omebuilders want in on thousands of acres of coveted vacant desert land along the west side of I-17 near Loop-303, where the building boom has shifted since Taiwan Semiconductor Manufacturing Company claimed its stake in the area with its $40 billion chip factory, bringing thousands of jobs to the North Valley.

At a recent City of Phoenix North Gateway Village meeting, Phoenix Economic Development Director Chris Mackay confirmed interest by Pulte Homes for a master-planned development on multiple state trust land parcels west of I-17, just south of the Loop 303 and the North Phoenix 3500 Technology Park, where TSMC is located.

far as acquiring State Trust Land, it's been a lengthier process. Just last month, a bidding war took place between Lennar and other homebuilders on 80 acres of state trust land, just south of Pinnacle Peak Road, adjacent to Six Flags’ Hurricane Harbor water park. Driving the price of the parcel up were bids by Lennar Homes, Ashton Woods, D.R. Horton, along with another commercial/multifamily developer. Ultimately, Lennar Homes won the final bid at a price

tag of $32.3 million, more than doubling the opening bid of $15.7 million. While that may sound like a catalyst for homebuilding costs to boom, Jeff Gunderson, senior vice president of land operations for Lennar said that isn’t the case. He said the bidding war hasn’t been the norm in the Valley, and that the true value of that particular parcel was extremely undervalued and was based on an outdated appraisal value.

“There were four bidders willing to push the price up there―all end users who have the best idea for the value of the land,” Gunderson told Valley Vibe. Housing prices are set based on market levels, he added. Meanwhile, Gunderson confirmed that Lennar is working with the State Land Department on other parcels in the area, however, he said the process to get a parcel to auction is lengthy, noting that it took a year to get the 80-acre site south of Pinnacle Peak Road to auction.

If your future home building plans include securing a lot that is at least a half acre in size in a developed community where you can bring all your toys, Arroyo Norte may be just the place. A total of 39 homesites have already been sold in the William Ryan Homes development—the final phase of Arroyo Norte— with lot sizes available at a minimum of 16,800 square feet—roughly double the

size of the area’s average lot size. At the time of this writing, 25 available homesites remain, and in addition, William Ryan recently released four new oversized mountain-view lots closer to the foot of Gavilan Peak ranging in size from 57,592 square feet, up to an acre. These lots carry a premium of $199K and up. As of this writing, three of those lots remain. Prospective homebuyers can choose from five different floor plans ranging from 2,500– 3,500 square feet with customizable floor plan options such as casitas,

poolhouses, RV garages and workshops. Home prices start at $774,900, and currently the builder is offering the following promos: $20K credit toward lot premiums; $10K toward closing costs. Arroyo Norte is part of New River and receives Epcor water service. Status Home sales underway. One quick move-in home is available for a February/March delivery. The Aqua floor plan on a 17,128 squarefoot-lot features a 4-car garage with view fencing backing to Daisy Mountain.

Noon–2 p.m. Hike with Ranger Shaun approximately 2 miles on the Wild Burro Trail for the chance to see a real wild burro in person.

8–10 a.m. Take an early morning 2.6–mile walk with Ranger Kevin along the Cottonwood Trail to look for wildlife, such as deer, javelina, rabbits, reptiles and more.

According to the mortgage finance provider Freddie Mac, the 30-year fixed mortgage rate rose to 7.04 percent in the third quarter of 2023 from 5.58 percent the previous year. With this increase, Americans are cost burdened, spending $1,800 above their budget every year. Nevertheless, the outlook appears more optimistic.
