Retirement villages A retirement village is a residential complex mainly occupied by retirees aged over 55 years. Residents sign a contract with the operator of the village for services and/or accommodation. Retirement villages are of various types and sizes, with different facilities, costs and legal arrangements. Villages may offer long- or shorter-term leases, strata ownership, or loan-licence arrangements (which gives the resident the ‘licence’ to occupy the unit after they pay an ingoing contribution to the village). There are usually fees to enter, live in and leave a village and rules to follow while you live there. Some villages are run by commercial operators. Others are run by community organisations such as churches and charities. Carefully consider which is the right type of village for you before signing a contract. Some villages offer serviced apartments, living assistance or aged-care services onsite, such as nursing homes or hostels. However, a retirement village is not aged care. Looking at the latest rental bond data from Fair Trading (Commencing in 2017 Fair Trading provides data for recent rental bond lodgements and refunds as well as data on the total rental bond holdings.) Based on the July 2017 statistics for postcodes 2481, 2482 and 2483 there were 14 one-
bedroom premises rented at an average rental of $345 per week. Sixteen two-bedroom premises at an average rental of $515 per week. Thirty-two three-bedrooms at an average rental of $627 per week. By comparison in the 2480 postcode there were six onebedroom premises rented for an average of $215 per week.

Improved retirement village living in NSW Retirement-village laws in NSW protect more than 55,000 residents across 640 registered retirement villages. On 30 July 2017, the NSW Government announced a four-point plan for retirement villages in NSW which includes: • revising the Retirement Villages Regulation 2009, including changes that will require greater transparency
around fees and charges in contracts • introducing an online calculator that will help prospective residents, and their families, better understand the estimated costs of living in a retirement village • undertaking compliance and education operations targeting NSW retirement villages • launching an inquiry into the NSW retirement village sector. Minister for better regulation Matt Lean said the package includes a fourpoint plan that will put consumers first and protect residents from potentially dodgy practices.
