Home Warranty Claim Approvals A home warranty covers specific items in our home that fail due to normal wear and tear— filling a gap in coverage from your homeowners insurance policy. However, there are three things homeowners should do to increase the chance their claim is approved and processed. First, tackle items noted in the home inspection as needing further review, repair or replacement. It’s easy to put these off, especially if something is minor and currently just a nuisance, but these need to be address before a significant failure occurs. Second, provide routine maintenance on your items to ensure they remain in good working order (for example, regularly change your furnace filters). Neglecting to properly maintain these items could cause a claim to be denied. Third, make sure you involve your home warranty company the moment you notice an issue. Almost all warranty companies provide 24/7/365 service, so you can notify them right away. Calling a service company out or having work done without prior authorization will jeopardize your ability to get reimbursed or have the claim approved. And here’s a bonus tip—warranty companies especially scrutinize claims that occur in the first 30 days because of the possibility of pre-existing conditions. Make sure you have a thorough home inspection, several walk throughs, and review the seller disclosure prior to purchasing your home. If you addressed issues in the home inspection, keep copies of the service records as proof. Always contact your home warranty company if you have questions regarding coverage, even if no problem has yet arisen—it’s better to address them before issues occur. • We are in the middle of hurricane season, which is not the time for more flood insurance uncertainty. • Flood insurance is required for a mortgage in 22,000 communities nationwide. • Each lapse costs 1,300 home sales per day. • Each home sale means 2 jobs and $80,000 to the U.S. economy. • Short-term extensions and lapses of NFIP introduce uncertainty into real estate transactions that typically last 30-45 days. • When flood insurance is not available at the closing table, consumers lose financing or pay fees to hold interest rates. Locally, the City of Greensburg has created a vacant property registry that is to be funded by the owners of those properties. More specific details and fee costs are being considered. The ordinance also creates new maintenance and security requirements. Owners are responsible for keeping vacant properties free of weeds and debris, and ensuring the building is secure. The 2019 General Election is fast approaching. This election includes races for school board, municipal office and county row offices. DUES INFORMATION 2019 and 2020 National Dues The NATIONAL ASSOCIATION OF REALTORS® dues are $150 per member 2020. This amount is billed to all active REALTOR® and REALTOR® Associate members through their primary local association and is due and owing to NAR by Jan. 1. Brokers are also assessed NAR dues times the number of non-member salespersons, if any, in their office. National dues are prorated monthly for new members based on the join date. This proration only applies in the calendar year the member joins NAR. Thereafter, full year dues are due and owing by January 1. The waiver of NAR dues for REALTORS® and their spouses called up from reserves to active duty deployment approved for the 2002 dues after the 9/11/01 tragedies, has been extended to cover dues for 2020. The Special Assessment for the Consumer Advertising Campaign (formerly known as Public Awareness Campaign) is $35 for 2019 and 2020. The assessment is billed to all active REALTOR® and REALTOR® Associate members through their primary local association and is due and owing to NAR by Jan. 1. This assessment is not pro-rated. New members will owe the full $35 when joining NAR. The Consumer Advertising Campaign special assessment is not charged to Institute Affiliate members, nor is it charged for non-members salespersons. It is also not charged for National REALTOR® Emeritus. Nondeductible Dues Compliance with the Tax Reform Act of 1993 requires that the portion of dues attributable to lobbying and political activities at the State and Federal levels of government be considered nondeductible for income tax purposes. This nondeductible portion must be disclosed to members on their dues invoice each year. For 2020, with dues at $150 per member, NAR computes 38 percent or $57 to be nondeductible for the member's income tax purposes due to NAR lobbying efforts. Please note that the entire $35 Consumer Advertising Campaign special assessment qualifies as fully deductible. In addition, contributions (including member dues) to NAR are not tax deductible as charitable contributions. However, they may be tax deductible under other provisions of the Internal Revenue Code.

Please note the following are NAR Deadlines and Policies which all Associations, no matter the area, must abide by: The deadline to pay your 2020 Dues is Tuesday, December 31, 2019. If paid late between 1/1/20 and 1/31/20, your dues are considered overdue and will include a $50.00 late fee. All members not paid in full by 1/31/20 will automatically become inactive in the NRDS system. Once made inactive, the member will incur a $100.00 reactivation fee in addition to their renewal dues. Brokers can be held responsible to pay dues for a member if that non-paid member continues to be a licensed agent in their office per the PALS website. If a Broker has unpaid employees in their office past March 31, 2020, the entire office can be made inactive in the NRDS system. If an agent goes into Referral or Escrow, that information must be provided to WWAOR.
