Beautiful Functionality Adding Style to Your Home’s Most Functional Spaces It’s no secret. Today’s homebuyers, particularly of luxury homes, desire an open concept lifestyle. It just makes sense. In our modern society, we expect all things to be capable of serving multiple purposes at once. We’ve isolated three of the most traditional function-only spaces of the home: the garage, the laundry room and the master closet, and explored their contemporary transformations. Through interviews with some of Southwest Florida’s most celebrated designers, architects and REALTORS®, we have taken a closer look at how these once pedestrian spaces are being designed into the most luxurious, multifaceted rooms. The result of this significant change of functionality into style is simple. It’s also very prosperous for homeowners in more ways than one. While expanding the ability of these spaces adds significant value to any home, the primary benefit is a more complete and customized living experience for owners and their families. By steering a space like the garage or closet into a more personalized direction, luxury homeowners are able to view, experience and interact with their prized possessions in a far more holistic manner than ever before. Rooms are no longer isolated compartments designated for a singular and solitary experience. Now, more is being demanded from every room. It’s a challenge for designers to turn these spaces into something greater than their old purpose, yet it’s one most professionals are more than thrilled to take on. To say the least, it’s an exciting time to be a homeowner.

The Art of the Park We’ve all seen them on television or in the movies—those amazing garages, complete with a wet bar, leather sofas and the latest high-tech gadgets. They’re usually far out conceptual spaces, reserved for the uber-wealthy superhero philanthropist types. Think James Bond, Batman… or Jay Leno.

Well, times have changed and now these epic garages are being implemented into luxury estates across the region. For the past decade, estate homes have seen a significant increase in demand for customized luxury garages. While the major contributor to this trend will always be auto enthusiasts who desire a more personalized, interesting and engaging way to interact with their prized vehicles, other homeowners have also participated in accentuating their garage space. These amazing spaces are being designed to accomplish far more than simply park cars and store yard equipment. The sheer brilliance and opportunity of this once ordinary space will astonish you. “It’s all about adding a level of personalization to function,” says Shane Klepko, VP of Harwick Homes, a notable luxury estate builder in Southwest Florida. He explains that roughly 10 percent of luxury garage renovations are designed for auto enthusiasts, while the remaining 90 percent simply pursue the space for a more unique storage option or to add more character to the home. “These are spaces that used to be completely function-based,” Shane explains, “by renovating them, we effectively turn them into part of the home. The garage doesn’t have to feel different from the rest of the home. It too, can contribute to, and continue, the overall aesthetic.” For example, the Malazo home, Shane’s most recent garage renovation, features his and her corridors. “Her space uses warmer tones, along with large wooden sliding barn doors, leading to a lavish area which displays her gardening equipment. Of course, her car is also placed there as well.” Shane says of the Malazo home, “His space is more modern, sleek in its design and feel, with high-gloss black cabinetry, a sink and television. It’s all about featuring his vehicles (his passion) in a fashion that matches his personality.” As homes continue to evolve, more and more, homebuyers will appreciate (and seek) garages with more personality and more ability than their older, less romantic counterparts.

Welcome to Your Very Own Boutique The master closet. It’s a bit of an outlier in this story, simply because it’s not really a room by traditional standards, but more so a space within a room. However, it’s worth talking about because closets, perhaps more than any other space in the home, are having a serious moment. So much so, in fact, many luxury high-rises now feature master closets which take up 10 percent or more of the home’s entire square footage.

The Place to Air Out The laundry room has always been one of the home’s most essential rooms. It’s also been one of the home’s least celebrated rooms. When giving guests a tour of the home, nobody ever stops by the laundry room. Why would they? The laundry room is just a messy room with one functional purpose, right? Wrong. At least, not anymore. Today’s laundry rooms are dialing up the luxury and changing perceptions of this age-old cleaning and storage station. In fact, this room has undergone such a makeover, people are no longer calling them laundry rooms. Now, they’re called laundry centers. Among the trends in contemporary laundry centers are differing stations, allowing homeowners to accomplish a variety of tasks. For example, a popular feature is adding a gift-wrapping station and lounge area with a café set up to make coffee. Others include their pets into the laundry center by designing bathing stations for their dogs and cats as well as a comfortable lounge space for them to enjoy. A simple way homeowners are increasing the visibility and use of their laundry centers is by utilizing hidden appliances. These are machines tucked behind high-end luxury cabinetry—or an ironing board built into a drawer, ready to fold out when needed. The result is a space no one would ever know is primarily for laundry. In fact, with all the ways people are changing their laundry rooms, laundry is indeed not their sole purpose any longer, but rather just another activity that can be accomplished within the space. It’s safe to say, with laundry centers like these, laundry is changing from a chore into a privilege.

New Style to an Old Tradition The open concept is here to stay, and to keep up, every room in the home must adapt. The time has come where every room must be able to handle more than one task at a time. The direction these functional spaces are headed is nothing short of innovative.

Making Strides against Breast Cancer

Fashion for Financial Aid

John R Wood Agent, Anita Colletti and her team helped raise a record setting $131,000 in 2015 for the American Cancer Society, Making Strides Against Breast Cancer. The year culminated with participation in the Old Naples 5K walk/run to raise awareness for cancer and funds for lifesaving research, treatment and care. Anita gladly donates a portion of each sale to exceptional local and national charities.

Tade Bua-Bell of The Bua Bell Group Co-Chaired this October 2015 event this year along with Danielle Otto and three student leaders. This amazing event kicks off the financial aid campaign each year at the Community School of Naples and is hosted by Waterside Shops and other individual stores providing fashion for the students and faculty. The event raised over $20,000 for the financial aid program this year! Great job!

John R. Wood Agent, Patrick Dearborn loves getting creative when it comes to philanthropy. This year, Patrick launched his Party for a Purpose series, which raises funds for local charities while helping to increase awareness of the charity. The events include celebrity bartending, auction items and more. This year, Patrick has raised more than $5,000 for St. Matthew’s House, Special Olympics of Collier County and YMCA of Naples.

For the past 3 years, John R. Wood Agents, Greg Gorman, David Burke and Mary Kay Hart have been corporate sponsors of the Naples Equestrian Challenge (NEC), a non-profit 501(c)3 organization offering therapeutic riding for Collier County adults and children with disabilities. In 2015, the team focused on bringing attention to NEC’s Operation Strides, an equine-facilitated therapeutic horsemanship program with a curriculum geared toward adult veterans and their families who served in the Afghanistan/Iraq/Gulf Wars suffering from PTSD, TBI and amputation. A worthy cause indeed!
