When does an adjustable Rate Mortgage (aRM) Make Sense? By Scott Kibbe Mortgage Master

Adjustable Rate Mortgages (ARMS) got a great deal of negative attention over the past few years. The fact is that ARMS carry additional risk because they have a limited period in which a fixed interest rate is charged, after which they adjust based on an index and current market conditions. This can result in increasing payments. Nevertheless in certain circumstances ARMS make wise financial decisions. ARMS should be considered when: • The borrower is planning to move or refinance within a few years (before the end of the introductory fixed-rate period) and therefore isn’t concerned about possible rate increases. According to the Federal Reserve, the average home loan refinances in less than seven years. For these consumers, an intermediate ARM would have been more costeffective. Their point is this: Why should a consumer pay for thirty years of interest rate stability if they likely are not going to be in the mortgage for longer than seven year? • The borrowers are confident their income to rise enough in the coming years to cover any increase in payments resulting from a possible increase in the interest rate (i.e., high income professions) • There is a reasonable expectation that interest rates may go down in the future. Carefully considering your future will help you make the correct decision regarding the selection of an Adjustable Rate Mortgage.
