Tenancy Management – all aspects of managing the landlord & tenant

relationship, review of all relevant documentation, implementation of rent reviews or renewal events, ensure compliance with tenant covenants, pursuit of all arrears – historic or current, regular inspections of buildings, dealing with tenant consent requests, identify and implement income enhancement opportunities; • Facilities Management – provision of services to acceptable standards at economic cost, appointment and supervision of contractors, minimise irrecoverable expenditure, appointment of local contractors to act in emergencies; • Security – frequent inspection by management surveyors or caretakers, implementation of fixed mechanical or employed staff where appropriate, implement and observe “silent risk” requirements for empty properties;


PROPERTY MANAGEMENT CAPABILITIES AND PROCESSES (Contiinued) • Financial Management – computerised accounting systems to issue demands for rent, service charge etc, via pro-forma or VAT invoices, implement strict credit control regimes, management of service charge monies, preparation of service charge accounts and budgets, prompt and regular accounting for income to the client, comprehensive statements of account, records of income and expenditure provided electronically or in hard copy, full in-house rates audit/management service offering strategies to minimise void rates liabilities; • Miscellaneous – management personnel liaise closely with LPA personnel in order to proactively formulate and implement the best management regime for the property in question, seeking to maximise value. Broader asset management opportunities are identified, costed and implemented as agreed. Property management services can alter flexibly in order to adapt to changing circumstances, physical or financial, over the life of a case;
