The 16-1 odds on England winning the WORLD CUP are pretty long but many 20 and 30-somethings reckon that the odds on their buying their first property this year are even longer, says Jenny Knight

ack in 1966 UK house prices were 106 times lower than they are today. Yet according to Trussle, the online mortgage broker, the average UK salary has increased by only 33 times. When Bobby Moore, Martin Peters and Nobby Stiles turned out in their red and white strip to play for England house prices averaged little more than £2,000. The average is now more than £200,000 but as every Londoner knows even that vast amount won’t get you the keys to the tiniest studio flat in the Capital, where the average house price is a stonking £729,134. Naturally today’s premier league footballers are not among the glum millennials wondering how much mum and dad might be persuaded to fork out so they can get on the property ladder. While the 1966 winners were paid a bonus of just £1,000 each the team of 2018 can expect to do rather better. Collectively the England team are reckoned to earn more than £1 million pound a week from club football and are paid more for international appearances. Informed speculation says that if they manage to win the WORLD CUP this time they will each get a bonus of about £300,000. In 1966 the 22 members of the squad were told there would be a bonus of £22,000 to be shared amongst them. The captain Bobby Moore instantly said that it should be split

BC’s legal/family drama The Split, which stars Nicola Walker as Hannah, was a great success earlier in this summer. The BBC has confirmed that Abi Morgan’s creation based on the Defoe family will be back, probably next year. As well as the storyline, the interiors of the characters’ various homes and offices were intriguing. The home of Ruth Defoe, Hannah’s mother and director of the family firm, was location for the finale’s wedding scene and others. The real owners of the six bedroom house (including a one-bed flat to let on the lower ground floor) in Westwood Hill, make ‘a substantial income’ from hiring out the house for filming etc. It’s across the road from Crystal Palace Park, Sydenham Hill Station is a short walk away and the delights of Dulwich Village are nearby.

equally among the squad irrespective of who actually played. According to mortgage brokers Trussle normal wages have risen on average from £798 a year to £26,500 a year in the past 52 years, meaning it is now three times harder to get on the property ladder than in was in the summer of 1966. Ishaan Malhi, CEO and founder of Trussle, said: “A lot of has changed since England won the World Cup. We’ve seen the UK housing market change dramatically. Prices have soared and wages have struggled to keep pace. For young people, the chances of getting on the property ladder today will feel a lot slimmer than they did in 1966.”

ccupying an exquisite position, set back from the cliffs of Fairlight on a stunning stretch of dramatic coastline which forms part of the 500-acre Hastings Country Park, the five-bedroom house has uninterrupted views south across the Channel. It was originally built in 1967 and has been completely renovated to a versatile design by architect Colin Pennington, blurring internal and external boundaries with an open-flowing plan. The village is near Hastings and St Leonard’s, and a short drive from Rye. Fairlight, Hastings, East Sussex, £650,000, The Modern House,

THE WORD Patrick Rampton, Company Director Rampton Baseley, approaches the ‘Silent Season’ in Nappy Valley with some optimism

y the time you read this England will have reached the semi-finals of the football World Cup (unbeaten), having beaten Brazil 5-0 in the quarterfinals and your property will have gone up 5% in value since. Oh and Boris will be faithfully towing Teresa’s Tory party line…NOT! This is a funny time of year in the London property market. Made funnier still by Brexit looming ever closer, the enfeebled and shambolic Government, and all the nonsense going on in the wider world; there is widespread anxiety, generalised unease, and trepidatious buyers abound. The summer holidays are also fast approaching. The press call this the Silly Season, we call it the Silent Season. Fewer sales transactions happen in August than in December and to misquote Thoreau “the mass of agents live summers of quiet desperation”. George Osborne’s stamp duty changes damaged most speculative moving, the referendum and the election put a bullet through its head and some might say Trump is now jumping up and down on its body. Chuck into the mix, an oversupply of stock, too, and an undersupply of quality, motivated buyers and you have a market drifting listlessly upon the millpond of mediocrity. Not to get too Ingmar Bergman about all this, but the market is as hard as I’ve known it since the Credit Crunch of 08-09. However, all is not lost for that few, that happy few, that band of agents who are lucky enough to operate in family-based markets. People NEED to move round here. When things get tough and markets wobble, people don’t (generally) stop coupling, breeding, divorcing or dying. As my first boss once told me “remember the Three Horsemen of The Market who always

uilt for the Great Exhibition of 1850, this Victorian house is still one to marvel at, with five bedrooms, a large walled garden and off-street parking. Elsynge Road is one of Wandsworths’ most prized roads. Because it was designed for the Great Exhibition, it displays a unique array of Victorian architecture and is now a conservation area. The property has a raised ground floor entrance and off the hallway there is an elegant bay fronted double reception room with a dual aspect offering wonderful views of the 72ft garden to the rear. There is also a useful study with a glass door onto a balcony allowing access to the garden at the back. The lower ground floor comprises a family room to the front, which opens into a generous dining space and leads in turn to a wonderful contemporary kitchen. The kitchen benefits from an abundance of natural light and underfloor heating and offers an extensive range of units and cupboards with integrated Miele appliances, a large breakfast bar and full height French doors opening onto the garden. A fantastic garden room, incorporating a contemporary bar area and excellent storage space, is at the rear. Mature trees and shrubs surround a well-maintained lawn

complete with feature lighting and a sunken trampoline. There is also useful side access to the rear of the property. The utility room is conveniently located off the kitchen and there is a downstairs cloakroom and wine cellar/store room. Upstairs, the wonderful master suite has glass-fronted bespoke wardrobes, two walk-in dressing rooms and a luxurious en suite bathroom. To the rear there is a guest double with an en suite shower room. There are three more bedrooms, a stylish shower room and a family bathroom at the top of the house. HEADS-UP RUNWAY MISERY The Government is pressing ahead with plans for a third runway at Heathrow despite warnings that at least 2.2m people could be affected by noise from an expanded airport. The Leader of Wandsworth Council, Cllr Ravi Govindia said: “You wouldn’t buy a house without checking if it was going to be overflown or affected by toxic fumes. Now ministers expect Parliament to give a blank cheque to Heathrow for a third runway affecting more than 2.2m people without knowing where the planes will fly.” A report warns that a third runway could have a ‘seriously damaging effect on communities living under and adjacent to flight paths’. Richmond Council leader Cllr Gareth Roberts said: “We are no further forward on air quality. Ministers have a duty to protect people living and working in the area around Heathrow from the ill-health consequences of poor air quality. “Ministers still seem set on backing a new runway which would damage the health of 121,000 people in the area and in some cases cause premature death.”

ICKLEPICKLES The annual Incubator Ball raised £18,500 for life saving hospital equipment this year. The evening was sponsored by BCSGM, More Space design & Rothesay Life, and the money will help to save the lives of premature babies around the UK. The charity was launched by the parents of baby Charlie who was born at St George’s Hospital in Tooting at just 28 weeks and 2 days old and weighing just over 2lb. He was resuscitated and kept in hospital for 86 days. The Ickle Pickles Children’s charity was established in 2009 to help other tiny and ill babies. The fund buys intensive care equipment, from larger items such as incubators and ventilators to smaller items such as breast pumps, vital-stats monitors and feeding chairs, and has raised over £1.8 million pounds so far.

ARTOF BATTERSEA Argentinean artist Amalia Pica has been commissioned to create a public work of art in Battersea at the revived Queenstown archway on Prince of Wales Drive. Developer, St William commissioned the London-based artist Amalia Pica to create the installation called Microscopic Park Life. Prince of Wales Drive is a new development of 955 homes on the five-acre, former gasworks site. The artwork, to be created from digitally printed porcelain tiles, is the result of an expedition to Battersea Park where Pica and microbiologist Joanne Santini who collected samples of soil and water from the gardens and ponds. The tiles will reveal the mysteries that a microscope reveals.

avills has helped to raise over £90,000 for Royal Trinity Hospice from its annual garden party, which has been sponsored by Savills’ south west London offices for the last 10 years. The event is held in the grounds of the hospice next to Clapham Common. Guests arrived to drinks and canapés on the lawn with entertainment from a live band. They were given a moving insight into the importance of the work that the hospice does during a speech from someone with first-hand experience of their services. The auction highlights with donated prizes, included a safari trip and a stay in a ski chalet at the Courchevel resort in the Alps. The Savills team helped set up and organise a number of games to raise more money, including ‘guess the house

price across the country’ and ‘guess how many sweets in the jar’. The hospice was founded in 1891, making it England’s oldest. It provides end of life care, support, information and advice to patients and those close to them. In any year they look after between 450 and 1,500 people. Robin Chatwin, head of Savills south west London residential, says; “Having worked with the hospice for many years, we have a real connection to the cause and look forward to this event. Many of us are local to the area and have personal connections to the Royal Trinity Hospice, so it makes our involvement even more special. The care that the hospice provides is unparalleled, offering support and dignity to individuals and their loved ones during very difficult circumstances.”

POWERINGON Battersea Power Station development has scooped an economic growth award. Circus West Village, the first completed phase of the Battersea Power Station development, was named the best development which has ‘improved or is likely to improve the physical or environmental quality of a place or the economic or social well-being of a community’. The development includes 865 homes and a new quarter of independent shops, restaurants and leisure facilities. Up to 20,000 jobs are being created in a bid to help generate sustained economic growth for the local community as part of the wider Nine Elms area, which will deliver 6.5m sq ft of commercial space. The award-winning work includes bringing back into use 16 railway arches under Grosvenor Bridge and renting them out to independent businesses to create a pedestrianised street of chain-free cafés, shops and restaurants and local popup shops. The Leader of Wandsworth Council, Cllr Ravi Govindia said: “I am delighted that a Nine Elms neighbourhood has been nationally recognised for the long-lasting economic benefits that it will have on the local area.”

What can sellers/ buyers do to mitigate the risk of a chain collapse? JASPER COLLIVER SAVILLS Communication is key when negotiating any sale, but even more so when the property you are buying or selling is within a chain. The process can be extremely stressful, so appointing a solicitor who you trust and who is committed to keeping an open dialogue with your agent is crucial. I was recently involved in a chain of seven properties, four of which were being sold by Savills offices. Between our agents, the solicitors, and the agents involved in the other three sales, we agreed a strategy for how to keep the chain together, which hinged upon communicating frequently and focusing on the same result.

AUSTIN THOROGOOD JOHN THOROGOOD Unfortunately, on average, one of five sales falls through due to a chain collapsing. At John Thorogood we have a much lower rate. Why? Because, prior to agreeing a sale, we invest time to verify a buyer’s position and to encourage clear lines of communication up and down the chain, with other estate agents and brokers. This, along with establishing a reasonable but speedy timetable from the outset, is key to avoiding any last minute surprises! We urge buyers to speak to lenders before making offers to minimise mortgage delays or disappointments. Sellers are encouraged to collate relevant paperwork, in advance of marketing and answer enquiries promptly. Pro-active solicitors are invaluable on both sides.

What and where was your first London home?

I shared a three-bedroom upper maisonette in Tooting Broadway with friends when I first moved to London. It had a huge roof terrace which was great in summer!

Favourite open space in London?

Wimbledon Common is definitely my favourite; I love that you can see people horse riding through it. The area has such a village feel and is surrounded by lovely, cosy pubs that make you feel like you’re in the countryside

What do you consider your greatest achievement?

During my placement year at university I moved to Sicily by myself, not knowing anyone or speaking much Italian at the time. I stayed in a hostel when I arrived and forced myself to make friends so that I could meet someone to live with. In the end, I had one of the best years of my life!

Tell us something that would surprise people about you. I’m a real country bumpkin at heart; I grew up horse riding and walking my dogs in Dorset

Aside from property what’s your most expensive purchase? My wedding dress

Favourite book, film or album now?

Bridget Jones – a truly British, fun, feel-good film. I feel like everyone who watches it can relate to it in some way

What did you want to be when you were growing up? A detective!

What three things would take to a desert island? Something to play music, a hammock and a dog

What is your most treasured possession?

The teddy bear that my parents bought for me the day I was born. He got half eaten by our puppy many years ago, so my grandmother knitted him a jumper to make him look more presentable! I think he used to be a girl, but somewhere along the way he had a sex change.

What is top of your bucket list? To drive Route 66

Who would you like to be stuck in a lift with?

David Attenborough – you just know he’d have so many amazing stories to fill the time with

What is your guiltiest pleasure?

THESASHWINDOW WORKSHOP There’s something nice about seeing a neglected period house being brought back to life – especially the moment when gleaming new wooden doors and windows are installed

here was a time when people disliked period details. Thankfully proud owners of Georgian, Victorian or Edwardian homes are now aware that maintaining the original look of the house is their best investment. The Sash Window Workshop is dedicated to replacing or restoring timber doors and windows in the style and pattern that exactly suits a particular house, normally with doubleglazing. They have a classic range of window and door designs, that are sympathetic to period buildings. They can provide bespoke detailing to match the style of any existing window or door, as well as installing modern wooden bi-folding doors. They also supply bespoke locks and ironmongery to complete the period look. Richard Dollar (pictured) set up the Sash Window Workshop 25 years ago. It now covers the whole of London, and much of the south, and is experienced in working with listed buildings and homes in conservation areas. He says: “We started with only a couple of us and now we have about 80 people. Back in 1994 we launched with a mission statement saying: ‘Our purpose is to be the leader in our market place. We will achieve this through the efficient use of our resources coupled to the highest standards of integrity and service.’ I still have it on my desk and look at it every day.”

“We gets lots of recommendations and repeat business and I am very proud of our team and service. We like customers to come and see us for a guided tour, so they can see the time and effort that go into making a first class product and which they also find surprisingly interesting.” Richard is a passionate advocate for wood because he says timber windows and doors are a lot easier to repair than plastic. “Unlike plastic windows, which will fade or discolour over time, timber windows can be updated with a new coat of paint or staining. Warranties are generally longer for timber windows and doors, with most plastic companies only offering a 10-year warranty. At the Sash Window Workshop, our new windows and doors come with a 20year workmanship warranty, in addition to the 50-year anti-rot guarantee if AccoyaTM is used, our preferred wood.” As well as supplying replacements, the skilled team can also repair and improve existing timber windows, replacing sash cords, draught proofing windows and repairing stuck sashes. After contacting the Sash Window Workshop a representative visits to measure up and advise on replacement or repair. Once an order has been made the doors or windows are hand crafted at the workshop, precisely to measure, and finally they are installed, with care taken to protect rooms with dust-sheets and keep inconvenience to a minimum. A surveyor or manager will aim to visit either during installation or afterwards to ensure satisfaction. Finally, the old windows are recycled back at the base in Bracknell.

“We get lots of recommendations and repeat business and i’m very proud of our team and service”

SOARING TRIUMPH Wimbledon’s most historic building, and one of the few examples of Jacobean manor houses still standing in London, has been painstakingly converted into eight luxury apartments

agle House stands in a prime position in Wimbledon Village, next to the common and ideally placed for the boutiques, bars, restaurants and shops in the High Street. Since the manor house was built for Robert Bell, Master of the Worshipful Company of Girdlers and cofounder of the British East India Company, it has been through many incarnations. In the late 1700s it was Wimbledon School for Young Gentlemen and Noblemen, renamed Nelson Academy after a visit by Lord Nelson. In the 1840s it became a military academy and in 1887 the architect Thomas Graham Jackson bought and restored the house. After the Second World War it was turned into offices and from 1989 to 2009 it became an Islamic heritage and cultural centre. The Foundation relocated in 2009 since when the house stood empty with an uncertain future until Octagon and Criterion Capital rescued it and set about creating apartments of a standard to match its glorious exterior. The house was grade II listed in 1949 but by then the

original Jacobean interiors had been largely changed by Georgian and Victorian alterations. The latest conversion has preserved all the historic details including fireplaces, panelling, stained glass windows and fireplaces. The stupendous original ceilings have been restored to gleaming perfection, while eight apartments – with every modern convenience – have been fashioned to enable luxury living within an historic framework. The house stands behind railings and a secure gated entranceway leading to a courtyard with parking. At the back is a communal garden. Only seven of the apartments are for sale. They range from two to three bedrooms on one, two or three levels. All are strikingly different from each other and many have great views over Wimbledon and onto central London landmarks like the Eye. The largest and most expensive apartment at £4.5 million has three bedrooms, two reception rooms, including a completely panelled room, a kitchen and three bath or shower rooms. A lift will take the residents between the three floors the apartment occupies.

The flats are all accessed via the impressive entrance hall with marble and limestone flooring and an ornate fireplace. They all have the latest home technology including a Control4 Audio System and integrated heating and cooling. The Bulthaup kitchens feature white work surfaces and Miele appliances. Each room features the latest fire suppressant systems, which detect the source of heat and pour out a mist to blanket the exact location of the fire. Not only is this very effective but by using directional mist rather than sprinklers less damage is caused to furnishings. ritain’s best-loved plant is making a comeback as B&Q reintroduced Busy Lizzies to its garden centres, selling nearly a million per week. The garden centre and DIY store also returned to the RHS Flower Show calender to create a show garden at RHS Hampton Court Palace called the Bursting Busy Lizzie Garden. Busy Lizzies disappeared from garden centres in 2012 after the widespread “Impatiens Downy Mildew” disease hit the UK and Europe. Since then, B&Q has been working with Syngenta Flowers to create a new variety of Imara Bizzie Lizzies that are more resistant to downy mildew. The name ‘Imara’ means ‘strong & resilient’ in Swahili, a tribute to the region in East Africa where the original Busy Lizzies are from. The new variety comes in six bright shades. The colourful plants are also known as ‘Impatiens’, meaning ‘impatient’, referring to the way the plant’s seed head bursts open. The B&Q Bursting Busy Lizzie Garden was inspired by the thought that gardens are the sweet spot of British home happiness. New research from B&Q polled 2,000 UK homeowners to find that 86 per cent of us feel immediately happier after doing an outdoor project and 55 per cent enjoy their space much more afterwards. Matthew Childs, award-winning garden designer, said: “It’s been a privilege to be among the first to see and experience the return of the fabulous Busy Lizzie – I’m sure it is set to reclaim its crown as the UK’s favourite bedding plant!” Steve Guy, Market Director for Outdoor at B&Q, said: “Britons really do love the Busy Lizzie – we’ve sold nearly a million plants in the last week. We’ve been amazed by the high demand and we’re having to replenish our supplies every day – they are probably our fastest selling plant ever.” The ‘B&Q Bursting Busy Lizzie Garden’ will be unveiled at RHS Hampton Court Flower Show from 3-8 July.

I am new to gardening. How do I know what plants to go for? Mrs JH, Balham

Have a look at the plants in your neighbour’s gardens. The chances are that if they are doing well they will suit your soil and microclimate. When at the garden centre opt for cheaper plants. They will tend to be more robust than the more expensive offerings. Always check how big the bushes or trees will grow. If you have a small garden you don’t want to accidentally plant a monster that will overshadow every other plant. Happy gardening, writes Sarah Sommerfield.

cientists are testing a selection of home remedies for deterring snails and slugs. The RHS will use lettuce as a bait at the research facility at Wisley Gardens to try out the effectiveness of copper tape with a serrated edge, sharp horticultural grit, wool pellets, pine bark mulch and crumbled egg shells. Dr Hayley Jones, entomologist at the RHS, says that gardeners swear by the success of their home remedies but until now there have been no formal studies to evaluate their claims. Other remedies include putting plants in pots and raising them on bricks, smearing vaseline around the lip of the pots and the time-honoured beer trap. These are made by cutting the bottom inch or so off a plastic bottle or yoghurt pot, sinking it into the soil with only about one centimetre remaining above ground and filling the pot with beer. While it is cheap and effective those who are slug phobic will find getting rid of the slimies after they have succumbed can be unpleasant. Probably the best organic slug and snail killing method is to buy nematodes through the post. Add these microscopic worms to water and use a watering can to spread them around in the early morning or at dusk, because they are light sensitive. The nematode ejects bacteria inside the pest’s body, which cause blood poisoning and death. The nematode then eats the remains, while searching for a new host. The worms have the advantage of being specific to the target pest, so other wildlife is not harmed. Also they are invisible to the human eye – a great benefit for the squeamish gardener.

PICKOFTHE PAPERBACKS BOOKOFTHEMONTH THE SEVEN IMPERFECT RULES OF ELVIRA CARR BY FRANCES MAYNARD PAN £7.99 With the tag line of “If you liked Eleanor Oliphant is Absolutely Fine, then you’ll love this”, this book is set to become a favourite. Following The Rosie Project and The Curious Incident of the Dog in the Night-time, the use of people with Asperger’s or Autism as a lead character is starting to feel a bit exploitive, except that Elvira’s portrayal is truthful and moving as well as funny. Probably because Frances Maynard teaches English to adults with learning difficulties, including Asperger’s. Elvira draws up her rules to help her navigate a world full of people she doesn’t understand after her mother goes into a home and she must cope alone.

THE UPSTAIRS ROOM BY KATE MURRAY-BROWNE PICADOR £8.99 This is a contemporary ghost story and a novel about memory, loneliness, desire and love. Eleanor and Richard have stretched themselves to the limit to buy a fourbedroom period house in East London as a home for their two daughters. Yet there is an eerie atmosphere and Eleanor decides to try to unravel the mystery of the house’s previous owners.

INTO THE WATER, BY PAULA HAWKINS TRANSWORLD £7.99 From the author of the best selling The Girl on the Train, this novel is set in the fictional town of Beckford and is told from 11 different perspectives. Nel Abbot dies in the Drowning Pool, so called because of the number of suicides over the years. But did Nel jump or was she pushed – and what about the other deaths? Is something horribly sinister going on? Nel’s estranged sister Jules returns to Beckford to excavate her own past and investigate the death.

UNDER THE SUN BY LOTTIE MOGGACH PICADOR £7.99 A page-turner for the summer holidays about Anna living the dream in Spain – except the dream has gone sour and she is living above a dingy bar with other gloomy British expats. Then a body washes up on the beach in mysterious circumstances and she risks everything to uncover the truth. A second novel from the critically acclaimed author of Kiss Me First, which is soon to be a major TV series for E4 and Netflix.

THE BREAK BY MARIAN KEYES PENGUIN £7.99 Amy’s husband wants a six-month break from their marriage, their children and their life. But a lot can happen in six months. When he returns will he be and same man and will Amy be the same woman? Marian Keyes is as ever witty, wise and serious. This is a laugh-out-loud book that will make every person in a long relationship think about the agonies and ecstasies of partnerships.

FACTUAL PAPERBACKPICK RECOVERY, FREEDOM FROM OUR ADDICTIONS BY RUSSELL BRAND, BLUEBIRD £8.99 “My qualification for writing this book is not that I am better than you: it’s that I am worse. I am an addict – addicted to drugs, alcohol, sex, money, love and fame.” Recovery is a self-help book offering a guide to addiction from someone who has struggled with heroin, alcohol, sex and food, that will help people move towards recovery. Written with Brand’s typical mix of humour, honesty and compassion, this book in hardback topped the Sunday Times best seller list and was in the top 10 in the New York Times and Australian lists. Brand tells his story and the imparts wisdom he learnt through his fourteen and a half years of recovery and explores the process of staying clean.

GREAT OPPORTUNITY Laid out over four floors this very beautiful and substantial Victorian property is waiting for a new owner to turn it into a dream home

t present it requires complete refurbishment and presents a perfect opportunity to buy a home that could be beautifully extended using a side return extension to create a stunning open plan family room/kitchen with bifolding doors that would overlook the very appealing rear gardens. The project will appeal to people who want to make their own mark on the property rather than having to pay for – and maybe put up with other people’s designs and ideas. The loft could also be extended further to provide a most amazing master suite

or extra bedrooms for the family. While all extensions would have to gain planning permission, there is little reason to refuse as most homes in the area will already have been extended. As a result, properties of this nature rarely come up in this location. Clapham South underground station is just moments away making access to the City and central London very easy.

he newly launched developer Avanton is bringing their first scheme to the market in Battersea, as well as creating the new headquarters for the Royal Academy of Dance Coda Residences will feature bold new architecture in the mixed-use development. Avanton: Battersea, designed by Patel Taylor, will establish a new landmark for this part of Battersea, just moments from the riverside and only eight minutes’ walk from Clapham Junction. The three buildings will be on a single podium – an architectural form inspired by the movement of dance. Coda Residences contains 130 flats from one, two and three bedroom, located in the central building. Amenities include a music room, and an entertainment suite – including spaces for dining, film screenings, and lounge. There will be 50 affordable homes. There will also be landscaped private gardens and most homes will have a private balcony or terrace, some with panoramic river views. Avanton includes senior directors of Barratt West London and the Berkeley Group, and says its vision is to build new homes that will be as well-loved in 20 years as they are for first residents.

The private gardens will be above the Royal Academy of Dance, to maximise views over the River Thames and across Battersea. The landscape design will have a seasonal approach, featuring a variety of plants and colours that will change across the four seasons. In the public realm at ground level, historic trees will be retained, and new trees will be planted, to promote biodiversity and create an attractive boulevard style design on York Road. The new dance headquarters will almost double the size of the Royal Academy of Dance’s current premises. A world-class centre for dance will be created to the Academy’s specification and will include state of the art facilities including performance space, studios, a café, library, and an archive. Residents of Coda Residences will also benefit from access to studios within The Royal Academy of Dance’s for exercise classes for activities such as ballet and Pilates. Now as well as plush green parks, outstanding schools and excellent transport links Kitewood has unveiled Lawrie Park Place, a collection of 27 four and five bedroom family homes within a gated development. The four bedroom show home has premium quality finishes, top of the range Wolf appliances, beautifully light and airy rooms including bifold doors, which open completely in the main living room, onto the patio and generous garden. The assortment of terraced, semi-detached and detached houses, featuring traditional gabled roofs and sash windows, will be situated amongst a tree-lined driveway, echoing the Victorian charm of the surrounding area and the famous scene depicted by Pissarro. Connections to Sydenham are excellent with two stations serving the development. From Sydenham to London Bridge is just a 16-minute train ride. ONREFLECTION By Darren Baker, Director, Lauristons

It’s a good time to make that move

s we finally enter the Summer market, leaving behind us the cloudy, rainy winter that seemed as though it would never end, we enter a period traditionally associated with higher activity levels in the property market. However; with press reports repeatedly talking down the market, sellers may feel reluctant to take the plunge and put their property up for sale, fearing the prospect of selling for less than they might have hoped to make their onward move. But, it’s not all bad news should that be the case. Only in the circumstances where a seller is downsizing significantly or ‘cashing in’ should there be any cause for concern. Anyone looking to make their onward move to bigger property, a more expensive location, or both, would find that their next dream home will be also be more affordable than they might have been expecting. The assumption that prices must be increasing

drastically for a seller’s move ‘up the ladder’ to be viable, could turn out to be precisely the opposite. If the value of their own home has increased, then so will their onward purchase. Overall, the timing is still excellent to be looking at making that move; interest rates remain at historically rock-bottom levels, the economy and jobs market are strong and... At Lauristons, our team understand the challenges and concerns that our sellers may have- most of us have been through it, and on multiple occasions, ourselves. We are here to provide the guidance, expertise and advice as you embark on this significant journey. Moving home is one of life’s most critical financial and emotional decisions and you need to choose the right agent. he residential lending market remains ultra-competitive and well supplied in terms of mortgage options. All of the main lenders want to do more lending, and then you have the new entrants keen to carve out their own market share. Much has been written about how tough affordability criteria have become but while there has not been a softening as such, the harsher stance that came in following the credit crunch is thankfully behind us. Lenders are adopting a more practical view to assessing affordability – take the self-employed, for example, where it is no longer necessary to produce three years of accounts. Many lenders will take two years, some will look at the last 12 months and others will look at projections. Clearly, it is not 2007/08 again. There is plenty of supply, a more sensible attitude when it comes to criteria and pricing is competitive. Despite widespread expectations that interest rates would rise in May, they didn’t, and our view is that it doesn’t look as though they will for a while. When they do, we expect any rise to be marginal because the economy is so finely balanced. There are still too many variables in terms of Brexit and there only needs to be one set of negative data before everyone panics again. What this all means is that it is a good time to be a borrower. It is still possible to pick up a five-year fixed rate for sub-2 per cent, which is very competitively priced. Even if you require 90 per cent loan-to-value, the rates aren’t bad – you won’t get sub 2-per cent but you will find sub-3 per cent. Just another reason to seek mortgage advice, particularly if you need to move quickly to get a deal done.

CASHBACKHELP Cashback mortgages are back, for what seems like the first time in more than a decade. Halifax will pay £1,000 upon completion to first-time buyers taking out a mortgage and is the biggest lender so far to step back into this part of the mortgage. Such deals were always popular at the bottom end of the of the housing ladder for people to pay legal costs and removal expenses for buyers who had struggled enough to find a deposit. Although there are cheaper deals on the market, the Halifax move shows just how competitive the mortgage market is today and that lenders are prepared to go to great lengths to win new business.

FAKENEWS? Despite wage increases and inflation we don’t yet need to fear a drastic interest rate rise, says Duncan Farmer

recent headline screamed: “Is this the last chance to get a cheap mortgage?” in much the same style that furniture stores announce that their sale ends at midnight. The answer to the question in the headlines is: probably not, newspapers like to give their readers a jolt every now and then, even if it’s only illusory. The latest warning about an increase in interest rates came from comments made by Sir Dave Ramsden, deputy governor of the Bank of England and a member of its Monetary Policy Committee, who said that wages were going up, thereby adding to pressure on inflation which in turn would make he and his colleagues seriously consider adding a little bit more to our monthly mortgage bills. What is slightly more alarming about Sir David’s intervention is that he has in the past favoured keeping rates down rather than putting them up. “Wage growth has now been rising steadily over the past six months,” he said at a Barclays conference on inflation. “And unit labour costs have been rising towards growth

rates consistent with overall inflation at target. The period of unusually subdued growth in wages appears to be coming to an end.” I’ve seen little evidence of that in my own pay packet, but City AM reported last month that the Recruitment and Employment Confederation has seen the fastest salary increases for new starters in three years. Almost one in three recruiters reported higher average salary awards in May. Inflation in all its forms is the biggest fear for Sir David and the committee and nowhere has that been more visible than at petrol stations where staff seem to change the price at the pumps on the hour every hour. That does not affect the ordinary motorist but adds to the cost of anything that has to be delivered – and that includes almost everything. The good news is that neither economic growth, wages or inflation are running out of control at such a pace that the Bank needs to take drastic action. At its next meeting it may well do nothing at all and after that a quarter-point rise is about as much as we need fear.

ast month I reported that the amount of money older people were taking out of their home through equity release plans had reached a record of £3 billion. The schemes have always received some negative press because when the homeowner dies and the debt is repaid there could be nothing left. However, some schemes allow you to borrow against only half your house, so when the final day comes there will still be plenty left over to pass on to your heirs and in the meantime you can get your hands on some extra cash to ensure that the final years are spent in some comfort.

his unique property overflows with character, charm and possibilities as well as a fabulous wooded garden. It occupies a totally secluded plot of over half an acre, just a few minutes from Wimbledon Village, with a separate Lodge and a garage block with studio flat above it. The main house consists of a reception hall, three reception rooms, a kitchen/breakfast room, utility room and cloakroom, with six bedrooms, four bath or shower rooms and a stunning garden. The Lodge includes a vaulted reception room, study nook, turret room with balcony, bedroom or studio with a large storage area and a wine cellar. The house was built in 1987 with The Lodge designed by Holden & Partners, constructed about five years later. The property is very well located for Wimbledon Village with its chic boutiques, restaurants and bars and within easy access to Wimbledon Town with its comprehensive shopping facilities and mainline rail and tube station providing fast and frequent services to Central London. The property is concealed from the road behind a full-height wall, part of which dates from Tudor times, and electrically operated solid mahogany gates. The covered porch leads to the main front door inset with handmade stained glass, which opens to the reception hall and the principal ground floor rooms. Black and white Carrara marble flooring extends from the reception hall through to the kitchen, the breakfast room and the utility room which houses a washing machine and

dryer with an abundance of cupboards. The elegant double-length drawing room has a beautiful French 19th century marble fireplace with a grate for an open fire and French doors open out to the rear terrace and gardens. In addition to the drawing room there is a media room and another room, currently used as a dining room. Upstairs, over two floors, there are six bedrooms and four bathrooms, including the master bedroom, which has a large en suite bath/shower room. All the bedrooms have custom-made fitted wardrobes and solid ash flooring. The Lodge designed by architect Richard Holden is entered via a stone floored hall with hand painted murals and ceiling by John Sutcliffe. This is an ideal guest house/recreation lodge combining a large, vaulted oak beamed reception room with a sitting room with York stone fireplace; an oak panelled bar; a mosaic tiled Jacuzzi room; a steam room and a gymnasium with changing/shower room. Steps lead down to a spacious racked wine cellar whilst upstairs there is a bedroom/studio with loft space. The piece de resistance is the turret room with balcony – again with a hand painted trompe d’oeil ceiling by John Sutcliffe and solid oak floor – having 360 degree all round views. The grounds surround the property and are landscaped to provide light and shade in different areas around the house and lodge. There is a grotto with ornamental lake and a sunken garden. LANDMARK HOUSE This incredible house is one of only six houses built in the Bauhaus style, situated on Herondale Avenue, one of Wandsworth’s premier residential streets

his sale represents a truly rare opportunity to buy one of these landmark houses that boasts incredible lateral space, width of plot and an alternative to the more common Victorian/ Edwardian architecture. The current owners have gone to great lengths to retain many of the original features, which will appeal to anyone with an interest in design and architecture. One of the most striking features as you enter the property, is the shear width of plot that measures in excess of 44ft across. To put this into context, the plot could easily accommodate two fairly significant Victorian houses, side by side. The sense of space is evident as soon as you walk through the front door to the stunning entrance hall, with its original panelling and open tread staircase. No less than four reception rooms lead from the entrance hall, one of which is open plan to the kitchen. There is direct access from two of the ground floor rooms to a superb south facing garden that measures in excess of 100 feet in length. Another feature that gives this house unique status is its pair of garages, that are situated at the end of the garden and accessed via Burntwood Grange. The opportunities for these garages are endless, from their original purpose as

secure parking through to conversion to an annex, studio or playroom (subject to the usual consents). A spacious master bedroom can be found to the rear of the first floor with a luxurious en-suite bathroom and south facing balcony. Three further bedrooms and a family bathroom can also be found on the same level. The second-floor boasts two further good bedrooms, a shower room and a roof terrace. The roof terrace benefits from impressive far reaching views of the southwest London skyline and offers an excellent space for entertaining. There is plenty of scope for further development, if more space is required. The property also has offstreet parking to the front, a landscaped front garden and side access. Herondale Avenue runs from Lyford Road to Ellerton Road. Wandsworth Common is at the eastern end of the road, so the amenities of Bellevue Road are within easy walking distance. Transport can be found at Wandsworth Common overground with its links into Victoria. The area is well known for its abundance of good state and private schools, subject to catchment and entrance each year.

A week in the life of an estate agent... Elaine Edwards Sales Manager Roy Brooks MONDAY / Went to value a 1930s’ house belonging to an elderly couple. Both have health difficulties and want to move to live nearer to their daughter in Dartford. They will need nurturing and looking after and hopefully they will instruct us. TUESDAY / We have a beautiful house on in Grove Park, Camberwell  which I showed to a couple who have five children between them! Alas the ground floor was not big enough for their family. I so want to sell this house as I have a special bond with the vendors and they trust me. We are finding anything over £2,000,000 is taking longer to sell. Had a call from the elderly couple in 1930s’ house to instruct us to sell. Great news. My son lives nearby and I’m on cat feeding duty as he is away.  Sophie (the fat cat) ate Tina’s (the thin cat), food again. I just had to put extra down and hope for the best! WEDNESDAY / Went with the photographer to the 1930s’ house to help in rearranging furniture etc. He had got there early and already moved what had to be moved. He’d done a great job. Came in by train today as I am fed up being caught in traffic. The journey in is fine but it is taking me two hours to get home. Now I feel sorry for commuters who have to put up with National Rail everyday. Tomorrow I’ll go back to the car.    THURSDAY / Have been negotiating between two offers on a flat we have had on for only two weeks, (the previous agent had it on for 6 months so I’m very happy about that!). Vendors are in rural France so the negotiations have been difficult as they have very little internet access.1930s’ house went live on the web. FRIDAY / Conducted a FaceTime viewing on the1930s’ house for a couple who live in America. They loved it and immediately offered the asking price. (This would be my first techno-sale). They have 100% cash in the bank and are in an excellent position to buy, but I need evidence of this fast. Meantime, we have 3 viewings booked for Saturday, including another who maintains he’s cash too, so we will have to see all those viewings through. I anticipate terrible angst looming over the weekend in those who may want to offer but are not under offer themselves. However wonderful for our clients who may possibly end up with a little over asking.

verlooking Brunswick Park in Camberwell and just 10 minutes from Denmark Hill Station, this chain-free elegant, three-bedroom apartment ticks all the boxes. It has a bespoke kitchen, a reception room and separate study, a large south-facing private garden and spectacular appeal. The property has high ceilings and many period features and views. St Giles Church spire can be seen from the rear and from the front the views take in Brunswick Park and its beautifully kept parkland with the ornate period townhouses lining it. The flat is over two floors – to give the feel of a house – and has been extensively refurbished, and still has the large sash windows of the Victorian period. Originally this apartment formed part of Brunswick Square and the park was then reserved for the private use of the homes in this area.  Both the bathroom and cloakroom are on mezzanine levels, a common addition in larger Victorian homes. Traditional fittings have been used in both; floors are mosaic, the bathroom has a deep tub with large rainfall shower rose and external valve while the loo has duck-egg tongue and groove panelling. Outside steps lead down to the garden, fringed by a mature wisteria and facing directly south. Established plants include many roses, bay, fig, gooseberry, mock orange, euphorbia, clematis, sedum, fennel, irises, tulips and quince. There’s easy street parking and garages are also available. Both tennis courts in Brunswick Park were recently refurbished and there’s a new children’s play area. The nearby leisure centre has a restored Victorian swimming pool and Pure Gym is within walking distance. £1.6m, Roy Brooks 020 8299 3021

DESIGNER REFURB When they bought this house, our clients took on a project

eing designers themselves, choices made during the renovation were made to enhance aesthetic as opposed to being built around budget; in fact the refurbishment costs matched the value of the house. This house was stripped right back to basics and has been carefully adjusted to improve its layout. The house has five/six bedrooms, two bathrooms, two en suites, two receptions, a sun room, a loft room, a terrace and a cellar.  To optimise living space, ground-floor reception rooms were opened up, a sun room was added behind the kitchen/ breakfast room and a top-floor room has been created in the attic. The further up the stairs you climb, the better the rear views get. When you reach the top floor of the house, two bedrooms have been knocked through to give a sweeping room that would make a wonderful child’s bedroom/playroom or excellent teenage den. The loft conversion cleverly included the addition of a rear roof terrace which takes full advantage of the woodland views behind the house.  The front garden is planted to give yearround interest (magnolia, cherry, euphorbia among others), has a tessellated path, original tiles line the front porch and the original door remains. More Victorian tiles line the inner hall, floorboards are stripped back in the double reception, intricate cornicing was restored, high skirting rejuvenated and twin solid marble mantelpieces (nineteenth century

Florentine) were fitted into chimney breasts. The rear kitchen/diner has a solid oak floor, maple units and two types of marble as worktops - lighter marble tops the wall units and a darker shade sits atop the island. A double stainless steel sink is cut into the worktop and the freestanding Mercury stainless steel range has a double oven and grill.   The conservatory/sun room has oakframed glazing, concertina doors and solid oak flooring. There’s also a useful downstairs cloakroom. The 70-foot rear garden is designed around a circular path and has three seating areas. It’s beautifully planted (magnolia, Torquay palms, plum, Indian bean, forest pansy) and has been opened three times for Yellow Book Open Gardens, a charity event. Grove Park is an entirely desirable address whose homes have a fantastic range of architectural styles. Both Peckham Rye and Denmark Hill stations area short walk, in Zone 2 and have Overground services. Peckham is superseding Shoreditch as a super-hip destination; the bars, restaurants and cafés are very, very good. South London Art Gallery is local and h and nearby Bellenden Road has some remarkable eateries. The Villa nursery and pre-prep is an excellent independent on Lyndhurst Grove, while Dulwich College and JAGS are a short drive away.

LIVEINSTYLE Montem Terrace is a collection of four luxury houses set in a quiet road in Wimbledon, handy for both Wimbledon Common and King’s College School, The Norwegian School and both the Ursuline High School and the Ursuline prep school

ach house has been designed by the boutique developer to create four truly individual homes, each with a private garden, a cinema room and a gym. Downstairs are two reception rooms, one of which leads to the landscaped garden. The garden is laid out so that it is ideal for entertaining or dining on a summer’s night while being sizeable enough for children to run around in. This house has five or six bedrooms and five bathrooms. The whole house is artfully arranged to maximise space and to create impressive proportions across all floors.

The potential sixth bedroom is on the lower ground floor and is currently set up as a study. However, it has a shower room and a small outside space and so could easily be used as a double bedroom for a nanny or for guest. It would make an ideal guest’s den because it gets both lots of daylight and has its own small outside space. THEOLD WORKHOUSE The Old Work House is a quintessential Grade II Listed, stone and thatch, detached, seven bedroom house located in the heart of this sought after village

he house which is deceptively spacious is believed to date from the early 17th Century when it was known to have been the village work house, following the introduction of the Poor Law Act of 1601. This beautiful property has been modernised throughout yet retains original character features including magnificent oak beams and floors, open inglenook fireplaces, mullioned windows (some with window seats), a fantastic oak staircase and panelled walls. Arranged over three floors, with two separate sets of stairs, the house can easily be separated into two, as it is today, creating a very well planned main house with a comfortable spacious annexe. On the ground floor there are currently two separate reception rooms and a superb farmhouse-style kitchen/ breakfast room. The annexe has a smart modern kitchen/ diner which could easily revert to a third reception. On the first floor are four good size bedrooms, together with a shower room and family bathroom. On the second floor are a further three bedrooms, each with high vaulted

ceilings, exposed beams and windows affording far reaching views. Outside there is a shared gravelled driveway and parking to the rear of the house leading to the very pretty gardens which are a delight. They are south facing with a cottage style garden and terrace leading through to a large walled area of lawn with superb views over open fields. Earls Barton is well located with easy access to the A45 for Northampton and Wellingborough with mainline stations to London taking approximately an hour. The M1 is also within easy reach. The village has primary and junior schools with nearby Wellingborough and Wollaston providing secondary education, a full range of shops including butcher, bakers, farm shops, chemist, post office as well as two convenience stores and two village pubs. THE Georgian townhouses GEORGIAN TOWN HOUSE, BRIDGE STREET, PERSHORE FROM £245,000 TO £270,000

WHO DOESN’T DREAM OF A SECOND HOME TUCKED AWAY IN A BEAUTIFUL COTSWOLD TOWN SURROUNDED BY ROLLING COUNTRYSIDE WITH GREAT BARS AND RESTAURANTS FOR EVENING ENTERTAINMENT? The big problem is that the Cotswold hotspots are amongst the most desirable areas of England and priced accordingly. A two-bedroom cottage in an idyllic village can easily cost an arm and a leg. So it is great news that in Pershore, property is more affordable and Connells is selling six luxurious apartments in a handsome double-fronted Georgian house for prices starting at only £245,000. The flats are ideal lock-up-and-leave homes, perfect for weekend get-aways and even better as a base for a week or a two-week holiday in this enchanting area of England. Pershore is on the northern fringes of the Cotswolds and on a direct train route from Paddington. The apartments are just a five-minute taxi drive from the station. The market town’s desirability is endorsed by celebrities, who have chosen to buy here, including Toyah Willcox and Stella McCartney.

The unspoiled town, famed for Georgian architecture and the magnificent Abbey is on the River Avon offering great fishing for Roach, Chub and Barbels. It is also ideal walking, cycling and horse riding country. Pershore has many independent shops and welcoming pubs and restaurants. It has an arts centre with a theatre, cinema and gallery, as well as a sports centre with swimming pool, solarium and fitness room. The apartments have been crafted from the fine Georgian house standing on the main street by developers Blue Horizon. A grand entrance door leads into a communal entrance hall with black and white tiling, panelled walls and period Georgian style skirting boards and picture rails. Each twobedroom apartment has generous sized rooms with great views out of the original windows.

At the rear of the building there is a landscaped communal terrace, with gazibo. The property also has an electric car charging point of its own. JEMMA PHILLIPS, NEW HOMES AREA MANAGER FROM CONNELLS, SAYS: “The development is very respectful of the historic building and the apartments are perfect for second homes, weekends away and holidays. They are also very lettable for the week’s when the owners don’t want to use their properties. “Although it is a beautiful town Pershore has not been overtaken by tourists and the excellent restaurants such as the Belle House is not booked up weeks in advance as other happens in better known Cotswold towns. There is a carnival, a jazz festival and a plum festival every year featuring the famous Pershore Plum.

Karen Kuhl, Lettings Manager of Robert Holmes Coombe Describe your property career to date. I have worked in Lettings for almost 20 years. Many of those were prime central London – Sloane Square/Knightsbridge – dealing with mainly corporate/embassy lets and always independent smaller companies. What do you enjoy most about your job and what have been the highlights? That I’m assisting people in finding their new home that they will enjoy for this period of their life and have happy memories of thereafter. One of my highlights was a feature in The Times newspaper and many friends called me from all around the world. It also gave me a platform to move up in my career. Describe the biggest challenges. Sometimes it can be challenging when a tenancy needs to end before its expiration but that’s when you need to step on your negotiating skills and communication is key. What advice would you give to anyone considering a career in estate agency? You definitely have to enjoy negotiating and working with people. There are lots more rules and regulations now in Lettings so I would definitely advise short courses like ARLA.

What advice do you have for renters in the current market? I would advise them to be ready to make an offer if they find a property that ticks most of the boxes. Lettings is extremely busy as people are renting more than buying at the moment. What sets south London apart? It’s proximity to central London and the most beautiful green areas to enjoy, such as Richmond Park. There is a wonderful community spirit and people are friendly. We know our neighbours, too! What do you think lies ahead for the south London market? South London has been, and is becoming more, connected to central London in regards to transport links. It’s an exciting time as there’s new development and regeneration popping up every week making it very desirable for all generations. Watch this space! Recent highs, recent lows? The royal wedding has made the world come back to

London. Definitely Brexit has given a low – but we are on our way up that’s for sure! What is your top location south of the river? Coombe. It has a wonderful community feel. Our office, Robert Holmes, is located on the main parade on Coombe Lane and our neighbours pop in with homemade cakes for us whether they or selling, letting or not! It’s a really relaxed way of life, just minutes away from central London. If you were not an estate agent, what career would you choose and why? Midwifery as I studied the degree and nothing beats bringing a new baby into the world and seeing families at their happiest.
