SPRING has arrived and buyers will take advantage of the warmer weather to peruse the property market. It’s the busiest time of year for real estate agents so it’s important to make sure your property is in top shape for prospective buyers.
Blights Real Estate property consultant Tiana Reinders said there are lots of things people can do to make their property more appealing. “The big thing I would say is make sure you declutter your home because it makes the house and the rooms look bigger,” she said. “An important thing I would say is over-furnishing
a home can make it look smaller than it really is. “Decluttering prior to putting your home on the market will help to improve your chances of a sale. “Tidying up the yard, removing weeds and making sure the house is clean when there are open inspections is also very important.” Rosemary Phillips sold her
Kadina home quickly after taking Tiana’s advice. “I really cleaned up the yard, pruned the trees, got rid of all of the rubbish, put up new fences and decluttered inside,” she said. “I didn’t do any major renovations inside; however, I painted a few tired areas and it sold very quickly. “I got the prices I was after so I was very happy.”

Decluttering your home can not only make the space look bigger but help potential buyers picture themselves living in your home. The fewer personal items, the better. Consider packing away and storing them before you put the house on the market, this will increase the look of your storage space.
Sunday, 1st October
Refresh the outside The outside of your home is the first thing potential buyers will see when coming to open houses so it’s important to focus on the front entry for first impressions. Premium houses are more likely to sell in spring, so use the sunny days to show off beautiful gardens or water views.

Sweat the small stuff
Focus on fixing up all the small potential issues in your home before putting it on the market. You don’t have to completely renovate, but fixing flooring, cleaning the grout or putting a fresh coat of paint on the walls can help to increase the value of the property.

Buyers are always looking for plenty of good lighting when looking for a home. Take down heavy winter curtains, clean the windows and remove any obstructions from outside to really maximise the light. Use warm toned globes for bedroom light and increased wattage bulbs to brighten living areas.

Expansion is on par with demand at coastal retreat The Dunes, Port Hughes ADVERTISING PROMOTION
AN expansion of The Dunes is being hailed as a critical step towards future investment. Project consultant Kevin McGuinness said recent construction will make way for additional land to cater to the growing level of interest in the development. “Without a doubt this Stage 1C’s expansion is a significant milestone in stimulating future investment which is why we’ve set aside a 1.4 hectare site for a clubhouse, small conference facility and accommodation precinct,” Mr McGuinness said. “We also needed more opportunitites for the continuously growing number of prospective buyers to secure their own piece of land.” He said more than a third of the new allotments were snapped up before groundworks began back in July. “A lot of the recent buyers are discovering the delights of the Yorke Peninsula for the first time,” Mr McGuinness said.
“The affordability and the proximity of The Dunes to the Port Hughes beach, to the Greg Norman designed course and to Adelaide has now well and truly put the development on the map.” Stage 1C isn’t the only new addition with Yorke Peninsula local and Copperclub regular Seah Williams appointed as The Dunes project sales consultant. Mr McGuinness said Seah’s 15 years of real estate experience and her firsthand knowledge and passion for the development made her an easy choice for the role. “I love my early morning walks along the beach and my husband Jason and three sons enjoy the Greg Norman designed golf course so I know what it’s like to lose yourself in the magic of the area,” Seah said. Pre-sale pricing is still available on the remaining allotments, including golf course frontage blocks. If you’d like to find out more about The Dunes development drop Seah an email at sales@thedunesporthughes Yorke Peninsula local and Copperclub .com.au and arrange a chat over a coffee regular Seah Williams has been appointed as The Dunes project sales consultant. at The Deck Bar & Café.
NEARLY half of Australia’s first home buyers entered the property market to get off the revolving rental train, new research has revealed. According to Mortgage Choice and Core Data’s Evolving Great Australian Dream report, for 45.5% of South Australian first home buyers, not paying rent was the key motivator for buying their own home. Mortgage Choice franchisee Carlee Horsell said, while renting can often be a cheaper alternative to buying a home and making the regular mortgage repayments, that money is only going towards your living arrangements and someone else’s mortgage, rather than an asset of your own. According to the research, some of the other reasons why first home buyers chose to buy property included: reaching a certain
Be aware of investment property tax claims A REPORT from BMT Tax Depreciation has found most property investors aren’t aware they can claim tax deductions for the wear, tear and ageing of their investment properties. “The Australian Taxation Office lists thousands of items that qualify for depreciation deductions and it can therefore be difficult for investors to ensure they have included every eligible asset in their claim,” BMT CEO Bradley Beer said. “As an example, bathroom additions are modest additions to an investment property that can be easily overlooked but investors may be able to claim about $125 in deductions for

age where they thought it was time (29.5%), having children (27.3%), getting a reliable job (15.9%), getting married (15.9%) and finding the right place (15.9%). Ms Horsell said another option for first home buyers was to buy an affordable investment property and rent in their preferred location. “Rent-vesting is a great option for home buyers wanting to get onto the property ladder as they can still enjoy the benefits of home ownership, while living where they prefer,” she said. “Your decision to buy or rent should come down to your personal and financial circumstances; it is important to always seek the advice and expertise of a qualified professional before you make any major property purchasing decisions.”

things such as toilet brush holders.” Investors can also claim big-ticket assets such as a solar-powered generating system when they upgrade their properties to enhance market appeal. Outdoor assets, such as artificial grass, can also attract deductions. To find out the full range of deductions which can be claimed as a property investor, Mr Beer recommends talking to a professional. “The complicated nature of depreciation means it will be more valuable than ever for property investors to engage the services of an expert,” he said.

Steel framework is the way to go
AHLSTEDT Quality Homes prefers using steel framing when building clients’ new homes. We do utilise both timber and steel frames, but steel has many benefits to consider when you are looking to build. Apart from the obvious, that steel-frame construction is protection against white ants — which is an important benefit — it gives the quality finish our clients want. Steel framing is precise, it is perfectly square; when you consider the framework is the bones of your new home and it is what every stage of your build relies on to be correct, it makes sense to start with the perfect steel frame. Wahlstedt Quality Homes uses Steelframelogix for all our steel framing needs. Steelframelogix, based in Moonta, has a purpose-built factory, solely set up to produce steel frames for construction. Imagine you are one of Wahlstedt Quality Homes’ experienced
tradesmen... You arrive on site to put the roof on a client’s new steel-framed home, what you have to work with is true and correct so, when you put the roof sheeting on, you are not having to trim everything at angles to make it “suit” the framing. The roof structure is already square and true, which means you get the best finish possible. Imagine you are one of the many Wahlstedt Quality Homes’ trades involved in building your new home... gyprocker, tiler, first fix carpenter, cabinetry installer. Every time they arrive at a Wahlstedt Quality Homes building site, they are starting their work with a square and straight product because the tradesman before them started with a square, straight product. This means, when Wahlstedt Quality Homes build your new home, you are going to get the quality product for which Wahlstedt Quality Homes is known. Have you ever noticed how tidy a Wahlstedt Quality Homes building site is, compared with other builders’ sites?

YP Field Days Boors Plains Road In part, this is because Wahlstedts’ new frames are built in the Steelframelogix factory, and ready for installation when they are delivered to site. There is no cutting and building of framework on site, it has been manufactured correctly in a controlled factory environment by computer-aided machines that build it exactly as the plans show. So when you are thinking about building your new home, give some thought to its framework. Do you want the best finish possible? Then you should seriously consider steel-frame construction for your new home. When you choose steel frame, you need to choose the steel-frame construction experts, Wahlstedt Quality Homes. Pet friendly is the top dog MORE people are hunting for pet-friendly properties lately, as studies show about 60 per cent of South Australian households now own a pet. However, many landlords are still reluctant to allow tenants with pets to move into their properties. “Having a pet can make it difficult to access a rental property, which can result in pets being abandoned as their owners move,” Department of Environ-
ment, Water and Natural Resources spokesperson Clare Nicolson said. To address the stigma surrounding tenants with pets, the South Australian Government has released a range of online resources to encourage more landlords to develop pet-friendly properties and provide tips to tenants about how to find these properties. “We hope the new resources will help build positive relationships be-
tween renters and landlords to fulfil a demand in the property market,” Ms Nicolson said. “There are some good reasons to consider allowing pets into your rental property, such as the property may rent faster and people with pets are often willing to sign long-term leases.” These new resources are available at www.sa.gov.au/ topics/housing/renting-andletting/renting-privately/pets -in-private-rental-properties.
Landlords are hesitant to rent their homes to pet owners, leaving more families on the lookout for pet friendly rentals.

Just 250 metres to the beach! ONLY two years old and beautifully constructed, this double storey home offers magnificent views of Spencer Gulf and is just a short stroll to popular North Beach, explains Ryan Lamshed from Blights Real Estate Kadina. “On the ground floor there are three large bedrooms, two with built-in robes; a huge three-way bathroom with double vanity and floor-to-ceiling tiles; wellequipped laundry with ample built-in storage; and a large family-sized living area with bamboo flooring,” Ryan says. “Also on the ground floor is the double garage which is 10 metres deep and 3.2 metres in height at the door openings so there is plenty of room for a big boat. “Upstairs, there are beautiful
views of the gulf from the spacious open plan living area, which has bamboo flooring, a huge kitchen with stainless appliances, island bench and 900mm oven, all overlooking the lovely balcony alfresco area, finished magnificently with tiled flooring and balustrades. “The master bedroom has its own balcony that overlooks the marina, large walk-in robe and ensuite with spa bath and floorto-ceiling tiles. “Reverse-cycle, ducted air-conditioning throughout both levels and a 7kW solar system are just two of the home’s extra features. “Outside, there is a 6 metre x 4.5m shed with lean-to, downstairs alfresco and low maintenance gardens. “An inspection will not disappoint.”

To wake in the morning to the sound of the ocean lapping on the beach, knowing you could grab your rod and catch whiting for breakfast, or just lay in bed and enjoy the smell of the sea air. This property —located north of Wallaroo but before Tickera, and right on the coastline — could be your opportunity to secure a once-in-a-lifetime piece of coastal paradise. It is 16 kilometres of sealed road from Wallaroo and then 4km along dirt road, Black Rock Road, to the shack. This exclusive strip has a few shacks dotted along the coastline, but this one is special due to the sandy beach and “green bay” it faces. The 859-square-metre parcel has nearly 30m facing the sea. The shack has mains

The shed is 12m long by 6.35m wide and has power, water and a concrete floor; the rainwater pump that supplies the house is in the shed, out of the weather. The shack has a familyfriendly open-plan lounge, meals and kitchen area, ser-
viced by a split-system airconditioner. The kitchen is functional and all electric. The three bedrooms are a good size; the main bedroom has been fitted out with three bunk beds for the kids. This home is all about the lifestyle and tranquillity; spend your mornings and evenings fishing off the beach or rocks, crabbing in the bay, kayaking and enjoy-

It’s town centre zoning offers the possibility of a range of commercial activities. “The two shops face the main road into Moonta, giving fantastic exposure. “A magnificent return verandah villa, the residence has a bay window on the master bedroom, overlooking a lovely front garden. “Walking through the grand home with its marble fireplaces, high ceilings, picture rails, ornate cornices, and ceiling roses, will have you in awe of yesteryear’s craftsmanship. “The home has four bedrooms, two bathrooms, three living areas and a large circular cellar under the kitchen;

Protect your property and finances Our best advice — stay protected
Mildwaters Lawyers ADVERTISING PROMOTION
PROTECT your property and your financial future by having a Registered Conveyancer manage your property transaction from start to finish. “At Mildwaters Lawyers, our registered conveyancer Anna Przibilla fits the bill perfectly,” Mildwaters Lawyers principal Kylie Mildwaters said. “With more than 16 years’ experience and the backing of our team of experienced property and commercial lawyers, you can rest assured your property transaction is in safe hands.” The team at Mildwaters Lawyers is pleased to offer free information for buyers and sellers alike via the firm’s updated website, which includes a section dedicated to the firm’s conveyancing services. Our tips for buyers and sellers will help guide you through your property transaction unscathed.
To buyers — get legal advice before you sign Real estate contracts are usually prepared with the interests of the seller in mind, so it is prudent for a buyer to obtain legal advice about the contract before they sign it. This is particularly important if a buyer requires special conditions, such as making the contract subject to: • The buyer obtaining finance from a bank, or • The seller removing rubbish or completing repair work on the property If the contract is not “just right”, then as a buyer you can be left with a legal problem that can be expensive to sort out afterwards. If you get legal advice about your contract before you sign it, you can have the peace of mind of knowing your contract is secure and meets your needs.
To sellers — stay protected Selling a property is not always as easy as signing on the dotted line. You need to make sure you are protected every step of the way with legal documents that secure your rights. In most cases this can be covered by your real estate agent, but if there are some unusual special conditions you require in your contract that require legal expertise, we can work alongside your real estate agent and assist them with making sure your contract is watertight. Just remember to stay protected. If your tenant wants to move in before settlement, then protect yourself with a written licence agreement. If your tenant wants to change anything in the contract, then protect yourself with a written amendment. Our approach is a proactive one as prevention is better than a cure. For all things conveyancing and property law, choose Mildwaters Lawyers.
Mildwaters Lawyers in-house conveyancer Annaleise Przibilla has more than 16 years’ experience in all aspects of conveyancing.

European-inspired home and gardens GIVEN its large 2495sqm allotment, and its formal garden surrounds of agapanthus, rosemary, and lavender hedges, this home has the feel of a European estate, says Kym Stanitzki, of Yorke Peninsula Real Estate. “Situated on the edge of town, the home features large rooms, high ceilings, ornate
timberwork, and surrounding verandahs,” Kym says. “And there are rural views and some sea views from the first floor. “Upstairs, there are three bedrooms, family room and a full bathroom. “On the ground floor is the main bedroom with adjoining two-way bathroom,
lounge/fifth bedroom, full kitchen with ample bench space and 900mm stainless steel oven, and dining room with easy-care tiled flooring. “The external laundry also has a shower and toilet, and there’s a pergola/barbecue area at the rear of the home. “A large 12m x 6m, highclearance shed has drive-
through capability, and there are fruit trees and vines. “Although the block is large, the grounds and gardens are easy to maintain.” Council rates are $1713.67 in 2017/18, and the property is zoned residential. Open for inspection: noon-12.45pm, Saturday, September 30.

To support Australian households, the government has introduced a comprehensive plan that will improve outcomes across the housing spectrum, from the homeless and those who depend on social housing to first home buyers and older Australians looking to downsize. “We will empower first home buyers to save for their first home by allowing them to build a deposit inside their superannuation,” treasurer Scott Morrison said. “From July 1, 2017, Australians can contribute up to $15,000 per year in voluntary contributions, up to $30,000 in total, that can be withdrawn for a first home deposit. “Withdrawals will be allowed from July 1, 2018. Couples will be able to both access the scheme and combine savings for a single deposit. People’s contributions and earnings will be taxed at only 15 per cent rather than marginal tax rates and withdrawals taxed at marginal tax rates less a 30 per cent offset. Contributions must be made from within existing caps. To help free up larger homes for younger families, from July 1, 2018, older Australians considering downsizing will be given the flexibility to contribute up to $300,000 from the sale proceeds of their home into superannuation as a non-concessional contribution.
New measures in the federal budget aim to make life easier for prospective first home buyers
Changes to tax claim laws INVESTORS will no longer be able to claim for the decline in value of previously used or secondhand depreciating assets in residential properties once the Treasury Laws (Housing Tax Integrity) Bill 2017 passes through parliament. The amendments were announced in this year’s Federal Budget and will limit plant and equipment depreciation deductions for those in residential and new investment properties. “This change will have a major impact on investors, essentially reducing the annual deductions they can claim which, in turn, reduces their cash return each year,” BMT Tax Depreciation CEO Bradley Beer said. Mr Beer also said the amendments may make investors reluctant to buy homes which have been previously owned. “This could lead to investors being in a tighter financial position and may discourage investors from purchasing second-hand residential properties in the future,” he said. However, the amendments will not affect investors who purchase new properties or assets. “The good news is investors who purchase brand new properties or new plant and equipment assets for a residential investment property can continue to claim a depreciation deduction over the effective life of the asset,” Mr Beer said.
