WHAT WE CREATED Get Your Nest has developed a comprehensive approach to self-service real estate. The application helps alleviate headaches and pains of not only buyers but also sellers. The company puts the power in the hands of the buyer. They are able to search for their dream home or investment. Once they find the home they are able to request an on demand viewing of this home. This viewing can even be right now by utilizing the companies exclusive “Birds” to open the home for the potential buyer. Before the buyer can access such features as the viewing request, they must be pre-qualified by one of the apps lenders. The lenders include competitive traditional mortgage companies as well as unique venture capital options for bridge and short term loans. There is an added advantage to buyers as 50% of the total buyer broker commission is credited to them at closing to be applied to closing costs, home warranties and a variety of other items.

On the seller’s side of the transaction the benefit is the elimination of non-qualified buyers and the time wasted on them. They can also advertise their homes to thousands of qualified buyers without the use of expensive agents.

FUTURE MONETIZATION As a company, our monetization strategy plays a crucial role in driving the success of our business. While we will continue to generate revenue through the buyer broker fee, we also plan to offer our customers a 50% credit on the fee, which they can leverage to access our product offerings. Our goal is to build trust with our customers and encourage them to use our platform more frequently, which will drive growth for our business in the long run.

Dan is an accomplished entrepreneur and successful real estate investor. Dan is the founder of Venture REI which is Ranked in Top 10 Arizona brokerages consistently. Venture REI has also been names to the INC. 5000 list of fasted growing companies in the US in 2018-2019 & 2020 with Dan at the helm. He is a gifted business owner, a member of the prestigious Entrepreneurs Organization, and with a clear and direct vision for Get Your Nest. Dan is considered “Broker #1” in the single family for rent space after he helped launch what is now Invitation Homes in 2011 in their first SFR Fund. Since then Dan has focused on working with the largest institutions in the nation on their acquisition and disposition of single family for rent properties to eventually be rolled up into REIT’s upon stabilization. Invitation Homes, Progress Residential, Colony American Homes, American Homes 4 Rent, Fortress, Starwood, Cerberus, First Key to name a few have all leveraged Dan’s talents for acquisition and technology to create their residential portfolios and management entities. In 2018 Dan saw a need for education for real estate agents across the US with regard to the disruption caused by iBuyers like Opendoor, Offerpad and Zillow.

He decided to create the industry’s first and only iBuyer/investor and emerging technology certification called iReal Estate Pro. The platform was an instant success and the education program has placed Dan in the forefront of national speakers on disruption and technology in real estate. Dan has spoken at a number of national events and has been featured in Housingwire, Inman News, and Forbes Magazine for the success of the program. Dan solved the riddle of long-term agent survival for real estate agents by leveraging the new and emerging technologies. The iRep community is still on and strong with agents certified all over the US in 35 markets. Many of the national iBuyers leverage the certification and community to vet their new products with like minded agents, and the business-to-business consulting work Dan has done has opened numerous doors for these new real estate technologies.

With the insider knowledge and exposure to all real estate technologies in the industry, Dan saw a void and went for it by building and creating Get Your Nest. Most of the technologies coming to the market today focus on the homeowner or seller. None of them created a great tool to solve for people’s most precious commodity (time). Dan has been leading and teaching real estate agents for 20 years making sure that the consumer is left with one void to fill: showings on demand that are truly on demand when available. Consumers should not have to wait for their agent to get done picking the kids up at school to schedule their showing of a home. The consumer ends up a victim to their agent’s schedule, and this has been going on for decades. By leveraging technology, we can reduce the cost of the transaction as well. Because of that the consumer should also be rewarded. Twenty-four months in design and development, Get Your Nest is born and ready to take the real estate industry by storm with one of the nation’s greatest real estate entrepreneurial minds behind the wheel.

Eugene has nearly a decade of diverse experience in the real estate industry. He began his career managing high volume acquisitions for hedge funds during the last recession. After moving into Residential sales/leases, he became a licensed Realtor® in 2013, spent a year as an Asset Management for a publicly traded Single Family REIT, and was an integral member of the Opendoor team for four years. Eugene has been a part of several start-ups and understands the scrappiness, frugalness, grit and boldness required to launch, defend and scale a new business model (especially a 'disruptor'). While at American Residential Properties, he was tasked with managing a team of 12 inspectors that would conduct that move-in/move-out inspections for the company's 10K assets. He spearheaded a project that saw a reduction in cost of goods and turnaround time when completing these inspections. He worked closely with the COO & SVP Operations to identify, interview, hire and train 30 field based employees that were all given a company vehicle and necessary supplies to complete their daily tasks.

Eugene joined Opendoor in 2016 when the company had 65 employees and had just expanded to the second market. By the time he left, the company had 1,500 employees and was operating in 24 markets across the country. As an early team member, Eugene was involved in developing many of the processes, products and tools necessary to disrupt residential Real Estate. He maximized efficiency during the inspection and construction process; defined home completion standards and recurring maintenance cadences; reduced completion and cost overruns (including an in-house maintenance program he created); remotely managed new markets until local staff were identified; partnered with engineers to create field based apps that were utilized by vendors ("Sherlock" and "Atlas"), home inspectors and our project managers; negotiated and oversaw repairs during resale process; created real-time feedback for vendor grading/feedback during the company’s hack week; and helped the Phoenix construction team grow from two to over 20 members.

After two years with the construction team, he worked on a special task project to successfully source, interview, hire and train 150 new employees in a six-month time frame. This included conducting phone screens and in-person interviews, creating (from scratch) the National Associations of REALTORS® Arizona Association of REALTORS® West & SouthEast REALTORS® of the Valley Women's Council of REALTORS®- West Valley

teaching curriculum, quizzes and slide decks, and running the first two training cohorts. Upon completion of the project, he moved into a role with Opendoor's Brokerage as a Listing Agent and Industry Outreach Manager, was the agent of record on nearly $1B of transactions, and spent two years educating (often hostile) agents and brokers on the true value of Opendoor for their clients and business. During this time he also helped create and implement the Agent Partnership/Referral programs and was responsible for conversion of referrals that were passed to third-party agents. When he left, the program was generating about 600 referrals per month and averaging a 15% closing ratio. Eugene left Opendoor to pursue new opportunities that continued to focus on leveraging-technology and data to solve problems for home buyers and sellers. He is completing his Broker licensing courses and will be the Designated Broker of Get You Nest at launch.
