y and large that has all changed now, although Robert French of Knight Frank Clapham says: “There is still a certain amount of the attitude that South London is not as attractive as north and central London, but it is an increasingly old fashioned point of view. The migration of white-collar workers completely changed the area: that and all the amenities that followed them. “Looking back 10 or 15 years ago who would have thought that there would be Knight Frank offices in Clapham and Dulwich and that Knight Frank would be selling flats in Peckham. “The huge migration north to south started in search of better value and as a result prices were driven up as more and more people looked to buy here. Yet, this difference in value still exists. In some cases you would pay double for the same property north of the river so for people looking for a big family house with five or six bedrooms and a good garden the opportunities south of the river in Wandsworth or Dulwich are incredible. Similar houses that Knight Frank has on sale in Hampstead or around Regents Park are going for £45 million, which demonstrates what good value south London offers.” Among the wonders of south of the river are the masses of green spaces, including parks and commons. In the south west there are the huge expanses of Richmond Park, with deer roaming free and horse riding, then there is Wimbledon

common where visitors regularly lose themselves, over to the east where Peckham Rye and Sydenham Hill wood provide green lungs. Robert adds: “If you look on a map the green spaces look very similar but they all have different identities. Clapham Common has lots of sports and is probably one of the busiest green spaces in South London. On a hot day you can hardly see the grass, while Wandsworth Common is more for dog walkers and people pushing pushchairs or entertaining small children. Battersea Park has the river and formal flowerbeds and is quite grand. “Green spaces are a great attraction and you can normally expect to pay more for a house that backs onto a park or common.” This green space premium is particularly marked because it is often the grandest period houses in the area which line the commons. Those with sizeable rear gardens that back onto a common are especially desirable.

There was a time when black cab drivers refused to go south of the river and north Londoners made jokes about ‘sarf” London. For the smug northerners South London was a sort of badlands populated by retired gangsters from the Richardson Gang, says Jenny Knight

THE WORD Matthew Smith, Partner and Office Head, Knight Frank Riverside wonders whether the buyer/ seller market is shifting to a more even keel

eing fortunate enough to cover a linear area spanning Hammersmith Bridge to Tower Bridge, I have the great advantage of a massive range of property, local amenities and attractions. With this comes a distinct range of micro markets. As a seller of riverside property, it is essential to be an expert on all types of property, from houseboats to skyscrapers. What has become clear in the current market is that there is a widening gap between the established and the latest developments, with the former proving to offer great value and the latter offering the latest interiors and tech, as well as increasingly luxurious, onsite amenities. These don’t come cheap, but they do seem to be increasingly sought after, even with sometimes eye watering service charges. What never ceases to amaze me is the dramatic change that I have seen to the London skyline in my 11 years with Knight Frank Riverside, much of which has been on the banks of the Thames. While there is no question that London is less attractive now to investor landlords than in the past, with slower capital growth and less attractive tax benefits, investors still buy on the river. Our lettings departments is one of the busiest at Knight Frank, as tenants love to rent in the latest building and enjoy the slick, easy lifestyle that modern flats offer. My market has a generous demographic of baby boomer downsizers, millennials, and

We have recently seen a clear return of buyers above £3,000,000 for the first time in two years and this part of the market is finally gaining momentum. This is because the prices have reduced significantly over the last 18-24 months and buyers Ches’s are able to see value. PERFECT FIT Rebecca Jane Higgins reflects on 10 years at Knight Frank

ebecca Jane Higgins is celebrating her 10th anniversary with Knight Frank. She is best known for bringing the human touch to the business of buying and selling homes. With her soft Irish accent and sympathetic smile, Rebecca Jane is ideally placed to help people through what is thought to be one of life’s most stressful experiences. She says: “My 10th anniversary is testament to how I feel I best fit with the brand values of Knight Frank. The key thing about the office on Wandsworth Common is that we are first and foremost focussed on our client care. My background in the hospitality industry makes this aspect of the business a perfect fit for me.” She joined Knight Frank’s Wandsworth Common office as the Office Manager after a short period as a temp, which quickly led to the offer of a permanent job. Later she moved onto lettings working from the Clapham Common office. Then 18 months ago, she returned to Wandsworth as a Sales Negotiator. She loves meeting people at different stages of their lives, whether they are first time buyers, a couple with a baby wanting a bigger home or a family with three children desperately needing a more spacious garden. “When a person moves it is an exciting time for them, a time of change and also a time when there are lots of decisions to make which can be extremely stressful. It is the human aspect of the business that particularly appeals to me. At Knight Frank, we truly want the best for our clients. The key areas are good open communication coupled with timely feedback.” Rebecca Jane points out one big change to Knight Frank over the 10 years. Knight Frank used to best known for buying and selling large expensive houses. Whilst this remains a core part of the business, Knight Frank deals with all types of properties. In Wandsworth that means helping to sell one bedroom flats, costing £500,000 up to seven bedroom houses costing millions. In her time as a Sales Negotiator Rebecca Jane has helped sell all types of property, including two of the largest houses located on Baskerville Road SW18, which back directly onto Wandsworth Common. Off duty, she is a keen traveller, and enjoys seeing all the different architecture abroad. Recently she visited Marrakesh and Milan and is looking forward to a trip to America this summer. She also practises Kundalini Yoga, which helps keep her grounded and focused. She is a trained florist and enjoys arranging flowers for friends’ weddings. She adds: “I feel that I align with Knight Frank’s values, integrity and customer care. I have found that I can grow with Knight Frank and be myself.”

f online-only estate agents are so much cheaper, why do so few of us use them? The reason is probably that most people don’t fancy paying up front for a service that may never be provided. It can cost less than a thousand pounds to get an online-only agent to act for you, but if they want that money up front you could end up with money and time totally wasted. This reluctance to get stuck with a bill without a sale goes some way to explain why online agents accounted for only six per cent of sales last year. Now in a bid to beef up their customer base House Simple has switched to a no-sale, no-fee model, the same deal that most conventional agents offer. Currently several online-only agents

offer two different prices, the cheaper one for customers who pay upfront and a dearer one for those who pay once their home has been sold. Yopa for example changes £1,795 for a no sale no fee deal in London – rising to £2,995 in some London boroughs, compared with £839 for their basic service flat fee. The lowest cost online agents generally add extra fees for anything more than the basic service, meaning you may pay for photographs and accompanied viewings. Some of the on-liners also want you to use a solicitor they have links to. The no-sale no fee, move by House Simple is sure to be copied by other online agents, which may well mean that prices will rise – eating into the whole idea of cheaper deals.

BRANCHING OUT Wandsworth Common’s popular Bellevue Road could benefit from streetscape improvements if local residents and businesses back a series of council proposals, including new trees, better paving, lighting, motorcycle parking and the removal of redundant street furniture. Community services spokesman Cllr Jonathan Cook said: “These plans have been drawn up following the positive feedback we received when we first floated some of these ideas in the autumn. Now we need the local community to tell us what they think of these proposals.”

While borrowers continue to pay off chunks of their mortgage in record numbers, the amount of people choosing to release equity from their home – to pay for improvements, help children and grandchildren buy their first home or simply supplement their savings – has also risen to new highs. According to Key Retirement, an equity release specialist, the amount released last year topped £3 billion for the first time. Under such deals, homeowners make no repayments and the interest rate is fixed, but when the house is sold the capital and total interest must be repaid. In most cases lenders say that the total repayment will not exceed the sale price of the property. Duncan Farmer

obert Holmes has just set up a new lettings department at 360 Coombe Lane in West Wimbledon, headed by experienced agent Karen Kuhl. The office will help people thinking of letting out property in West Wimbledon, Coombe, New Malden and Kingston, as well as helping tenants to find new homes. Karen helped set up the new lettings and property management department for Robert Holmes and says she will be dealing with all different types of property from one bedroom conversions to large detached period properties as well as the wonderful new builds that the area is famous for. Coombe and New Malden are ace areas for renters because the location is close to the A3 to head into London or out towards the coast. New Malden Station, which is in zone 4, provides direct transport links to Clapham Junction Station in only 14 minutes and London Waterloo in 24 minutes. It is also a beautiful area, which includes Wimbledon Common and Richmond Park, with great schools.

It was clear from speaking to the members that for many, this club is one of the only interactions they have with others all week. It goes to show what a lifeline these clubs can be for some of the elderly people in our community and we are proud to have been able to fund this much needed equipment for them.” The fundraising is part of Savills Guildford office’s partnership with the Community Foundation for Surrey. The office launched a £10,000 fund with the foundation last year, to support local charities. Each quarter, local projects can apply for money from the fund to help support disadvantaged or disabled people in the area. The team at Savills Guildford then choose the lucky schemes.

DOUGLAS BERNARD WINKWORTH Here in Herne Hill houses priced at £1m and above are still selling despite the downward trend in interest and action throughout the rest of the market encompassing one, two and three bedroom properties. I believe one of the main reasons is schools. Here in Herne Hill we are lucky enough to have a great many good schools, both primary and secondary, state, private and independent. With parents looking to secure good school places for their children, applicants are prepared to throw caution to the wind and proceed with purchases despite Brexit and the uncertainty it is causing. I guess it is good to know that schooling and education are a prime factor in applicants’ house purchase decisions!

WORLDBEATERS The UK’s traditional estate agents charge among the lowest fees in the world, according to research by Estate Agent Today. In the UK typical commission rates are from 1% to 1.5%, and may even negotiate on this. In most other countries sellers can expect to pay much higher percentages – although in some areas that maybe offset by cheaper house prices. For example in France expect to pay 6%, in the United States about 5%, in New Zealand about 4% and in South Africa between 5.5% to 7.5%, with the top end of the market paying much less because of the high value of the homes. In Germany fees of between 3 to 6% can be split between buyer and seller – which must make trading up even more difficult over there.

The uncertainty created by the referendum result has affected some sectors of the market more than others; it is for this reason that I have maintained in previous articles that it’s no longer possible to comment on the London market with one broad brush stroke. There are certain “pockets” that are performing very well, so whilst no one is immune to wider economic forces, there are some areas that have proven to be incredibly robust. Our activity across Clapham, Wandsworth and Battersea shows that demand is still strong for best in class homes, provided they are priced correctly and marketed to the correct audience.

he Royal Horticultural Society is calling for a visa scheme for plants after Brexit to keep out those nasty foreign bugs. The aim is the stop invasive slugs, germs, bugs and beetles from munching their way through the country’s gardens. The RHS has already banned exhibitors at their shows from using EU-grown plants from nine key species, including lavender and rosemary. It wants to use Britain’s departure from the EU to introduce a visa scheme for plants along with quarantine centres for species that may carry disease. Currently the free trade in plants within the EU has helped bring in several nasty pests including oak processionary moths, and those horrible orange Spanish slugs capable of reaching six inches in length and destroying priced delphiniums and lupins in an evening. The worst threat comes from flat worms that eat our lovely home grown earthworms that keep the soil healthy.

JOBOFTHEMONTH Lawns now look better if mown weekly. Avoid scalping grass by cutting it too short because if we have a dry summer longer grass is less prone to drought. Mow when the grass is dry and always use a mower that collects the grass otherwise it causes bald patches. Nature lovers might try just mowing a path through part of the grass leaving dandelions, buttercups and daises for the bees to enjoy. Compacted grass doesn’t grow very well, so try to aerate the soil by pushing a garden fork into the lawn every few inches or so and opening up the soil. Bare patches can be filled in with patches of turf or you can re sow with seed. Make sure that the re-seeded patches are left to grow up before mowing them. Water new lawns well but although established lawns that are left unwatered will turn brown they will green up again in the autumn. Photo: RHS

or six days of horticultural displays and greenfingered fun turn to the world’s biggest flower show at RHS Hampton Court Palace Flower Show from July 2 to 8. From inspirational gardens to dazzling flower displays, you can watch demonstrations by both celebrity gardeners and chefs around the show grounds and get tips on gardening in a changing climate. There are also many shopping opportunities for garden supplies to create your own Eden – not forgetting the grand sell-off on the last evening when plants go on sale for knock-down prices. The show attracts around 130,000 visitors every year. This year the big draw will be Piet Oudolf, the influential Dutch garden designer and a leading figure of the New Perennial type of planting which uses bold drifts of herbaceous perennials and grasses for colourful, year-round interest. Piet’s walk-through feature will be a beautiful border opposite the Palace. The plants used in this new feature will be recycled and relocated to RHS Garden Wisley after the show. Another first will be a spectacular display of thousands of Verbena bonariensis plants. A river of these perennials will provide a spectacular photo opportunity. There will also be workshops including flower arranging, pollination facts seen through the eyes of an insect and, for children accompanied by an adult, classes in making real flower crowns from willow withies and paper copies of wildflowers. The children also get a packet of wildflower seeds to grow on and use for future crowns.

In this page turner Colm Toibin whose novels shows that he can turn his talents to retelling the Greek myths in such a way that the characters become fully human instead of unknowable creatures from ancient past. SOUTHFIELDS While Wimbledon Fortnight attracts thousands of tennis lovers and tourists each July, it is the charming period terraces that draw the permanent residents, says Jenny Knight

ith traditional Edwardian houses, great primary schools and leafy surroundings, Southfields is an ideal hunting ground for young families. Doug Moss of Winkworth, says: “We are getting a lot of people moving from Fulham and Chelsea. Either they have been renting and are buying their first family home or they are moving to get more space for their money. “The Edwardian terraces with gardens from 30 to 50 feet long, are the main draw. You can get into central London easily from here and there are lots of parks and Wimbledon tennis on the doorstep so there is a villagey atmosphere, which is attractive.” Southfields Grid – the streets between Replingham and Revelstoke Roads, which run south of Southfields Station – is the area where most house hunters aspire to buy, although wealthier buyers might look at the bigger houses along Skeena Hill and Combemartin Road.

The three most popular primary schools are St Michaels, Sheringdale and Wimbledon Park. Most of the shops, cafés and restaurants in Southfields are clustered around the two underground stations, Southfields and Wimbledon Park, although to the East, past St George’s Park, lies Southside shopping centre with a cinema, Waitrose, Sainsbury, eateries, a range of smaller shops and a multi-storey car park. In Southfields, itself, there is a great take away fish and chip shop called The Original Fish and Chip Company, on Wimbledon Park Road. For pizzas there is Franco Manca and the Olive Garden Italian, near to Thai Girder, with yummy pastries at Chanteroy Southfields. For more niche shopping there is the Wedding Dress Shop in Arthur Road. And for a quality, eco-friendly dry cleaners, specialising in wedding, ballgowns and home furnishings, go to Zenith at the corner of Pirbright Road and Replingham Road. There’s a wide selection of shops where Replingham Road and Wimbledon Park Road meet grounds of Wimbledon Manor House, and is now a 67-acre park with an ornamental lake, a golf course and a patch of woodland. Leisure facilities include tennis courts, a bowls pavilion and a water-sports centre for sailing, kayaking and canoeing, a paddling pool, café and crazy golf course. It also hosts one of the best fireworks displays in London, organised by Merton Council every November. Although most people aspire to own or live in one of the period houses in the area there is also a good choice of apartments. And unlike other areas where blocks of flats can feel depressingly urban, the apartment blocks in Southfields tend to have a suburban or even a rural feel with grass and trees in the spacious surrounds.

NEWHOMES UPDATE Alexa Peters, Associate Director Savills Residential Development Sales, introduces a rare find in SW6

ulham remains an interesting market in terms of new homes supply. When compared to wider south west London, which has seen good levels of new build homes coming to the market, in Fulham, this type of property is a rarity. Although there is a good amount of new build apartments on the riverfront, the areas set back from the water have not seen as much development. So when new homes do become available, they attract a lot of interest. The Fulham market generally appeals to a mixture of young professionals and families, although properties on the river tend to also attract downsizers looking for lock-up-andleave homes. Families move here for the well-proportioned houses and proximity to good schools, green spaces and the village-feel that the Fulham and its surrounds afford. For young professionals, the excellent commutability into London from Putney, Fulham and nearby Hammersmith appeals, as does the vast array of trendy bars and restaurants. Buyers here are discerning and are looking for good value and only ‘best in class’ properties will tempt them. One development helping to bring high specification homes to the area is Bishops Gate, an intimate new development of one to three bedroom apartments and four bedroom townhouses, which offers an oasis of calm from the busy city. Set behind a pair of meticulously restored historic gatehouses on Fulham High Street, the boutique development also has off street parking, with every car space having an electric charging point. We have had enquiries from both domestic and international buyers, including young professionals, and downsizers attracted by the apartments, while families and locals who weren’t considering moving are drawn here by the opportunity of a new-build townhouse. That said, interest has also come from wider south west London and beyond because of the rarity and calibre of these homes. HELPTOBUY Ten out of 12 units were reserved on the first day of the launch of the first phase of Woodhams Apartments in Bromley, built by Hambridge Homes

he sales account for 35% of the entire scheme which is part of a regeneration of Bromley. James Overton, Managing Director of Hambridge Homes, says: “We aim to cater for first time buyers and young professionals, and Woodhams Apartments is an excellent example of this. Its location is ideal for people who want easy access into the City, and the price point – with homes starting at £299,000 – is perfect those trying to get onto the property ladder in the capital. We’re delighted with the success of the launch and look forward to buyers moving in and calling it home.” First refusal of the apartments was given to Help to Buy purchasers, with nine of the ten reserved units sold using the scheme. Hambridge Homes prioritises first time buyers and those using Help to Buy as a way of encouraging home ownership, with homes at an accessible price. Following the success of phase one, phase two with another 12 apartments will be released soon. According to Hambrige prices in Bromley are set to soar thanks to a £90 million regeneration project that will deliver St Mark’s Square, a new landscaped plaza and 25,000 sq ft of cafés and restaurants, a cinema, shops

and an underground car park, next year. Bromley is the biggest of the London boroughs and a 15-minute journey away from Central London but is also close to the lush countryside of Kent and East Sussex. Woodhams Apartments is divided into three blocks with the entire ground floor occupied by a Co-op food store. There are a range of layouts at the development, allowing buyers to choose from a variety of floor plans. All of the apartments feature spacious balconies and dual aspect living, ranging from 498 sq ft to 855 sq ft. Kitchens are equipped with German Pronorm white gloss units and Corian worktops with glass splashbacks, SMEG appliances and under-cupboard pelmet lighting to the wall units. Bathrooms feature white sanitaryware by Duravit, soft-close toilet seats, taps and fittings by Vado and Corian bath panels. Other specifications include engineered wood flooring in the apartments’ kitchens/living rooms and hallways, polished chrome ironmongery and Sky TV points in all rooms.

partments in latest phase of the 22-storey tower Lewisham Gateway scheme, Portrait TWO, are now 85% reserved off plan. Comprising 101 apartments and a communal rooftop terrace, the tower is the second block available to buy at Lewisham Gateway, next to the all sold first phase, by Muse Developments. Since their release in February 2017, apartments in the Portrait TWO have been popular among investors, first time buyers and local residents. The development is moments from the mainline rail station and DLR, providing direct access into Canary Wharf within 17 minutes and Green Park in 25 minutes. ne of the finest examples of a Jacobean Manor House to survive in London is being converted into eight luxurious apartments by Octagon The historic Grade II listed Eagle House is one of the glories of Wimbledon and the restoration will provide an exciting opportunity to own a piece of architectural history. Built in the early 1600s by the co-founder of the British East India Company, Eagle House later became Wimbledon School, which continues to operate today in Camberley. In 1700 the house was modernised and extended to include the fine panelled room, which will form the main entrance hall for new tenants with striking marble and limestone tiled flooring. Beyond the hallway, a series of two and three bedroom apartments make up the development with lift access to the upper floors. Each apartment features the latest home technology, including a Control4 Audio System, KNX dimmable lighting system and integrated Heating & Comfort Cooling Controls. The kitchens are made up of Bespoke Bulthaup Laminate Flint Kitchen with white work surfaces and a range of integrated Miele appliances. Underfloor heating throughout the apartments will ensure the highest level of comfort for future tenants, aided by high quality marble, carpet and timber

flooring designed to enhance and reflect the history of Eagle House. A full restoration of the fireplaces, staircases and oak panelling will enable residents to enjoy a sense of history along with high tech living. Some apartments also include a private patio, whilst every resident will share the landscaped communal garden to the front and rear of the property. Eagle House is in the centre of Wimbledon Village, with its wealth of boutiques, restaurants and bars, as well as famous commons and sports centres. The setting is ideal for commuters, with numerous bus routes servicing the area, and Wimbledon mainline and underground stations less than a mile away. Waterloo is just a 19 minute trip on the train. Nearby schools include Kings College School and The Rokeby School, making this development ideal for families with children too. Eagle House, Wimbledon Octagon 020 8481 7500

A new phase of shared ownership homes has just been launched at Greenwich Peninsula, London’s hottest new riverside district. The affordable homes are a collection of 42 one and two bedroom apartments by L&Q. Lucy Chitty, sales director for L&Q’s South Region, says: “Helping Londoners get onto the property ladder, our new homes will give first time buyers an opportunity to purchase in a thriving new cultural quarter of South East London. This up-and-coming riverside location is fast becoming one of the most sought-after places to live – it’s no surprise that nearly 60% of the first release were reserved across launch weekend. We anticipate demand for these new homes to remain high from working professionals and young couples.” The Upper Riverside homes are just a stone’s throw from the O2 Arena and also to art galleries, museums and cinemas. There are many transport links, including the Jubilee Line from nearby North Greenwich station, the Thames Clipper, and the Emirates Air Line over the Thames. Later this year, there will also be access to the Cross rail at Canary Wharf, which will provide fast connections to City Airport, Liverpool Street and Heathrow Airport. The stylish homes are finished with modern kitchen units and co-ordinating worktops, as well as complementary stainless steel appliances. Bathrooms offer contemporary sanitary ware, including a fashionable steel bath. There is a video door entry system and a spacious communal terrace. A large proportion of apartments have balconies and the development also offers secure cycle storage within the underground car park. Prices start from £113,750 for a 25% share of a one bedroom apartment (full market value £455,000) and £148,750 for a 25% share of a two bedroom apartment (full market value £595,000). www.lqpricedin.co.uk/greenwich-peninsula, 0333 003 3730

early a third of borrowers are not getting the cheapest mortgage, according to the Financial Conduct Authority. The regulator argues that it should be easier to search for the right deal with more tools available to help both consumers and brokers. Even though the majority of borrowers seek advice from a mortgage broker, the report found that there was little difference in the eventual cost of the mortgage the customer ended up taking out. However, while cost is of course a factor when choosing a mortgage, it is a very simplistic approach to look at purely getting the ‘cheapest’ mortgage. There may be other factors involved which is why one mortgage is chosen over another, including service, criteria, non-tangible motivations and so on. Despite some of the reservations outlined in the report, it would not be prudent for borrowers to discount brokers as an avenue for obtaining advice. It is undeniably harder to get a mortgage than it was in the past owing to tighter affordability criteria, coupled with the wide range of deals available. A broker can guide you through the mortgage maze and help you find the right deal for your particular circumstances.

BORROWINGBIG Ten years ago, borrowing 95 per cent of a property’s value was easy and in some cases it was possible to borrow even more than the sale price, but since the credit crunch – and a raft of regulations surrounding borrowing – that has been much harder. However, according to Moneyfacts, the financial information provider, the number of 95 per cent mortgages on the market now exceeds 300 and a couple of months 37 new products were launched for borrowers with small deposits. The interest rates are higher than for those with more cash to put down but they do at least give anyone struggling to raise a big deposit the chance to make their first move.

Mortgage rates will rise – eventually, warns Duncan Farmer, so make moves now to soften the blow

very cloud has a silver lining and the big black ones that brought snow and chaos to the country three months ago are at least in part responsible for the Bank of England’s decision to leave interest rates at 0.5 per cent at its most recent meeting. The snow and ice kept most indoors and, crucially, away from the High Street, thus leaving the economy shivering and in no state to take the shock of an interest rate rise. Welcome as that decision was it was a postponement rather than a cancellation and most experts agree that rates will rise this year and probably next, too. Writing in The Daily Telegraph, Roger Bootle, of Capital Economics, who has been one of the most consistently accurate forecasters, said: “Readers should not be fooled by the immediate pause in rate rises into thinking that the prospect of higher rates had gone away. Both individuals and companies should be preparing for much higher interest rates ahead.” By “much higher” he predicts that 3 per cent is the eventual peak. So what would that mean for

mortgages? The Halifax standard variable is 3.99 per cent today, which means that a borrower with a £300,000 repayment mortgage pays £1,581 a month. Should that rate rise by 3 points to 6.99 per cent the monthly repayments would be £2,119. That does seem quite a jump and although the expectation is that such high rates are a couple of years away there is plenty that borrowers can do to soften the blow. Either, use any spare cash to pay off a little bit extra of your existing mortgage now so that when rates did rise you would at least be paying interest on a smaller capital sum, or switch to a cheaper fixed rate loan. For example, Yorkshire Building Society has a two-year fixed-rate loan with an interest rate of 1.36 per cent, bring repayments on a £300,000 loan down to £1,180, and HSBC charges 1.62 per cent on a three-year mortgage, making repayments £1,217. Fixing for five years with HSBC would be more expensive, at 2.44 per cent, but still cheaper than today’s standard variable rate and a bargain should the Bank rate hit 3 per cent any time soon.

hile borrowers continue to pay off chunks of their mortgage in record numbers, the amount of people choosing to release equity from their home – to pay for improvements, help children and grandchildren buy their first home or simply supplement their savings – has also risen to new highs.

EVER DECREASING CIRCLES The popularity of Honeywell and Belleville state schools grows each year and estate agent John Thorogood sees many buyers determined to find a property within the catchment area of one or both schools – although many don’t realise that these catchment areas shrink and expand from year to year

ustin Thorogood says: “As an agent on Northcote Road for nearly 25 years I have been amazed at how the popularity of Honeywell and Belleville schools has increased. During the 1990s and early 2000s the emergence of numerous high quality private schools in the area was and still is trumpeted from many quarters and there certainly is an excellent choice of those. “But without doubt, high on the initial agenda of many incoming buyers and tenants, irrespective of budget, is to find a property within catchment for one or both schools. Flats and rented properties are often snapped up as a result. “We register over 1,000 new people at our Northcote Road office every year. But this “catchment area” is generally very small and with a high sibling count most years, there will only be so many satisfied people who successfully get their children in. The rest must consider other primary schools (three others incidentally are included in the list of prescribed feeder schools for the relatively recently opened Bolingbroke Academy Secondary school) or go down the private route, or decide upon a different area. “Many of the properties we sell or let are not in what most people determine the catchment area to be. And whether that area remains as it is today is uncertain – it shrinks and expands depending on sibling intake and any rule changes. These can be change to methods of measurement, qualifying sibling entry, or rules/scrutiny regarding renting and in addition to Belleville’s expansion, have all had an effect. The general trend has enlarged the

catchments although there has been some contraction since the freakish results of 2017.” He points out that prices have risen enormously over the past two decades, but not just because of great schools. The green spaces, good transport links to The City and West End, and the shops, boutiques and recreational facilities all help to make it a great place to live. He adds: “If there is a temporary premium to pay, in order be in the catchment area, then frankly, why pay it? There are plenty of good and, in many cases, better houses available Between the Commons which you may find at a more sensible price level – at least for the time being.”

The property is located on a quiet residential road off the South Circular and is within easy reach of the City and West End via Tulse Hill (Thameslink) Streatham Hill, West Norwood stations and Brixton (Victoria Line tube.) There is quick access to Clapham and

Dulwich schools as well as the lovely Brockwell Park and Herne Hill’s many great pubs and restaurants. Set in a large plot, this fascinating five bedroom house has masses of ground floor entertaining space, superb features and mature gardens. It is unlike anything else you will see in the area and requires a committed buyer who is interested in creating and maintaining a special home full of period charm.

A week in the life of an estate agent... Felicity Blair Managing Director Roy Brooks MONDAY / At least 30 emails over the weekend from random companies, keen to ‘remain friends’ with me (that’s a cute way of putting it) after May 25th when GDPR takes effect. Concentrates the mind on finalising our GDPR Policy. TUESDAY / Elaine has booked a really late appointment on Thursday for one of our top-end properties. I am feeling generous so I offer to do it. The boss ought to do a real late appointment once in a while – it’s also an opportunity to ‘show ‘em how it’s done’ and come back victorious having closed the deal. WEDNESDAY / Advice on how agents should operate post GDPR varies, I need to reconcile the differences. We don’t have long. THURSDAY / I arrive for the viewing at 6.45pm. The owner has opened up the bi-fold doors at the back of the house. The sun is streaming in. The place is dripping in gorgeous flowers and he tells me he went to Columbia Road especially. He has spent £80 on peonies. Ouch. He leaves intending to return in an hour. Minutes later our viewers arrive at the garden gate looking around for an estate agent. I fling open the front door, keen for them to get a sense of the wide generous hallway, and stride down the pathway to greet them and welcome them to the property. The door slams behind me and I have no key! FRIDAY / My viewers were phenomenally gracious considering they travelled from Notting Hill to Camberwell after work. The owner was only four minutes down the road when I called, but his phone was out of charge. I worked out how to scale a 12ft side gate, but not how to land on the other side. We agreed to rearrange the appointment for next week. I hope the peonies will last till then. Think I’ll just concentrate on GDPR and leave viewings to my expert staff. www.roybrooks.co.uk

verlooking Brunswick Park in Camberwell and just 10 minutes from Denmark Hill Station, this chain-free elegant, three-bedroom apartment ticks all the boxes. It has a bespoke kitchen, a reception room and separate study, a large south-facing private garden and spectacular appeal. The property has high ceilings and many period features and views. St Giles Church spire can be seen from the rear and from the front the views take in Brunswick Park and its beautifully kept parkland with the ornate period townhouses lining it. The flat is over two floors – to give the feel of a house – and has been extensively refurbished, and still has the large sash windows of the Victorian period. Originally this apartment formed part of Brunswick Square and the park was then reserved for the private use of the homes in this area. Both the bathroom and cloakroom are on mezzanine levels, a common addition in larger Victorian homes. Traditional fittings have been used in both; floors are mosaic, the bathroom has a deep tub with large rainfall shower rose and external valve while the loo has duck-egg tongue and groove panelling. Outside steps lead down to the garden, fringed by a mature wisteria and facing directly south. Established plants include many roses, bay, fig, gooseberry, mock orange, euphorbia, clematis, sedum, fennel, irises, tulips and quince. There’s easy street parking and garages are also available. Both tennis courts in Brunswick Park were recently refurbished and there’s a new children’s play area. The nearby leisure centre has a restored Victorian swimming pool and Pure Gym is within walking distance. Brunswick Park, SE5, £750,000, Roy Brooks 020 8299 3021, www.roybrooks.co.uk

ith a 108 foot long sunny, westerly garden, this elegant and beautifully presented four to five bedroom house is the ideal family home. There is the perfect balance of family, entertaining space and bedroom accommodation over four floors. The house also has off street parking with room for several cars. The property is entered on the raised ground floor, where there is a lovely double reception room with two feature fireplaces and a handy cloakroom/bootroom. The lower ground features open-plan living space, with a dining room to the front of the house, complete with woodburning stove and separate access to the front, and a large, stylish kitchen/breakfast room to the rear. The glass ceiling floods the room with light and double doors open on to the fantastic landscaped garden which benefits from sunshine for the majority of the day. The first floor is mostly given over to a wonderful

master suite, including a sizeable dressing room and en suite shower room. There is also a study on this floor. The top floor features three more bedrooms and another family bathroom. There are also the added advantages of side access from the front of the house to the rear. Devonshire Road is a popular residential street in Forest Hill and close to Forest Hill station, which offers great transport links including London Overground services to Highbury & Islington and Clapham Junction and Southern services to London Bridge and London Victoria. The local boutiques, cafés and shops of Forest Hill are very close, as is the wonderful Horniman Museum and grounds and the delights of Dulwich Village and its exceptional schools and parks. SCOPEFORNEWOWNER This four-bedroom, semi-detached house with a long south-west facing rear garden offers a rare opportunity for a buyer looking to put their stamp on a home. The house is in need of complete refurbishment and while currently it has living space of 1,528, it could be extended into the loft bringing up the number of bedrooms and bathrooms. The normal planning permission would be needed plus a Dulwich Estate Licence. All the rooms are well-proportioned with high ceilings and the front door has the original stained glass. On the ground floor there are three reception rooms, including one with a large bay window to the front and one with French doors opening on to the rear south west facing garden. The kitchen gives access to the side passageway and a store. On the first floor, there are four bedrooms, a bathroom and a separate WC. The house is ideally situated for the amenities of Herne Hill and Dulwich and for JAGS, Alleyn’s and other local schools. Various other state schools are also nearby. The nearest stations are Herne Hill (with services to London Victoria, Blackfriars and St Pancras) and North Dulwich (London Bridge and two stops to Peckham Rye for London Overground services). The house is chain fee and the agents say that the house is very realistically priced to sell and recommend early viewing. Ruskin Walk, SE24, £1,100,000, Harvey & Wheeler 020 8693 4321

BACKTOBASICS When they bought this house, our clients took on a project. Being designers themselves, choices made during the renovation were made to enhance aesthetic as opposed to being built around budget; in fact the refurbishment costs matched the value of the house

his house was stripped right back to basics and has been carefully adjusted to improve its layout. The house has five/six bedrooms, two bathrooms, two en suites, two receptions, a sun room, a loft room, a terrace and a cellar. To optimise living space, groundfloor reception rooms were opened up, a sun room was added behind the kitchen/breakfast room and a top-floor room has been created in the attic. The further up the stairs you climb, the better the rear views get. When you reach the top floor of the house, two bedrooms have been knocked through to give a sweeping room that would make a wonderful child’s bedroom/playroom or excellent teenage den. The loft conversion cleverly included the addition of a rear roof terrace which takes full advantage of the woodland views behind the house. The front garden is planted to give year-round interest (magnolia, cherry, euphorbia among others), has a tessellated path, original tiles line the front porch and the original door remains. More Victorian tiles line the inner hall, floorboards are stripped back in the double reception, intricate cornicing was restored, high skirting rejuvenated and twin solid marble mantelpieces (nineteenth century Florentine) were fitted into chimney breasts. The rear kitchen/ diner has a solid oak floor, maple units

and two types of marble as worktops - lighter marble tops the wall units and a darker shade sits atop the island. A double stainless steel sink is cut into the worktop and the freestanding Mercury stainless steel range has a double oven and grill. The conservatory/sun room has oak-framed glazing, concertina doors and solid oak flooring. There’s also a useful downstairs cloakroom. The 70foot rear garden is designed around a circular path and has three seating areas. It’s beautifully planted (magnolia, Torquay palms, plum, Indian bean, forest pansy) and has been opened three times for Yellow Book Open Gardens, a charity event. Grove Park is an entirely desirable address whose homes have a fantastic range of architectural styles. Both Peckham Rye and Denmark Hill stations area short walk, in Zone 2 and have Overground services. Peckham is superseding Shoreditch as a super-hip destination; the bars, restaurants and cafés are very, very good. South London Art Gallery is local and h and nearby Bellenden Road has some remarkable eateries. The Villa nursery and pre-prep is an excellent independent on Lyndhurst Grove, while Dulwich College and JAGS are a short drive away.

LANDMARK HOUSE This beautiful, six-bedroom Grade II listed family home is one of the delights of Ripley village

ith origins dating back to the 1500s this family home is one of the most historic and prominent properties in the heart of the village. According to Knight Frank’s Charles Davenport: “It is rare for a house of this calibre and pedigree to come to the market. Especially one located right in the heart of a vibrant village recently heralded by The Sunday Times as one of the best places to live in the UK.” In 1802, the property was known as “The George Inn”. It was sold and divided up to become “Cedar House”. During its time, the house has always been a central part of village life, serving variously as a butchers shop, tea room, restaurant and art gallery. Today the building is an exceptional family home, offering unique flexibility and functionality. It has been a true labour of love for the owner, who has gone to great lengths to split the building into two spacious and stylish residences. The main house, Cedar House, faces the High Street, and has four bedrooms.

Then tucked behind it, alongside Rose Lane, the charming Cedar Cottage – which is so much more than an annex and has two bedrooms. Both homes are entirely selfcontained and joined internally by one door. The homes share an exquisite walled garden at the back. This unique configuration would best suit a family, plus grandparents, or nanny/staff, or could even be used as a separate rental income generator. Cedar House also includes a potential shop/office space. The village has an excellent range of shops with coffee bars, restaurants and pubs. The nearby village green is said to be the largest in England and hosts a hugely popular farmers market each month. Ripley is 25 miles from Central London, four miles from Woking, with a fast train service to London Waterloo, and six miles from Guildford.

arr House is a very pretty Grade II Listed detached ironstone and thatched house, in grounds of approximately three quarters of an acre with a range of stone outbuildings. This former farmhouse dates from 1711 but parts are believed to be much older. It retains superb original and period features and is a wonderful family home with much charm. The house is set well back from the road with a large front garden with many mature specimen plants. A gravelled driveway leads to the rear with ample off-street parking. On the ground floor is a welcoming hallway full of period features which leads to an inner hall with a superb original staircase. There are four reception rooms with period features and two with fireplaces. The sitting room and study have mullioned windows overlooking the front garden whilst the larger reception/family room is to the rear. The dining room is adjacent to the kitchen/breakfast room. On the first floor are four double bedrooms and a family bathroom. The master has an en suite shower and dressing room. On the second floor are a further three loft rooms/bedrooms.

To the rear of the house is a superb range of stone barns and outbuildings, including a dovecote which, subject to planning, would easily convert if an annexe or home office were needed. The gardens extend to almost three quarters of an acre with lawn, summerhouse, rose garden and mature trees. Harpole is situated approximately five miles west of Northampton. The M1 Junction 16 is less than two miles away so the property would be ideal for commuters. The mainline train station in Northampton has direct trains to both Birmingham and London Euston – both approximately 50 minutes away. Harpole has a village store, two public houses, a hotel with restaurant as well as All Saints parish church, Methodist and Baptist chapels. Harpole also has two pre-school facilities and a primary school which feeds into Campion Secondary School which is close by in Bugbrooke. There are also several clubs and community organisations in the village. Carr House, Northamptonshire, Guide Price £900,000, Fine and Country Northampton 01604 309030

COTSWOLD HOTSPOT Who doesn’t dream of a second home tucked away in a beautiful Cotswold town surrounded by rolling countryside with great bars and restaurants for evening entertainment?

he big problem is that the Cotswold hotspots are amongst the most desirable areas of England and priced accordingly. A two bedroom cottage in an idyllic village can easily cost an arm and a leg. So it is great news that in Pershore property is more affordable and Connells is selling six luxurious apartments in a handsome double-fronted Georgian house for prices starting at only £245,000. The flats are ideal lock-up-and-leave homes, perfect for weekend get-aways and even better as a base for a week or a two-week holiday in this enchanting area of England. Pershore is on the northern fringes of the Cotswolds and on a direct train route from Paddington. The apartments are just a five-minute taxi drive from the station. The market town’s desirability is endorsed by celebrities, who have chosen to buy here, including Toyah Willcox and Stella McCartney. The unspoiled town, famed for its Georgian architecture and the magnificent Abbey, is on the River Avon offering great fishing for roach, chub and barbel. It is also ideal walking, cycling and horse riding country. Pershore has many independent shops and welcoming pubs and restaurants. It has an arts centre with a theatre, cinema and gallery, as well as a sports complex with swimming pool, solarium and fitness room. The apartments have been crafted from the fine Georgian house standing on the main street by developers Blue Horizon. A grand entrance door leads into a communal entrance hall with black and white

tiling, panelled walls and Georgian period skirting boards and picture rails. Each two-bedroom apartment has generous sized rooms with great views out of the original windows. At the rear of the building there is a landscaped communal terrace with a gazebo. The property also has an electric car charging point of its own. Jemma Phillips, new homes area manager at Connells, says: “The development is very respectful of the historic building and the apartments are perfect for second homes, weekends away and holidays. They are also very lettable for the weeks when the owners don’t want to use their properties. “Although it is a beautiful town, Pershore has not been overtaken by tourists and excellent restaurants such as Belle House are not booked up weeks in advance as often happens in better known Cotswold towns. There is a carnival, a jazz festival and a plum festival every year featuring the famous Pershore Plum. LAST WORD Jasper Colliver, Head of Savills Wandsworth Describe your property career to date. It’s definitely been eclectic! I’ve worked across south west London for the last 11 years, starting my career in Streatham before covering, among others, Wimbledon, Kingston and now Wandsworth. It’s given me a really great knowledge of the whole area and the market here. What do you enjoy most about your job and what have been the highlights? It definitely has to be the people, both the teams I work with and the clients that I meet. Every seller that I meet has a different and interesting story, and I really enjoy being a part of that. Describe the biggest challenges. For me, I’ve always found the biggest challenge to be changing the perception of estate agents. I love my job and I really enjoy helping buyers to find their dream homes, so I have always tried to be the best advisor that I can be. What advice would you give to anyone considering a career in estate agency? There will be ups and downs and there will be challenging markets, but it can be a highly rewarding career. It’s definitely a lot of fun and being out and about all day is very different from other office jobs.

Apparently I’m very ‘on trend’ right now...

So I hear…

What advice do you have for homebuyers in the current market? Try not to second guess the market – if it feels right to buy a house, then buy it. There are so many headlines around about the market, but ultimately buying a house is a long term decision and the market will change. What sets south London apart? South London is full of green spaces and has a real family and community feel – it feels like a village rather than part of a big city, but with all the amenities of being in the capital. Prices are also generally slightly less, so there is good value to be found here. What do you think lies ahead for the south London market? Things are only going to become more positive for south London. The area is still slightly untapped but it’s becoming trendier and we have seen a growth in popularity. This has particularly come from buyers from north of the river who are starting to migrate southwards in larger numbers.

have double the amount of buyers registering with us than we did this time last year. Recent lows – uncertainty around Brexit has meant more challenges for the market. Sales have been more complicated and there has been some hesitation to overcome. What is your top location south of the river? Westover Road in Wandsworth – it’s leafy and quiet and there are some beautiful houses. It’s also very close to Wandsworth Common, which is one of my favourite parks in south London.
