4th QUARTER THOUGHTS

Thanks for looking at the micro report. The results are as expected. Prices up, transactions down, and inventory weak but growing. As for interest rates, they hover around 6%, which is the “normal and usual” rate over the past 50-year period. The first house I purchased in 1976 had a 6% interest rate; anyone who is waiting for rates to drop to the 3s again will probably never buy. Those low rates actually messed up our market. The buying frenzy not only ate up inventory but also caused a dramatic increase in prices for which we are still suffering.

Next, the merger of Compass and Anywhere (Coldwell Banker, Sotheby’s, Corcoran, plus other franchises) is further consolidation of the industry. Think Toyota vs. Mercedes. I think this is a great situation for the smaller brokerages who depend on personal relationships and higher quality service. We are not at all intimidated as they work for stockholders and we work for clients. As they try to keep listings to themselves in an attempt to get two sides of a transaction, we are believers in SHARING with the community as a whole to benefit our sellers. That’s our job.

Finally, it is disappointing but understandable that Rick Caruso has decided not to run for mayor of Los Angeles or Governor of California. We could use some great ideas and even better common sense in our government. Do you realize that 12 of the 15 LA City Council members have NEVER had a job in the private sector? They don’t have any understanding of what it takes to be in business. I just read a study that showed California led the nation for the 5th year in a row in net emigration - 5 years in a row.
