From Darin’s Desk What a year – 2013 RECORD

The Market -2014

It’s hard to describe the feeling of satisfaction that I get when reflecting on 2013 as a whole. Our goal was to create a real estate like no other. Whilst there may be a couple of comparable Real Estate agencies across the country, there is no question that our offices match figures of many networks as a whole and as 2013 draws to a close our number will take us close to 750 sales for the year. A tremendous effort to the sales team, but nowhere near as impressive as the results that we have been achieving for our owners, with sales in most cases $20,000-$30,000 more than similar properties with other agencies. It just shows sometimes size really does matter.

It is the time to buy for investors, we are recommending that now is the time to secure another property as all signs to us are smiling. Interest rates are low, sales prices are starting to increase, demand for homes are increasing, rental prices are fantastic and quality tenants are ready to go to lease the right property. We have seen anywhere from a 5%-15% increase in nearly every area and this means that if you were on the market previously and couldn’t get your price or you now are after a little more than the market you knew 6-8 weeks ago, our team would be delighted for a conversation. Property Management with a Difference Repair Requests When you lease a property to a tenant you must ensure it is in a reasonable state of repair, taking into account the age and remaining life of the property and the amount of rent payable. If you are contacted about repairs you need to make a timely decision in the best interest of your tenant keeping in mind you do not need to fix every small thing on the property, only to keep the premises in a reasonable state of repair considering the age of the property, the amount of rent being paid in relation to the property and the prospective life of the premises. Building, health and safety laws must also be complied with. A tenant is responsible for doing things like replacing light bulbs, changing the smoke detector batteries, cleaning windows, dusting, removing cobwebs and routine garden maintenance such as watering, mowing and weeding. The law distinguishes between urgent (emergency) repairs and those which are not so urgent. Urgent repairs are: • a burst water service or a serious water service leak • a blocked or broken toilet • a serious roof leak • a gas leak • a dangerous electrical fault • flooding or serious flood damage • serious storm or fire damage • a failure or breakdown of the gas, electricity or water supply to the premises • a failure or breakdown of the hot water service • a failure or breakdown of the stove or oven • a failure or breakdown of a heater or air-conditioner • a fault or damage which makes the premises unsafe or insecure. If your tenant has an urgent repair during business hours they are required to call us so we can communicate with you and gain your permission to have the issue repaired quickly. If it is outside business hours the tenant can contact a nominated tradesperson directly to get the repair done. As your agents we can grant permission for these urgent repairs to be undertaken if we cannot contact you in a reasonable period of time. A tenant can apply to the tribunal if urgent repairs are delayed. Orders that can be made by the Consumer, Trader and Tenancy Tribunal are: • • • •

an order that the landlord do repairs an order that the rent can be paid to the Tribunal until the repairs are done an order that the rent be reduced until the time it is fixed an order to compensate the tenant for losses (eg. Damage to their belongings from a leaking pipe after they told the landlord the pipe was leaking).
