The Wealth Report by Knight Frank publishes results from its annual Attitudes Survey, based on responses gleaned from 620 private bankers and wealth advisors who manage more than $3.3 trillion (±R53 trillion) for ultra-high net worth individuals (UHNWIs).

This year’s survey, conducted in October and November last year, reveals that 45% of respondents believe wealthy investors are more and more concerned about the impact of the buildings they invest in on the wider environment. When asked how important wellness attributes are when choosing a new home, they emphasised access to nearby green spaces, the availability of wellness facilities, and property design and how it contributes to their physical and mental wellbeing. The report quotes Alasdair Pritchard of Knight Frank’s Private Office team, who says young professionals are prioritising health and wellbeing. “This is no longer the preserve of burnt-out executives in their 40s or 50s. Young professionals such as tech millionaires are increasingly seeking a haven to retreat to for one month a year to focus on wellbeing.” Preferred locations among his clients include South Africa, New Zealand, the Alps, Malibu, the Hamptons, Sydney and Japan. Lightstone Property reports more families are looking to work remotely and swap city life for the coast, where nature, family and lifestyle come first. “As a result, those relocating are creating opportunities in the cities for existing homeowners to buy up and first-time homeowners to enter the market,” says Lightstone head of real estate Esteani Marx. Estate agents have reported better-than-expected interest in coastal areas such as northern KwaZulu-Natal and the southern Cape. Nova Stella in Shakas Rock on the North Coast is a luxury estate ideal for baby boomers. It offers pet-friendly bespoke apartments starting from R2,195m for a two-bedroom, two-bathroom unit, according to Rainmaker Marketing. Baby boomers (born between 1946 and 1964) with their considerable financial clout, still represent a significant sector of the residential property market, says Andrew Golding, chief executive, Pam Golding Property group. “This sizeable generation of late-50s to over-60s who raised a generation of millennials (born between 1981 and 1996), are investing in the comfort, security and spaciousness of lifestyle estates in appealing, countrified environs still within easy reach of hubs and all amenities,” he says.

For people with means, a second leisure property in South Africa or offshore is incredibly attractive. Those wishing to travel without being tied to a large property or who are downscaling or looking for a retirement property, seek the convenience of a lock-upand-go sectional title apartment or townhouse or a manageable coastal property large enough to host visiting family and friends. Golding says the lockdown has given further momentum to multigenerational living, with parents most likely from Generation X (born from 1965 to 1980), adult children and grandparents all living within the same estate.

Steyn City marketing and events group head Zoe van Onselen says most of their retired buyers choose cluster homes for their lock-upand-go convenience. “They want a simple home with less maintenance. Security is paramount and Steyn City is known for highly advanced security measures,” she says. Steyn City offers two cluster developments – 65 on Park and Origin, where baby boomers make up about 30% and 25% of buyers respectively. Tricolt CEO Tim Kloeck says baby boomers at Serengeti Estates are buying for lifestyle, safety and a great environment for walking. This estate is on the R21 between Pretoria and OR Tambo International Airport. More centrally, Tree Tops Houghton apartments is a sectional title development that delivers lock-up-and-go ease for baby boomers. “People buy here more as an investment but we do have a few retired residents. They love Rosebank, which is close to their friends and favourite restaurants. They want to downscale, but in the area,” says Kloeck.

Meanwhile, research by urban property developer Blok highlights the trend of “living outside the home, where millennials seek the lifestyle benefits a certain area affords over a larger private space”, says Jacques van Embden, MD at Blok. Millennials are all about the neighbourhood and affordability. Fifty-six percent of survey respondents earned between R15,000 and R25,000 per month, which weights their current living circumstances towards renting. “This is not because they don’t want to own property, but rather because millennials want to invest in a modern space with new furnishings and there’s little

available that fits the bill within their price range. Most respondents also indicated they could only afford a property with a maximum price threshold of R750,000,” says Van Embden. The latest trend among millennials seems to be reinvestment. “In SA, it’s expensive to buy property in trendy upmarket areas. Many millennials are choosing to buy property as an investment in a less expensive area and let it, while they themselves rent in their suburb of preference. This is the generation of ‘rentvesting’,” according to Rainmaker Marketing. Launching 21 November, Wedgewood Sandton has been shaped through a strategic partnership with the top awardwinning property experts on the continent. This latest offering from Balwin Properties defines a new way of city living for

Buying power and preferences • The 24 to 40 age group buys the most properties, including second homes, followed by the 40 to 49 and 49 to 64 age groups. • Millennials (born between 1981 and 1996) account for 56% of buyers purchasing second properties. Baby boomers (born between 1946 and 1964) account for 17%, and investors above 65 years of age account for 6%. • Freehold property remains the favourite property type, followed by sectional title and estate living.

Curves in all the right places Inspired by the Bauhaus architecture of Tel Aviv, this bold, sculptural home in Fresnaye turns heads and leaves (almost) everything to the imagination WORDS: SARAH MARJORIBANKS IMAGES: ADAM LETCH

“I

t’s rare to find an enlightened client with a yen for good architecture and the confidence to realise something eccentric and out of the box in an aesthetically conservative neighbourhood,” says architect Robert Silke of Robert Silke & Partners, who was commissioned to design this sophisticated 600m² home on Cape Town’s Atlantic Seaboard. Owned by a family of blue-chip property developers, the house is located on a 700m² corner plot on busy Ocean View Drive. While a convenient, central location, it naturally presented an issue of privacy and the owners wanted to make sure that their family’s daily lives were kept away from prying eyes. But they also wanted an extroverted home, one that expressed their style and articulated their passion for architecture. INWARD FACING The resulting home balances these two contradictions beautifully. The house faces inward, its curved façade giving passersby a small taste of what’s inside, but its solid, reserved exterior reveals very little. Once through the door, though, the interior opens up, with generous, soaring volumes and space to show off the building’s smooth, sculptural form. The house falls over two levels, with the living and entertaining areas on the ground floor, including the large covered wraparound terraces, pool and lawn. A dramatic stairwell reaches up from the entrance floor and connects both floors. “The entrance hall and staircase have the most exciting volumes and spaces, as one has long views across the split-level living areas and up through the double volume,” says Robert. CLEVERLY ROOTED “This part also has the most dramatic light and shadow effects

as the day passes, with jungle shadows creeping slowly across big white walls. There’s even a terrarium-like window into the tropical forest at the bottom of the stairs.” It’s this “jungle” of established trees that led the owners to select the plot in Fresnaye, and Robert was tasked with retaining as many of them as possible – a decision that directly informed the design. “The building had to twist and dance around the roots and branches, which ultimately enhanced the drama of its sculptural form,” says Robert. One of the standout architectural elements that he feels best expresses what his clients wanted is, surprisingly, the guest shower.

“It’s cathedral-like in its proportions and is simultaneously the most public and the most private element of the house,” he says. “The 4m high-volume shower floats another 5m up in the air and makes a solid and powerful half drum shape on the facade towards the busy main approach of Ocean View Drive. From the outside it makes for head-turning sculpture, and internally the double volume makes the shower truly experiential. A cleverlyplaced vertical strip window allows the street to see nothing, while the guest sees ‘everything’.” DREAM SPACE On the second level you’ll find the family’s four bedrooms and

their shared terrace, with views over the suburb outside and down to the ocean. However, one area is just for the adults – a rooftop vegetable garden, accessed via an outdoor spiral staircase, is safely kept away from the kids by lock and key. The home’s interior furnishings and fittings are quite simple, with the ethereal building doing most of the talking. “To achieve a certain otherworldliness, the house could have no umbilical cords, and show no evidence of its own creation,” says Robert. “So we constructed the façade entirely in white smooth plastered concrete to obviate the need for joints or weepholes or other evidence of ordinary construction.”

When it comes to selling a home, especially in a tough market where a shrinking pool of buyers are spoilt for choice, excellent quality photos are critical for a property to stand out from the competition. “You need to grab the potential buyer’s attention and the best way to do this is with a collection of good photographs that show your home to its best advantage,” says CEO and coprincipal of Lew Geffen Sotheby’s International Realty in theWinelands, Chris Cilliers. “A meagre selection and pictures depicting mess and clutter will ensure your home attracts little interest.”

A cellphone camera has limits While it’s true that many cellphones now have cameras that take excellent photos, the quality is still limited. Especially when entire rooms need to be captured, nothing matches a professional camera.

According to photographer Anton de Beer, from Anton de Beer Photography on the Garden Route, it’s because the hardware in an expensive camera is still superior to those in a phone and the chip and optics in a dedicated camera will be able to record a wider contrast range, a sharper picture and less lens aberrations and distortion. “Wide-angle distortion with curved lines is a major factor,” he says. “It’s usually called barrel distortion and using the wide angle setting on a smartphone will almost definitely give you that misrepresentation.” According to De Beer this distortion can be improved by using software like Photoshop, but if the photographs then differ too much from what the human eye sees, they lose authenticity.

Consider using a pro

Many people underestimate the value of a trained eye and while

not all budgets allow hiring a professional photographer, where possible, it’s a must. “A trained photographer understands the difference between what the eye sees and how the brain interprets the visual information,” says De Beer. For example, a property owner who has a beautiful view from his living area, will focus on the view but wonder why the photograph portrays his lounge as boxy or too small. “A pro will know how to compensate for this, with the end result being what one actually sees in real life, for instance, that beautiful living space opening up onto a vista,” he says. A professional also fully understands how to utilise light.

Preparation is half the battle

Good photos are not only down to the photographer, they are also dependant on the homeowner. According to Cilliers, sellers often neglect to prepare their property for the photographer – or only do so half-heartedly. She lists the following important steps: • Declutter. Do a thorough spring clean and get rid of things you no longer need. This also clears out storage space for items you want to put away. • Don’t forget the garage. Sort through everything and sell or donate unused items to local charities. • Depersonalise your home as far as possible. Pack away photos, children’s drawings, trophies and other knickknacks. While your home should not look unlived in and too impersonal, it’s important for buyers to be able to imagine the space as their own.

• Make sure the garden is immaculate and remove any items around the pool before it’s photographed.

If you can’t afford a pro

So, the house is spic and span and beautifully styled, but the budget simply doesn’t allow bringing in a professional. Don’t despair – De Beer shares a few tips to capture your home optimally: • Slow down. Look at the area and decide what’s interesting or appealing that you want to emphasise. • Show off your property in the best possible way. Making something look better than what it is, is the essence of advertising photography. • Use light wisely. Natural or photographic lighting play a huge role in the feel of a picture. Shooting at various times of the day can make a big difference. Low or soft light can enhance the visual aspect of a “weaker” part of the home while still keeping the look natural. • Photography is visual communication. Are you communicating the space, the view, beautiful light, the opulence? Highlight those factors and exclude drab areas. • Attention to detail is key. Is the toilet lid down? Are the children’s toys scattered around the room? Has the dog’s “do” in the garden been picked up? Spend an extra ten minutes and really concentrate on what prospective buyers will see. • Keep it steady. If you don’t have a steady hand, use a tripod to ensure you don’t blur the shot.

Grenada lures more South African investors Demand for second passports and citizenship by investment (CBI) programmes has spiked since the move to level 3 of the Covid-19 lockdown, says Nadia Read Thaele, MD, LIO Global, a firm specialising in second residency and CBI planning. Grenada currently tops the list, with an increase in applications of 120% compared to last year, Read Thaele says. Most investors are choosing to invest in real estate for the added benefits, but many families opt for the cheaper donation alternative. The success rate to date is 100%, she says. Grenada is one of the few countries with both an active CBI programme and a bilateral investment treaty that allows living and working in the US via the E-2 Treaty Investor Visa programme. This is a significant drawcard for South Africans who want to gain access to the US, one of the most difficult countries to get into, she says.

Property shows growth resilience Referring to the latest FNB property barometer, FNB senior economist Siphamandla Mkhwanazi says the pandemic has not had the negative effect on house prices as initially expected. The FNB House Price Index (HPI) shows annual house price growth flatlined in October at 2.6% year on year. Despite the mild reflation in recent months, the overall residential property price growth remains below inflation, as has been the case for most of the last decade. Lower priced properties are performing better, with the bottom 20% of price distribution (values below R500,000, using FNB transaction data) averaging 11.4% year on year in the third quarter this year. On the opposite end of the spectrum, the top 20% (>R1,9m) averaged 0.7% year on year in the same period. Despite the pandemic, industrywide data shows bourgeoning home-buying activity, with the volume of mortgage applications reaching multi-year highs. But, he says, although the yearto-date applications volumes are approximately 9% above the same period in 2019, approvals lag as lenders are being cautious amid an uncertain economic outlook, only outpacing 2019 levels by approximately 1.5% year to date. “In our view, activity is shored up by lower interest rates, attractive market pricing, lower transfer

duties and the changing housing needs due to the pandemic,” he says. “Furthermore, liquidity in the market has remained relatively intact. Approval rates are slowly recovering from their recent lows in May and June during the height of the lockdown, and subsequently, risk cuts from lenders, and have now cleared the long-term average.” Loan-to-value ratios (LTVs), estimated from Deeds data, also continue to tick up, mainly driven by market forces: first-time buyers generally require higher LTVs, but there’s also stiff market competition among lenders. The FNB Estate Agents Survey shows that more affordable properties and higher demand gave sellers a bit more room to negotiate. The survey shows that the average discount from the listing price has pulled back slightly, from 13% in the first quarter to 11% in the third quarter.  As a result, price reductions have not been as large as initially feared, underpinning resistance in house prices.  “Price growth has held up and volumes reached multi-year highs, particularly in middle-priced segments, in contrast to initial expectations. Notwithstanding, income pressures pose a significant downside risk in the coming quarters. For instance, if job losses spread to more whitecollar occupations, we should expect further weaknesses in house price growth into next year,” Mkhwanazi says.

Property investment starts from about R3,6m or about R5,37m for a family, including costs.

This equates to the cost of an apartment in Mouille Point or Melrose Arch. FNB recently noted that emigration-related property sales account for some 17% of all current sales in South Africa. While many are actively looking to emigrate, Read Thaele says numerous wealthy South Africans are instead investing in offshore property in areas where they can secure a second citizenship. The Grenada E-2 visa option also costs substantially less than US EB-5 investor visa, and the process is much simpler. The processing time for the E-2 visa is usually about two months, compared to five years for the EB-5 visa – and then it would take another 24 months before you can even move to the US on an EB-5 visa. Offering more than just the enviable Caribbean lifestyle, Grenada is politically stable and has excellent tax advantages and an investment-friendly regime. As a member of Caricom (Caribbean Community), an organisation

of 15 Caribbean nations and dependencies, it offers freedom within the Caricom group, including countries such as The Bahamas and Jamaica. The Grenada E-2 visa is also one of the fastest routes to second citizenship (under six months), and a passport with visa-free travel to more than 143 countries including the UK, the Schengen states, Singapore, Hong Kong and China. If you invest in the real estate option, you’re allowed to resell after three years (or five years if you sell to another CBI investor) and still keep the passport. The visa is valid for five years and can be renewed without any limit on extensions, provided that the underlying investment still qualifies. Spouses and dependants are usually granted the same period of stay as the principal. Another significant benefit is that the principal’s children under 21 can attend a public or private school in the US and are eligible for in-state tuition.

Reserve offers discounted wildlife viewing Sanbona Wildlife Reserve has opened its Explorer Camp with a special offer for South African residents. Known as the Western Cape’s premier wildlife destination, Sanbona is situated close to Montagu, a three-hour drive from Cape Town along Route 62. The Explorer Camp is located within the north east of the sprawling reserve, which stretches across 58,000ha of the wide, open plains of the Klein Karoo. This wilderness trail experience is aimed at those who enjoy

walking safaris and the ambience of a tented bush camp. The camp is situated along a beautifully shaded riverbed and operates seasonally during the summer months (October to April), with departures on Fridays. The two-night guided walking safari experience is offered on an exclusive-use basis to a small group of up to six guests (16 years and older), who are active and reasonably fit. The camp is off the grid and accommodation is provided in three double tents with comfortable beds and an

outdoor bathroom that comes complete with a hot shower under a tree. The camp has an open-air lounge and dining area under canvas. Guests enjoy evenings around a campfire under the starry skies of the Karoo, and delicious, wholesome South African dishes prepared on an open fire. Explorer Camp offers the original safari on foot. Distances walked vary each day but can last up to four hours and may include opportunities to encounter the Big 5. A game viewing vehicle remains in camp and depending on where guests walk that day, the trail may start from camp or depart from camp by vehicle to visit another area of the reserve. A qualified, experienced guide hosts the Explorer Camp guests and shares knowledge of birding and wildlife, as well as the cultural and natural history of the area.

he 2019 Numbeo online global database named George on the renowned Garden Route the city with the best quality of life in South Africa. It’s therefore no surprise that this lush coastline is becoming increasingly popular with local and international buyers relocating for just that – a better lifestyle. “We’re definitely seeing an increasing gravitation to this region,” says Stephen Murray, area manager, Pam Golding Properties, George. “The de facto capital of the Garden Route and undoubtedly its largest urban centre – but without the traffic congestion factor – George offers a quiet and tranquil, not to mention picturesque, alternative to city living, particularly for those who revel in the outdoors. And with its wide selection of residential properties, it caters

to all price sectors, ranging from below R2m to R20m at the very top end.” BUYER MIX According to Murray, there are a growing number of first-time buyers and a mix of purchasers from various age groups, including retirees, who enjoy the relaxed lifestyle and spectacular scenery of the Outeniqua Mountains, the many rivers, forests, beaches and farmlands. “The allure of the water’s edge, whether it be the beachfront or clifftops, or the 8km of beaches and inland lakes of Wilderness, this region’s surroundings and lifestyle offering are factors attracting a spectrum of buyers,” he says. “In addition to locals already happily entrenched in the George area, other buyers are from Gauteng, elsewhere in the Western

Cape (including Cape Town) Mpumalanga and the Eastern Cape, while overseas buyers include people from the USA, Germany and UK.” He also noticed that over the past year or two approximately 50% of buyers were from outside the Garden Route region. SECURITY AND SPACE Safety and security are top of mind when people are considering buying, and so is a sense of space, especially considering the lockdown restrictions. These factors all make gated estates popular, with Kingswood Golf Estate, Welgelegen Estate, Kraaibosch Country Estates and the renowned Fancourt topping the list. According to Murray, many buyers pay cash for homes on these estates where entry-level prices start from R650,000 and R1,7m, and completed homes range from R2,8m to R26,5m. Multi-generational living is also on offer as a number of the existing gated estates provide for retirement developments within. “Aside from these sought-after estates, the average price band for freestanding family homes in George varies from an affordable R1,05m for a home in a townhouse complex, and then ranges from R1,8m to R7m in the upmarket suburbs,” says Murray.

Know your rights and obligations when building a new home The Housing Consumers Protection Measures Act, 95 of 1998 (“the Act”), was promulgated to protect housing consumers and to provide for the establishment of the National Home Builders Registration Council (“the Council”). Section 10 of the Act provides that no person shall carry on the business of a home builder or receive any consideration in terms of any agreement with a housing consumer in respect of the sale or construction of a home unless that person is a registered home builder. The Act also stipulates what the duties and functions of the Council are. It has wide powers of inspection and offers the home owner protection against defective structural issues with the home for a period of 5 years. The above are some of the provisions of the Act in broad terms. To assist the Council in monitoring compliance with the Act, it has placed a duty on certain role players in the property industry. Section 18(1) of the Act provides that no financial institution shall lend money to a housing consumer against security of a mortgage bond registered in respect of a home to finance the purchase of the home by the consumer from a builder unless that builder is registered in terms of the Act. Banks often pass this obligation to obtain proof of registration onto the

It goes further, and section 18 (2) provides that a conveyancer attending to the registration of a mortgage bond in favour of a financial institution shall ensure that the home builder is registered in terms of the Act. If you are embarking on building a new home, take the trouble to make sure that your builder is registered with the Council and that he enrolls your home even if a bank is not financing your new build. If a builder advises you that it is not necessary for him to register because some exemptions may apply, ask the Council to verify the position before engaging his services.
