V dubnu společnost slavnostně otevřela novou halu o rozloze 25 414 m2 v Prologis Park Bratislava navrženou na míru pro BMW, s nímž Prologis těsně spolupracoval, aby nové prostory dokonale splnily všechny klientovy představy. Nová distribuční budova nese označení DC9 a využívá nejmodernější dostupné technologie jako LED osvětlení, regulaci teploty, sledování prostor, IT řešení a místnost pro skladování nebezpečného zboží (ADR). BMW ji bude využívat jako centrální skladiště pro distribuci náhradních dílů pro celou střední Evropu. „Trh se rychle vyvíjí a i v našem odvětví je klíčové pružně reagovat na změny poptávky, k nimž dochází pod vlivem nejstrměji rostoucích odvětví,“ konstatoval M. TWO BUILDINGS NEAR COMPLETION AT PROLOGIS PARK PRAGUE D1 EAST

In expansion news, Prologis Park Prague D1 East is developing two additional buildings, DC8 and DC9 which together total 10,360 sq m, and are scheduled for completion in the next quarter. Two pre-leasing agreements were signed prior to construction, the first in DC8 with Logflex, a Czech thirdparty logistics provider who will occupy 5,160 sq m. The second agreement, in DC9, is for 5,200 sq m was signed by Nagel-Group, a European food logistics provider specializing in temperature controlled goods. Prologis has a longstanding relationship with Nagel; at the time of signing the prelease agreement for DC9, the company also extended its existing lease for 13,700 sq m in DC2 at Prologis Park Prague D1 West. OCCUPANCY AT PROLOGIS PARK PRAGUE-RUDNÁ CONTINUES TO CLIMB

ith new projects, new leasing agreements and more, Prologis Europe ended the second quarter with 95.6% occupancy. Highlights included new leasing agreements totalling nearly 485,530 sq m and a half-year-end operating portfolio of 16.6 million sq m. The CEE region played a significant role in these achievements with Prague and Bratislava registering some of the highest demands in Europe. E-COMMERCE AS A KEY DRIVER ON THE CZECH LOGISTICS MARKET

Prologis is seeing noticeable growth among e-commerce customers who require a flexible platform coupled with great location, a professional property management team and other benefits. Currently, Prologis is developing an additional 20,500 sq m for Mall.cz, an online consumer goods and electronics store, which will be situated adjacent to Mall.cz’s existing 31,000 sq m build-to-suit facility at Prologis Park Prague-Jirny, delivered in 2015. The new building, DC5, will be fully customised to meet the specific requirements of e-commerce distribution. A new e-commerce customer of Prologis is Linemart, a third-party logistics provider owned by Shenzhen Sailvan Network, a China-based e-commerce company, who leased 18,166 sq m of distribution space at Prologis Park Prague-Airport DC1. Linemart, who operate the online clothing stores CNDirect and Dress Link, will use the space to serve their customers across Europe. Another example of Prologis’ success is the lease agreement signed with Bonami, a Czech e-commerce homewares retailer, who will occupy 5,795 sq m also at Prologis Park Prague-Airport DC1. “The location of this facility, which offers great access to various domestic and international trade routes that support

the rapid expansion of business, is just one reason for Prologis Park Prague-Airport’s popularity amongst e-commerce customers,” said Martin Baláž, director of leasing and development, Prologis Czech Republic & Slovakia, and added: “The state-of-the-art building is flexible so as to meet even the most specific requirements from e-commerce providers.” These two lease agreements mean that the speculatively-built Prologis Park Prague-Airport DC1 is now fully let.

Prologis is also developing a 34,200 sq m build-to-suit distribution facility at Prologis Park Prague-Rudná for Sportisimo, a Czech sporting goods retailer. The agreement also includes the extension of Sportisimo’s existing lease of 23,900 sq m, bringing the retailer’s total occupied area to 58,100 sq m. “Prologis Park Prague-Rudná offers a range of flexible solutions and facility sizes that are customizable to suit the needs of our clients from all industry sectors Sportisimo’s decision to expand its presence here by an additional 34,200 sq m is testament to Prologis’ excellent property management team,” said Martin Baláž. While e-commerce is a growing trend throughout the region, the Czech Republic and Slovakia are especially benefiting from the growth of the automotive industry. In addition to providing space for customers such as DEMO Autoplast and Toyota Tshusho in the Czech Republic and Carcoustic in Slovakia, in April, Prologis celebrated the grand opening of a 25,414 sq m build-to-suit facility for BMW Group at Prologis Park Bratislava. As with all BTS facilities, Prologis worked closely with BMW to ensure the space fit their specific requirements. The state-of-the-art distribution facility, DC9, features LED lighting, temperature control, perimeter lighting, surveillance, IT solutions and a dangerous goods room (ADR). It will serve as a spare parts distribution hub for all of Central Europe. “Business moves fast and for our industry it is essential to respond just as fast to changing demands dictated by today’s growth sectors,” said Martin Baláž: “Based on the results we’ve seen in the CEE region so far this year, I believe Prologis is on the right track when it comes to meeting the unique needs of customers across all sectors today.” PR
