Arizona Sunrays Opens New North Phoenix Location

Taking over three vacant spaces in the plaza anchored by Mountainside Fitness near Carefree Highway and 27th Drive, Arizona Sunrays is opening a new gymnastics center.

The family-owned business has been in operation in the Valley for more than 30 years, offering athletic development through gymnastics and dance instruction for children ages 6 months to adult. Its 35,000-square-foot Phoenix facility near Greenway Road and 32nd Street also houses a competitive gymnastics program, a fully licensed preschool and a private school for athletes.

The new space in North Phoenix is the Sunray’s second satellite location, filling a need for more youth gymnastics offerings in the North Phoenix Valley, where studio space in the growing corridor along I-17 is limited.

The 6,600 square-foot-facility is

expected to be open in April, offering classes for ages 6 months to adults in gymnastics. Nine different classes offered yearround are available to choose from depending on age and skill level, from baby zone, to tumbling and twisting, as well as preschool age classes, and beginner, intermediate and advanced instruction for ages 5 and up. Ninja obstacle courses incorporating the core elements of gymnastics are also offered at the new location, as well as single-day camps on school holidays and winter, spring and summer camps, too.

Sunrays General Manager Kenzie Gassaway, who lives in the Norterra area, told Valley Vibe a North Valley location has been in the works before the pandemic struck.

“We’re excited about the number of families with kids in the area… and we feel good about this choice in the area,” Gassaway said.

Free weekly baby classes are also planned. “We want to be that place for moms… a place where they

As homes in the far North Phoenix area age out and homeowners begin contemplating interior updates such as a kitchen refresh but are uncertain whether to paint, reface or opt for a full replacement of existing cabinetry, Valley Vibe spoke to a handful of professionals in the industry to help guide the decision-making process.

When weighing available options, Michelle Samar, interior designer and owner of Mongrel Designs, says it’s important to consider your neighborhood and make sure the improvements are typical for where you live when considering style and cost.

“Your kitchen is the heart of the home and also gives you the biggest payoff if/when you go to sell your home… you want to be sure your improvement will benefit you down the road if you decide to sell,” Samar said.

Kitchen remodels typically offer the best return on investment— in some cases 71 percent ROI, according to the Remodeling 2022 Cost vs. Value Report, comparing national data. And, in many cases ROI is even better when you’re not changing the layout of the kitchen.

Painting or Restaining

If your existing cabinets are in good condition and fully functional, painting them yourself or hiring a professional to do the

job is the most budget-friendly refresh that will greatly impact the look of your kitchen.

Painted cabinets can add years to the longevity of your kitchen, if done right. But, as with any painted surface, remember that as paint chips and blemishes happen, most painted cabinets will require some touch up along the way to keep them looking tip top.

Harrison Coulter, owner of Coulter Contracting, specializing in painting, says most any wood can be painted—even the grainiest of woods like oak can be painted a solid color and look good, if the proper steps are taken to prepare the wood for paint.

Samar says along with new paint, adding a more substantial crown molding and new hardware can give the cabinets a new look.

With the resurgence of more natural looking stained woods, restaining your existing cabinets might sound tempting, but the professionals we interviewed agreed the process can be labor intensive and costly.

“In some cases, restaining can be more costly than total replacement,” said Christina Sherwood, owner of EM Designs, specializing in kitchen and bath cabinetry.

Refinishing vs. Replacement

Homeowners not looking to change the footprint of their kitchen might opt for a refresh keeping their existing cabinet boxes and replacing cabinet doors and drawers with a more current style for an updated look without undergoing full replacement, saving time, money, stress and mess.

With this type of renovation, the existing cabinet frame can then be painted or stained to match the new doors and drawer fronts. Add in soft-close hinges, new hardware and perhaps some crown molding, and it will feel like a brand new kitchen.

Eventually, though, cabinets do age to the point where it makes sense to replace the entire cabinet structure altogether.

Contrary to popular belief about the all-white or gray kitchen cabinet trend fading away any time soon, white remains the popular choice among homeowners. According to a Houzz trend report, 43 percent of renovating homeowners opted for white cabinets in 2022.

And the trend continues locally.

“Not much has changed on the white trend, white’s always popular and can really help open the room,” said Coulter. Other top choices include incorporating darker tones of gray, deep sage green, navy blue and black. Coulter said many clients opt to add a pop of color on the kitchen island cabinetry or favor the two-toned look with white cabinets up top and darker colors on the bottom and perhaps adding a third color from the same color wheel to the kitchen island.

When incorporating color, Samar suggests keeping cabinets a neutral

tone and using color on an island or an accent piece. “That way you can change one accent color out for another, easily and inexpensively. Having said that, green, in mossy and jeweled tones is the hot color for islands and accents,” she said.

If buying new cabinets for a kitchen remodel or building a new home, white or gray is still the No.1 seller, Sherwood says.

“Typically all day long, I will sell either a gray or white kitchen… it’s so popular,” Sherwood said.

As for stained woods, both Sherwood and Samar said the trend is leaning toward more natural toned wood stains, light to medium in color.

If buying new, one thing’s for sure, homeowners have many choices when it comes to style and materials.

If your cabinets are more than 10 years old, you likely have partial overlay in cabinets, in which the door doesn’t cover the majority of the cabinet face frame and allows spaces between the doors and drawers for fingers to open the cabinets. That trend became popular along with the no-hardware look in the ’90s and early 2000s.

Today, most clients are opting for the full overlay shaker-style framed cabinets and drawers for its timeless simple design and recessed-panel doors, Sherwood says. This style also requires hardware. The material is generally constructed of highdensity fiber for painted doors or maple, alder, knotty alder, oak or other wood for stained doors attached to a plywood box.

Frameless cabinets are popular now, too, says Sherwood, made out of a high-gloss laminate material that looks and feels like wood. That trend, which first began in commercial offices, has made its way into kitchens now for its durability and easy-to-clean material that offers a variety of textured finishes, which lend to the minimalist, sleek European look.

If a wood cabinet is preferred, rift sawn white oak is trending right now, says Sherwood. The old red oak of the last couple of decades is out, along with raised-panel cabinets.

Appliances integrated into the cabinets are also popular, Samar says.

NVCA’s Second Parking Lot Remains in Limbo

North Valley Christian Academy had hoped to get the green light for its second parking lot on the northeast corner of 27th Drive and Westland Road, so that it could begin an expansion of its current campus site to accommodate its growing high school student population.

NVCA owns the 4.5 acre parcel along the east side of 27th Drive just north of Westland Road, but the parking lot request requires rezoning approval from the City of Phoenix.

Following two recent presentations at the Phoenix North Gateway Committee Board and a neighborhood meeting hosted by the school, where

nearby residents voiced concerns regarding traffic issues at the already busy intersection, officials from NVCA told Valley Vibe the private school is providing funding for another traffic study and is currently waiting on results.

Residents have been requesting a traffic light at the intersection of 27th and Westland, indicating the difficulty of making turns onto 27th Drive, due to traffic volume combined with the number of U-turns parents are making during morning school drop-off and afternoon pick-up.

Once the results of the traffic study are complete, the proposal for the additional parking lot of 136 spaces will be discussed again at the North Gateway Board, before moving further through the approval process with the City’s Planning and Zoning Board, and

consideration for final approval by City Council.

NVCA school officials have stated that the additional parking lot would help improve traffic, but the North Gateway Board and residents have said that without a light at the intersection and the addition of No U-turn signage, they don’t see how the situation will improve.

“I live around the corner and I don’t leave my house during pick up and drop off because it’s insane,” Board member Shannon Simon said at a previous board meeting.

Board member Jennifer Krieger said, “I think the neighbors in that neighborhood don’t realize what’s about to happen to their exit and entrance to their only way home.”
