You can sense Kate’s excitement; ‘This is the fun part,’ she says. ‘This week was exciting as it was the start of installing all the fabulous secondhand windows and doors that I have found from the wonderful secondhand and salvage yards in the area.’ Kate was very fortunate to find 21 double-hung timber windows that had been removed from a high school in Lismore. ‘I got them from AJ Magnay’s in Lismore. That place has been a great source of secondhand materials, doors and windows over the all the years I have been building.’ Kate managed to source doors from myriad places and ‘luckily they all seem to fit in with the look that I wanted for the house’. Truth be told, there is no luck about it; Kate has a wonderful eye for such things. She is undoubtedly a skilled project manager; however, it is her ability to visualise how the various, eclectic mix of secondhand materials she

sources will work together to create and enhance her environment that puts her shed-build projects in a league of their own. The windows (see photo), once very dirty and old, have now been cleaned and installed. They will be given a few coats of white paint and Kate will have the look she wants at half the cost. The entry to the house is now fitted and Kate is thrilled with how well the door worked in with her windows. ‘I bought it separately and with all the glass it lets in the beautiful natural light. It’s wonderful to see the start and finish of it in photos to show what can be done with all secondhand materials to create any design you wish.’ Kate advises that is really important to insulate both the external walls and all the internal walls as well. This controls the temperature and also soundproofs all the different areas. Ian Godwin, Kate’s builder, is powering through the work and is achieving amazing results with

the windows and doors. The internal framework has been completed and inspected and approved by the Private Certifier Craig Nowlan from Techton Building Services.

Confessions of a Shedaholic Part 4 The Fit Out continues Property Insider has been following ‘confessed shedaholic‘ Kate LeMessurier as she builds her 5-bed 2-bath shed home from go to whoa. It has taken no more than three weeks since the start of the fit out to get it to this stage where Kate can begin to see the dream of how her house will

According to Kate the next step is the rough-in of electrical and plumbing and then plastering the walls and ceilings, which means the fit out is half complete. Another approximately three weeks should see the fit out of the first shed finished done. ‘Fingers crossed, as it has been a perfect build so far! This is where all the advance planning pays off. There will always be changes and the occasional holdup that may alter the finish date; however, we have only had minor changes along the way, which is fantastic,’ adds Kate.
