Your home in Baw Baw

Lucky and Sanj Mendis will soon join the Baw Baw community after building their “forever home” at Drouin’s Fairways estate, near the Drouin Country Club and just seconds to Princes Fwy access to Melbourne.

Working with SJD as their builder, Lucky and Sanj were pleased with the support they’ve received in creating their dream home.

Originally from Sri Lanka but having lived in Berwick for the past several years, the Mendis’ were ready to find a place to put down their roots with their two Labrador “fur babies.”

“We would like to start a family one day and with the schools of all sorts available in Baw Baw, we thought it was a good choice,” Lucky said. “The neighbours have been so friendly

and we look forward to getting involved in our new community.”

Lucky and Sanj did extensive research before deciding to make the move to Baw Baw. When it came to finding the right community and value for money, the block of land they purchased at Fairways was the perfect choice for their lifestyle and future aspirations.

“I think it will be our forever home,” said Lucky. “Driving around a few places, it became apparent that Drouin is where we wanted to be.”

Their two Labradors will enjoy walks at the nearby Drouin Country Club and in the generous surrounds of the estate, while Sanj and Lucky look forward to creating a home where they can grow a family and welcome relatives from overseas.

Creating a sense of community

“It feels like a community,” Lucky said. “It will give us a space to connect with family.”

Having been in Australia for close to 17 years, the couple felt it was the right time to build a home that truly reflected their future plans and provided a welcoming space for family.

Both working in the finance sector in the city, Sanj and Lucky are optimistic about their commute. “We hope with the bus service finally nearly finished that the commute via train to Melbourne will be easy,” Sanj said.

“We knew it when we saw it,” Lucky added. “This was where we wanted to be.”

The Mendis’ are particularly looking forward to welcoming their parents when they come to visit Australia, and are excited to become part of the growing Drouin community.

Sanj and Lucky Mendis will soon move into their “forever home” in Drouin and are looking forward to being part of the community.

The event runs from 11:00am to 3:00pm and is open to all. For updates and to RSVP, head to the Warragul Crownlea Facebook page.

Metricon celebrates a historic

decade as Australia’s number one home builder

Metricon has been named Australia’s number one home builder for the 10th consecutive year with the release of the HIA COLORBOND® Steel Housing Top 100 Report.

This milestone marks a historic decade of leadership, with close to 48,000 homes delivered nationally over the past ten years.

The 2024/25 report, released in Melbourne, confirms Metricon secured the top position with 4,015 site starts across Victoria, Queensland, New South Wales, and South Australia, representing a 3.1% increase on the 3,894 starts reported in 2023/24.

“This is the first year of growth in Metricon site starts since 2019/20, signalling renewed momentum in what has been a highly challenging market,” said Brad Duggan, Metricon CEO.

“To achieve ten consecutive years as Australia’s number one builder is an extraordinary milestone — one that speaks to our unwavering commitment to quality, affordability, and customer trust.”

“Over the past decade, 48,000 Australians have chosen Metricon to build their home, significantly more than any other builder, and that trust is the foundation of our business.”

Metricon has proudly been named a 2025 Product Review Award Winner, reinforcing its customer-first approach and strong reputation for helping Australians ‘love where they live’.

“This award highlights our ongoing focus on customer satisfaction, quality, and affordability,” Duggan said.

“Regardless of rankings, our purpose remains the same — building outstanding homes that Australians love.”

“We’re not just focused on being the biggest builder.

We want to be the best and most trusted builder in the eyes of our customers,” Duggan said.

“Over the next 12 months, we’ll continue to invest in innovation, streamline efficiencies, and keep affordability front and centre to make home ownership achievable for more Australians.”

Metricon now holds ISO 9001 certification, an internationally recognised quality management standard.

This certification demonstrates Metricon’s commitment to quality management across the entire business so that we can deliver excellent quality homes to ensure our customers love where they live.

Metricon continues to lead the way in its core markets, remaining number one in Queensland and Victoria, while maintaining strong positions across NSW and SA.

“Our leadership in key states reflects our ability to adapt to different markets and deliver innovative home designs that suit a diverse range of Australians,” Duggan said.

Despite the milestone, Duggan renewed calls for urgent housing reform.

“To deliver the homes Australians need, we must tackle planning red tape and land supply bottlenecks.

Industry, government, and community must work together to restore confidence and get the country building again.”

Comprehensive roof services in Warragul and Gippsland

Established in 1990, Roofshield has been a leading provider of roof restoration services in Warragul and Throughout Gippsland.

With decades of experience and a commitment to quality craftsmanship, we have restored thousands of roofs, ensuring they remain safe, stable, and reliable for our valued customers.

Located in the heart of Warragul, our locally owned and operated family business takes pride in serving the community with dedication and integrity.

Our team of roof restoration specialists is passionate about delivering exceptional service and providing our customers with the peace of mind they deserve.

Renovating your home can be exciting, but it’s important to take precautions to avoid future legal and financial headaches.

If you’re planning building works, check with a building surveyor or registered builder to see if a permit is required.

Council regulations are strict, and any work done without a permit is considered illegal, regardless of how minor or inexpensive it may seem.

If you’re planning to sell your property within the next 7 years, the Vendor Statement (which accompanies the Contract of Sale of Land) must include any building permits issued within the last 7 years together with a Certificate of Occupancy/Final Inspection and the required insurance.

If you realise some works were done without a permit, or if the building permit lists you (the owner) as the builder, rather than a registered builder (which is often the case

for sheds and carports), you’ll also need to obtain a Section 137B Owner Builder Defect Inspection Report from a registered builder. It can sometimes be sensible to obtain these from the outset rather than under pressure when you have a purchaser ready to sign the Contract.

Selling a proeprty with recent building works can be complex, so always seek professional advice.

Protect yourself by ensuring all permits and reports are in order.

For anyone needing legal guidance, Wakefield Lawyers’ experienced teams at their Drouin and Warragul offices are ready to provide honest advice, and to help guide you through the legal process.

For more information about their services, head to their website www.wakefieldlawyers. com.au or call 03 5623 5166

Understanding the difference between accidental damage and listed events in house insurance

When it comes to protecting your home, understanding the nuances of your insurance policy is crucial.

Two common terms you’ll encounter in house insurance are Accidental Damage and Listed Events.

While both provide coverage, they differ significantly in scope and application.

Accidental Damage Cover

Accidental Damage insurance is the more comprehensive of the two. It covers unexpected and unintentional incidents that result in damage to your property or belongings.

For example, if you spill red wine on your carpet, accidentally break a window, or your child knocks over a television, Accidental Damage cover ensures you’re protected.

If the damage to your home or belongings doesn’t fall under one of these specified events, it won’t be covered.

While this type of policy is typically more affordable, it requires homeowners to carefully review the list of covered events to ensure it meets their needs.

Choosing the Right Cover

The choice between Accidental Damage and Listed Events depends on your circumstances and risk tolerance.

If you have a busy household with children or pets, Accidental Damage cover might be worth the extra cost.

Conversely, if you’re looking for a costeffective option and are confident in managing risks, a Listed Events policy
