BANGKOK'S REAL ESTATE MARKET A SUPPLY FOCUSED ON CONDOMINIUMS The real estate supply in Bangkok is mainly offering condominium apartments located near public transportation (BTS and MRT). It is segmented in several ranges: from the least sophisticated to the more luxurious and in range of prices that can triple. In general, old residences are more than 15 years old. Those apartments might have more space but their common areas are less modern and less sophisticated. Less than 15-year-old residences are labelled as being recent. Those apartments are usually smaller, but the interior is better laid out and common areas offer better services. Newer apartments offer well laid-out interiors and are all equipped with high quality materials. The average price to invest in an “old” unit is around THB 70,000/m2 (US$ 2,000), in a recent one THB 120,000/m2 (US$ 3, 400) and in a new one THB 180 000/m2 (US$ 5, 110).

Bangkok does not follow the same urban scheme as the European ones. It is a multipolar city, as there are several city centers. A lot of districts have several shopping malls, offices and residences… The market is driven by locals and expatriates.

Before your departure, it is important to be granted the right visa that will allow you to stay in Thailand :

Non-immigrant Visa O: This visa is granted to individuals that have family in Thailand. This is only granted to spouses or mothers of a Thai underage child.

Health Do not forget to subscribe to a health insurance. Health insurances in Thailand are broad and the conditions may change from one company to another. Therefore, it is advised to have an international insurance.

Schooling There are three types of school programs: international based on Anglo-Saxon, Thai and French systems. Most of the international schools are based in Bangkok.

Visa O-A: This is a 1-year renewable visa. Only for retired individuals aged over 50 years old. This visa does not allow to work in Thailand.The complete application must be submitted at least two weeks before the departure date.For your information, Government program “Thailand Elite” offers 5 to 20 years long term visa and VIP services.

Real estate supply in Thailand is diversified. It is easy to find a furnished or unfurnished housing for either long-term or short-term periods. One’s period of stay and budget define the choice of buying or renting. It is quite simple to rent and most of the time 1-year renewable contracts are considered. In general, properties are furnished. It is also important to know that pets are often not allowed in apartments. A foreigner can acquire full ownership of an apartment. The standing is generally high with good infrastructures and services such as swimming pools, gym and 24/7 security.

Do not forget to terminate all your subscriptions (Electricity, phone, internet, etc.) before leaving your home country. Before your departure, apply for an international driving licence to be able to drive in Thailand. There are two types of accounts: saving account and checking account. The opening of a bank account will enable you to avoid withdrawal fees.

Thailand offers an easy and efficient real estate transaction system, which makes the transaction process really fast (around 10 to 45 days). Property deed can be delivered directly by the Land Registry.

Is it possible for a foreigner to buy a freehold condominium?

In Thailand, foreigners are allowed to acquire a condominium under their name and to own the property for an unlimited time, freehold. They must respect 3 conditions: 1. Purchase a condominium in a residence offering the full ownership of the property (freehold). 2. Ensure that 49% of the total surface is not already owned by foreigners. 3. Transfer the full amount in foreign currency, from an overseas source to Thailand. The transfer has to be named “Purchase a Condominium�.

Is it possible for a foreigner to buy a Land and House?

In most cases*, foreigners are not permitted to purchase a land under their name. They are however allowed to own the property built on a land, and lease the land for period of 30 years renewable. * Foreigners may own up to one rai of land (0.4 acre) for residential purposes if permission granted by Ministry of Interior, and must hand over a total of at least THB 40 million to Thailand over a minimum period of five years in a specific business or activity.

Does the buyer has to pay a commission to the agent when purchasing a property?
