Due to the amount of properties needing repair, the availability of qualified licensed contractors is in short supply. This results in less competitive bids due to the supply and demand, which ultimately leads to higher repair costs for up to a year. Further complicating things is the tremendously high volume of insurance and FEMA claims. The Citizens Property Insurance Corp., a creation of the Florida Legislature that provides insurance to coastal residents who can’t find coverage elsewhere, says it has received more than 45,000 claims related to Irma, but that number could balloon to 70,000 within 18 to 24 months. Meanwhile, FEMA reports it has provided $124.2 million in repairs to Florida homes and businesses that aren’t covered by insurance. Naturally, these factors and more will lead to both shifts in the local real estate market. Properties located outside flood zones that received minimum damage will sell for a premium price as early as November 2017. You shouldn’t be surprised to see a 5% increase

in selling price for these properties compared to their pre-hurricane prices, due to high demand but inadequate supply. Properties with flood damage, on the other hand, will take months to be repaired thanks to delays from FEMA and insurance company settlements. These houses will take a hit in their selling price and are likely to be looked over by many buyers. These trends will likely carry through the entirety of 2018. However, if Florida is fortunate enough to avoid any major storms or hurricanes in 2018, the stigma surrounding the market will dissipate and prices should return to their pre-hurricane standards. Florida will continue to grow in population, which will enhance the demand for real estate sales and rentals. Despite Hurricane Irma’s effects on the market, real estate is still one of the most important assets a person can own to ensure their future.
