If you are hoping to buy a property but you are unsure about the area, what do you think matters more – the house or the location?

We’re growing on our success...

Shenagh Richardson, Head of Savills Barnes

or many, relocating to an area they are unsure of is often motivated by wanting a lifestyle change. In Barnes we get a lot of buyers moving from Notting Hill and Chelsea who are drawn to the area by the generous outside space for example, while still having excellent transport links into central London. With the cost of moving, ever increasing savvy buyers want to avoid another move in the near future, so making the right decision is crucial. For some families, who are looking for a long-term home, being more flexible on location may offer a house that is more suitable. In these instances, the motivations might include that all important extra bedroom for a growing family. Compromising for your ideal home will only work, however, if you stay close enough to the amenities you need. In Barnes, for example, we see many families moving to the area for the renowned schooling. Of course, for many buyers location will always be the driving factor. If you find your budget won’t stretch as much as you hoped, consider looking for a property that has the potential to extend in the future to provide extra living space.

Rather than retiring to a sleepy village, more and more south Londoners are choosing to stay in the city as they get older, reports Jenny Knight

eatherbed Villas in Hampton Hill was formerly the home of James Lansdowne Norton – founder of one of the world-leaders in the motorcycling, The Norton Motorcycle Company. His designs revolutionised the British motorcycle industry and he is famous amongst petrol heads. Tucked away behind a grand gated entrance, the Victorian mansion has recently been converted into nine homes of two, three, four, and five bedrooms, while retaining the stunning elegance of the early 20th century. nstead of opting for country tranquility, retirees prefer to downsize in the area they know and to spend their time enjoying the shops, restaurants, museums and theatres, served by London’s extensive public transport system. The current generation of pensioners is deciding they prefer urban delights to the cocoa and slippers regime their parents may have enjoyed. They are rejecting the seaside or country havens in favour of the bustle of London. The emergence of this new wave of “urban retirees” has been greeted with enthusiasm by estate agents, who realise that a neat two-bedroom flat near an underground station or on a bus route can be the ideal destination for those in their twilight years. Robert French from Knight Frank, Clapham, says: “This is definitely a growing trend and a demographic we deal with quite a lot. Parents sell a family home and buy a smallish flat, giving a chunk of the money liberated from the sale to help their children get on or move up the property ladder. “Clients do point out that flats are expensive relative to houses. We sold a lovely stucco fronted house in Grafton Square a while ago for £2.4 million but the lady had to pay £1million for a flat nearby. I remember her saying: ‘How is my lovely home only worth two and a bit of these flats?’ “So another option is to move a mile or so away, so parents can still stay in touch with family and friends while benefiting from lower prices. We get people moving from Clapham Old Town to Balham, which is still a nice area, but a bit cheaper. Normally we find there is a financial incentive to downsizing. “A lot of people see it as their last move and it is sound forward planning to move somewhere without a staircase, so blocks with lifts are popular. “At the moment we are selling 32 flats in Thornton Place (below) on Clapham Northside, ranging in price from £700,000 to £3 million. It is a Gothic mansion with communal gardens that are looked after, with a concierge for any problems. The flats have high ceilings and overlook the common, giving all the charming, three-bedroom freehold house with a tremendous private appeal of a grand house without the garden and three bedrooms, within easy reach of both Brixton town centre disadvantages.” and Clapham. There is a reception room to the front on the ground floor with a sizeable eat-in kitchen to the rear which opens out into a garden, a good bit larger than the average tiny south London backyard. Better still the garden is hardly overlooked. There is also a sizeable family bathroom on the ground floor which was recently refurbished and is well presented. The three bedrooms are on the first floor, with plenty of storage space in the master bedroom. The house is ideally located for transport links on both the Northern and Victoria underground lines.

A new section of the Thames riverside has opened to the public for the first time in decades as part of the redevelopment of Battersea Power Station in Nine Elms. The one-acre space forms a new piazza directly in front of Circus West Village, the first phase of Battersea Power Station. The piazza can be accessed through a new route under Grosvenor Railway Bridge and will come alive later in the year when 23 restaurants, bars, cafés and retailers open for business. For generations this area has been in industrial use and out of bounds to the general public.Cllr Ravi Govindia, leader of Wandsworth Council and co-chair of the Nine Elms Vauxhall Partnership, said: “The Thames riverside is a unique asset for Londoners and we’re delighted that yet another part of this riverside in front of the majestic Power Station is open to the public for the first time.” In the coming years more of the riverside between Battersea Park and Vauxhall will be revived and opened up to the public as the Nine Elms regeneration programme continues. The first spaces have already been completed at Riverlight and Riverside Gardens, and work is now underway on the stretch between Heathwall Pumping Station and Vauxhall which will reopen by the summer.

CLUTTEROFF While decluttering to create a tidy home you could also help others with a few taps on your mobile phone. The free smartphone app, Gone for Good, is a decluttering app that allows you to donate your unwanted goods to charity, without the hassle of juggling bin bags or carting furniture to the nearest charity shop. Simply take a photo of your items, upload it to the app and fill in the details, including size and value, before completing your contact and collection details. The app will then search for all of your local charities that are participating in the Gone for Good scheme and let you select the one you would prefer to donate to. Within a few days the desired charity will arrange collection from you. Foxtons is supporting Gone for Good by introducing customers to the app with leaflets in branches or information on its online portal.

The process of finding and selecting tenants is important and key to a successful tenancy. From the first moment you speak to a prospective tenant and meet them, your aim as an agent is to build a rapport to gather information about their, situation, character and employment. Having gathered this information, we are able to build a picture to assess their suitability, which can be put forward to the landlord, should an offer be made. The information given by the tenants is then fully verified by obtaining references through a specialist referencing company. These references will include a credit check, confirmation of the tenant’s employment and income as well as a previous landlord’s reference. At Palace Gate Lettings we also obtain proof of ID and previous address to further verify a tenant. A tenancy will only commence if the tenant passes the referencing process and the landlord is happy to proceed.

A topping out ceremony was held at Lombard Wharf, to mark building work reached the top of the 28-storey high rise in Battersea, that will deliver 134 flats including 27 shared ownership homes. The site was previously vacant after a warehouse and offices were demolished. Members of the development team; architects Patel Taylor; local ward councillors and the Leader of Wandsworth Council, Cllr Ravi Govindia, were at the event, marking a significant milestone in the project’s delivery. It is hoped that the first flats will be available this summer. Barratt London who are developing the site will also open up a new stretch of the Thames Path and lay the foundations for a new bridge across the river at Fulham. Cllr Govindia, said: “The Diamond Jubilee Bridge is a key element in opening up this formerly industrial part of Battersea to local people, welcoming new affordable housing, new businesses and jobs, and new investment as part of the Greater London Authority’s Clapham Junction to Battersea Riverside Housing Zone.” JOHN ADAMS Pankaj Patel, Director at Patel Taylor, said: “We are LAURISTONS very pleased to see Lombard Wharf shaping up into Standards vary greatly in the industry. Whether looking to purchase or remortgage, borrowers are in for a treat. Several new challenger lenders have recently entered the market and one of the key influencing factors that affects where mortgage pricing is, is competition. While the very lowest mortgage products have disappeared, there are still a number of attractive rates available. Best pricing is reserved for those with bigger deposits but even those with only limited amounts to put down have seen rates fall and it seems unbelievable that borrowers can secure a mortgage with only a 15% deposit for less than 1.5%. Furthermore, headlines depicting stories of borrowers struggling to obtain a mortgage following various regulation changes have also disappeared. In the face of this increased competition, the lending establishments have sought to broaden their policy and criteria. For example, age, interest only and self-employed, where there was once an issue, it is no longer the case. So as long as you have a good job and credit record there is no reason why you cannot obtain finance at a rate that will make you happy. Gareth Lowman, SPF Private Clients

CAPITALLOSS The future of London as Europe’s financial capital is one of the most important aspects of Brexit negotiations and the Mayor of London, the Prime Minister and big City institutions will want to keep it that way, as will property experts, for whom these high earners are a key driver of the London market. A report in the Evening Standard suggested that as many as 100,000 highly paid jobs – include one banker whose salary was £200,000 a year, but picked up a bonus of £20 million – could be lost if London lost its role as the pre-eminent place to conduct financial business in Europe.

Property could still be a good place to park your cash, says Duncan Farmer

here have been reports that house prices at the top of the London market have fallen by as much as 12 per cent over the past year and, even though average UK house prices jumped in January, analysts are predicting that this year they will remain relatively flat. How many times have we heard that before? Predicting house prices, stock market movements and, of course, the direction of interest rates, has proven to be little more than guesswork. The doomsday scenario predicted after the Brexit vote and Donald Trump’s election have failed to materialise. Share prices in the US and UK have continued to rise and unemployment has fallen, suggesting economic confidence is continuing. Those investors who have been concerned about geopolitical upheaval have poured their money into safe havens such as gold, and London property is a similarly attractive place to park cash. But does it matter that house prices do not rise as fast as they have? Houses and flats are at one of their most affordable levels for years, according to figures from Propertywire. It says that typical mortgage payments for new borrowers, both first time buyers and home movers, stood at 30 per cent of income in the fourth quarter of 2016 compared to the peak of 48 per cent in the third quarter of 2007. “Despite average house prices growing by 7 per cent in the past year, mortgage affordability in the final quarter of 2016 was unchanged and comfortably below the long term average of 35 per cent,” it says. “This proportion has stayed low due to further dip in mortgage rates during 2016, from an average of 2.49 per cent in the first quarter to 2.17 per cent in the fourth quarter. “The research shows that the significant improvements in affordability is nationwide with mortgage payments falling by at least 40 per cent as a proportion of average earnings in 10 areas and 60 per cent of all districts have seen an improvement of at least 15 per cent over the period.” If property prices do remain low this year and wages rise, that affordability level is likely to improve even more, especially for people on low fixed-rate mortgages.

A beautiful home needs a beautiful mortgage Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount. We estimate that the fee will be 0.67% of the amount borrowed.

he world’s biggest estate agent is claiming that it can dramatically reduce the time it takes from making an offer on a property to moving in and put an end to gazumping and sales falling through. Keller Williams, a US agency with branches in the UK, says that under its KW One service, a broker will manage both the sale and the purchase, “without the seller or buyer needing to lift a finger”. The company says that it will undertake the full sale and marketing of the property with the benefit of a professional property and instruct a preapproved panel of mortgage brokers and solicitors, who will use the Gazeal contract which locks in the buyer and seller. According to a Which? Report last year, almost a third of sales collapsed before exchange of contracts. It said that reasons included buyers unable to complete. However, under Gazeal, the offer is only legally binding if the sale and purchase are chain-free, but in London only a quarter of sales are chain-free. even elegant new homes in the heart of Wimbledon Village are soon to go on sale. The development is located close to the station offering excellent transport links to central London and further afield. Each house boasts five to seven bedrooms and is artfully arranged to maximise space and to create impressive proportions across all four floors. All of the houses are individually designed by the boutique developer, Coronado, to create truly individual homes. The spacious layout of each house is complemented by the clever use of materials to define spaces, giving a nod to heritage within the contemporary buildings. The oak flooring throughout the living and dining rooms lends a traditional feel, while bespoke marble in the kitchens provide a dramatic focus point. In every space the details have been painstakingly considered, from the luxurious cast stone freestanding bath, to the bespoke joinery of the walk-in master dressing room, from the dedicated personal cinema room, to the fully automated central hub for media and lighting. The interiors feature panelled internal walnut doors and antique bronze ironmongery, detailed cornicing and bespoke skirting and detailed architraves. The kitchens are all bespoke and ergonomically designed with touch-control glass induction hobs, as well as integrated fridges, freezers and dishwashers. They include wine coolers with two controlled zones, dual Miele oven/microwaves and Miele Nespresso capsule coffee machines. The master bathrooms feature sliding entrance doors and polished large format porcelain finishes to floors. The energy efficient heating and cooling systems are high tech with mechanical ventilation with heat recovery throughout. The gardens are landscaped with a patio dining space. The two-bedroom apartment sits on top of a Victorian school conversion of 32 flats in a gated community. Take the lift to the second floor and you enter the apartment through a large, welcoming entrance hall/reception room with double ceiling height and natural light from the roof lantern. Solid British oak flooring runs throughout the entire apartment, insulated with high-quality soundproofing. A separate utility room sits off to one side. Leading from the kitchen is an oak staircase, taking you up to the second bedroom and en suite bathroom. NEWHOMES UPDATE Colin Tutt, Executive Chairman of Octagon Homes is optimistic and excited about the challenges ahead

e approach this year with measured confidence, having experienced a virtual flurry of sales during the last three months totalling £23.5m. This activity and positive mood bodes well for the Octagon brand, and the luxury housebuilding industry in general. Knowing what’s ahead of us, both within the UK and globally, 2017 will be a difficult market to call. However people will always need homes, and as proven during the last 12 weeks, it appears nothing can beat an Octagon property, when it comes to quality and design. Which brings me neatly onto latest releases in Weybridge and Esher, both much loved Octagon heartlands. pton House is the sort of stylish period villa that looks as if it stood unchanged since it was first erected in 1926. In fact it has been completely made over by its current owners who retained only the front façade and, of course, its superb location backing onto Richmond Park. When the Denisons bought the house in 2014 it took 10 months for builders to reconfigure the home to their demands. Rachel Denison says: “It was a labour of love. We took up the floors and put in underfloor heating. It has new wiring, temperature control in all rooms, CCTV outside, a new roof, new wooden windows in place of the plastic ones and the garden was landscaped to create a softer less formal look.” The front door now opens onto an elegant and spacious hallway – created from four small rooms. The dining room is now a classical square shape, but originally the garage butted into the room making a peculiar L shape. The kitchen was also enlarged making a large comfortable room with two Agas – ready for occasions like Christmas or parties. Under Rachel’s instructions the garage was moved and the dining room given the shape it deserved, while the extra space next to the hall was turned into a utility room, complete with a dog entrance for their black Labrador and a warm shower to tidy her up after a run in the park. “Upstairs was a rabbit warren. There were a couple of rooms I couldn’t bear to go into. One bedroom had a roof terrace attached that was difficult to access and anyway invaded our neighbours’ privacy. We took it into the building making a bigger bedroom with lovely views over the park. I put a false wall in to make two dressing rooms and an en suite bathroom. There is also loads of storage space thanks to fitted wardrobes.” The views over the park make the house special, so Rachel chose a colour palate of three shades – including a soft green – using some fabric used to make blinds and curtains as a template. She said: “Having just a few colours makes the house soothing and restful. It’s a technique I always use. “ Upton House now has four or five bedrooms, three reception rooms and a wonderful kitchen and great entertaining space with a large drawing/dining room at the rear of the house with French doors leading to the west-facing garden. “We totally changed the back and front gardens, although I kept a double line of lime trees. I put in lots of little paths and irrigation and softened the design. It is lit at night and we have a trompe l’oeil door that looks as if it is a secret entrance to Richmond Park.” Upton House, Warboys Road, Richmond Park, £2,495,000, Coombe Residential 0208 947 9393

Name Nathaniel Bracegirdle

Teams of politicians, Lords and political correspondents don their aprons and chefs hats and race, pan in hand, while flipping pancakes for charity. The fun starts at 10am outside the Houses of Parliament.

Position Associate Where do you live? Weybridge, Surrey.

What and where was your first home? An ex-rental, one-bedroom maisonette in New Malden. I called my bank and asked about a loan. I was told a pre-approved amount and that was all I had to do. Things have changed since 1990!

What do you consider your greatest achievement? Not so much an achievement, but a privilege having fallen into agency after college and now working in one of the best villages in the whole of the UK (in my view). I get to see some of the most amazing homes and meet some truly exceptional people. Tell us something that would surprise people about you. I have a motorcycle licence and have done a few track days and police training days. Aside from property what’s your most expensive purchase? My car. Favourite book, film or album now? Jaws – the film. What did you want to be when you were growing up? A chef as I’d always loved cooking and restaurants. But the hours are brutal!

What is your guiltiest pleasure? Watching box sets on a Sunday and not doing much else for most of the day.

VICTORIA MIRO HOXTON The colourful fabric sculptures of Do Ho Suh were designed to be packed into the Korean artist’s suitcase as he travelled the globe. At the Victoria Miro gallery you can gaze at these incredible – portable – structures suspended in the gallery.

Explore how architecture and family life in Japan changed after 1945. The legacy of WW2 and the changing face of Japanese society brought huge changes in the way the nation lived, and the way Japanese design principles influenced the West. www.barbican.

What is your most treasured possession? My watches.

Who would you like to stuck in a lift with? Barack Obama.

What three things would take to a desert island? A Kindle (with as many books as it can hold), a fishing rod and a gas BBQ.

What is top of your bucket list? To do a 15,000 ft sky dive – ideally above the Grand Canyon.

LETTINGS LOWDOWN Giles Barrett, Partner and Senior Lettings Manager at Knight Frank Riverside, sees lifestyle choices and financial necessity leading to a rise in tenant demand

sking an agent to comment on the state of the market can be a lottery. Are they busy because they’re agreeing lots of deals or because they’re short staffed? Are they feeling optimistic about the future of the market having just landed a whopper of a deal or downbeat having just had a big fall through? To get the true answer I think you need to zoom out of branch level and look at the London market as a whole. Taking a broad view of supply and demand: Supply – Following a huge and sustained growth in supply due to new-build completions and ‘reluctant landlords’ (those who can’t/won’t sell), stock levels exploded across London from 7,500 properties in January 2016 to 14,000 in August 2016 (Source: LONRES). In January 2017 we are back down to just over 10,000. This is partly the result of a busy summer rush and partly due to an small increase in sales market confidence. For example, our sales team have agreed 10 offers in January between £375,000 and £2m. Demand – There are seasonal peaks and troughs, however, in the main tenant demand is set to rise due to a combination of lifestyle choice and financial necessity. Private renting is now the second most dominant tenure in the housing market (second to home ownership) and at current growth projections may take pole position at some point in the ‘20s.

This spacious one-bedroom flat in the new development of Riverwalk in Westminster benefits from a balcony from the large reception room, making the room flood with natural light. It is also being interior designed by Knight Frank Interiors. Parking space included. £650 p/w Knight Frank Riverside 020 3597 7680

LAST WORD Katie Hyndman, Knight Frank Battersea & Nine Elms Describe your property career to date. After making the move from New Zealand to the UK I pursued my interest in the property industry. Beginning my career as a property administrator, I soon developed a hunger to go out and meet people and do business of my own. After working in central London I then moved to south of the river mid-2014 and there I have stayed. I have a passion for the area and am really excited about the Nine Elms development. What do you enjoy most about your job and what have been the highlights? I enjoy meeting new people daily. I am naturally a very chatty person so to do a job where I can talk all day long is great! One of the highlights to date has been being involved in the Battersea Power Station development, renting properties in there has been great. It’s a very exciting time for the area.

What do you think lies ahead for the south London market? It is really going to take off with the regeneration project. There will be a lot of stock coming on with more facilities and restaurants opening as well as the tube line. This will become a destination of choice.

Describe the biggest challenges. With the number of new developments being built it will inevitably have a impact on the rental pricing figures.

Recent highs, recent lows?

What advice would you give to anyone considering a career in estate agency? Just jump in and get involved. London is a great place to start as there is so much going on. You will never know unless you try it. It is not easy but make sure you have the enthusiasm for the job plus great customer service and the rest generally comes.

What sets south London apart? It is a stunning area with a community feel.

Recent highs would be starting with the amazing team in the Battersea Nine Elms office. They have been very helpful and supportive. I live in a happiness bubble so I don’t believe in lows, just learning curves. What is your top location south of the river?

What advice do you have for tenants in the current market?

Battersea Park, Battersea Power Station and Nine Elms, naturally.

Always remember the different aspects of an offer – price, move-in date and conditions and at least make sure if you are not offering a good price at least have a good move-in date and the fewest amount of conditions.

If you were not an estate agent, what career would you choose and why? I would be a tour guide, because I love talking all day long.
