Rental Pool Program

Vision offers 100% direct ownership when you invest in our projects. As you own the property, your name goes on the title deed. This gives you complete control and flexibility over your investment.

After the first four years of the rental assurance program, our optional rental pool program combines all of our investors’ properties into one income-generating solution and divides the net rental income amongst participating members. This ensures you a return regardless of any circumstances.

Rental Assurance Our signature rental assurance program was designed with the intent to provide further security to your investment. For the first four years of ownership, we assure the rents for your investment. This way, you can be certain that you will be receiving your monthly rental income.

Immediate, Positive Cash Flow All of Vision’s projects provide strong, monthly positive cash flow from day one. Vision offers only superior, quality investment opportunities to our investors. We follow an extensive due diligence process that includes rigorous evaluations, ensuring that our projects are financially attractive.

What is a Mortgage Investment Corporation (MIC)? A MIC is an investment vehicle governed by the Income Tax Act (Canada). It allows investors to buy shares as a way to invest in a diversified pool of mortgages that are secured on real property. The key features are: • • • •

100% of a MIC’s profits are paid out to investors The MIC is RSP, RESP, RRIF and TFSA eligible A MIC includes second mortgages It is designed to be investor friendly.

Why The Vision MIC? SECURITY The Vision MIC offers security in the form of a strong fixed interest rate for the duration of your investment. All of the profits from the mortgage payments are paid out to Vision MIC shareholders each month. This means that your investment will experience predictable growth at a high rate. Furthermore, your investment is secured by hard real estate property.

LOW CAPITAL REQUIREMENT The Vision MIC allows investors to pool their capital and gain access to investing in mortgages, which they otherwise would not have had the means to.

STRONG MANAGEMENT TEAM Most individuals do not have the means, the time or the expertise to invest in individual mortgages directly. Our MIC management team takes care of all the details. The team sources the investment opportunities, negotiates the mortgage terms and manages and distributes money to investors, making the Vision MIC completely handsoff and investor-friendly.

TAX ADVANTAGES The Vision MIC is RRSP-eligble. There are various tax benefits to investing in the Vision MIC within your RRSP.
