So, you’ve found the home you want to buy and now you are wondering where to from here. We will guide you through this as best we can. However, there are a few ducks that need to be lined up before you reach this point. Ask yourself the following: * Have you arranged finance pre-approval? * Have you researched the recent comparable sales in the area to determine value in the area? * Have you made a list of “must-haves” vs “can compromise on” in case you can’t find 10/10 on your wish list. * Have you got your deposit ready to pay to the agent’s trust account if your offer is accepted? * Have you organised a solicitor or conveyancer to represent you? * Have you looked into pest and building inspectors? * Do you know your rights as a buyer? These are all important steps towards becoming a homeowner. Once you have arranged all of the above, you can start your search. When you find the home you want to purchase, we always find it best to talk to the Agent directly. Most Agents appreciate honesty and need to know a few things about your situation as a buyer so that they can qualify you for their clients and determine how serious you are as a buyer. Too often, we get buyers who are stand-offish and see us as coming after them with knives and pitch forks to empty their pockets. This isn’t the case. We as Agents have to ask those hard questions in order to help you secure the property. Alot of Agents will ask for you to put your offer in writing with your terms and conditions. This usually entails

Once the Agent has your offer they can and are legally required to submit it to the seller for their consideration. We often find the mentality of a lot of buyers is “I’ll start below the asking price or I will low-ball them and then come up if I have to.” Honestly, this is not the best way to start negotiations and can often offend/ put the vendor off side immediately. Offer fair market value on what you are prepared to pay and you would be surprised at how negotiations transpire from there. If you offer is accepted, pay your holding deposit (usually 0.25% of the purchase price) and move as quickly as you can to order your inspections and get your approvals in place. The sale is not technically binding until contracts have exchanged and satisfied all terms. Another buyer can still legally purchase the property until this time. If another buyer purchases the property before you exchange, your deposit is refunded. Keep the Agent informed of your progress when you have any updates. Working alongside the Agent can be very beneficial for everyone involved. Remember, we do this every single day so if you have any questions just ask! Be wary of your rights. Agents are not legally allowed to underquote/fasely advertise/ tell you a price that it will sell for an amount that is less than their actual estimated selling price in the agency agreement they have with the seller. The Agent is also not legally allowed to use aggressive sales tactics to try to encourage you to agree to buy a property.
