Wooster & Stock would be delighted to market and sell the new units at the above site. We believe we are an ideal partner for you and are confident of achieving optimum figures in a reasonable timeframe – Wooster & Stock has the largest market share in the area, an excellent web presence, a stunning nearby office and a local and knowledgeable sales team. This proposal outlines how we will market the properties.

FEE PROPOSAL

As you are offering multiple instructions in this instance, our agency fee would be at the discounted rate of 1.5% plus VAT, regardless of how many agents are marketing the property. We would want to commit to a long term relationship allowing us to plan the most effective marketing strategy possible for all phases of the project. Were we to be offered sole agency our fee would be further reduced to 1.25%.

CLIENT CARE

Aimee will be your point of contact throughout the marketing period. She will oversee the marketing, viewings and sales progression. All of our Negotiators will be able to show their own applicants the properties and help with the sales progression ensuring a smooth process from viewings through to completion.

MARKETING BREAKDOWN SALES PARTICULARS

We show multiple images (internal and external) on our website, as well as detailed plans with dimensions and a lengthy description. All our photography is high-resolution and displays full screen. The property particulars will be emailed to you for approval before we go live. We have an in-house professional Photographer who we would ask to photograph specific views etc. relating to the development. He can tailor his images of course to your wishes and requirements.

We have created one of the most popular property websites in south London. Your property details - the colour photos, floor plans and description - can all be downloaded quickly from the website. The site is easy to use and is advertised on all of the popular web portals including Rightmove and Find a Property. As we look after our website in-house, we are able to create a bespoke page dedicated to the selection of flats on the estate with further information available.

PR

Wooster & Stock retains a property-specific PR Company. Wooster & Stock and our properties regularly feature in The Guardian, The Times, The Sunday Times, The Telegraph, The Week, The Independent, and (ES) Homes & Property, to name but a few publications.

MAILING LIST

We are able to generate an enormous number of buyers from our database. Initial contact will be made with these people via the telephone and email.

PORTALS

We are on all the main portal sites and offer an extended service beyond simple listings. Our attractive and eye catching banners help drive traffic to our website.

MARKETING BREAKDOWN VIDEO TOURS

This is a new development for us. Our production team are now able to produce high-res video tours of property. We would propose a video tour of a few sample flats along with some local landmarks with information about the local area. This would be a nice touch to add to marketing particulars.

DIRECT MAIL

Another possiblity is getting a set of leaflets printed and delivered to properties in the area. Design would be overseen by us and approved by you.

SOCIAL MEDIA

We utilise social media extensively in our marketing campaigns. Twitter and facebook are excellent tools to announce new property and engage with buyers and the local community. The news of new affordable housing will be of particular interest to our twitter followers who tend to be in the younger demographic the type of buyer we would be targeting.

STAFF

Our staff are all highly experienced and live locally, which allows them to talk articulately about the area and the estate. The majority of our staff have dealt with previous sales in the estate and already know their way around the building. Our sales manager, Luke Bishop, has also recently achieved a 1st class degree in building surveying. All our staff are undergoing the Guild Associate Scheme consistsing of training modules which aim to provide important, up to date and relevant information over a range of estate agency disciplines.

As our website is handled in-house, we will be able to quickly add a large feature for the release of the new flats to our homepage. This will help drive traffic and give us a marketing edge over other agents. See below for a mock up of what can be done.

HUB PAGE For large developments we are able to create bespoke hub pages on our website dedicated to one particular development. This page can contain specific imagery and information related to the development as a whole, giving buyers a much broader view of what it will be like to live in the area. These pages also allow clients to

register interest specifically for property on the estate. This allows us to accurately identify and contact potential clients via email or telelphone. This helps generates interest quickly, often resulting in a speedy sale. See the mock up below for how it could look.
