3. EXCEPT WHERE SPECIFICALLY NOTED BY THESE DRAWINGS, THE CONTRACTOR SHALL INCLUDE ALL MATERIALS AND THE LABOR NECESSARY FOR COMPLETION OF THE ENTIRE SCOPE OF WORK. ALL MATERIALS, LABOR, TOOLS, EQUIPMENT, MACHINERY, TRANSPORTATION, HEAT, WATER, UTILITIES, AND OTHER FACILITIES AND SERVICES REQUIRED FOR A SAFE AND PROPER EXECUTION ARE TO BE FURNISHED AND PAID FOR BY THE GENERAL CONTRACTOR. 4. THE CONTRACTOR SHALL OBTAIN ALL PERMITS NECESSARY FOR ALL PARTS OF THE WORK FROM THE AUTHORITIES GOVERNING SUCH WORK. BUILDING PERMITS, WHEN REQUIRED SHALL BE PROCURED BY THE CONTRACTOR. EVIDENCE THAT SUCH PERMITS HAVE BEEN ISSUED SHALL BE FURNISHED TO THE OWNER BEFORE BEGINNING WORK. 5. THE CONTRACTOR SHALL MAINTAIN THE FOLLOWING INSURANCE: WORKMAN'S COMPENSATION (GEORGIA STATUTES), PUBLIC LIABILITY AND PROPERTY DAMAGE. THESE COVERAGES SHALL IN NO WAY LIMIT THE LIABILITY OR OBLIGATION OF THE CONTRACTOR UNDER THIS CONTRACT.

6. CONTRACTOR AGREES TO INDEMNIFY AND HOLD HARMLESS, OREV DESIGN, AND ITS OFFICERS AND EMPLOYEES FROM ANY CLAIM, DAMAGE, LIABILITY, INJURY, EXPENSE, OR LOSS INCLUDING DEFENSE COSTS AND ATTORNEY'S FEES, ARISING OUT OF A CONTRACTOR'S PERFORMANCE UNDER THIS CONTRACT OR AS A CONSEQUENCE OF THE EXISTENCE OF THIS CONTRACT. 7. CONTRACTOR SHALL BE RESPONSIBLE FOR THE ACTS OF HIS EMPLOYEES AND AGENTS WHILE ON SITE. ACCORDINGLY, CONTRACTOR AGREES TO TAKE ALL NECESSARY MEASURES TO PREVENT INJURY OR LOSS TO PERSONS OR PROPERTY LOCATED ON SITE. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL DAMAGES TO PERSONS OR PROPERTY CAUSED BY CONTRACTOR OR ANY OF HIS AGENTS OR EMPLOYEES. CONTRACTOR SHALL PROMPTLY REPAIR DAMAGE THAT HE OR HIS AGENTS OR EMPLOYEES MAY CAUSE TO THE SITE.

8. CONTRACTOR SHALL PREPARE A SCHEDULE IDENTIFYING CRITICAL DATES. CONTRACTOR SHALL COORDINATE ALL TRADES SO THAT WORK IS COMPLETED ACCORDING TO THE SCHEDULE. CONTRACTOR SHALL IDENTIFY LONG-LEAD ITEMS TO THE OWNER AND OREV DESIGN SO THAT AN ALTERNATIVE SELECTION MAY BE CONSIDERED. 9.THE CONTRACTOR PROVIDING MATERIALS AND EQUIPMENT SHALL BE RESPONSIBLE FOR ` PROPER AND ADEQUATE STORAGE OF THEIR MATERIALS AND EQUIPMENT.

11. THE CONTRACT DOCUMENTS ARE DESIGNED TO REFLECT A PARTICULAR OCCUPANCY TYPE AND USE FOR THE STRUCTURE, ASSOCIATED SYSTEMS, AND FACILITIES DESCRIBED. STRICT COMPLIANCE WITH ALL CODES AND REGULATIONS CONCERNING THE USE AND OCCUPANCY OF THE STRUCTURE IS INTENDED. ALL WORK SHALL ADHERE TO THE REQUIREMENTS IN THE CONTRACT. 12. ALL WALLS, CEILINGS, AND OTHER ASSEMBLIES ARE TO BE CONSTRUCTED PLUMB, TRUE, AND SQUARE, UNLESS OTHERWISE NOTED. 13. EXTERIOR DIMENSIONS ARE SHOWN TO OUTSIDE OF STRUCTURE. TRIM DIMENSIONS ARE SHOWN NOMINAL UNLESS NOTED OTHERWISE.

14. CLEAN-UP DURING CONSTRUCTION AND FINAL CLEAN-UP OF THE BUILDING AND SITE SHALL BE THE RESPONSIBILITY OF THE GENERAL CONTRACTOR. THE GENERAL CONTRACTOR SHALL PROVIDE A DUMPSTER AND ENSURE THAT IT IS REGULARLY EMPTIED. THE BUILDING AND SITE SHALL BE TURNED OVER TO THE OWNER IN A CLEAN AND NEW CONDITION. 15. THE GENERAL CONTRACTOR SHALL FURNISH TO THE OWNER A WRITTEN GUARANTEE THAT ALL WORK UNDER THIS CONTRACT (AND BY THESE DOCUMENTS) SHALL BE FREE OF DEFECTS OF WORKMANSHIP AND MATERIALS FOR A PERIOD OF (1) YEAR FROM THE DATE OF FINAL ACCEPTANCE OF THE PROJECT BY THE OWNER. ALL DEFECTS WHICH OCCUR WITHIN ONE (1) YEAR WILL BE REPLACED OR REPAIRED AT NO ADDITIONAL COST TO THE OWNER. ALL EQUIPMENT AND FURNISHINGS WITH A GUARANTEE LONGER THAN ONE (1) YEAR SHALL INCLUDE THE GREATER GUARANTEE. ROOF WORK SHALL INCLUDE A GUARANTEE BY THE ROOF INSTALLER AND ROOFING MANUFACTURER FOR A PERIOD OF FIVE (5) YEARS MINIMUM. NEITHER THE FINAL CERTIFICATE OF PAYMENT NOR THE PROVISIONS IN THE CONTRACT DOCUMENTS SHALL RELIEVE THE CONTRACTOR OF LIABILITY IN RESPECT TO ANY EXPRESS WARRANTIES OR RESPONSIBILITY FOR FAULTY MATERIALS OR WORKMANSHIP. THE CONTRACTOR SHALL REMEDY DEFECTS IN THE WORK AND PAY FOR ANY DAMAGE TO OTHER WORK RESULTING THERE FROM, WHICH WILL APPEAR WITHIN A PERIOD OF ONE (1) YEAR FROM THE DATE OF FINAL ACCEPTANCE UNLESS A LONGER PERIOD IS SPECIFIED. 16. THE GENERAL CONTRACTOR MAY BE REQUIRED TO SUBMIT SAMPLES OF FINISHES INCLUDING, BUT NOT LIMITED TO, FLOOR MATERIALS, PAINT, AND MILLWORK. 17. THE GENERAL CONTRACTOR SHALL COORDINATE PRECISE CLEARANCES FOR CABINETRY, FIXTURES, AND APPLIANCES WITH THE CABINET VENDOR. CONTRACTOR SHALL BE RESPONSIBLE FOR CONVEYING ALL PRECISE CLEARANCES AND INSTALLATION INSTRUCTIONS TO ELECTRICAL AND PLUMBING SUBCONTRACTORS. CONTRACTOR SHALL OBTAIN PRECISE CLEARANCES FOR SPEAKER ROUGH-INS FROM THE AUDIO-VISUAL SUBCONTRACTOR. CONTRACTOR SHALL BE RESPONSIBLE FOR CONVEYING ALL PRECISE CLEARANCES AND INSTALLATION INSTRUCTIONS TO THE ELECTRICAL AND FRAMING SUBCONTRACTORS. 18. THE GENERAL CONTRACTOR SHALL COMPLY WITH ALL RULES AND REGULATIONS OF THE BUILDING ASSOCIATION.
