WE ARE EXPERIENCED INVESTORS...

...who have learned lessons along the way and are resources for you throughout your journey.

WHAT OUR CLIENTS HAVE TO SAY I've been in the real estate investment world for a number of years and have had the opportunity to work with agents/brokers across the country, purchasing both primary residences as well as investment properties. Kristen and Schuyler are some of the best agents I have come across. Schuyler and I have had an opportunity to purchase several investment homes. Schuyler does an excellent job of analyzing returns conservatively (with a realistic estimate), gathering supporting comparative data, and being patient during the process. I never felt rushed nor did I question the deal when we chose to move forward. I highly recommend the Williamson Group for all your real estate needs. Even if they are not able to help you, they will help get you to someone who can.

- Nic C. I recently purchased an investment property with Williamson Group.  They are great at finding good neighborhoods and investment opportunities that cash flow!  The team is efficient, organized and is quick to respond to questions.  I can't say enough how great it is to partner with them and looking forward to working again in the future!

- Aron V.  Schuyler and Kristen run a highly professional organization, and they are extremely knowledgeable of the Austin market. When were ready to present an offer, Schuyler provided excellent advice and supported us throughout the entire negotiation process.  All of his communications were timely and precise, and his recommendations were spot on.  Gracie assisted us in completing all of the required documentation, all the way from the initial offer to the closing documents.  She reminded us of deadlines, researched issues, and pleasantly answered every question we asked of her. Schuyler, Kristen, and Gracie went above and beyond, and they fully exceeded our expectations.

1. Criteria - What You Buy

Finding investment properties is about knowing what you are looking for and looking for it!

Have CLEAR CRITERIA for the property you want to invest in:

1. Location -

Specialize in a neighborhood, subdivision, or area of town

so you can make informed decisions about the properties you find there. Location is the one thing that is impossible to duplicate.

2. Type -

Single-family homes or multifamily properties? Urban or

suburban? New construction or resale? Single-family homes are great for appreciation and relative stability. Multifamily properties offer multiple streams of income.

3. Economic -

You should know the price range in which you want to buy,

the discount you will require, the cash flow you expect to receive, and the appreciation you hope to make.

4. Condition -

How much cash will you need to make any repairs? How

long will it take to put the property in rentable or sellable condition? How much risk is involved?

5. Construction - A

property's construction has a big impact on

maintenance and expenses.

6. Features & Amenities -

Features include basics such as the number

of stories, bedrooms, bathrooms, and living areas. Amenities are the unexpected extras a property may have.

FINDING YOUR PERFECT INVESTMENT Once you have clearly defined your criteria, we will know what types of properties you will consider, and what you will buy.

To find great investment properties, you will need lots of leads - we will help you execute your search to find these leads.

As your partner and core advocates, we are in situations that regularly generate investment leads and will absolutely share them with you when they match your criteria.

You will also have a personal portal created for you using your criteria in the Multiple Listing Service (MLS) and we make it easy to search for your dream home from any device on our website.

You can quickly view home details, scroll though photos, leave notes for us, and "favorite" the homes you want to view.

Other Ways To Lead Generate: Prospecting: - Telephone  - Face-to-Face - Walking/Driving Area - Investment Clubs/Event - Public Postings  Marketing: - Email  - Online advertisements  - Targeted mailings

Helping You Find Properties

Because of our

company

partnership with Keller Williams, the largest real estate

in the United States, we have a large network and access to many

groups including the realty ones below:

Market Center Network:

With over 900 agents in our local office and

thousands in the Austin area, we have a vast network that allows us to preview upcoming listings even before they hit the market.Â

Outside Agent Network:

Our database includes hundreds of agents with

other companies who provide daily email blasts of new properties.

FSBO :

Our team will search through FSBO listings and contact the owner for

you to make an appointment. Most times the homeowner will work with an agent even though their home is not listed, since the agent is introducing a potential buyer to their property.

Social Media

- We're able to search though private Broker Forums, Broker

Undergrounds, and groups like Austin Real Estate Alliance to ensure we are seizing every opportunity to find your perfect home.Â

KW Pocket Listings

- Our Keller Williams network also provides us access to

exclusive listings not marketed on MLS.

DEAL OF THE DAY EXCLUSIVE INVESTOR EMAILS

Our team actively sources new investment opportunities and distributes them to our exclusive investor email list. We only source properties that cash flow over $100 a month and have over a 15% ROI.

Properties are on a first come, first serve basis.
