Should I negotiate my offer price after any survey if it points to problems?

Marc Wiehe, Director Winkworth

Whenever a property is appraised, the agents will generally take into consideration any defects that a property has and this should ultimately be reflected in the price that it is offered at. It is not always possible (as we are not usually chartered surveyors) to spot hidden defects. So when home buyers have spent typically £700-£1,000 only to receive a horror story of a report, this leaves three options: proceed at the agreed price (accepting any problems as part of the deal), withdraw from the purchase or try to re-negotiate. The latter option should always be tried first before withdrawal. The vendors are aware that their buyer has already committed significant expense and that the surveyor’s report should give an impartial, factual overview. Language frequently used is damning and doesn’t make it easy when attempting a re-negotiation: what needs to be established is a clear difference between the obvious and the unexpected. Buyers can gather a lot of supplementary information by commissioning follow-up reports from relevant experts. This can then be discussed by the agent and their client. It is vital that the buyer shares the report’s findings IN FULL and usually a reasonable compromise can be reached.

HOMEFRONT London’s housing crisis is sparking a revolution in design that will see workers living in micro flats, says Jenny Knight

evelopers are now building tiny homes to meet the demand from young professionals who can no longer afford to live in the expensive Capital. For example London-based firm U+1 is working on plans to build thousands of flats in the centre that are half the government recommended size to cater for workers struggling to buy or rent. In South London Pocket Homes is launching a development on a constrained site in Wandsworth to supply 86 homes including 53 flats that will be just 38 square meters in size. The tower in Mapleton Crescent will be a unique, triangular-shaped building with panoramic views across London. The idea is to create more starter homes for those priced out of London. Although the one-bed flats are small the communal areas including a roof terrace, a shared lounge and a striking lobby where people can socialise or work on their laptops, make up for the lack of individual space. The ‘affordable Pocket homes’, are set to be sold next year at a discount of at least 20 per cent below local property prices. According to Pocket, the Wandsworth homes will be offered to ‘middle-income Londoners who

are salaried out of social housing and priced out of the property market’ and aimed at those with a household income of less than £66,000. A spokesman says: “We expect the project to set an aspirational new standard for what affordable starter homes can be in London.” To emphasise the trend for micro living John Lewis is working on a new range of furniture to fit into smaller flats. It all sounds a great way to enable more people to buy or rent their own homes but the housing charity Shelter warns that unless the design is exemplary the trend could lead to rabbit hutch homes. “The John Lewis range of affordable furnishings for compact living were originally designed for university students. The range includes a table which extends to seat eight people, a sofa that pulls out to become a bed, a small sofa and chairs. The range has been used to fit out a pair of microflats that have been mocked up in the Victoria headquarters of property developers U+I, who are lobbying for the chance to develop ‘compact flats’ for rental in zone 1 buildings in London. The idea is to ensure the town flats would be available for rental only, meaning that they could not be sold on by speculators and would remain as a pool of flats for London workers.”

Specially-designed compact furniture from John Lewis in a space-saving U+1 development

f you’ve always thought it would be fun to be locked in a department store overnight – John Lewis have made that dream come true! The Residence is the first fully-furnished, in-store apartment (there’s an expansive living/dining area, a luxurious bedroom, fitted kitchen study and indoor terrace overlooking Cavendish Square). This one’s in the Oxford Street branch with two more in Cambridge and Liverpool. The Residence is open daily for customers to look through the cupboards and wardrobes, have a hands-on experience of all the products and shop – you can even re-arrange the furniture! And for the lucky few (by ballot) John Lewis are inviting customers for a sleep-over. Other experiences on offer include a dinner party and customer workshops. Kris Ericsson, Associate, Sales Manager Knight Frank Battersea & Nine Elms

s we enter the autumn market, buyers and sellers alike, spurred on by their desire to have either moved out or into their new homes before the end of the year, are facing a competitive market, but one full of opportunity. Christmas and the end of the year has always acted as a great catalyst for buyers and sellers to set a deadline. Thus I expect September and October to be frantically busy, and by all accounts September is looking to be the busiest month of the year so far. While the UK continues to go through a period of political uncertainty, sellers can take re-assurance that there are plenty of buyers still in the market, but they are price sensitive and where properties have had market-reflecting price adjustments there is plenty of demand. We have recently seen competitive bids on properties following a pro-active approach on pricing for some of our clients, in some cases resulting in prices higher than the latest adjustment. While most of Battersea is having to reflect on price, one area that has consistently outperformed the market is the Shaftesbury estate. Once known as Pig Hill due to its large number of piggeries, the estate as we know it today was built between 1873-1877 and originally comprised of 1,200 two-storey houses with gardens laid out in wide treelined streets.

£1,095,000 Set in approximately 1.2 acres of wooded gardens, this delightful five-bedroom period house is full of character. Built in 1850 in a neo Gothic style, the house features patterned Flemish bond brickwork, stone quoins and inlaid decorative terracotta tiles. Old Lodge, Seven Hills Road, is situated close to Cobham town centre and is within driving distance of Weybridge, Walton and Cobham stations, which all offer quick access to London Waterloo.

Ideally situated north of Lavender Hill and Clapham Common and east of Clapham Junction, transport links are great and in a few years you will be able to catch the Northern line from Battersea Power Station in under a 10-minute walk. The two to three-bed cottages have always had a huge demand, more recently so in the last three to four years as it was one of the last places in SW11 where you could buy Savills Cobham 01932 586 200 a fully extended cottage under £1,000,000. While the percentage increase in capital appreciation isn’t huge, in this case less than 5 per cent, when considering that Battersea as a whole has had a price correction of 9 per cent over the same period it is quite remarkable how well this area of Battersea has performed. And Number 32 it’s no wonder why when you take into account its 32 The Pavement, SW4 0JE location, the architecture, the proximity to 020 3535 0910 • no32theoldtown.co.uk shops, bars and restaurants as Where? well as the green It’s 5 minutes from Clapham Common spaces of South tube and at the beginning stretch of West London, Clapham Old Town the persistent What’s it like? demand for houses in the It has a fantastic terrace and lots of tables Shaftesbury on ground and first floor. estate says it all. HEADS-UP GOEAST An increasing number of people are seeking to live in South East London in a bid to get more space and better value for money. Areas such as Crystal Palace, Norwood, Herne Hill, Peckham and Dulwich are increasingly popular choices for first-time buyers, professionals and couples who find north of the river too pricey. Estate agent Pedder has seen an increase in enquiries from professionals who are currently renting in South West London, yet are choosing to buy in zone 2 and zone 3 in South East London. Even thought South London still represents good value, average prices for apartments in Crystal Palace are now 70% higher than they were five years ago with average square foot values at £612. Bill Russell, Director at Pedder’s Crystal Palace office says: “Tipped as the new Shoreditch, Crystal Palace is fast becoming the trendy place to live. We have seen an average price rise of 10% in the last two years and we are expecting that this will continue.” For example Hambridge Homes has sold 75% of its apartments at its stylish apartment scheme, The Triangle, Crystal Palace to professionals and first time buyers who plan to commute via Gypsy Hill overground station into Victoria or London Bridge. Bill adds: “Buyers are drawn to the excellent rail links from Gypsy Hill and Crystal Palace Stations and the lifestyle the area has to offer. The Crystal Palace Triangle, which has many independent shops, bars and restaurants are close by and there is a weekly food market on Haynes Lane every Saturday which gets quite a buzz from locals.” The Triangle 020 7738 6839 or www.thetriangle-se27.com

Croydon is one of the cheapest places to live in London, with homes a quarter of a million pounds cheaper than the average price for the capital, according to Zoopla figures. Lynda Clark, editor of First Time Buyer Magazine says: “Croydon and nearby areas has undergone huge regeneration and development in recent years, attracting many first-time buyers and making it an ideal place to get on the ladder. However, with the vast sums required for deposits and increasing house prices, it is not surprising that many first time buyers think that they won’t ever stand a chance of owning their own four walls. The First Time Buyer Show will help inexperienced buyers in this thriving area of Greater London to get the advice that they need.” First-time buyers visiting the show will be able to find out everything they need to know about getting onto the property ladder, from free mortgage and legal advice to a wide range of properties and new homes that are currently on the market in both Croydon and throughout South London. Croydon Conference Centre, Saturday,September 30 10am4pm. Entrance is free. www.ftbhomeshow.com

ZOOPLAGLOOM Over a third of properties on the market in London have had their asking prices reduced according to the latest figures from property website Zoopla. The average discount now stands at 8.08 per cent (£24,823). Zoopla revealed that Kingston-upon-Thames tops the list with nearly half of homes marked down, closely followed by neighbouring Surbiton (47.25 per cent). Across London as a whole properties that have been discounted cut prices by an average of 7.24% (£52,457) Lawrence Hall, spokesperson for Zoopla says: “There has been an increase in the number of reduced properties on the market since earlier this year, which is good news for first-time buyers trying to get onto the property ladder.”

TOPTENTOOTING According to research by travel website Lonely Planet, Tooting is one of the top ten coolest neighbourhoods in the world, rivalling places like New York, Rio de Janeiro and Dubai. That may be a tad hard to credit but certainly the cool vibe of the zone 3, commuter hub combines a quirky mismatch of independent coffee shops, retail outlets and eateries that attracts homebuyers. Located less than a mile from Tooting High Street is Bellway Homes’ new development, St George’s Gate, from where residents can enjoy everything Tooting has to offer. St George’s Gate is a collection of contemporary two and four bedroom townhouses form part of the redevelopment of Springfield Hospital, which will include 32 acres of new public parkland, woodland and wetlands, wildlife areas and formal gardens. It benefits from close proximity to an excellent range of local amenities. SW17 is well known for its music and comedy venues such as the Tooting Tram & Social, plus a range of stylish cafés, bars and restaurants and independent and high street retailers. ore than 100 volunteers helped clean up Savona & Carey Gardens estates in Nine Elms as part of the US Embassy’s annual Day of Service. The new US Ambassador Robert Wood Johnson, on his first official UK engagement, joined Wandsworth Council leader, Ravi Govindia, to welcome volunteers from across the local community. Rolling up their sleeves were representatives from the US Embassy, Wandsworth Council, Savona Residents’ Association, local residents from the Savona and Carey Gardens Estates and members of the local business and developer community, including Battersea Power Station Development Company, Barratt London, Tideway, Northern Line Extension, Covent Garden Market Authority and Sir Robert McAlpine. Taking place for a third consecutive year in Nine Elms, the Day of Service is an annual event to mark the anniversary of the 9/11 terrorist attacks on the US in which 3,000 people died.

LUXURYSHOWBACK The Luxury Property Show, of which SOUTH is a key media partner, is back in Olympia, London on October 27 to 28 with more than 50 exhibitors from around the world presenting investors with opportunities ranging from Mediterranean villas to alpine retreats. Luxury property is a rapidly growing market with recent data from Christies International Real Estate revealing the world’s top ten reported property sales were all priced above $100 million for the first time in the year to May 2017. The show, now in its 11th year, will showcase investment opportunities like beachside apartments in Thailand to luxury lofts in New York. The exhibitors and sponsors list includes St James Place Wealth Management, Remax, Almanzora, Baker Woods, Mansion Global, Yamaha Music, Corcoran Group, Prime Properties and the International Property Awards. The show also includes an in-depth schedule of seminars offering real world investment advice for investors ranging from those exploring the market for the first time, to seasoned professionals with global portfolios. The seminars will tackle key questions around the market including where to find the next global property hotspot to how to mitigate political risk and uncertainty. www.theluxurypropertyshow.com

What suggestions do you have for making the buying process more efficient? DOMINIC PASQUA KNIGHT FRANK Due to Stamp Duty, the property market is very price sensitive. With no signs that the government will reduce the tax, there are other ways in which the market could become more efficient: 1 Non-refundable deposit paid by buyers upon acceptance of offer. 2 Make gazumping and gazundering illegal. 3 Offers on property to only be accepted upon proof of mortgage agreed in principle – banks and lenders to then act much quicker in issuing formal offers as they are far too slow. 4 Solicitors to prepare complete sales pack as soon as property is brought to market.

TOM FLOYD WINKWORTH I think that vendors should make sure they get themselves and their solicitor ready, so on the day an offer is accepted the paperwork is sent to the buyer’s solicitor. This should ‘set the tone’ for the sale and make sure the buyer realises the vendor wants to move quickly. Vendors need to instruct a proactive agent that is going to chase all parties. Ultimately this is where agents earn most of their fee and 9/10 sales will fall through because of lack of communication. It is not a complicated process but vendors and agents just need to be efficient themselves.

INVESTINHISTORY Germany’s historic listed buildings are beautiful and often situated in delightful cities – but the big attraction for the UK investor is the generous tax-breaks

hese historic buildings are often in bad repair and unsuited for modern life, hence the tax-breaks to attract developers prepared to restore and renovate the apartment blocks. Because the German property market is significantly undervalued compared with the UK market these historic homes in need of TLC can be bought for bargain basement prices. Renovation is expensive but over eight years the renovation cost is returned to the investor in the form of tax-breaks. Andreas Schrobback is managing director of As Unternehmensgruppe, a company employing 120 people including a construction team, that develops, sells and manages homes for capital investment. Over the past 10 years he has restored and sold more than 1,500 homes. Herr Schrobback recently visited London to assess the local property market and build contacts. He is opening the German market in historic homes to the UK investor, particularly those who think recent tax changes have made buy-to-let in England unappealing. His company operates throughout Germany but particularly in scenic cities like Leipzig – acquiring property, renovating it, marketing and then letting the apartments. e love our homes and Ben Taggart’s models are a perfect way of celebrating them – a keepsake for when you move on or a unique gift. Ben’s individually handmade models are perfect, architecturally accurate ‘portraits’ painted and finished to capture the character of your home – from a weathered cornice to the texture of the brickwork (but you can choose to lose more prosaic features such as drainpipes!). Attention to detail means the result has a wonderfully lifelike appearance. His eye for detail stems from a childhood love of making things out of cardboard at the kitchen table, a training at St Martin’s School of Art and a first job for a design company making sets. Ben loves buildings and finding out about their past lives. His work involves producing historical pieces for museums and architects as well as smaller commissions for private clients. Each house model is presented in a custom made box-frame, in stained oak, with non-reflective glass. The model is mounted on a sheet of card sympathetic to the colours and tones of the building. A title can be printed with the name of the house on the background as well as any other personalised text required – all designed to harmonise and complement the architectural style of the house. Commissions take five to six weeks to complete and the average size of the finished framed portrait is about 30cm x 50cm. The scale of the models is usually models 1:50 which means that an ordinary front door would be about 4cm high. The average price works out at about £1,800, including vat and framing. The cost depends on the complexity of the building and the overall size. Ben can work from photographs or will make a home visit. his is an exciting month for Octagon, as we plan our return to London to launch Bishops Row, a terrace of nine fabulous houses alongside the Fulham banks of the River Thames. These are super-sized townhouses with 4/5 bedrooms, plenty of family living space, and access to the river footpath running between Putney and Hammersmith bridges. The beautifully designed brick and stone homes with their classical Georgian exteriors will start from £4.995m and have private rear gardens, lower courtyard gardens, rear terraces from the drawing rooms and master bedrooms and rooftop terraces to Plots 8 and 9, offering envy-inducing views of the Thames and Barnes Wetland Centre. Just a few miles away in the heart of Wimbledon Village, Octagon’s team of period renovation craftsmen are putting the finishing touches to Grade II listed Eagle House, purported to be one of the oldest mansions in London, which has been converted into magnificent apartments. Local interest during the last two years has now reached an all-time high – unsurprising, as the location and period features are perfect, both for downsizers looking to stay in the village as much as central

Located close to Cobham High Street and the local train station, Willowbank offers incredibly light and spacious living, with the classic red brick façade bringing a truly classical feel to the contemporary home. £4.35m. Boyce Thornton 01932 868 448

Londoners yearning for the green open spaces of the adjoining Wimbledon Common. Meanwhile, the Octagon Bespoke division continues to blossom, and not just with people wishing to build their dream home from scratch, but also welcoming back a growing number of seasoned Octagon homeowners, who have decided this is the year to embark on grand scale extensions and improvements. While our land buying team continues to source the best placed plots in our known territory of the Home Counties, the Bespoke map expands further afield. Projects are currently underway from Essex and Kent to central London, each offering a unique challenge for the team and providing the opportunity to build on the current Octagon reputation and skill set with exciting new ideas. Confidence and commitment to quality new build seems to be returning if our own experience is anything to go by. Viewings and offers are up on 2016, followed by some firm reservations already in place for our detached family houses. With December our most successful sales month in 2016, we look to the winter months with anticipation, and hope the current interest continues throughout the end of the year.

GATEDCOMMUNITY This stunning contemporary five-bedroom house of almost 3,000 sq ft, with private parking is built over four floors and features sleek, modern interiors throughout. As well as the four en suite bedrooms, reception room, and kitchen/area, the property has an extra family/cinema room. The 36-foot garden faces south-west and features lawn and decking, with a two-storey garden studio to the rear. The house is in an excellent location, which borders the south side of Wandsworth Common, and is within easy reach of all the excellent local amenities including Bellevue Village. It is the largest house in the development with wonderful entertainment and living space. Wandsworth Common mainline station is a third of a mile away. ore new homes are springing around the edge of Zone 1 in South London where four new stations are planned. L&Q’s Harvard Gardens development in SE17, will be supremely well connected once the new transport links are in place. Situated just a short distance from Elephant and Castle Station, Harvard Gardens offers an impressive variety of transport options, available both day and night. From the station, which is serviced by the Northern and Bakerloo lines, Waterloo can be reached within four minutes, Bank in around six minutes, the West End in just 10 minutes, and Canary Wharf in 18 minutes. For night owls, the Northern line runs to nearby Kennington station 24 hours a day every Friday and Saturday, opening up all of London’s best nightlife. Lucy Chitty, Sales & Customer Services Director at L&Q, comments: “With national rail services, two underground lines, a large number of buses and a cycle superhighway just a stone’s throw away, the homes at Harvard Gardens are perfect for buyers looking for a short commute during the week, and access to the very best of London’s worldclass entertainment and nightlife at the weekend. he Boulevard Townhouse collection of seven new five-bedroom homes, with off-street parking, has been launched by Lendlease. The sustainable developer unveiled a new phase of townhouses at Cambium in Southfields, moments from Wimbledon Common. The Boulevard Townhouse collection is positioned at the foot of a tree-lined avenue. Once complete, Cambium will provide a total of 55 townhouses and 55 apartments surrounding a beautifully landscaped green open space. Each home has been designed to maximise views of the green, to create a secure and peaceful environment for residents. At the heart of each townhouse is a family living/ dining room featuring a fully integrated, modern kitchen. A private garden can be accessed via the kitchen. Set across three floors, every home comprises five bedrooms, two of which have ensuite bathrooms with underfloor heating. Open-plan interiors are finished with two colour palette options. They are paired with touches, such as ceramic tiles, to provide an elegant finish. The houses are built to Code for Sustainable Homes Level 4, including energy-efficient appliances, double glazing, and engineered timber flooring. All gardens have LED illuminated patios and a water butt for rainwater collection. The development is centred around an urban meadow featuring an eco-play area and an oak tree, believed to have been planted over 200 years ago. Vegetable grow beds are also provided. hen the Bank of England reduced the Base Rate to 0.5% in March 2009 – nobody foresaw that nearly seven and a half years later it would be cut further to 0.25%. While we have heard arguments for both its increase and further reduction – nobody knows what will happen, let alone when. Following recent statements from the Bank of England, and despite conflicting data, there is growing belief that we may see a Base Rate rise sooner rather than later. Even if it is not increased this year, that does mean that the mortgage rates we see today will be around forever. With short term fixes available at just over 1%, five-year equivalent well under 2% and 10-year deals from 2.5%, let us not take these for granted. Back in 2009, those 2-year and 5-year deals where nearer 3.5% and 4.5% respectively. With lenders offering incentives like Free Valuations, Free Legals and/or Cashbacks, whether purchasing or remortgaging, there is no excuse not to review your mortgage. Don’t leave it too late and be left with that “If only” feeling.

hanges to the tax regime on buyto-let properties mean that one in four landlords is considering selling up within the next year, according to a survey by the Association of Residential Letting Agents. The organisation said the government needed to reappraise the way landlords were taxed to encourage more to increase the size of their portfolios and increase the availability of properties for tenants. Alan Ward, the association’s chairman, said: “As demand continues to increase for homes to rent, punitive tax changes are discouraging investment by the majority of good landlords who want to provide accommodation. To meet demand, we need pro-growth taxation that actively supports and encourages the majority of landlords who are individuals providing good housing, to invest in the new homes to rent we so desperately need.”

ONTHERISE? Duncan Farmer is looking forward to competition bringing good deals

about half of the increase on the back of that meeting has now been recouped”, said Boulger. The good news out of all that, he says, is that it will take pressure off any lenders that were thinking about putting up the cost of fixed-rate loans “and provide a little more scope for those who want to boost volumes by competing on price rather than criteria” and “the cost of funds is unlikely to change much in the short term”. Even better news comes from Moneyfacts, the financial information provider, which says that the number of mortgage deals on the market has increased by 53 in the past month, to 4,657. Charlotte Nelson, finance expert at Moneyfacts, said: “Since April 2009, when the number of products on the mortgage market hit an all-time low of 1,209, the residential mortgage market has seen product numbers grow substantially.” She adds that recent boost is driven by several lenders launching three-year fixed rate products, which rose by 48 deals in the past month alone. “The talk of an impending Base Rate rise means that borrowers are starting to look at their options to protect themselves from a potential rise in monthly repayments,” explained Nelson. More competition should mean more choice and, with any luck, cheaper deals.

n his most recent blog post Ray Boulger, one of the most respected commentators on the mortgage, said that it would have been a surprise if the Bank of England had announced an increase in the interest rate at its most recent meeting. In fact, the vote for a rise moved from 5-3 against to 6-2 against, although this was because a member of the monetary policy committee who had previously favoured higher rates had stepped down. The Bank’s decision was also accompanied by an update of the country’s economic prospects. “GDP growth is now forecast to be only 1.7 per cent this year, compared to the previous forecast of 1.9 per cent and it has also nudged down its 2018 forecast,” said Boulger. “The Consumer Prices Index forecast [of inflation] is virtually unchanged, with the Bank still expecting it to peak at about 3 per cent in October; it’s currently 2.6 per cent. Despite not expecting a rate increase the market was expecting a more hawkish tone and so the gilt market reacted positively, with the 5 year yield falling 7 basis points to 0.52 per cent and the 10 year by 9 basis points to 1.15 per cent. Swap rates, which are a good indicator of interest-rate moves, “will react similarly and although these yields are still above levels before the previous MPC meeting

ost of the focus of problems on the property ladder is on those at the bottom trying to get on rather than those older borrowers who are already on and want to stay on. A study by Jacquie Wells & Associates says that pensioners who need to remortgage are not getting the same help or choice of loans as those still working, and that the industry and government could do more for those who do not want to go down the equity release route. “More than anything, the different attitudes to borrowing in later life that exist among consumers and industry need to converge,” says the report. “Recognising that borrowing in later life is about supporting retirement finances rather than acquiring a home will do much to bring about that alignment.”

GREAT OPPORTUNITY T his fine Victorian house of nearly 5,000 sq ft is currently divided into four attractive flats, but it also has planning consent to return it to one grand family home. It stands in the heart of Wimbledon Village on one of the best roads in the village on a third of an acre plot with a large garden, which was originally a grass tennis court. The Grange is about 200 metres from the High Street and the green acres of Wimbledon Common. The village has enormous charm with a variety of shops, restaurants and pavement cafés in a rural setting. However, it is less than half a mile to Wimbledon town centre and the fast and frequent train or underground services into central London. The house is particularly well placed

for all the excellent educational and recreational facilities that the area has to offer. Two of the most highly regarded schools in the country, Kings College School and Wimbledon Girl’s High School are within half a mile and there are no less than three golf courses in the immediate vicinity together with riding stables, tennis and fitness clubs. It is currently arranged with a reception room, drawing room, study, dining room, three kitchens, a utility room, seven bedrooms and four bathrooms. There are also cellar rooms and a double garage and off-street parking.

PERIODFEATURES This fairy-tale Georgian beauty is crammed with truly rare original features and entirely curved at the rear

t’s four-storeys high and has a basement that’s ripe for converting. There are five bedrooms and three receptions while the house measures almost 2600 square feet in total. Few of the elegant Georgian and Regency houses along Camberwell Grove have so many features intact, and fewer still have curved rears. This home’s location, size and originality are the stuff of dreams. Original Georgian features include ornate architrave around door frames, fire surrounds, floorboards and wooden window shutters. The basement area could become an extravagant kitchen/diner, au pair’s quarters or a granny flat. It has its own entrance already and a shower room fitted in the vaults. The 8s foot garden has York stone terrace and is completely walled. Established trees, shrubs and climbers were long since planted and the garden is particularly secluded. Many regard Camberwell Grove as having the finest examples of Georgian and Regency architecture south of the River. It’s a wide, tree-lined street lined with outstanding houses. Inhabitants include actors, architects and diplomats

while Camberwell itself attracts an interesting mix of residents including many creatives. Denmark Hill station has non-stop services to Victoria, regular services to London Bridge and London Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Schools include The Villa on Lyndhurst Grove, while Dulwich College, JAGS and Alleyn’s are all within 10-minutes’ drive. We recommend eating at The Crooked Well or No.67 at South London Gallery - they’re local and very good.

LETTINGS LOWDOWN Alistair Harrold, Lettings Manager at Coombe Residential

’m constantly asked: “What is the lettings market like at the moment?” I suppose it’s an occupational hazard! We are finding it harder and I have spoken to friends in the industry and we are all in agreement that it’s much tougher to find good tenants nowadays. There is also new legislation and BREXIT to contend with and yes I do believe that BREXIT has had a negative effect on the lettings market. Now more than ever landlords have to be realistic in their asking prices and how they present their properties. Tenant’s standards are high and it is usually the better presented properties that are let first. It’s important to act on feedback from prospective tenants, if they all hate

the peach bathroom suite then bite the bullet and change it. There will always be a demand for property in SW London and Surrey, even in the quieter times. We’ve let properties on Christmas Eve before now. Just make sure you are doing all you can to present your property in the best possible light and, of course, with the best agents. Don’t be wooed by the highest quote for rental, some agents will value your property high in order to gain the instruction only to ask you to reduce the price at a later date. Most of our team are landlords themselves so know all the worries associated with letting your property. You can speak to any of the lettings team here at Coombe Residential on 020 8947 9393.

LAST WORD Matthew Macmillan of Warren & Co Putney has the last say Describe your property career to date. I started in the business in 1999 in Mayfair which was a fantastic place to work. Promotion moved me to Putney in 2000 which, at the time, seemed like the other side of the world. Now I couldn’t imagine myself working or living anywhere else. I fell in love with the place immediately. I moved to Warren in 2002 to build their Lettings Department and I immediately realised this was where I was meant to be. What do you enjoy most about your job and what have been the highlights? It has to be the people. Landlords, tenants or colleagues, I just enjoy being part of a team and helping people find a home. I have built relationships and friendships that will last forever. Describe the biggest challenges. Lettings is a pretty resilient business and has ridden a few notable storms over the last 18 years. That is not to say those storms haven’t been challenging. It is imperative to be pragmatic and constantly advise and help clients maximise their investments even during the hard times.

What advice would you give to anyone considering a career in estate agency? Definitely go for it. I fell into it 18 years ago and have loved (nearly) every minute. It’s hard work but fun and the opportunities are limitless. What advice do you have for landlords in the current market? Present your property well. There is a lot of stock out there and you need to be competitive. It is an interesting but buoyant market. Just don’t rest on your laurels. You need to stand out. What sets south west London apart? There is everything for everyone here. The shops, bars and restaurants, fantastic schools, countless parks and commons and if you want to go into central London or out to the countryside, it’s all very easy. What more could you ask for? What do you think lies ahead for the south west London market? Aside from a few blips along the way, the market has

gone from strength to strength over the years and I can’t see it changing. Recent highs, recent lows? New team members have been a great addition and have proved a huge success. Brexit is the obvious low from an industry perspective but the signs are already showing that we’re on the up. As I said, we’re a resilient business. What is your top location south of the river? That’s easy. Putney. There is everything you need here whether your 20, 90 or somewhere in-between. If you were not an estate agent, what career would you choose and why? A racing car driver obviously. What boy wouldn’t?
