La Lucia Mall re-imagined to become a vibrant mixed-use experience Growthpoint Properties is applying its development expertise to unlock sustainable value for La Lucia Mall, one of its core property assets in KwaZulu‑Natal. The site of the upmarket 45,000m2 La Lucia Mall, which is tailored to serve the local North Durban community, includes a further 14,000m2 for potential development. Rather than use this bulk to simply expand the mall’s footprint, Growthpoint has taken the innovative step of adding apartments and office space to the site while improving and integrating its surrounding amenities. In doing so, this R140m project is creating South Africa’s newest vibrant mixed‑use lifestyle development with La Lucia Mall at the heart of it all.  “La Lucia Mall has grown, evolved and kept pace with its community for nearly 50 years. With more than 130 international, national and local retail, restaurant and service businesses under one roof, the recently updated mall is the right size for its market.

Incorporating more and different uses and experiences into a single destination is definitely the way of the future, and a mixed-use focus is the ideal solution for this property and community,” says Neil Schloss, Growthpoint’s head of asset management: retail.

opportunity, especially with the young professional market in mind. It commissioned an in-depth market study for Kent to ensure the one- and two‑bedroomed apartments are designed, sized, spec’d, and priced perfectly for the market.

Kobus Blom, Growthpoint’s KwaZulu‑Natal regional development manager, adds, “This innovative development solution also meets the real demand for modern, quality residential accommodation in the area and creates convenient suburban workspaces for professionals, close to home.”

The market has already embraced the development concept for Kent La Lucia – it is 80% sold out. The 18-month building programme will commence in July for completion before the end of next year.

Focus on young professionals La Lucia is a popular upmarket suburb close to schools, beaches and Umhlanga Ridge with its large blue-chip businesses, which employ many young professionals. However, the suburb has a limited number of homes, many of which are expensive. Growthpoint is developing the new Kent La Lucia apartments to create a different residential

Blok launches ‘human-centred’ ONE26 ON M

All the bells and whistles One of the main drawcards of Kent is that 90% of the apartments have sea views. Then there’s the secure parking, card access control, entertainment area with swimming pool, pet‑friendly ground-floor apartments with dedicated gardens, SMEG appliances, and lobby cubicles where residents can collect their shopping from selected La Lucia Mall stores, managed by on-demand shopping service OneCart.

Incorporating conscious design principles that strike a balance between work and play – as well as the built space and the environment – Blok has launched its latest development ONE26 ON M, which the developer considers to be its most human‑centred project to date. Located in Sea Point, Cape Town, within a stone’s throw of the Promenade and MyCiti bus routes, ONE26 ON M delivers on location and lifestyle. “Off the back of 2020, the needs and priorities of consumers have shifted, and we’ve put the city-based modernist firmly at the heart of ONE26 ON M, our response to the rising need for wellness and balance in every sphere of our lives,” says Jacques van Embden, managing director, Blok. He explains that, with this development, Blok aimed to create a space of sanctuary with a focus on greening the living environment. “We’re seeing a growing environmental consciousness, igniting a desire to reduce our carbon footprint and make more responsible, sustainable choices.”

The Kent apartments are being built in a standalone nine‑storey building a stone’s throw from the mall. Linking the two together is the beautiful public La Lucia Park. The final element of the La Lucia Mall mixed-use experience – suburban offices and medical suites built above the mall – will follow in due course.

Over and above standard Blok features like energy efficiency and water-wise fittings, the developer has added solar PV power for common areas, as well as a generator to ONE26 ON M. “We’ve also looked to the natural resources within our immediate environment as inspiration, and paid homage to these through the concept of green living spaces. Our aim was to create a space of calm and stillness that complements the hum of a vibrant city.” As with Blok’s previous successful development SIX ON N, ONE26 ON M again incorporates mixed typologies, offering a choice of micro, studio, one-, two- and three‑bedroom apartments, catering to a more fluid model of property ownership and usage. “We recognise that, following a stressful year, more of us are seeking balance, and some people are finding this through spending some time in the city, and some of their time elsewhere. Thus, there’s a demand for a more fluid, agile offering, and this development also answers this need.” With a resurgence of tourism expected over the next few months, ONE26 ON M was

Doing the right thing As a rule, Growthpoint prioritises contracting employment and services from the local community wherever possible. Recognised as a leader in green building, Growthpoint applies its green development ethos to all its projects, and Kent includes features like low VOC paint coatings and cost-effective energy-efficient light fittings.

designed to accommodate various ownership models, such as‑short‑stay letting. “The amenities that we’ve included are ones that either offer a sense of sanctuary; deliver on sustainability; accommodate the shift to work from home (WFH); or create a sense of community and connection within the development. This past period of lockdown has catalysed a deeper need for social interaction, as people seek to reconnect with others.” ONE26 ON M’s amenities will include shared spaces such as a roof deck with pool, boardrooms and co-working spaces, as well as high-speed fibre connectivity. It also offers on-site security and retail, and is pet-friendly. The apartments are designed to keep costs low, while making the most of the available space. And with apartments starting from as little as R1,1m, ONE26 ON M is anticipated to be attractive to both investors and first-time buyers – which Blok is encouraging through its proprietary financing models, giving access to buyers who may not previously have had the opportunity.
