WHEELER STREET The KIPP Academy Lynn Collegiate High School is an adaptive re-use of an existing building located in downtown Lynn. The existing building, which was historically used as a food department store owned by the J.B. Blood Company in the 1900’s, is a 4-story cast-in-place 2-way concrete structure with masonry infill at the exterior walls. The site also directly abuts an active MBTA commuter rail line along the south elevation. Given that this building was to be the new and extremely visible home of KIPP’s High School program and its 500 students, and since much of the exterior masonry was in need of repair, the design team saw this as an opportunity to revitalize and rebrand the entirety of the structure and space.

This was achieved through a strategic combination of exterior repairs and upgrades, interior graphic signage, and creative space planning in order to navigate the challenging existing conditions, program requirements, and client budget. SITE PLAN


In addition to masonry repairs, repointing, and complete window replacement, the exterior will also be given a new look through the use of masonry staining. This also helps mitigate the decades of mismatched brick and mortar replacements to give a more uniform look to the exterior.

The Conservatory Lab Charter School is a unique elementary school program located in Dudley Square. The core of the curriculum is the El Sistema program, which uses ensemble focused music education to empower and inspire its students. Another key component of the curriculum is Expeditionary Learning, which emphasizes project-based and inquirybased learning opportunities. These unique program requirements create a need for a variety of different spaces throughout the school, which includes several ensemble spaces, a dual purpose cafeteria/auditorium, gymnasium, and numerous breakout spaces. Conceptually, the massing of the building is organized around an open entry promenade that runs through the center of the building. Connected to this are the 4-story classroom wing, cafetorium, and gymnasium volumes. The building is fronted by a large open landscaped courtyard, which marks the main entry and also provides a space for informal gatherings. Students, teachers, and visitors enter the building and land in large open volume of the entry promenade and learning commons.

The main volumes of the building are clad in a dark, ironspot brick. The school’s unique ensemble, breakout, and performance spaces created by the El Sistema program are highlighted and accentuated by areas clad in warm toned aluminum panels.

Arrowstreet Designer Schematic Design

The design of the decorative screen for the 88 Cambridgepark Drive garage was part of a larger mixed-use residential development in Alewife by the Hanover Company. Currently under construction, the 8-level open air garage contains 445 parking spaces and is constructed using a typical precast concrete tee structure.

SITE AXONOMETRIC

The design of the screen uses angled yellow and blue colored steel pipes and rods attached to the exterior face of the precast concrete spandrels. This simple system creates a dynamic visual effect as one approaches and passes in front of the garage en route to the garage entrance or directly adjacent residences, while still maintaining open air requirements for ventilation.
