All the sprucing up in the yard may make you turn a critical eye to the exterior of your home. While you can paint the outside of your home yourself, most homeowners choose to hire a contractor for this big job. Set up a meeting

Ask friends, family and the local paint store for recommendations, then set up a meeting time with each contractor. He or she will want to walk around your home and take a close look at all the surfaces to provide a detailed estimate. Be wary of short visits. Ask how big the contractor’s crew is and how much experience they have.

Get it in writing

Each contractor should provide you with a written estimate that includes a complete breakdown of costs, including labor and supplies. Look for the brand of paint they plan to use, number of coats and surface prep work that must be done, like replac-

ing rotten wood. Once you pick a contractor, they also should provide you with a written contract. The contract should include everything in the estimate, plus a clear outline of what is and is not included in the work. You also can ask for a guarantee of the work; your paint may offer a warranty, but it probably doesn’t include labor.

Check references and credentials

Talk to past clients and, if you can, look at their work from several years ago to see how well it holds up. Also check more recent projects to see the skills of the current crew. Make sure each contractor is up to date with any local or state licenses and that they have their own insurance.

Housing Matters: Tired of losing the bidding war?

n today’s real estate market, most houses are getting at least 5 offers. If you find that you are not even getting into the race, there are steps you can take to improve your chances. Being ready to make an offer takes some work and planning. Here are the steps you should take to win the bidding war. 1. Get a mortgage preapproval. You can get a mortgage pre-qualification or a mortgage pre approval. The pre-qualification shows that you have talked to a lender and that from what you have told them, you should be able to get a loan for a certain amount. You still need to turn in paperwork, verify employment, etc. A pre-approval shows that you have talked to a lender, given them all the paperwork that they need to qualify you, had your employment verified, and you are qualified and ready to go with a loan for a certain amount. You only need to find a house, get an accepted offer and an appraisal. All other factors being equal, which do you think will carry more weight? All offers per the purchase contract must be accompanied by

Joan Wilson a pre-qualification or preapproval letter and it takes some time to get either letter, so go ahead and get it. 2. Have a clear budget in mind. This means know your numbers so you don’t get in over your head. Right now, some offers are over the listing price and over what the property will appraise for even in the current market. Work with properties that at least fit under what you want to spend or finance. Currently 98% of all homes are selling for an average of 101% of the listing price. You can probably get financing for the home you want to

appraise for 1% over a fair market listing price, but there are no guarantees. You should know the amount you can pay above appraisal if you choose to make an offer. Be aware that not all homes are priced at fair market value in today’s world. Be sure your agent runs competitive market analysis numbers for you prior to writing your offer up. The last thing you want is a house that won’t appraise for what you offered and you have no idea that it even had a chance of the appraisal coming in low. Knowing the numbers helps you be prepared no matter how the appraisal comes in. 3. Having a list of “Must Haves” and a list of “It would be nice, but not necessary” will help you. If you know what you absolutely must have, looking at homes becomes a lot easier. If you know you need 1500 sq. ft., there is no reason to look at 1200. If you need 4 bedrooms, you can look at 4 and 5 bedrooms, but 3 bedrooms won’t be enough, then don’t go look at these homes. You will find the process less frustrating and far more fun if you stick with what will work for you. If you would like to have a pool, but it

is ok if it doesn’t have one, then look at homes with or without pools. I’ve watched people that stop enjoying the process of buying a home because they wanted to see everything that comes on the market weather it fits their needs or not. Pretty soon, they don’t even want to see the ones that do meet their criteria. House Hunting Burn-Out is a real thing. 4. Write a competitive offer. If every decent home is going for list or higher, why would you even think of writing an offer for less than list if the competitive market analysis says the price is right? You will not win the bidding war that way. There are some homes that will go for a little under the list price and your REALTOR® can help you find them. These are the houses that have been on the market for a month or more. The house probably needs a little work, is a little too far out, or may have been overpriced in the first place. 5. Be quick to write an offer on the house you want. Thinking about it overnight could cost you the home. Keep in mind, the average home is getting 5 offers within the first few days, the exceptional homes

are getting even more. I have written offers on the hood of my car in order to accommodate getting my clients offer to the seller in a timely manner. One last thing that you should know. Cash is King. Even if you want to finance, if you have cash, you have a better chance of winning the bidding war. The advantage you have now is there is a loan you can get as soon as you own the house. This loan is called a “Deferred Financing” loan. This allows you to pay cash, then replenish your cash by financing the house after the close of escrow. There are some requirements that are in place. You can only get 80% of the cash back, there will be an appraisal, and the loan has to be completed within the first 6 months.
