ATTRIBUTES OF A GOOD ESTATE AGENT Three of Alexander Swart Property’s estate agents are now in a finishing sprint to see which of them will emerge at the end of this year as No1 in the company’s competition for the most sales—and Rowan Alexander, Director of Alexander Swart has been running a SWOT analysis to identify just what it is that makes such agents top performers. “ By listing the attributes of the front runners”, he says, “ we are be able to show other agents how to emulate them and how to achieve good sales throughout the year. Every one of our three finalists in this year’s competition has increased their annual sales by 35 to 50%. This is impressive because , as we all know, the residential property market slowed down markedly this year as a result of the tougher economic conditions, the rise in the interest rate and the banks’ initial reluctance to increase their loan books—a policy which, we are grateful to be able to report, they have now reversed.” All three of the top agents, said Alexander, have been described by ASP clients as “sympathetic” and “understanding”. “An ability to put oneself in the client’s shoes, to show compassion, to see matters from his or her point of view and to empathize with their doubts and fears is quite clearly the single most essential factor in an agent’s character,” said Alexander. “A good agent will instinctively know what the property seller is feeling—and realize that for many this can

be an uncomfortable experience for him or her, especially if the sale has become necessary as a result of financial difficulties, a death or family disputes such as a divorce.” Every one of the top agents at Alexander Swart, added Alexander, has clients who have reported to him or other senior colleagues that they had been able to establish real trust , to engender an atmosphere of calm confidence—and, added Alexander, this can only come about, if the agent has real integrity and keeps all his dealings above board. “Complete honesty is therefore the second essential attribute of a good agent—and it has to be admitted that there are agencies where this has been very definitely not the case.” The third absolutely necessary characteristic of a good agent identified in the Alexander Swart analysis, said Alexander, is perseverance and a willingness to work long hours, on occasions sacrificing family and leisure time. Good agents, he said, see their careers as a lifestyle, not as a job. They accept that they must be available to clients round the clock and over weekends and they recognize that clients need to be kept in contact with REGULARLY, even when there is no news to report. “ P ro p e r t y s e l l i n g c a n b e e x h a u s t i n g a n d disheartening,” said Alexander. “Even the best agents find time and again that although they have

done all the necessary work and given excellent service, the sale has somehow eluded them. Large sums spent on advertising, hours spent on bringing potential buyers to the home (often late in the evening) and whole Sunday afternoons in attendance at show houses can bear no fruit at all. As a result a very high percentage of new agents give up within the first two years—but those with a “vasbyt” mentality end up telling you that theirs’ is the most satisfying career on earth. One of our contenders in this year’s competition has said that she always, without fail, derives great pleasure from “connecting” compatible sellers and buyers—that is exactly the sort of attitude that makes an agent a real performer.” Another important contributor to an agent’s success, say all three top ASP contenders, is the mentoring of the management and their willingness to give ongoing training and to be on hand whenever the agent requires advice or assistance. Rowan Alexander agrees with this and says that he and his senior colleagues have seen nervous, shy agents transformed from being also-rans to being truly professional operators, capable of handling exceptionally difficult situations very competently. “There are very few really good agents in badly managed agencies—but good management produces good agents.”
