With this data-driven approach, you choose to price your home based on the current inventory of homes that are actively on the market, as well as the recent sales that are comparable to your home This will line up your listing price with the eventual appraisal report that your Buyer will obtain, making the mortgage process smoother

ASPIRATIONAL PRICING

You might choose to “test the market” at a high dream list price It is important to know though that the GSMLS showed an average sale price of 103% of list prices in 2023 Therefore, if you list your home for your dream price and do not have an offer(s) within the first two weekends on the market, then the market will have spoken, and it will be time to drop your price to the market-driven pricing strategy
