WHAT PEOPLE ARE SAYING

Marissa is an incredible Transaction Coordinator. I never have to worry if something is missing or being done. She is always on top of it, she organized and professional in every way. As an agent, she helps me do my job in the field while doing all the behind the scenes paperwork. I couldn’t do what I do, as an agent, without her.

Marissa Tooley's assistance, attentiveness and professionalism allowed me to take my business to the next level. As a type A personality, it was difficult for me to delegate management of my transaction timeline's to anyone. She has exceeded my expectations and will be forever my secret weapon. She is an amazing REALTOR® ,

Transaction Coordinator, and person. Having her as a TC allowed me to increase my volume knowing that I had an All-Star on my Team. I highly recommend that you let her take a swing at the plate for your transaction.

Marissa is a God-sent angel. We met at one of West USA Realty offices and we started working together immediately. She is the perfect TC, and an amazing human being. She is the partner that goes the extra mile, and is always willing to do what it takes to get it done. When needed, she was working on weekends or late at night. I feel blessed that God brought Marissa to me and I am honored to work with her.

REAL ESTATE LEGAL ISSSUES FOR SELLERS

When it comes to selling real estate, there are several legal considerations that sellers should keep in mind. Here are some potential legal pitfalls for sellers:

1. FAILURE TO DISCLOSE:

Sellers are legally required to disclose certain information about the property to potential buyers, including any known defects, past renovations or repairs, and other material facts that could affect the value of the property. Failure to disclose this information can lead to legal action by the buyer.

2. BREACH OF CONTRACT:

Sellers who breach the terms of a contract with a buyer may be subject to legal action. This could include failing to meet deadlines, failing to complete agreed-upon repairs, or other violations of the contract.

3. TITLE ISSUES:

If there are issues with the title of the property, such as liens or other encumbrances, it can complicate the selling process and lead to legal issues. Sellers should ensure that the title is clear before listing the property for sale.

4. ZONING & LAND USE RESTRICTIONS:

If the property is subject to zoning or land use restrictions, the seller may need to obtain permits or approvals before selling the property. Failure to comply with these requirements can result in legal action.

5. ENVIRONMENTAL ISSUES:

If the property has environmental issues, such as hazardous waste or contamination, the seller may be required to disclose this information to potential buyers. Failure to disclose this information can result in legal action.

6. REAL ESTATE FRAUD:

Sellers who engage in real estate fraud, such as misrepresenting the value of the property or withholding information from potential buyers, can face legal consequences.

Overall, sellers should be aware of these potential legal pitfalls and work with a real estate agent and/or a real estate attorney who can help ensure that all legal requirements are met during the selling process.

7 WAYS ARTIFICIAL INTELLIGENCE CAN BENEFIT YOUR REAL ESTATE BUSINESS

Artificial Intelligence, chatbots, and OpenAI’s GPT-3 have been some of the biggest buzzwords of early 2023 - not just in the world of tech but also in the real estate industry. But why should real estate agents be using AI? There are a number of ways that artificial intelligence can enhance a real estate professional’s productivity. AI has enormous potential to make life easier for agents while simultaneously helping them increase sales. It can be a great way to make your business stand out in 2023.

One of the easiest ways to get started with using Artificial Intelligence for your real estate business is through your CRM. Wise Agent is proud to be the first real estate CRM to integrate with OpenAI’s GPT-3! The new feature, called the AI Writing Assistant, is available for free to all Wise Agent members.

So how can this feature work for you and your business? Here are seven ways how the AI Writing Assistant will benefit real estate professionals:

#1 STREAMLINED COMMUNICATION

The AI Writing Assistant can quickly generate personalized and accurate responses to common client questions, freeing up time for real estate agents to focus on other tasks.

#2 EFFICIENT NATURAL CONNECTIONS

By understanding and processing language, the AI Writing Assistant can facilitate more natural and efficient communication with real estate clients.

#3 AUTOMATION

By automating certain writing tasks and streamlining communication, the AI Writing Assistant could help real estate brokers and agents be more productive and efficient in their daily work.

#4 ENHANCED CUSTOMER SERVICE

#5 COMPETITIVE ADVANTAGE

By implementing cutting-edge technology like the AI Writing Assistant, real estate professionals can differentiate themselves from their competition and demonstrate a commitment to innovation.

#6 TIME-SAVING

By automating certain tasks and streamlining communication, the AI Writing Assistant can help agents save time and be more efficient in their work.

#7 INCREASED REACH

The AI Writing Assistant can help agents communicate with more clients in a shorter period of time, potentially increasing their reach and expanding their customer base.

HOW TO GET STARTED

The AI Writing Assistant will be accessible to Wise Agent members through the Content Library in the CRM, where members’ content is created or customized.

Getting started is simple. Wise Agent members only have to click the ‘AI Writing Assistant’ button and submit a prompt. After that, the writing assistant will automatically populate written content into the body of the editor in seconds. The written content can then be edited and shared as emails, text messages, drip campaigns, letters, and so much more.

Overall, the AI Writing Assistant feature is an essential tool for any real estate professional looking to improve their marketing content and save time and effort. Get started with this feature today so you can take the hassle out of content creation and get back to what matters most, growing your business and building relationships.
