The city of Tracy is home to a dynamic and growing economy led by such industries as healthcare, distribution, food processing, manufacturing, government, service and agriculture. The area is an ideal place for businesses, featuring a superior location, pro-business environment, one of the most skilled labor forces in the region, quality infrastructure and beneficial tax relief and loan programs. These features come together to make Tracy quite an attractive place to estabish business operations.
The community houses several business and industrial parks. Tracy’s high-quality parks include: the Northeast Industrial Area (an 870-acre site), the Stonebridge Industrial Park (offering more than five million square feet of industrial development), Eastgate Business Park (a multi-use area featuring approximately 690,000 square feet of space), Patterson Pass Business Park (a 600-acre master planned development just west of the Tracy) and the Industrial Specific Plan at South Tracy Boulevard, which includes the developing Edgewood Corporate Center and South Tracy Business Park. In addition to these sites is the Tracy Gateway Project, a site currently under development along I-205, on Tracy’s western side. Once complete, Tracy Gateway will be the first Class A Office business park in the county, featuring multi-story office buildings, outdoor and recreation spaces and on-site services, such as restaurants, shops, daycare facilities and a health and fitness center. The I-205 corridor and downtown Tracy are two more areas in the city conducive to business success. The I205 corridor is home to several of the area’s leading retail hubs, including West Valley Mall, the Auto Mall and the Tracy Outlets. Much investment has been put into the enhancement of downtown Tracy recently, which includes the renovation and reopening of the historic Grand Theatre, the construction of the new City Hall, renovations at the Fire Department, the developing multi-modal transportation center and various streetscaping projects. Tracy continues to draw new businesses and industries looking to relocate or expand their operations in one of these many quality sites. Future development is in the plans for this city, which is well on its way to becoming a strong industrial force in San Joaquin County.
