STEP 1 - FINANCE Getting your finance pre-approval is imperative to your search so you know how much you can realistically afford. Otherwise, just guessing is like going grocery shopping wtihout knowing how much is in your account. When you ge to the checkout you will either be approved or declined. Pre-approval also speeds up the process when your offer is accepted enabling you to secur e the home much faster! STEP 2 - RESEARCH Websites like realestate.com.au & domain.com.au will help you determine what has been sold recently, what value you get for your money, interest rates, calculators and what areas are hot right now to keep you informed on market prices and trends. STEP 3 - MAKE A LIST It is very hard to find exactly what you want in an established home without resorting to building your dream home.

Make a “must haves” and “negotiable” list. Try and be flexible and keep in mind you can re-paint or re-carpet but you can’t change the structure or bones of the home so easily. I.e. is garaging, a dishwasher, 2 living areas essential to your purchase? STEP 4 - INSPECT Shop around, go to open homes, see what’s out there and what you like vs what you don’t like.
