This large addition to an older Mililani home was designed to seamlessly integrate the new with the old in a way so that it looks as if there never was an addition done to the building. The new living room over a two car garage which has a vaulted wood ceiling opens into a bedroom which was converted into an upstairs kitchen. This addition made a wonderful two bedroom one bath apartment for the clients grown daughter.

This hillside home in Kaneohe was designed with a tall roof to be cool and has a large covered veranda to take advantage of the view of the Pali. We wanted the home to be reminiscent of old plantation style while enjoying all the modern conveniences such as full insulation, radiant barrier, Solar hot water, low maintenance travertine shower surrounds, and fifty year James Hardie siding.

BEFORE This whole house rebuild included 1600 square feet of covered deck which wrapped around this Kaaawa beach house with views of the mountains, the creek which runs through the property, and the ocean out in front. The interior style of this house is Country Cottage and includes three Ohia trees with their branches as the main structural supports and the main focal design aspect.

ADDITION This Niu Valley tract home from the seventies was poorly designed and had worn out windows, rotting siding, and mold issues in the drywall. We designed and built a beautiful two story addition moving the kitchen to the back of the property, opening up the living room, and creating a luxurious master suite with a resort style spa bath. We also completely re finished the house and installed radiant barrier foil in the ceilings and insulated the house for comfort.

This Kaimuki home which had already had two completely different style additions was in terrible structural condition, was hot, and had worn out kitchens and bathrooms, and had a terrible floor plan. We transformed this old house into a modern, efficient, and beautiful executive quality home with real charm. The kitchen is fit for a chef, the bathrooms are all luxurious custom travertine spa’s, and the bedrooms have full insulation, ceiling fans, and air conditioning.

This thirty year old Makakilo tract home was used as a rental for twenty years and completely trashed. Our clients who were just retired needed to make this home comfortable for them in less than four months on a tight budget. We did a complete rebuild and converted the large utility room into a nice master suite increasing the floor area by 400 feet. We made the house double wall and installed new hurricane hold downs, roofing, drywall, doors, vinyl windows, siding, wiring, plumbing, cabinets, and flooring.

This large Pearl City home was designed as a multigenerational family home and gathering place. There are five bedrooms, four and a half bathrooms, two living rooms, a large open style kitchen downstairs with a walk in pantry, a small efficient wet bar upstairs with a snack bar set into view windows, a large laundry room with floor drain, a two car garage, and a covered party patio out in front. The entire back side of this house was soundproofed with Quiet Rock soundproof drywall to keep the noise of Moanalua road from disturbing the family. The combination of full insulation, seven split unit air conditioners, and thirteen ceiling fans makes this one of the coolest houses in pearl city and the efficiency of the split units keeps utility costs low.

This quaint Wahiawa two bedroom cottage was built in the Lanna style from Thailand with all teak interiors. The house has a large roof with vaulted ceilings inside and is set on posts elevated to catch the Wahiawa breezes and create an unobstructed view plane of Mount Kaala. There is a 900 square foot partially covered wrap around deck with carved teak railings. The teak doors, paneling, deck railing, and artwork was imported from Thailand.
