ABO UT THE SITE Location: Veteran street Veteran street itself is a one way road. It is categorised as commercial zone, but in reality there are still exist several private house, including one opposite of the site.

There is a skylight that divide the building. It is designed so natural light can get into the building. The skylight also made a little higher than the roof so there is gap. This gap is used as ventilation that can be opened so the air can get out and stack effects happened

facade is placed 1 meter back from the outer wall to prevent the woods from weathering. The lower end of the woods also shield with 20cm height wall below the woods to prevent the weathering of the woods. Glass used at the back of the woods to prevent insects entering the building, but there are a little gap between the

main element: spiral stairs The main element of this building is the spiral stairs that connecting two mass that have been divided into two. This spiral stairs made from concrete, and has woods with repetition that circulating the stairs, and there are outer walls as structures for the stairs. This spiral stairs becomes void from level 1 to level 4.

VENTILATION SCHEME

Ventilations designed with ventilation hole in each floors and in every side to make cross ventilation, and there are ventilations the top of it so stack effect happens.

NATURAL LIGHT SCHEME

Natural light come from the inner court and from windows and glass door. Natural light also come from woods with repetition facade.

MIXED USE BUILDING

This building is a mixed used building between its function as a residence (apartment) and as a commercial (lifestyle center). This project has permeability as its big theme, with responding from THE streets access around the site, it is Veteran street, Sunda street and Naripan street. Situation on site, site exist in the middle of busy city of Bandung, passed by many public transportations, sometime make a bad traffic jam on a daily basis. Since Veteran and Sunda streets are one way streets, it limits the circulation around the site, making flexibility in circulation needed badly.

THE SITE Site area: 10682m2 Sunda street is a busy street with heavy traffic since it is passed by public transportation the most comparing to Naripan and Veteran street. This leads to the decision to make the building facing Sunda street and having its main gate facing Sunda street. 22

Walkable space is the concept used in this design. As a result, there is no lobby for drop off in ground floor. Instead, this facility is moved to the basement. This is done in order to reduce vehicles especially private car or motorcycle, and to prevent adding another traffic in this area. Also, drop off moved to the basemen to make the landscape of this building more comfortable for pedestrian with ease.

FACADE This building facade use mullion glass to leave light and open impression, combined with vines accent to create fresh, comfortable and cool atmosphere, especially for pedestrian, but with easy maintenance. In the ground floor, bushes also planted as fences and also to add the freshness and aesthetic of this building. Lobby, place to receive user or visitor designed with openes impression with conical entrance from outside to inside.

GLASS BRIDGE To enhance light and open concept, there are glass bridges that connect the masses. This bridges made from glass and supported by steel structure. Glass material chosen to prevent the building being too bulky, but still connected as one building. This bridges are more like a transparent connector and as a result, circulation of the building can be seen clearly.

Third Floor (Sky Lobby)

The third floor is a Sky Lobby used as an entrance for the apartment resident. This floor is filled with food & beverage and retail for the resident. Sky lobby is designed to be set back from the rest of the building to make it as a transition. All of the wall use glass as material with mullion, to make this level transparent and separate the apartment from the commercial.

First floor is part of the commercial filled with retails and bookstore. Second Floor is filled with food court and restaurant. There is also gym that can be used by the apartment residents.

Ground floor is the entrance for commercial use. Main lobby is facing the Sunda street to make it easier for visitors who use public transportation. The first floor is 510mm apart from the ground level to prevent water entering the ground floor. The first floor has ‘Shopping Street’ as the theme to make a great shopping experience for visitors. Basement

Basement consist of three storey below ground level. Second floor basement used as parking for motorcycle, while car can be parked at the first and third floor basement. These basements used for both commercial visitors and apartment residents. Drop off for both commercial visitors and apartment resident in separated places. Drop offs are placed in basements to prevent traffic jam around the building.

SITE PLAN

Located in the middle of Bandung, surrounded by colonial-styled building. It is facing Hasanudin Street where it is a commercial area. To respond that, this building designed to blend with this surrounding. This building has hip roof with wood shingle in order to blend with its colonialstyled building surrounding As a bank branch office, it is very important to gain customer’s trust. As a response to that, the building designed to have transparent facade. The massing itself is very simple with dulling its edge in the first floor and subtract a quarter of a circle at the second floor.

“A FLEXIBLE SPACE” This concept came from: -Space for many students with variety of activities -Lack of space for student affairs in Jatinangor campus -Canteen located inside GKU II which is used for many activities, makes canteen becoming center of activities This flexible space realized with multifunction area like “lesehan” (sitting on the floor/carpet) using wood pallet

User dominated with students, staff and lecturer. Rush hour in this canteen are from 10.00-14.00 WIB with total user estimated up to 2000 user

As eating space with aestimated time used 30 minute for each people

As learning space for students to study and do their assignment

As an assembly for meeting, gathering for user

Lunch time assumed to be divided by eight fleet (250 people with 30 minutes each fleet). Tables used are picnic table that had already used before, to press the expense and make use of furniture that already used and still exist. Each table equipped with lamps and electric socket that installed permanently on the surface of the table. Permanent installation is to prevent vandalism and theft of the equipment. These tables can be used by four people at one time. At some part of the layout, these tables arranged per two until three row

THE LESHAN

Lesehan is a sundanese term to sit on the floor and doing things like trading or eating. In this lesehan place, wood pallets are used for multiple purpose and events. Each pallet block is 15 kilograms and can be moved by two people, so it is easy to rearrrange the pallets for any purpose needed at the time.

Wood partition used as divider for lesehan area and other area. It is designed to have the same weight as people who sit on the wood pallet in order to prevent disturbance from people outside of lesehan area.

Amphitheater space at lunch time used as a place to eat with pillow for the seating pad and portable table.

Small tables are used as tables on amphitheater

area. These small tables used as these are easy to be put in storage if amphitheater area is going to be used for other purpose. These small tables made of plywood and aluminum.

are used as partition to set apart eating area on mezzanine and amphitheater, as these area exposed to sunlight. So these partitions used as sunshade as well. These racks made from aluminum, some boxes covered with plywood and some boxes used as pots for plants. Plants that used are plants that don’t need a lot of maintenance. 40


Easy maintenance Cables are routed on the floor to make the

maintenance and installation easier. The cables also covered with protector to prevent any accident regarding the cables

Wall Light Up Down used as source for

artificial lighting to optimize lighting in this canteen, since this canteen plafond is around 8 meter. This light is thought to be more optimal compare to lights that attached to the plafond because maximized beam of light that shine to the plafond will produce a brighter space. Also, this lights installed on the column at reachable height for people to reach for maintenance.

ARRIVED CLEAN, LEAVE CLEAN

Self-service canteen is the concept that we brought. Users are demanded to clean their table and put their dirty plate to the place that has been provided after they finish eating. This can make the circulation smoother and faster, and make fleets that have been designed possible This concept can also added discipline value and hygiene appreciation for canteen users. With this self-service concept, number of worker especially cleaning service can be minimized and the environment of the canteen can always be clean and comfortable.
