S I N G L E - FA M I LY R E S I D E N C E S A L E S As we move into 4th quarter, we are beginning to see material components of the market shift in comparison with 3rd quarter. (1) Sellers continue to price their homes aggressively, based on historical price trends. (2) Multiple offers are slowing, especially in the $1M+ bracket. (3) Buyer fatigue (resulting from multiple offer scenarios and their offers not being accepted) combined with higher prices are the leading cause of the slightly slower pace of the market. Finally, (4) we are observing a greater number of new listings come to market (albeit over the past 25 days). Our economy and job growth numbers remain strong, which is an indicator that buyer demand and lower inventory are still prevalent in the market. We will be watching these indicators closely, as the 4th quarter progresses, to determine if Seattle is truly starting to see a bit of balance in the real estate market.
