HOW TO SELECT A REAL ESTATE AGENT, NOT JUST A SALESPERSON! Remove all of the smoke and mirrors, bells and whistles, promises and guarantees that has become your local real estate agent’s repetitive repertoire of well rehearsed lines. REMEMBER; this is YOUR biggest asset and should be treated as such. DO YOUR HOMEWORK! Suggesting the highest asking price or reducing their commission to win your business should not be your highest priority and we will explain why. * Find out which Agents have achieved the highest and most amount of sales in your area. * Interview at least 3 different Agents from 3 different Agencies to get a guage on their levels of service, communication, experience, marketing and sales strategy. * Attend open homes and watch Agents in action, how they interact with buyers and follow the progress to determine how close the end result was to the advertised list price. Don’t advise them that you are thinking of selling. * Ask the Agent for case studies of their own and testimonials from their most

recent clients. If they can’t provide either - walk away. Agents who predominately provide other agents sales examples and use testimonials from 1955 may not be the best option to sell your home. You want someone who comes highly recommended. * Times are tough - If your Agent is preparing to reduce their commission considerably with hardly any convincing, ask yourself why. If they will so readily take money out of their own pocket, how much do you think they are willing to kiss goodbye when negotiating on your behalf? * Auction isn’t always the best option. A lot of Agents will convince you that this is the most effective sales strategy. BUT, in my experience this is not the case. If you have the right asking price and the right marketing put together, the buyers will come. * The flat fee Agent/Agency - beware of the Agent who will “sell your home for a flat fee and save you thousands.” Most agents are paid on a performance basis, i.e. a % so the more money they achieve for you, they in turn earn more. However, these flat fee Agents are paid the same amount whether they get you $200,000, $500,000 or $2,000,000, so the care factor simply isn’t as great and we have seen this happen to too many people. A good Agent will work hard, earn you more money and MAKE you thousands in your end sale price. You can’t be too careful. We hear a lot of horror stories from the community about how they were treated and their experiences when choosing the wrong agent. It’s so incredibly important to look past the initial bravado and trust your gut. I am happy to discuss your real estate needs or provide more information at any time.
