Is the open house technique contributing to the increase in sales prices, as would-be purchasers panic when seeing rival bidders viewing at the same time?

A

There seems to be an open house every other Saturday, with a plethora of buyers being told that best and final offers should be received on the Monday. But do they work?  There’s no doubt that in certain circumstances they have their place: in the country, for example, where people have to travel longer distances to see a property. However, in Battersea, especially in a market as fast-moving as it is right now, I am cautious about such a marketing strategy. 

 It is interesting that a number of my competitors share the same view. If the technique were that successful, we estate agents would be using it all the time. Are Open Houses in the vendor’s best interest? Unless one is ‘man marking’, I cannot see that the acting agent can control the viewing process when there are multiple buyers looking at the same time, or point out the merits of the property.  The agent also does not have the opportunity to speak on an individual basis to the client and discuss the current market and how the property is placed within it. If the estate agent gives buyers due care and attention on an individual basis, this will yield dividends to the vendor. More importantly, the ‘best buyer’ might not be able to see the property on that day, so halting viewings after an open day, once terms have been agreed, simply because a large volume of people have seen the property, is not in a client’s best interest. This is why we continue to market all our properties up until an exchange of contracts. Where multiple buyers are involved, the successful marketing of a property should be like a crescendo building up to a conclusion, as the market will ultimately dictate the best price. Remember, the tortoise won the race, not the hare!

N

early every Londoner (95 per cent) wants outside space, according to a study from Strutt & Parker. Outside space is vitally important for homeowners, believes Dominic Pasqua from Knight Frank Wimbledon. “It makes a huge difference to a property’s popularity and value if you have a balcony, terrace or communal gardens.” The bigger the house, the bigger the garden, is Pasqua’s mantra, as buyers expect a good balance between house and garden. “House-hunters from Chelsea think they’ll get a huge garden for their money when they cross the river, which isn’t always the case.” Therefore, it’s crucial vendors show off the garden’s size. If they say they hate pruning, Pasqua encourages his sellers to get out the secateurs to show off as much open space as possible. As the weather brightens, Robin Chatwin, Savills’ man covering Wandsworth, Battersea and Clapham, finds more purchasers with no outside space wanting some, and those with a small garden hankering for a larger one. “It’s the last straw as the ball goes over the wall again.” Chatwin argues that a garden is like any other room in the house. “You have to keep it neat and tidy, the equivalent to putting your clothes away and doing the washing-up.” Losing the weeds and clearing up dog mess will help buyers ‘see the space for what it is’, rather than distract them. And if you own a roof terrace, it’s a must to get window boxes and pots with cheery flowers from the local nursery. “Or you can hire a landscape gardener to plant up the terrace. It won’t cost a great deal and it will transform the space. It’s not unlike dressing a coldlooking room without any furniture,” adds Chatwin. Londoners regard any form of outdoor space as a premium. “They need a bit of space where they can breathe, have a barbecue and sip a G&T at the end of the day,” according to Nick Goble from Winkworth’s Battersea office. His tips for sellers include ensuring the agent can find the key to the garden easily – he says people would be amazed how many times agents can’t show viewers the garden as the key is nowhere to be found – and that your outdoor space is warm and inviting. “Jet-wash the patio, give the wall a quick whitewash, sort out garden lighting and hang a feeder to attract birds, which will make your outdoor space wonderfully appealing,” he adds.

Gift shops, florists, independent fashion boutiques, bookshops and outposts of high street favourites cater for every need. For the weekly food shop, Balham town centre offers a great number of options including a Sainsbury’s, M&S Simply Food and Waitrose. There is also a huge selection of eclectic shopping and eating opportunities around Northcote Road and Battersea Rise.   TOP STREETS The best streets in the area are St James’s Drive, Balham Park Road, Althorp Road, Wiseton Road and Nottingham Road.   RESTAURANTS AND PUBS There are so many to choose from! Top of the list has to be Chez Bruce, a Michelin-starred restaurant and local favourite serving delicious homemade charcuterie, slow cooked braises,

offal, warm and cold salads, classic desserts and freshly made bread. For a drink in the sunshine, the Hope pub is home to Britain’s biggest beer garden (on Wandsworth Common) with real ales and good food including a Sunday roast.   LEISURE Wandsworth Common is a wonderful green space, offering plenty of outdoor activities including an area for competitive sports, tennis courts, fishing lake and wildlife educational centre. Trendy Battersea Arts Centre is nearby and there are many parks such as Clapham Common and Battersea Park and Tooting Common.   SCHOOLS There are many fantastic state schools such as Honeywell and Belleville nearby as well as great private schools such as Broomwood Hall, Eaton House, Finton House, Thomas’s and Northcote Lodge. All feed into the top London secondary schools.   TRANSPORT It’s a mere seven miles from the City of London and a much soughtafter location for those working there. Transport can be found a short walk away at Wandsworth Common mainline station, with its services to Victoria via Clapham Junction and the Northern Line, and direct services to the West End and the City.

celebritywatch The blue plaque home of James Henry Greathead, the legendary civil engineer dubbed ‘the father of the tube’, is for sale in Barnes Village. Greathead was acclaimed for his tunnelling work beneath the capital to help create the London Underground, and his statue stands near Bank station. His former home at St Mary’s Grove is on the market at £4.2m through Marsh & Parsons. There’s no tube station within walking distance.

M

y son and I recently watched a TV rerun of Dynamo (a cool street magician, for those not ‘down with the kids’). To a captivated audience, he brandished a betting slip with correct predictions for the Euros football tournament winner, all the quarter finalists and even the margin of victory. The crowd, the presenter and my son all gasped. But I couldn’t help thinking how useful he’d be in my world. When valuing properties, estate agent platitudes about a super-buoyant market and sealed bids no longer cut it. You know the market’s gone up – the newspapers are full of it. But the burning question, and, despite over 20 years in the field, still the hardest for us to answer, is: “What’s the market going to do next?” Here’s when a pocket Dynamo or good old-fashioned crystal ball would come in handy. Or perhaps a new app. So can anyone predict the property market’s future? Apparently. Economic analysts (read large estate agents) are busy forecasting next year and five years after that. And unsurprisingly, they also have a captivated audience: we simply lap it up – their mesmerising data, international clientele (yes, we have them too) and complex calculations. All terribly impressive, but will they enjoy Dynamo’s success? History is not on their side. At the start of 2013, a year in which some properties in our area leapt in value by 20 per

cent, The Guardian and FT ran articles foretelling, at best, a flat year in Battersea and Clapham. They got it badly wrong. In the past, analysts failed to call many of the strong periods of growth (and a few ghastly crashes) I’ve witnessed. They’re a bit like weather forecasters – remember last autumn they warned of the coldest winter since 1948, months of snow drifts (did you buy a snow shovel too?) and a frozen Thames? Instead we got the wettest winter on record and, to my kids’ dismay, not one flake of snow. So are these analysts simply spawning overconfidence that your prized asset will continue to grow inexorably in value? Some of our clients are starting to think so. There’s a school of thought that those who chose to cut and run to the suburbs over the last couple of years may not have missed out on the latest housing boom at all. And, in addition to already living the dream you long for, they’re about to sit back and watch their home ‘play catch-up’ as the gap with London starts to narrow. There ‘s no right or wrong answer here. What’s right for you will depend on your circumstances. And that’s where we come in. Having ridden many ups and a few downs, John Thorogood (read small local estate agent) can tell you exactly what’s happening now: something no internet sold-price index (or

newspaper) can accurately offer. For example, we can tell you the streets around Clapham and Wandsworth Commons where we’ve sold houses at over £1000 per square foot and those where we got close. What we can’t tell you is when they’ll all reach that level or what will happen in 2015 and beyond. We prefer to stay out of the prediction business. Instead, we invest in the best people (our latest recruit boasts 25 years in the local property market) and the best technology (a new mobileresponsive website and interactive touchscreen outside our office) so we achieve the best result for our clients, whatever the future holds. “Those who predict, don’t have knowledge. Flower power to the people This year’s RHS Chelsea Flower Show (20 to 24 May) will champion the power of community garden, which research has shown creates stronger and safer communities, greener and more beautiful neighbourhoods, and regenerates wasteland across Britain. Britain in Bloom, Europe’s biggest community gardening campaign, run by the Royal Horticultural Society since 2002, celebrates its 50th anniversary this year and in April, Bloom volunteers sowed half a million golden, pollinator-friendly sunflowers to celebrate. Nick Knowles, RHS Ambassador for community gardening, will launch a special exhibit in the Great Pavilion. “It reminds me of my trip up to Liverpool where I was inspired by the inventiveness of the community I met who’d created a paradise out of nothing and began the project by planting up a bath!” he said. “We want more people to do the same in their own community, so what better place to shout about community gardening than at the biggest flower show on earth.”

Finding work for the young unemployed A new scheme aimed at giving valuable work experience to the unemployed has led to ten individuals being awarded placements by leading London developer St George. St George has provided long-term placements for the candidates at its Battersea Reach development in Wandsworth, in addition to hosting visits from Ernest Bevin College’s sixth form and construction students at South Thames College. As part of its commitment to the local area, St George joined forces with sustainability management business Kotuku CIC and recycling company Powerday to form the Kotuku Environmental Labour Project (KELP), which has gone on to become on one the UK’s most successful employment schemes. To date, KELP has trained over 40 young unemployed Londoners for work opportunities in construction and waste management, with 70 per cent of those gaining full-time jobs as a result.

Cycling for Emily More than 125 cyclists will ride 272 miles from Cornwall to London from 20 to 22 June as part of the Milligan Charitable Bike Ride, in partnership with Sky Media and sponsored by Savills. The three-day ride is in memory of Nicko and Emily Milligan, who died in a tragic family boat accident in Cornwall in May 2013. Cyclists leave Trevose Golf Club in Cornwall on the Friday and arriving at Trinity Fields in SW17 on the Sunday. Another 25 riders will join for the final Sunday leg, to raise more than £100,000 for two charities: the Royal National Lifeboat Institution and Child Bereavement UK. The end of the bike ride, families can take part in Emily’s Fun Day from 3pm to 6pm.  Robin Chatwin, head of Savills South West London and one of the riders, said: “By linking Cornwall to London, the Milligan Charitable Bike Ride will not only help provide essential financial support for two very admirable charities that supported the Milligan family at the time of the accident, but will also create a lasting legacy. Could the tough new mortgage rules cut the number of buyers enough to cause the market to stall over the summer?  Sam Sproston, head of Knight Frank Wandsworth I am minded to say that the new rules could, but probably will not, cut the numbers sufficiently enough to stall the market. It seems that at the lower end of the market there are queues of people for every flat, and competitive bidding by unencumbered and cash buyers is rife. In the middle and upper markets, we find that less mortgage funding is required by the buyers as a loan to value. On average, our buyers source 50 per cent or less of their purchase through mortgages and thus affordability is less of an issue.

While the primary aim of the new mortgage rules is to improve and safeguard responsible lending and affordability, there will be a period of adjustment for both lenders and buyers as the new regulations are implemented. We expect this to have the greatest impact on firsttime buyers and second-steppers, who are typically looking to borrow higher up the loan-to-value curve. Appetite for properties in South-West London is currently higher than the stock available, so although we expect the new mortgage rules to reduce the volume of new buyers, we don’t expect the market to stall. It is also worth noting that cash buyers will not be affected by the rule changes.

Crossing borders Traversing a postcode boundary offers a lot more renovated house for your money, discovers Cheryl Markosky

T

here’s always been a good deal of one-upmanship when it comes to English property. Remember the sitcom To the Manor Born, where posh Audrey fforbes-Hamilton has to move out of her manor house to make way for Richard DeVere, a nouveau riche supermarket owner? Today’s equivalent is postcode snobbery, where someone with aspirations wouldn’t dare cross the line into a supposedly less desirable area. However, savvy buyers are catching on that shifting over a street or two can reap huge benefits. A brilliant example is a massive seven-bedroom detached house on Neville Avenue, New Malden, for sale at £3.6 million. You’d pay another million for a similar house up the road in Coombe, points out developer Garry Woodcock from Wimbledon-based Woodcock Brothers. When Garry and his brother Michael found the 1950s house in 2011, it was almost derelict. Spotting its potential, the duo rewired, re-plumbed and renovated the house on a quiet road where you get views of the Downs. “It made sense to extend the house, which is now just under 7000 sq ft,” explains Garry. Another decision was

to go up into the roof to create a useable large space that could be one or two bedrooms, or even a cinema with wiring installed for the purpose. Flexibility is the key to this property. The indoor pool was filled in and turned into a roomy kitchen/breakfast/ family room – Garry’s favourite space with bi-fold doors accessing a south-facing garden – while there are other well designed spaces to accommodate a study, and even a granny room in the annex. The trick to perfecting a newly renovated house on such a grand scale is to get the fundamentals right. “We try not to add our personal taste and make sure the place doesn’t look too clinical,” notes Garry, who says he gets his ideas from larger high-end developers such as Octagon. However, as a smaller developer, Garry points out that his firm can perhaps be a bit more flexible than some of the bigger boys. “If someone really hates the tiles or the kitchen, and it becomes a deal-breaker, then we’ll do something about it,” he explains. Garry reckons a family will go for the house with en suites linked to every bedroom, a separate dining room, integral garage and off-street parking for several cars.

Going ahead with caution

Have you ever been in a situation where you think you have found the property of your dreams, only to discover it has gone under offer? If you have, you’ll know how heartbreaking and devastating it is.  With such a dearth of good-quality stock coming on to the market, when they do appear for sale, within a very quick period of time they are under offer and off market.  Bridging finance used to be the domain of professional investors and developers but it can be used by anyone. If you are looking to act fast, then bridging can secure the property while long-term funding is arranged or your existing property is sold. With terms from one day to 12 months, and various rate and fee options, it is important to speak to a broker, who will recommend a lender to meet your requirements.  Bridging finance is also a great way to break property chains, but again term and rates vary so speak to an adviser.

Lenders asking questions without reason, reports Duncan Farmer

A

nyone who has applied for a mortgage in the past month or so will have found the process not only different from when they last applied, but also more difficult. Under a new lending regime called the Mortgage Market Review, lenders are asking far more questions about a borrower’s finances. When the new rules came in at the end of April, the fear was that many applicants would be rejected out of hand, but that has not happened. What has happened is almost as bad: many borrowers are being offered a loan far smaller than the one they had applied for. In one reported case, a divorcee found that her lender would not count child maintenance payments from her former husband – and enforced by a court order – as part of her income. As a result, she was unable to afford the price she had agreed to pay for her next home. For many London borrowers, particularly those working in the City who receive large annual bonuses, lenders will want to see proof of previous years’ bonuses and be satisfied that they are likely to be similar in future years. Some lenders are also adding their own interpretation to the rules. Nationwide, for example, wants to see the origin of deposits of more than £20,000, which

Pension pot problem Paul Smee, chief executive of the Council of Mortgage Lenders, has highlighted a potential problem in the government’s changes to the pension regime which mean that people will not have to convert their pension fund into an annuity at retirement.   In his latest blog, Mr Smee asks: “If pension pots do not have to be taken as annuities, what view will lenders take on the ability of borrowers to service loans beyond retirement?” At present, lenders take a borrower’s future pension income into account when they apply for a loan, but if pensioners take their fund out in cash, there is, in theory, no regular income with which to meet monthly payments. Anyone looking to take out a loan that will continue into their retirement will need to give this some thought.

is probably an attempt to weed out applicants who in the past simply put that sum on their credit cards. NatWest is stopping guarantor mortgages, which have been useful and legitimate in the past at helping youngsters get on the property ladder with the support – but not necessarily the cash – of their parents. Lending to more than two people on one loan is also outlawed by some lenders. Again this has, in the past, helped friends club together to buy a home. The aim of the review was to save borrowers from over-stretching themselves, falling into arrears and potentially losing their home. The latest figures on arrears and repossessions, which were published last month by the Council of Mortgage Lenders, show that the number of people in difficulty is comparatively low, and especially so when you consider the economic trouble the country has faced since 2008. It will be several years before we find out whether the new lending regime will bring these figures down further, but I doubt whether a ban on guarantor mortgages or multiple applicants on one loan will make much difference. Ray Boulger of John Charcol, the mortgage broker, says that banks and building societies are over-thinking the new rules. They appear now to be erring on the side of caution rather than reason.

The general election is now less than a year away and that means bad news for almost all of us. Not only will we be subjected to doorstep canvassing and a deluge of politicians’ promises on the nightly news, but the uncertainty political upheaval brings is likely to hit the property market. Tom Bill, an associate director of research at Knight Frank, says: “However the prolonged period of consistent growth suggests the market is waiting for clarity from the political parties on their policies and their likely impact in central London.”

It is a year since the agreement between the Council of Mortgage Lenders and the Financial Conduct Authority for lenders to contact all borrowers with interest-only mortgages due to mature before the end of 2020 to ensure that they have the means to clear their loans. Since then, there has been a significant reduction in outstanding interest-only mortgage debt. Based on a CML survey, at the end of 2013 there were an estimated 2.2 million pure interest-only loans outstanding, and a further 620,000 part interest-only, part repayment mortgages outstanding on lenders’ books. Compared with 2012 this represents a fall of about 300,000 pure interest-only mortgages (down 12 per cent), and around 90,000 part-and-part mortgages (down 13 per cent). Interest-only loans have been particularly popular with wealthy borrowers who usually have other investments – notably shares – that they will sell when their mortgage matures.

No substitute for expertise Why instruct a high street estate agent when you can sell your house online? There are plenty of reasons, report two leading experts.

roperty searches often begin online, marking the beginning of the buying and selling process, but the end of service from an online agent. Viewings with multiple prospective buyers, fielding offers, negotiating and finalising deals are all yet to be undertaken, leaving the bulk of work to the vendor.  Viewings can be very time-consuming, often during working hours and on weekends and with no guarantee of an offer. When a vendor conducts viewings it also puts them directly into the firing line during one of the biggest transactions of their life. Instructing an estate agent keeps buyers at arm’s length during this process, allowing vendors to make impartial decisions based on the best offers in front of them, rather than risk their judgement being clouded by persuasive buyers.  Estate agents also bring local knowledge and advice to the table, answering tricky questions from buyers and providing inside insight on the market, particularly in the current climate where prices are moving quickly.  Estate agents offer an active approach to marketing a property, while an online posting will sit passively relying on buyers coming forward. With a priceless black book of contacts and an extensive network of offices, estate agents can raise the profile of your property beyond those searching on the web, ensuring quality as well as quantity. Established marketing and PR departments can add another dimension, publicising property in the media to a wider audience.  Selling a property can be a rocky road that can crumble at the simplest of hurdles. An estate agent’s goal is to make the process as smooth as possible, paving the way with experience and expertise. Online agents show vendors the way then leave them to fend for themselves.

rivate selling is nothing new. Vendors used to erect their own For Sale boards or publish private ads in the papers. In the ‘90s, they even created websites such as betweenthecommons.com – which failed. I found my house this way and I’m forever thankful. Had my agency been instructed to sell it, we’d have had half a dozen buyers after it and a competitive bid, which I’d have lost! Online listing is easy. Selling for the highest possible price, however, is not. It requires in-depth understanding of local buyers to enable sound advice from the outset; and experience, knowledge and determination to see deals through at a level that more than outweighs our fees. That is what you pay for. And remember, you don’t pay anything if your property fails to sell at the price you want. There’s also the vetting, viewing and negotiating process (competitive or not), which can be allconsuming. Add in the successful management of the lengthy after-sales process – often fraught with legal, financial and structural complications – and you quickly see how agents earn their fees. Online agents can’t and won’t do all this for you, so either it doesn’t happen (and your sale falls through) or you end up doing it yourself – fine if you have the stomach for it, not to mention the hundreds of manhours required. I understand the public outcry at some of our industry’s fees, especially those not performancerelated, because even some traditional-style agents often don’t aim to achieve what I’ve outlined above. southside As seen by Jonathan Dyson, sales manager of Hamptons Battersea and Wandsworth Balancing act In my February column ‘Twist or stick’, I talked about property prices and asked whether the market was an over-inflated bubble, or simply an upward correction of prices that had been long overdue.  I also spoke about Hamptons research predicting an end to the current property spike in late Q1 or early Q2. At the time I had my fair share of doubters saying that I was being unduly pessimistic, and that we should expect continued double-digit growth throughout 2014.  The last few weeks, however, have shown a hesitancy among buyers and this, coupled with over-optimistic sellers, has left the market in something of a quandary. Is this the top of the market? Have prices peaked? If you wait and buy later in the year, are you going to get a much better deal? The fact is, the rising market we have seen for the last 12 months was always going to top out at some stage. No one predicted 20 per cent year-onyear growth for the last year, and anyone that thinks we’re going to see it for the next 12 months would be considered optimistic. Every market peaks, and while we are almost certainly there, nothing is pointing to a crash.  I suspect there will be a few months when buyers will have more places to look at, and sellers will have to be a bit more competitive on their asking price. Heaven forbid, we might even see properties being sold at, or even slightly below, the asking price! Is this a bad thing? Absolutely not. A balanced market leaves buyers thinking they bought at ‘the right price’ and sellers thinking that they did ‘well’. We need to think about properties as a sound long-term investment as well as a roof over our heads and a home for our family. Old-fashioned as it might seem, I for one am looking forward to a ‘mere’ 3 to 5 per cent annual growth and the return of a more balanced market.

M

any buyers are moving to Kent in search of a better quality of life, and the past few weeks have seen quite a number of changes to the local residential sales market in and around Cranbrook. London buyers currently account for half of our applicants and, interestingly, many have already relocated and are renting locally until a suitable property comes onto the market. The South East continues to attract London buyers with the Kent commuting belt one of the most popular servicing London. In recent Savills research, more than 90 per cent of respondents in a bespoke survey of prime buyers chose quality of life as the most important reason for moving house, irrespective of whether they were looking to move to the heart of the countryside or into a city or town. The other over-riding factors behind a move were to be near to schools, or buying a bigger or smaller property. Understandably, outstanding schools continue to be a key factor for families who are looking to relocate, and so high-performing senior schools such as Cranbrook and Benenden, and prep schools such as Dulwich in Cranbrook and Saint Ronan’s and Marlborough House in Hawkhurst, are a definite draw. Demand for properties in this area of Kent remains consistently high, so much so that we have seen a definite imbalance between demand and supply. However, as we head into late spring and early summer, we expect a wave of new instructions. Coupled with a majority of would-be buyers who are ready to move, we expect to see the local market continue to improve significantly in coming months.

W

e experienced a really successful start to 2014 and business is looking very positive compared with the final months of 2013, when the lettings market took a hit as sales prices started to rocket and a profusion of rental properties came onto the market at once. 
  
 While there are still signs of landlords selling due to the changes in capital gains tax, there does seem to be an increase in owners letting their homes and relocating abroad or upsizing outside the capital. The initial influx of landlords selling seems to have stabilised, and although figures indicate an increase in the number of tenants continuing with their current tenancies, there are still plenty of renters actively looking. There is great demand for well-maintained recently refurbished properties, as tenants are generally looking for homes rather than a short-term rental property.   Stocks levels this year have been extremely low, especially in the high-end market of two-bedroom flats over £500 per week and four or five-bedroom family homes. Often these properties are bought as homes rather than rental investments, and belong to individuals who are relocating abroad but are not willing to sell their

property in London. As soon as a property of this type becomes available, it is let almost immediately with minimal viewings. The continued lack of supply will inevitably push rents up as we come into the notoriously pricey summer months. The area is also adjusting to see fewer and fewer groups of sharers renting, most likely as a result of rising rents. 

 Clapham area remains popular with City and West End workers as it provides an easy commute on the Northern Line and Clapham Junction with its access into Waterloo and Victoria. We are instructed on a building overlooking Clapham Common with 32 refurbished apartments, and have had interest from tenants in Chelsea looking to Clapham, where prices are still attainable, even with the price rises. 

 While last November and December saw an abundance of rental properties coming onto the market, to the point that prices had to be reduced to let them ahead of Christmas, with the growing rate of demand and limited stock expected to continue throughout the summer, it does not seem likely that this will happen again this year.

Tell us how you joined the property industry and briefly describe your career history to date.

I had just finished my degree at Edinburgh University in 2002 and started playing for a new rugby club in Sussex where I was living. The head coach also happened to own a firm of estate agents so he said to try working there while applying for proper jobs. The rest, I’m afraid, is history. What do you enjoy most about working in this market, and what have been your highlights so far?

Having lived in the area for almost a decade, I have really enjoyed living through and witnessing the ongoing evolution of this area. Notwithstanding the physical changes, the demographic ones have also been very interesting. This area is definitely becoming more international, and being Italian/French/ English, it’s lovely to hear all these languages (among others) being spoken when out and about. Describe the biggest challenges you face on a day-to-day basis.

The biggest challenge, much like a parent, is being the mediator between often contrasting expectations. All made worthwhile, of course, once we get the sale through to completion and have mutually happy clients. What advice would you give to anyone considering a career in estate agency?

I certainly wouldn’t advise anyone to go through university for four years before doing so. In this day and age, estate agency is a

great career offering good opportunities for progression. It really has helped the reputation of the industry as a whole having to be much more customer service driven and targeted.

what I wish for, however, as I recognise that this non-committal system encourages more people to put their properties on the market, which ultimately benefits our profession.

How difficult is the current market for homebuyers, and what advice do you give them?

If you were not an estate agent, what career would you choose and why?

My advice to buyers has always remained the same, and that is to buy for all the right reasons. Don’t get caught up in the heat of the moment, making impulsive offers because you think the forbidden fruit will taste sweeter. Is it the best property you’ve seen? If so, offer accordingly.

An astronaut – it would make great dinner party chat, perhaps more so than local house prices.

What are your predictions for the sales market in South London for the next few years?

I predict that the market will continue to remain strong, but there will be more stability in terms of the remarkable price rises we‘ve witnessed recently. Next year’s elections, the mortgage market review (MMR) and inevitable interest rate rises will play a part in this. In our area, there will be positive external factors that will make the coming years more interesting. The first is the regeneration of neighbouring Nine Elms, and the second is the continuous migration of buyers from north of the river. If you were Prime Minister for the day, what would you change or what new measures would you introduce?

I would change the way that both buyers and sellers can change their minds up to the point of exchange of contracts. I have to be careful
