THE FUTURE OF REAL ESTATE TECHNOLOGY In Gary Keller’s (Co-Founder and Chairman of Keller Williams International) Vision Speach, he expressed that we have moved into the “‘fourth industrial revolution’ – an era of the machinepowered ‘know-it-all’ business that’s always on, analyzing, learning and thinking”.
As our team began to mastermind on “A-Ha’s” from Family Reunion, there were two themes that kept popping up. One was becoming laser focused on one thing and committing to mastery of that chosen skill or service. The other was that the ‘local expert’ still wins.
Focus on One Thing
You’ve probably heard about it: “shiny object syndrome”, “squirrel”, or one of the other countless names we’ve given it. In the world of real estate, it is easy to want to switch from one lead generation strategy to the next if we don’t see an immediate return on our investments. The Mega Teams and Agents that sat on the stage of Family Reunion took a different approach and it was evident that their approach works! For example, one team decided that they want to knock reviews out of the park. They focused on reviews, finding first what didn’t work and then eventually finding the sweet spot of what worked. Once they hit that sweet spot, they didn’t move onto the next thing but instead, they stuck with it and now see a consistent return on the time and effort devoted to generating online reviews.
Just as companies like Blockbuster have been disrupted by data-driven companies like Netflix, the Real Estate industry is ready for another disruption. Now, more than ever, Realtors have companies offering leads and business simplicity in exchange for the data that Realtors have put hard work into. “With the impending ‘digital boom’, more and more technology companies are flooding into the real estate space, vying for agents’ data. The goal is to turn this data into meaningful insights and run their businesses off of agents’ hard work.” (blog. kw.com). Gary Keller believes that the winners of the Data Share War will be decided within the next 12-18 months. In anticipation of this, Keller Williams has been working on developing new technology alongside with its group of over 170,000 agents through a process called Labs. By doing so, Keller Williams is working to eliminate “bolt-on” technology from being a necessity to Realtors, ensuring that they have control over their data and the technology tools they are using. Keller Williams also released their powerful Data Rights Pledge, stating “We will always respect your data as your business and we will always allow you to take your data with you.”

Despite the countless advances in technology, marketing, and real estate in general, consumers continue to crave genuine faceto-face communication. The Mega Teams that saw the largest return on their marketing and lead generation efforts focused on one community, a strategy also known as farming. They made it a point to host at least two face-to-face events per year for their “farm”, in which they could build a means for their community to like, know and trust them.
