Infill Redevelopment Plan for Sayreville, NJ

When we consider the rapid pace of urbanization thoughout the world, it is easy to recognize and appreciate the essential nature of urban areas in advancing quality of life in the 21st Century. However, in the midst of this trend the question of how cities can continue to advance the quality of life for residents and grow economically has remained a persistent challenge. Cities across the country have become far more aware of the importance associated with leveraging their geographic and financial assests to ensure future economic prosperity.

While remaining true to the existing heritage and atmospher, the following redevelopment proposal explores the assets that Sayreville currenty possesses and the possibilities that urbanization would bring to the community.

Region

The Borough of Sayreville is located in the northeastern region of New Jersey at the heart of Middlesex County. The community borders South Amboy to the east, Old Bridge Township to the south, and East Brunswick to the west. The surrounding water bodies include the Raritan and South River to the north and west; respectively, the Raritan Bay to the east, and the Cheesequake Creek in the southeast.

Today, Sayreville continues represent a very healthy and promising community median income of $73,937 and median home values of owner-occupied housing of $338,900 according to estimates between 2007 to 2010. The borough is conveniently located between both the New Jersey Turnpike to the west and the Garden State Parkway to the east, which allows a 45 minute commute from lower Manhattan by car. In regards to open space, the borough also consist of several parks that include the John F. Kennedy Memorial Park, the Waterworks Park, and the Raritan Bay Waterfront Park.

Economic prosperity and a rich industrial history has largely remained a salient feature of the borough, which at one point included companies such as the Sayre & Fisher Brick Company formerly located in the northern portion of the town along the Raritan River where there was an abundance of clay deposits during the 19th Century.

The company remained in operation for over a hundred years from 1850 to 1970 and became one of the top brick production companies in the Middlesex County. Forty years after the opening of the Sayre & Fischer Brick Company, the borough saw further economic growth with the arrival of DuPont in 1898 which established production facilities for gunpowder, paint, and photo products.

Early records going back to Dutch colonist indicate that the first people to have originally settled in the area were the Navesink tribe, who resided along what is currently referred to as Jernee Mill Road located on the southwest corner of the borough adjacent to the South River. The borought was eventually incorporated in 1703 and was the home of some notable figures from the Revolutionary War.

The block on which the site being examined currently serves as the borough’s recreation center. The portion of the block that is being considered for redevelopment is a baseball diamond that is also consist of a walkway that continues through the rest of the recreation complex. The path runs along the north side of the field connecting Main Street and MacAurthur Avenue through the middle of the block. Along the west side of the site is another path that connects the center of the aforementioned path to Dolan Street, which runs south of the block and the site being examined. In regards to surrounding features, the site is adjacent to a municipal building and north of three basketball courts and a playground area. n Jacobso

Trends & Issues

The area where the site exist is a super block with very limited walkability between the surrounding roads. Across the street, there is evidence of sprawl developing with density levels that are far below previously seen.

Recent census data indicates that multi-unit structures comprise 31.5 percent of the existing housing stock in the borough, which is roughly 4 percent below the state average.

This figure must be improved in order to keep with the availability of affordable housing when you consider the importance of this issue on the state level since the adoption of the Mount Laurel Doctrine and the city’s proximity to the New York Metropolitan Area.
