Welcome! This special ‘Marina & Waterfront’ edition of the magazine is filled from cover to cover with the most fabulous properties in spectacular island, coastal, river or canal-side locations. I live right beside the sea myself and spend every possible moment sailing, yet I still feel drawn to take holidays either on or close to the water. Several of my summer breaks have been spent on board a yacht, first exploring Holland’s seemingly endless waterways before heading on to Germany and Denmark in following years. Memorable moments include cruising past Schiphol Airport and admiring stately Dutch windmills before mooring up alongside picturesque restaurants for dinner. Once into Denmark, via the famous Kiel Canal, it was fabulous to visit the beautiful city of Copenhagen before exploring the delights of the Danish fjords. Needless to say, this prompted me to include Holland and Denmark in our search for prime waterfront properties. Other destinations to come under scrutiny this issue are the USA, New Zealand, Australia, Dubai and London. While the extensive coastlines of the first three are natural choices for waterside living, don’t forget Dubai’s wonderful man-made islands, Greenwich with its maritime history and St Katharine’s Docks by Tower Bridge in the heart of London.

The earliest historical reference to distilling in Scotland appears on the Scottish Exchequer Rolls for 1494, where there is an entry of ‘eight bolls of malt to Friar John Cor wherewith to make acquavitae’. The earliest reference to a distillery in the Acts of the Scottish Parliament appears to be in 1690, when mention is made of the famous Ferintosh distillery » owned by Duncan Forbes of Culloden.

Rosemary Gallagher, the Scotch Whisky Association’s head of communications, says, “Today Scotland has around 120 operational Scotch whisky distilleries and sells three times its nearest rival – American whiskey. In recent years, demand for Scotch has been largely steady with exports of around £4 billion annually. Last year saw increased demand following a couple of years of slight decline. Scotch exports were up 4% in value to just over £4 billion from slightly under £3.9bn in 2015, and up 4.8% by volume to 1.2bn bottles from 1.1bn bottles in 2015.” Blended Scotch whisky continues to be the biggest category but it is also good news that single malt Scotch whisky exports have exceeded £1 billion for the first time. “We expect demand to continue to increase,” says Ms Gallagher, “and this confidence is reflected in unprecedented investment in the industry, with more than a dozen new Scotch whisky distilleries opening in the last few years and up to 40 further projects at various stages of planning and development.”

If positioned end to end, the 99 million cases of Scotch whisky exported each year would cover the distance between Edinburgh and New York six times over.

Ms Gallagher reports that the USA is the biggest market by value for Scotch whisky, followed by France. However, Scotch is popular in many mature and emerging markets across Europe, Asia, North and South America. “We are very optimistic about the future of Scotch whisky as demand continues to increase and new markets open up,” she explains. “While a traditional product, Scotch is still innovative and new ranges are constantly being launched. There is unprecedented investment in the industry, for example in new distilleries, to meet demand and that brings fresh approaches to the industry. Whiskey has been distilled in Ireland since the sixth century. It is one of the oldest spirit drinks in Europe and at its peak in the late 19th century there were 88 licensed distilleries, producing more than 144 million bottles annually. That meant that it was the largest global spirits category of the time. Miriam Mooney, head of the Irish Whiskey Association, explains, “Irish whiskey is protected under both national and EU law, so consumers are guaranteed a high quality premium product produced in Ireland. Irish distilleries work hard to protect the craft and ensure that only the best premium products are supplied to consumers around the world. “Irish whiskey has carved out its own niche in the global spirits market, relying on the traditional craft of Irish distilling and authentic heritage. The category has focused on building brands with global consumer appeal offering an alternative to Scotch and Bourbon whiskies.” Demand for Irish whiskey is booming. Global sales have increased by over 300% in the last 10 years making it the fastest growing premium spirit in the world. Exports are expected to

The increase in demand and investment is also reflected in the increase of the number of distilleries in production. In 2013 there were only four in operation producing and selling Irish whiskey, now there are 16 in production with another 14 with planning permission. “Irish whiskey is enjoyed by consumers in 135 countries around the globe,” says Ms Mooney. “The biggest consumer of Irish whiskey is the United States with nearly half of all bottles making their way across the Atlantic. Closer to home Germany, France and the UK import millions of

bottled Irish whiskey every year and there is also demand in Russia and the Baltic countries. “It has developed such a following that Ireland is attracting growing numbers of whiskey tourists who come to visit distilleries and sample the product where it is made. Over 650,000 tourists visit Irish distilleries every year and this number is expected to reach 1.9 million visitors by 2025. In addition, thanks to worldwide support, Kavalan has now expanded and exports to 60 overseas markets.” The ‘Kavalan Single Malt Classic’ is the company’s best selling whisky. “This was the first whisky launched on our domestic and overseas markets. To us, it also represents the spirit and flavours of Taiwan. Kavalan whisky is rich in subtropical fruitiness and a floral fragrance that is mainly a product of its maturation in a subtropical climate as well as the type of yeasts used in our fermentation process. “In addition, we use natural spring water from Snowy Mountain which flows underground and is naturally filtered through tightly packed layers of the earth in the mountains, which makes the water smooth with a natural sweetness to it. This is one of the reasons why consumers experience natural sweetness on the palate. Moreover, the water has a nearly neutral pH with the right hardness, creating optimal conditions for the yeasts to ferment. This is how Kavalan achieves its complexity and creaminess.”

here are so many different types and sizes of fountain and other water features that it can be difficult to know which one will suit your purpose and backdrop best. With this in mind we sought the advice of garden designer Rachel Bebb, founder of The Garden Gallery in Broughton, Stockbridge who holds regular sculpture exhibitions. She represents about 50 contemporary artists (including Neil Wilkin and Rebecca Newnham who both feature here) creating garden sculptures and other works of art. “Water adds a new dimension to a garden,” Rachel explains. “It plays with the light, cools and refreshes on hot days, and offers sanctuary to wildlife. Some sculptures, for example those made of glass, lend themselves to

being placed in water. The medium of glass harmonises effortlessly with water, reflecting the light and nearby plants and trees, and adding sparkle on sunny, frosty mornings. Whether kiln-formed, blown or bonded, glass withstands harsh weather conditions and is easy to care for. They work particularly well in modern, contemporary-style settings.” Rachel advises that fountains can be sited in pools or be self-contained if space is tight or there are small children to consider. “Freestanding fountain sculptures can create the sound of running water in tiny gardens, courtyards, conservatories or a 'room' in a large garden,” she says. “Stone sculptures in water demand simple but strong planting schemes to set off the hues of the stone, whether white marble from Italy or a soft English sandstone. “When choosing a water sculpture or fountain, consider the scale in relation to the setting, the aspect – is there plenty of sunlight to play on glass, for example? Bear in mind that the sound of running water can be intrusive so make sure the pump has an adjustable flow. Select plants to complement the piece, which in turn should enhance the planting scheme. Remember that the patina on bronze will change over time. Above all, buy because you have fallen in love with » your water sculpture of choice!”

multi-site arts programme, MoCo, linking new and old art spaces in the Mediterranean city. First stop for late spring visitors should be the Fabre Museum, a converted 1825 mansion that houses works amassed by its eponymous founder Francois-Xavier Fabre. Bonjour M Courbet- a portrait of Fabre meeting Gustave Courbet - is among its great treasures. Within walking distance of this outstanding collection of works spanning the 14th to 21st centuries is the vast void of the Carre Sainte-Anne, a former church and now arts space, and La Panacee, the old medical school, whose new director Nicolas Bourriaud is a former Tate Britain curator. There are many key considerations when designing home spa facilities as Nick Sadler knows from first hand experience. As managing director of motive8, a company providing bespoke design, supply and consultancy of gym and spa facilities, he says the ideal solution on meeting a client is to have a blank canvas. “If it’s a private dwelling then you need to find out what the key drivers behind wanting a home spa or gym are and who is going to use it. Is it a husband and wife? Do they have children? If so, how old are they? Who is going to use the space will ultimately define what the space becomes. “Our challenge as designers is to understand or extract from the client the ideas that they have in their head, what their vision is. Our job is to then take that vision, translate it, add to it and produce a solution that fits that brief and exceeds client expectations.” Mr Sadler advises that there is always a need to consider the worst case scenario. “For example, he explains, “if you are looking to install any kind of water feature and have small children, their safety is paramount so we may look to install a hard pool cover instead of a generic one. If the client is having a sauna, we will make sure the correct shut off is installed or timed door locks are used to avoid children from entering unsupervised by accident. As a designer, you always have to have health and safety at the forefront of your mind when making any decision on behalf of your client, particularly in a home gym scenario where they will

potentially be using the facilities on their own/unsupervised.” There are a few key trends emerging, such as infrared saunas. “Compared to traditional Finnish saunas, they heat up really quickly making them ideal for a home environment,” says Mr Sadler. “They also have great respiratory benefits and help with post-workout recovery/de-stressing. Ice fountains, snow rooms and salt rooms are also becoming increasingly popular in order to achieve an all-encompassing wellbeing experience at home. “Swimming has become a really popular form of exercise again and there are numerous options available. If you don’t have the space for a full length 20-25 metre pool to get your lengths in, then you can consider products like a swimming treadmill » or an endless pool.”

Martin Goddard is director and co-founder of Goddard Littlefair, a Londonbased interior design and architecture studio. The company is currently undertaking a landmark project for the private residential development, Southbank Place by the River Thames in London. “We are creating two spas at different scales,” explains Mr Goddard, “one for the luxury Belvedere Gardens building and one to serve the overall development. The smaller one is all about what potential owners you don’t yet know might want from such a facility, based on knowledge of previous projects, the location and the marketplace. The main spa will cater for residents of 400 apartments in total and so will have many more varied purposes included within it, from spa treatments to pool and fitness outcomes, as well as beauty requirements, with each as a separately planned ‘journey’ that doesn’t cross over. Each area will also have its own design criteria and feel too.” Mr Goddard says that vitality pools are hugely popular now for both fitness and relaxation and are definitely in the ascendant over jacuzzis. “Hammams are also very in demand,” he says, “especially with a contemporary look and, if you’re clever about it, they can be incorporated in surprisingly small spaces. Something people often forget too is somewhere to serve drinks properly with water access. Once you’re inside the spa environment, you don’t want to have to leave to get refreshments.” 64

It was in the mid-60’s when Lars-Eric Lindblad began taking travellers by ship to remote parts of the world. In 1969 he commissioned the first purpose-built expedition ship – the Lindblad Explorer. Going Dutch

A region in the Kingdom of the Netherlands just to the west of Denmark, Holland is famous for its colourful bulb fields, cheeses and extensive waterways. Its capital, Amsterdam, has no less than a quarter of its surface area taken up by canals and harbours. The city’s 65 miles of canals provide a mode of transport as well as a source of recreation, with more than 15,000 pleasure boats registered in the city. These thriving waterways are also dotted with houseboats, canal-side terraces, cafes, bars and restaurants. Holland also boasts a long coastline with beautiful beaches while its flat landscape makes it an ideal place for cycling. There are no restrictions on foreigners buying a house in the Netherlands and this appears to be attracting overseas interest as Hans Veenhuijsen, CEO of Residence 365, an affiliate of Christie’s International Real Estate, explains. “Most of the buyers are Dutch however we have done some major transactions with Asian buyers. Other international buyers until now come from the USA, Turkey, Australia, UK and Switzerland. “Buyers traditionally purchase homes in or near the big cities such as Amsterdam, Rotterdam and The Hague. Prices per square metre for high end apartments on prime locations in the Netherlands vary from €6,000 (Rotterdam and The Hague) to even €16,000 (Amsterdam). The average is €10,000 per square metre.” Mr Veenhuijsen expects prices to rise, depending on interest rates and other macro-economic factors. This is due to the fact that Dutch properties still are relatively affordable compared to other European countries, particularly cities such as London, Berlin and Paris. “We are experiencing a lot of confidence in the market again and buyers – both national and international – are buying homes for investment,” he says.

Denmark is a Scandinavian country on a peninsula that extends into the Baltic Sea and, like the Netherlands, is a constitutional monarchy. It has an exceptionally long coastline and literally hundreds of Danish islands just waiting to be explored. The capital city of Copenhagen features fascinating architecture, gourmet restaurants, the famous Tivoli Gardens and, of course, the Little Mermaid statue. According to the Global Property Guide, Denmark’s property market continues to show spectacular performance, with residential property prices surging, boosted by negative interest rates. It goes on to report that, because of strong house price rises, the International Monetary Fund has urged the Danish government to reverse its negative interest rates mandate and introduce new policies, such as zoning rules and relaxing rental market regulations, to avoid a housing bubble. There are certain requirements for non-Danish citizens when it comes to buying property. Unless you have lived in Denmark for a minimum of five years, you must obtain permission from the Danish Ministry of Justice. However, this restriction does not apply if you are an EU-citizen and if the property is to be used as a permanent residence.

This adds 6.4km of waterfront to the emirate and creates 80,000m² for public space and facilities, plus a 3km running track and 12km cycling path. The new development is sure to boost both Dubai’s tourist and property market in the near future. Core Savills’ Dubai residential market update for the first quarter of 2017 reports that it has marginally edged upwards, although prime areas continue to lag in performance. While most market players are in consensus over the prices bottoming, a range of economic factors are resulting in contradictory indicators of recovery. However, there is no doubt that the off-plan market is witnessing robust performance.
