Pots of potential for investors ... 80 William Street, Paddington.

Shop-unit combo makes a sexy buy A RETAIL space that sells upmarket underwear attracted investors yesterday who saw the potential of 80 William Street, Paddington. The 90sqm property, which has a two-bedroom unit upstairs, last traded in May 2003 for $570,000. Yesterday more than $950,000 was anticipated through Craig Caughlan and James Dack of McGrath Estate Agents. Negotiating, result expected tomorrow. A deceased estate built in the 1930s in Daceyville was looked at by more than 100 house hunters before its auction yesterday through Marc and Michael Marano of Oxford Real Estate. The two-bedroom, one-bathroom semi on 308 sq m at 42 Isaac Smith Street is partially renovated with a new bathroom and kitchen. More than $650,000 was expected. Sold for $755,000.

IN 1945 a young married couple bought two semi-detached houses on Short Street in Balmain. It was a post-war dream come true in which they would turn the two homes into one, and raise their three boys in suburban charm. One of those boys, Ken McManus, remembers long summer afternoons playing in the street with the neighbourhood children. ‘‘If a car came along we would get annoyed, as it was rare and would upset our game,’’ he said. For more than 50 years Mr McManus’s late mother lived in the family home until she became ill and moved to a nursing home. ‘‘That was when I came in and fixed the house up a bit. I did a lot of maintenance and painting, that sort of thing, and then renters moved in,’’ Mr McManus said. For the first time in 66 years, 7 Short Street was put to auction yesterday. The auctioneer, Peter Baldwin, told the crowed of about 25 that the winning bidders would benefit from from ‘‘a lot of space’’. The original double-fronted, four-bedroom, single-storey Balmain classic on 253 square metres was passed in at the vendor’s bid of $1.1 million, having attracted only one bid from a young family. Agent Sean Merhi, of Richardson & Wrench Balmain, had no doubt however that the home would sell very soon.

Two in one ... after being passed in yesterday, 7 Short Street, Balmain, is on the market for $1.25 million. Photos: James Brickwood With an asking price of $1.25 million, it’s a renovator’s dream. The McManus family had joined the two houses resulting in two kitchens and two bathrooms. They knocked a wall down, creating a large bedroom at the front of the house, next to the main room across the hall which has a sliding door onto the front porch. The open-plan lounge and dining

leads to a rear courtyard. The agent said the home could be easily converted back into two properties, offering the flexibility of living in one and leasing the other. The house is the fourth from the top of the street, which intersects with trendy Darling Street, home to many shops, cafes, pubs, and neat eateries. It’s also a short walk to ferries.
