DO WE BUY NOW?

Darin’s Desk Agents Adjusting to a Falling Market

There is no question that the market has adjusted and as predicted 18 months ago this change will see some major changes in the real estate landscape as we already have seen with agents hopping between agencies looking for where the easier buck (rarely finding it) rather than looking at the most important thing which is their client. But as most real estate agents find out, that it is not the brand that makes the sales, it the process and the TEAM, and the better the process and TEAMWORK the shorter the days on market the home is on for and this makes a HUGE difference to the price of the property. Just think about it, if you see a property that has just come on the market and it is perfect for you, what would you pay? Asking price, higher, close too? What about if that same perfect property was on for 12 months? Asking price, 5% less, 10% or even 20% less. Statistics show us that days on market is vital but there are other things to consider as well: presentation, work needed, material facts (a question all buyers should ask all agents – in real estate term what’s wrong with it), the agent representing the property, marketing – which is so much more than advertising.

So, the big question - Do we buy now?

Yes, in the last three years there has never been more selection and with a decrease in the market there is a huge opportunity to secure some equity which is awesome for buyers, investors and homebuyers alike. While there are plenty of doom and gloom predictions from people outside the real estate industry, what we know is that real estate always returns where it has been. What this means is that if a property was worth $500,000 and now you can buy it for $450,000, even though a valuer will say it is worth $450,000, you know that the price will return if not (as the market does) to increase past this point. Awesome news because you are buying your future equity (growth) in your 5

purchase with some confidence that if real estate does what it normally does, you’re in a great position.

What if the real estate drops further?

Who cares, real estate traditionally goes up every 7-10 years but the trend with low interest rates, prices decreased (in the last 6 months) and lower vacancy rates (less properties to rent), the pressure on lack of affordable housing (and Central Coast is gold for this) means that real estate should return sooner rather than later. For those of you that say “what about” (politics, world events, cycles, the banks toughening up lending etc etc) and yes you can take all of these things into consideration and you should. I love horse racing and sometimes the more you know the less you know, sometimes you analyse it so hard and worry about the horse, form, stage of prep, breeding, rails position, track condition and the list goes on, only to find that your first instinct was possibly your best or you should have followed the expert giving the tips. Tip 1: Buy now Tip 2: If you’re selling to buy, do it now (more selection homes, cheaper price to sell mean less commission and cheaper time to buy means less stamp duty)

Exciting news for landlords, the rent list is getting slim which means quality tenants are waiting to secure great properties right away. I recently went with a lot of property managers to ARPM (Australian Real Estate Property Management conference) which was held at Star City Casino Sydney. There some of the best coaches from around the country displayed and demonstrated new techniques, trends and achievements in the property management world. The wealth of knowledge we all gained was tremendous and it made me think, what about the Property Managers that didn’t attend, how are they going to stay proactive in a world that reaction means the landlord loses big time.
