Answer: Hi, I’m Bree O’Malley and I am here to answer some of those questions you would be thinking before listing your new home for rent. The biggest thing for any investor is – How much money will I make per year? Of course, we buy investments for one purpose, to gain money. Airbnb has transformed itself from being a backpackers rent a couch to a now hotelier. Most investors have been weighing up the ups and downs. I am hoping I can put a few things into perspective for you all.
Have you purchased a property nearby to where you are already residing? If the answer is no, this will make managing the property on your own quite a task. No matter how many screening procedures you put in place or how much trust you develop in a cleaning company you will hire, managing a property without seeing it may potentially cause you all sorts of unnecessary stress. With Air BNB you are basically doing everything yourself. Statistics suggest that managing an investment property on your own can add up to 10 hours per week to your work week. It is important to have your property in a clean and tidy manner for each new guest this would include washing/changing all linen. This would entail cleaning the property every time a guest vacates, restocking the soap, shampoo, breakfast items, teas and coffees. This of course is not only time consuming but is costing you money. If your property is not close by this can be quite the hassle. Working with a Property Manager can be structured so that after the initial setup you rarely have to spend any time on it. You are not responsible for any of the screening, rental, funds transfer, or general upkeep of your place. The other important benefit, which is often overlooked, is that a property manager will know how to price your property to get the full market value rent for the area. Many owners are unaware just how much money they are leaving on the table. This also has a side benefit of attracting only the most desirable tenants, and may just make owning an investment property possible as well as help to keep you sane. Airbnb you have to screen your own guests – the only thing they check is they perspective tenant or tourist has a current phone number, email and a profile photo. Being with a Property Manager we screen our potential tenants down to calling their last two employers, we check their income to judge affordability. We don’t just run off ‘gut feels’. Of course, your main question is, What about the money we can make with Airbnb, they only charge 3%. Yes, this may seem to attract you, but what I urge you to remember is all the other costs involved. When going through Airbnb you still have to maintain the electricity accounts, the water bills, gas bottles and of course mortgage. Here on the East Coast it is quite seasonal, so you may make money for 3-4 months of the year but the costs of running a second home seem to go above the earnings you would receive. With renting your property with a long term tenant you are guaranteed rent 52 weeks of the year and you don’t have the expenses of electricity, water usage or gas bottles. In Conclusion, when you consider all the various steps involved in owning and maintaining an investment property, the one question that seems to sum it all up is: Are you looking to run a business or buy an investment? For most people, owning property is a good way of building wealth, and they have other professions that tend to take up large parts of their day. Adding a property that needs to be scheduled, cleaned, accounted, and maintained, very quickly becomes more of a burden to hold onto and the romance of it quickly disappears.
