

Norwich Partners, LLC, based in Sanibel, Fla. and Lebanon, N.H., is the developer.

The NECA contractor’s scope includes

providing the infrastructure for the facility’s Honeywell INNCOM wireless network, wireless access points for the Vingcard back-of-house door security system, and privacy services installations.

The project also includes LED lighting for the hotel lobby’s state-of-the-art feature/accent wall, which will integrate audio and visual systems.

MEC will commence telecom installations in August and manage a field crew of up to eight IBEW Local 103 technicians throughout the eight-month project. Construction of the 136-room boutique hotel is targeted for completion in spring 2015.

Lee Kennedy Uses Lean Practices to Expedite Delivery of the Envoy Hotel

South Boston MA – Lee Kennedy Co. is incorporating Lean building practices into the planning and management of the new Envoy Hotel construction. This 136-key luxury boutique hotel, owned by Norwich Partners, with Colliers International acting as the project manager, is located at the gateway to Boston’s historic Seaport District and is scheduled to be completed in the spring of 2015.

Lean practices are being used by the team to ensure a cost-effective and timely delivery of the hotel in order to capitalize on the growing hospitality market within the district as well as the city. “Lean construction practices at our Envoy Hotel project are resulting in highly efficient quality control and production and saving the client time and money,” says Lee Michael Kennedy, president and CEO of Lee Kennedy Co. Some of the anticipated challenges associated with the project included building on a very small site, difficult trucking access, a relatively complex exterior façade system, elaborate interior finishes, and a demanding schedule.

The major subcontractors involved in each of these areas participate in regular pull planning sessions as well as weekly

work planning sessions. The sessions establish the sequence and timing of the team members and review and evaluate the progress of each of the divisions and subcontractors.

The subcontractors outline each step required to complete not only their work but that of other subcontractors. The

sessions foster a constructive dialogue between trades, allowing them to present specific issues and challenges as well as possible resolutions ahead of the installation. They also allow for a more comprehensive understanding of the project at the trade level.

Corporate MPA Designs Waltham Office Space for Hobbs Brook Management

Waltham, MA - Margulies Perruzzi Architects (MPA) announced that it has been selected to design a new five-story, 315,000sf Class A office building in Waltham for Hobbs Brook Management LLC. The building, which features a fullservice cafeteria, green roof courtyard and 1,025-car parking garage in a campus setting, is the third out-of-theground project that MPA has designed for Hobbs Brook Management. MPA is also providing architectural services

for the building’s tenant, Vistaprint, a global supplier of customized marketing products and services.

The massing of the building creates two office “wings” (a north wing and a south wing) that are mirrored, flipped, and pulled apart from one another to offer an atrium space with linking bridges. The atrium provides a clear visual connection through the building to the courtyard and a terrace facing Wyman Street, connecting the building to the surrounding landscape and offering views from all sides.

Angled walls that encompass the lobby, clad with a metal panel detailed with a dynamic asymmetric pattern, further accentuate the separate massing.

MPA is using a unitized metal and glass curtain wall system for the building’s envelope, providing high thermal efficiency and allowing daylight to filter deep into the building’s interior.

For the interior fit-up of Vistaprint’s office, MPA is designing an open and collaborative space that places offices and conference rooms on the interior to maximize natural light and views of the landscape for the entire office.

The space features an executive office suite, a variety of conference rooms and huddle spaces, a library, a game room, a telepresence room, training suite, data

center and a 1,200sf network operations center with raised flooring. The highly flexible open office space features movable agile furniture on wheels and adjustable overhead power and data points to enable 100 percent flexibility in reconfiguration of work areas. Anchoring each end of the building is a lounge adjacent to a kitchen, providing exterior views for common areas. Conference areas anchor the main elevator lobby space on all upper floors.

Barcelona-based GAC3000 provided programming and conceptual design services for Vistaprint. Campanelli engaged MPA to work with its design, leasing and construction teams to develop a comprehensive strategy for improvements to the ninefloor, 185,000sf Class A office building that provides potential tenants with all the amenities and dynamism of a downtown building.

Built in 1982, Two Heritage Drive required significant exterior and interior updates to renovate it as an upscale, high-tech building with urban amenities.

The exterior front access point was repositioned to a more accommodating area of the building, and two entries were redesigned as easily recognizable, branded arrival points; both feel more current and inviting.

Inside, MPA redesigned the lobby with a sleek and dynamic vibe and added a new contemporary urban café featuring the downtown eatery Sebastians, a graband-go coffee kiosk, and a high-end fitness center.

The existing 70-seat conference center was refreshed with modern finishes, and core building components were updated, including elevator lobbies, bathrooms, and common spaces on upper floors.

Northern New England North Branch Completes Spine Clinic Jewett To Erect Farm Building Designed by Dennis Mires

Stratham, NH – Jewett Metal Buildings & Steel Erectors, a division of Jewett Construction Co., Inc. of Raymond has contracted with Scamman Farm in Stratham, to construct a large equipment and hay storage barn.

The project involves erecting a 7,000sf pre-engineered metal building complete with two pass doors and two sliding barn doors.

Roofing will be 24 gauge PBR exposed fastener roof panels with threeinch vinyl-backed insulation to protect against condensation. A 26 gauge PBR exposed fastener metal wall system with interior, 26 gauge white liner panels will be used, featuring translucent panels on gables over the doors.

The project is scheduled to be completed in mid-September.

Plaistow, NH – North Branch Construction, Inc. of Concord has completed construction of the new Interventional Spine Medicine office in Plaistow. This project involved the renovation of a 3,300sf home built in 1920. Plans included a 1,400sf addition to the back of the house and all new HVAC and electrical systems, as well as a new

elevator.

Avoiding the Pitfalls of a Costly Software Conversion

In many instances, by factoring in a consultant knowledgeable in accounting software in the front end of a conversion, mid and small sized companies can save money, as well as facilitate a seamless conversion. Recently, a call came in from a small architecture/ design firm that John K. Pidgeon had run into serious difficulties with an accounting software conversion. Upon arriving, I realized I had unwittingly walked into a series of unexpected surprises.

I first discovered there was no on-site accounting staff. An outside bookkeeper was used to prepare financial statements, but was not involved with the day-to-day accounting and bookkeeping operations.

A junior staff designer was tasked with all the company’s billing – a complex and daunting job even for an experienced bookkeeper. I was also introduced to a new finance manager with surprisingly little bookkeeping experience.

The new software package had been installed by the software company. By the time the client went live, the software company had converted their legacy data three times – each time unsuccessfully, for various reasons. To add to the complexity, the client had been using two software packages which had to be converted into a single new package – a difficult task even for expert software technicians. With each attempt, the client became more dissatisfied and distressed.

With the conversion issues not fully resolved, the software company gave the go ahead to start operations. However, the staff had not received enough training to become comfortable with the new system. So, what they did was continue to run their old software, in parallel, because the new software was still not working properly, even after three conversions. As I continued to find critical software setup issues and transaction posting errors during the subsequent visits, I realized the client was in big trouble. Many facets of the set-up were either incorrect, or not set up at all.

It seemed each solution hinged on solving another problem first. I assured the owner that I would be able to repair the issues, while still operating, but they would certainly take time. Continuous effort paid off, and after several weeks

the frequency of my visits wound down and their financial statements began to take shape. The software company was notified about all the major issues, and was convinced to provide a substantial refund, mainly for letting the client operate without proper set-up or training.

Could these problems have been avoided? Absolutely.

Since there was no outside consultant used for guidance, the client assumed the software company would handle everything, and the process would be seamless. The owner did not have enough experience to know that the conversion would not be seamless – they never are, and having to convert data out of two systems compounded the problem.

Next, there was no accounting oversight of the conversion. In fact, there was no

accountant or bookkeeper on site at all during the conversion. The client was not afforded the opportunity to properly test the software prior to the final conversion, a process that allows the client to play in a test environment in order to learn the new software.

Had the client retained a third party software consultant, such as DMC, with specialized knowledge of both the new software and the business processes of the firm, it would have recouped the incremental cost by avoiding the problems, downtime and rework. Further, the guidance the consultant would have provided would have reduced the stress for both the client and the software company, and would have led to a much greater degree of satisfaction. Also, a firm like DMC trains users in the live system, on the job, which not only gets the work done and helps set up good practices and procedures, but “sticks” better than the more generic training often provided by software companies in a simulated environment.

Healthcare/Life Sciences Acentech Provides Acoustics for BCH Cobleskill Medical Building Opens

Cambridge, MA - Acentech, Inc. announced that it provided architectural acoustics and mechanical system noise and vibration consulting for Boston Children’s Hospital. Boston-based Walsh Brothers was the construction manager for the project.

Working with architectural firm Payette, Acentech consulted on the new James Mandell Building, a 116,000sf 10-story urban infill building constructed on Binney Street in Boston’s Longwood Medical Area. The building provides much needed expansion space for the emergency department, imaging, same day surgery, neurology, pharmacy, and four floors of inpatient beds in alignment with the existing hospital.

Acentech was highly concerned about

noise transmission from above grade MRIs to other locations, and worked with the design team to detail the sound isolation constructions required to eliminate that noise transmission.

Another area of concern was controlling the ventilation noise emission to the outdoor courtyard. Acentech worked extensively with the project mechanical engineer to incorporate sufficient noise control in the many ducted and airborne noise paths between mechanical equipment and occupied spaces.

In addition to MRI rooms, the scope of also included acoustics consulting for patient rooms, exam rooms, consultation rooms, multi-purpose rooms, nurse and physician workrooms, and offices.

To the general public, constructing a building may seem like a straightforward task (especially to those in the industry), and generally independent of the type of building being conRyan Klebes structed. Certainly there are standards and commonalities throughout construction, but specific considerations should be taken into account when the building in question is a healthcare facility.

For one, the users of the facility are a varied lot. There may be nurses and technicians that work an entire shift on the same unit, and doctors and other medical professionals that flit between departments and buildings. Visitors are also individuals to be kept into consideration – whether as a result of their general unfamiliarity of the area, or heightened anxieties. And then, of course,

there are the patients that depend on the facility as the framework for their care, regardless of whether they are in-patient or out-patient, in the building for a few hours or a few days.

Large moving equipment is common in medical facilities, and accessibility should always be kept at the forefront.

Specific electrical requirements also must be considered, as should the need for reliable and effective lighting, and the ability to keep the surroundings as clean as possible. Creating an environment that is calming is also vital.

Healthcare building projects may encompass the construction of an entire new facility, or simply renovations to a previously built construction. The continuing advances in healthcare technology require that facilities be able to adapt and adjust as needed.

Cambridge, MA – J.M. Electrical Company, Inc. recently kicked off project operations at 75|125 Binney Street, a 386,000sf multi-building life science complex in Cambridge’s Kendall Square.

J.M. Electrical technicians will install a building automation system to control the heating, cooling, and ventilation in both of the six story buildings, with over half of the space being developed for the corporate headquarters and laboratory complex for a future pharmaceutical company.

The architect is Payette, and Alexandria Real Estate Equities is the owner.

In order to maintain an environment that meets clinical, research and regulatory requirements, J.M. Electrical will equip both buildings with a central chiller plant, eight air handling units,

and an electrical control system, which will all work together to maintain precise temperature and humidity levels while simultaneously moving large amounts of air for the laboratories.

These advanced systems are crucial to maintaining the optimal environment for the sensitive nature of the work, and support an ongoing effort to reduce energy demand and consumption in buildings while guaranteeing reliable energy delivery.

The firm also is assisting in the building information modeling (BIM) process, that will involve the generation and management of digital representations of the work to be completed.

This project, which exceeds over $1 million dollars for J.M. Electrical, is scheduled to be completed by March of 2015.

Burlington, MA – Bowdoin Construction recently completed a 30,000sf fit-out of offices and lab space for Thoratec Corporation. The project, designed by Facility Planning & Management, Inc. entailed interior demolition and extensive

build-out of office space, an RPA Bio Lab, service lab, conference rooms, restrooms, a cafeteria, and reception area.

The space also received all new LED lighting, as well as enhanced mechanical systems with new roof top units. Existing chemical hood systems with acid neutralizers and sinks were relocated and new Hamilton Scientific lab casework was installed.

Burlington, MA - Suffolk Construction has been selected to perform preconstruction and construction management services for phase one of the Stilts Infill Master Plan for Lahey Hospital & Medical Center.

Suffolk is partnering with architect firm FreemanWhite on the project.

Located on the academic medical center’s Burlington campus, the $60 million project will consist of a 190,000sf addition featuring a new emergency department, shell space, and mechanical areas to infill Lahey’s existing Stilts structure and tie in to its occupied clinical facility.

Education Abbot Restores School Walkway Brookline, MA — Abbot recently restored the elevated concrete walkway located behind one of the classroom buildings at the Dexter Southfield School in Brookline.

Abbot was Restored walkway initially contacted by the facilities director at the school to investigate the problem.

Subsequently, the school decided to bring in its general contractor, C.E. Floyd Company, Inc. of Bedford to oversee the project.

Based on the findings, it was determined that the concrete walkway, the steel decking, and sections of the supporting steel all had to be removed.

To remedy the problem, new steel was fabricated to support the new decking, and new 5000 PSI concrete was poured and finished to meet the school’s specifications.

KBE Starts College Library Reno New London, CT - KBE Building Corporation has started structural demolition at Connecticut College’s Shain Library in preparation for a $9 million renovation and addition that comprises more than 45,000sf.

KBE is construction manager at risk for the renovation and addition at Connecticut College. The project comprises 41,000sf of renovations to the existing three-story library, 4,600sf of additions, including a new three-story entrance with clerestory, enlarged windows, and mechanical and electrical upgrades.

In addition to making architectural finish improvements, KBE will re-purpose several areas while adding collaboration rooms, seminar rooms, office spaces, and a 24-hour café and outdoor gathering area. During construction, KBE will erect temporary protection around the library’s

The Shain Library renovation and addition is scheduled for completion in summer 2015. KBE is also construction manager at risk for the school’s boiler replacement project, scheduled for completion in fall 2014.

KBE has also managed construction for several Maryland institutions, including Hood College and the University of Maryland Baltimore County (UMBC).

SLAM Awarded 4 STEM Projects Glastonbury, CT – The S/L/A/M Collaborative, Inc. Architects was recently awarded multiple STEM-related ( Science, Technology, Engineering, Mathematics) projects at Providence College, University of Mary Washington, Misericordia University, and Sacred Heart University.

At the Sacred Heart University in Fairfield, SLAM is designing a new 115,000sf building for the College of Health Professions and a 300-car parking garage. The spaces will include clinical/ skills labs, a simulation suite, theaterstyle learning classrooms, a dining hall and supporting classrooms/offices.

SLAM was asked by Providence College to conduct a space utilization and

needs assessment of its chemistry, biology, physics and psychology departments.

In association with Commonwealth Architects, SLAM is designing a 40,000sf addition and 20,000sf of renovation to the four-story Jepson Science Center for the University of Mary Washington in Fredericksburg, Virginia.

SLAM was approached by Misericordia University in Dallas, Penn. regarding a space planning project for the Hafey McCormick science facility.

SLAM is completing a space assessment that will help the university provide adequate, flexible space to accommodate existing programs and allow for future growth in the Sciences.

CAI Announces Senior Living Projects Temple Place Underway

Canton, MA - CURRIER & Associates, Inc. (CAI) of Newburyport announced the launch of two new projects.

Cornerstone at Canton, an assisted living and memory support residence located in Canton, is the second in a series of senior living projects that CAI, working in concert with SPL Development Group, LLC, developer; Udelsman Associates, architect; and Senior Living Residences, LLC, marketing and management partner; intends to complete over the next several years.

Ground was broken in June 2014 for the new 70,000sf Canton project that will provide a total of 91 beds – 24 for Alzheimer’s residents and 67 for assisted

living residents. CAI will develop the interiors to appeal to the interests and tastes of the greater Canton community while reflecting the values that the owners wish represented to the community, the residents, and their families.

In addition, CAI will be working with architect Richard Alvord Architects of Roslindale, and the Canton Council on Aging on the Canton Senior Center, a project that will renovate a former Knights of Columbus hall with the goal of making it a functional and updated environment appropriate for the seniors of Canton.

Completion of the 6250sf project is scheduled for autumn 2014.

SCI Renovates Atria Crossroads Waterford CT – In early June, South Coast Improvement Company (SCI) of Marion, Mass. began work on a major interior renovation at Atria Crossroads Place in Waterford Conn.

The first phase of the project is the construction of a new fitness center for the residents on the ground floor of the facility. As this phase is nearing completion, a memory impaired unit is being created for the facility. The scope includes the reconfiguration of space in an existing wing of the facility to meet the state and local codes that apply to memory impaired units.

Major upgrades are also underway for the HVAC system, electrical and plumbing systems. In addition to the space reallocation, every unit on the wing is being renovated to ensure compliance with code and maximum comfort. SCI is also creating secure outside space complete with landscaping and walkways.

The renovation also includes all common areas in the remainder of the building including lighting, wall finishes, new millwork and flooring. The creation of a bistro and dining options are also part of the upgrades to the facility.

Cambridge, MA – Surviving a three-year legal battle, a protracted recession and a series of complex financing and land acquisition arrangements, a new 40-unit low and moderate income development is finally rising on Temple Street in Cambridge.

Developed by the Cambridge Housing Authority (CHA) on the site of a former YWCA swimming pool just off Mass.

Avenue in Central Square, Temple Place Apartments is now in construction for a 2015 opening.

The $11 million project was designed by Cambridge-based HMFH Architects with sustainable features to achieve Enterprise Green Communities Certification and to measurably reduce energy cost and environmental impact.

The construction manager for the

project is Nauset Construction.

Completing the Temple Place project follows several failed attempts by other parties through two decades to develop the underused YWCA site. Creativity and perseverance on the part of the CHA-led development team and its 13 investment partners sustained the project’s progress at critical junctures.

A 99-year lease agreement for the site was negotiated between the YWCA and the CHA. The lease payments provided stabilization and much-needed funding to the Y to renovate and upgrade its adjacent Cambridge facilities and services.

The deal provided the Cambridge Affordable Housing Corporation, a nonprofit affiliate of the CHA, the rights to build an affordable, high-quality and transit-oriented development in Cambridge

the new Village Pediatric Center, that opened in Brockton on May 3 and serves the healthcare needs of children from birth through 19 years of age. The 10,000sf building houses the new offices of a staff of medical doctors, pediatric nurse practitioners, a licensed independent clinical social worker, and a doctor of psychology. The state-of-the-art facility also includes a brand new youth and family fitness center, and 10 examination rooms.

When renovating an existing healthcare facility, the construction firm should also keep in mind the nature of the services provided by the facility, which may prove challenging for the construction project to get underway. Construction firms need to be nimble and arrange their schedules to provide minimum disruption to patients.

One way to do this is to schedule some work for evenings or weekends, when regular patient hours are not expected.

Additionally, alerting the people in the area of noise beforehand is not only appreciated but can prevent unexpected

reactions. Always being aware of the surroundings – and the individuals’ needs within those surroundings – is integral to the success of any construction company working on a healthcare renovation project.

Construction firms should also be sure to partner with other companies (architects, civil engineers, etc.) that specialize in healthcare facilities. This way, every aspect can come together smoothly. For the Village Pediatrics project, Acella Construction partnered with JACA Architects of Quincy and Civil Engineering Firm J.K. Holmgren Engineering, Inc., two organizations that also hold strong reputations for healthcare construction excellence.

Users of healthcare facilities vary, but the importance of the overall mission of the project is to help people. Given this, it’s vital that the building be constructed with every need and use considered.

Each year, NAWIC Boston presents scholarships to students pursuing careers in construction-related fields such as architecture, construction management, civil and mechanical engineering.

At the awards ceremony, sponsored by real estate investment and management company Jamestown, NAWIC Boston presented scholarships to students pursuing careers in construction-related

fields at local colleges and universities.

NAWIC Boston awarded the first annual Janal C. Fisher Memorial Scholarship to Taylor Briand, who attends Wentworth Institute of Technology where she is pursuing a bachelor’s degree in construction management.

Additional scholarship awards were presented to Katherine Dougherty, who is pursuing a master’s in civil engineering and construction management at Northeastern University and Rosa Manzo, a student at MIT’s School of Architecture.
