Q&A

What are the financial and legal responsibilities if you rent out a property?

Y

ou may be a professional buy-to-let landlord, or even an ‘accidental landlord’ who needs to move out of your home to upsize or relocate. Whatever your situation, make sure you’re aware of your legal and financial responsibilities. Landlords have a legal responsibility to ensure their tenant’s health and safety by keeping the property safe, free from health hazards and to provide access to working amenities. As a landlord you must take responsibility for confirming that any amenities provided are in safe working order; this is best accomplished by employing a professional to certify compliance with legal standards. Once checks have been carried out, you will be presented with certificates. The most common of these certificates include a Gas Safety Record, Energy Performance Certificate (EPC), Portable Appliances Test (PAT) and Electrical Installation Condition Report (EICR). In February 2016, the Government introduced new legislation imposing a legal responsibility on landlords to check that any prospective tenants have the ‘right to rent’ in the UK. This requires landlords to meet their tenants in person and check the tenants can provide documentation confirming they are either a British citizen, Swiss national or from an EEA country. If they do not meet this criteria, tenants must prove that they have the right to reside in the UK by providing a valid visa or residence permit for example. Landlords can be faced with fines up to £2,000 per tenant if they house a tenant without valid right to rent documentation. Becoming a landlord also has financial ramifications. Maintaining a property to ensure it continues to meet necessary standards can be expensive. Rent received must be declared as taxable income in addition to any salary or other income and this may result in landlords paying a higher rate of income tax. It is also important for landlords to notify any mortgage provider to ensure they obtain permission to rent the property, which may cause a change in monthly payments.

Has the Government got it in for the London property market? Does it want to stop people moving house, get rid of buyto-let landlords and send rents up, Jenny Knight asks?

WIM WO BLED NDE ON RS

irst there was the massive increase in stamp duty for houses priced at more than one million where the slab over £925,000 is taxed at 10 cent and the bit over £1.5 m taxed at 12 per cent, with second homes buyers hit with an extra three per cent. The result has been a slow down in sales for expensive houses in London and, some claim, an increase in prices for cheaper homes. The 2015 Summer Budget ruled that mortgage tax relief for buy-to-let landlords would be cut, meaning many new landlords would struggle to make a profit. Then came the Chancellor’s Autumn Statement in which letting agents will be banned from charging fees to tenants to cover checking references and preparing agreements. These fees average £202, according to the Association of Residential Letting Agents, who say the ban will backfire if agents shift fees to landlords resulting in higher rents. Charles Weller, of Palace Gate Lettings, says: “This ban is infuriating. We were midway through this consultation about changes in the way fees are charged and then the Government comes out with an outright ban. “There is so much expected of agents and what we have to do on behalf of tenants. So much is going on behind the scenes that our charges are justified – and they are small amounts; we don’t really make any money out of them. “As in any walk of life, there are some agents who charge outrageously, but it is ridiculous to try and ban all of us from charging fees. “Tenants need to be guided and protected through the whole system. If they want to make changes to the terms of the agreement, we have to address that. They need to be urged to get forms back to us – references and agreements, for example. Deposits have to be protected and we have to make sure moneys are paid on time. “If they want to spend an hour measuring up the property before moving in, we don’t charge for that. Inventories are there to protect the tenant and landlord and the cost of preparing and checking them should be split between them.”

t was a while ago…but for a true fan the once home of Duran Duran’s Andy Taylor (second from right, above) is a substantial piece of memorabilia. It’s a four-bedroom penthouse apartment in a former gothic-style Victorian orphanage in Wandsworth. This was the guitarist’s home back in the band’s heyday of the 1980s – before he sold up and moved to LA. Sam Sproston, Partner and Office Head at Knight Frank Wandsworth looks to the year ahead with optimism

017! Happy New Year everyone. I expect many of us are now thinking about what to give up in the new year, what hobbies or interests to take up, what to change or where you are going to move to? It looks set to be quite an exciting time and I’m very much looking forward to the year ahead. After celebrating the Wandsworth office’s 10th year last year, we feel we have now cemented ourselves as a successful, long standing advisor around the area. We have done this by, we believe, giving the best advice but also with enormous support from the teams that back us up at HQ. This year we are trying to deliver even more with slicker websites (our global homepage and UK websites have been given an overhaul and we think they now look even better), easier access for clients to our award-winning research and more information for buyers to help understand the market in the area of their search. We recently launched an innovative website called www. mypropertygenius.co.uk and I would encourage you to take a look. Punch in your postcode and it will reveal a host of interesting facts about the area where you live from school catchment areas, the average sales prices and what types of restaurants are closest to you. We have also tried to boost our profile across the part of the market that people assume we don’t operate in. Not many know that 59 per cent of our registered buyers are looking to spend between £500,000 and £1,750,000 and 39 per cent of all that we have sold in the last 12 months has been sub £1,500,000. One of our clients, that we sold for in the Toast Rack, subsequently bought a lovely garden flat through us and is currently negotiating on a rental investment through us at £550,000, too. There have been some fun stories at the top end of the market as well and the highlight must have been the buyer who flew from Brazil to look at two houses backing onto the common, flew back the following day having secured one of them, putting down a non-refundable and closing four weeks later. It goes to show that the buying process can be straightforward if there is a focused buyer, committed vendor and some quality solicitors. It also goes to show that the market is performing so if you have something to sell, we are ready and able to help.

Offers in excess of £1.1 million Foxcote is a unique detached home combining the charm of a period cottage, believed to date back to the 16th century, and a contemporary two-storey new build extension. The oldest part of the house is at the front and features wooden floors and an inglenook fireplace to the sitting room and a snug. An inner hall leads to the modern family room/kitchen/diner. There are two double bedrooms in each part of the house. Located on the edge of the attractive village of Shurlock Row, between Reading and Maidenhead, which boasts two pubs, a garage and a village green with cricket club. Savills Henley 01491 843000

HEADS-UP NEWOFFICE

DOUBLE TRIUMPH

Marsh & Parsons is pleased to announce the opening of its new office in Brixton. The office, on Coldharbour Lane SW9, will be fully operational from Monday, January 16. Complementing existing Marsh and Parsons branches in Clapham, Balham and Tooting, the new Brixton office represents an integral part of their expansion strategy. It follows the successful launch of new offices in Tooting and Tufnell Park, bringing the overall number of branches to 28. To celebrate the opening, Marsh & Parsons will be offering homeowners in the area a special 0% sales fee until Friday, April 14, 2017. This is a significant discount from the standard 2% commission charged on a sole agency basis (2.5% joint sole; 3% multiple) and will save local customers approximately £11,400 per sale on average.* David Brown, Chief Executive at Marsh & Parsons, comments: “Marsh & Parsons is a highly respected, award-winning estate agency with 28 existing branches across south west and prime central areas of London and we’ve been a key player in London’s property market since 1856. We’re delighted to further strengthen our reputation and presence by opening in Brixton. “Our 0% sales commission campaign is designed to offer property owners a taster of the exceptional customer service and results we’re able to deliver in the hope they’ll tell their friends all about us. Historically, it has been a great way to introduce ourselves to a new neighbourhood and having already been a part of the local property scene for a number years, via our surrounding offices in Clapham, Balham and Tooting, we’re really looking forward to meeting many more buyers, sellers, landlords and tenants when we open our doors in the New Year.” *(The average property value in Brixton is £569,331 – Zoopla, December 2016). In a double triumph for Marsh & Parsons, the London firm has been crowned estate agent of the year, while its former boss Peter Rollings was also honoured. The firm, now owned by LSL, was among those celebrating wins at the Estate Agency of the Year awards organised by Estate Agency Events. The judges’ report said it was “an absolute delight” to recognise Marsh & Parsons as the estate agent of the year – the second time it has won the award. It won the title in 2010, making it one of only three agencies to have won the award more than once. DOWNBUT NOTOUT An “innovative” new mortgage product was introduced at the Council of Mortgage Lenders’ annual conference. The Let to Live to loan aims to help older people stay in their own home when it has become too big for them. In essence, they sell it to a housing association which then converts it into flats. The former owner is given one rent free for as long as they live and to pass on when they die. Quite how an elderly homeowner would fare with the stress of builders banging about in their old home is not mentioned, but it could well send them to an early grave. Duncan Farmer

TESCOTOWERS Tesco hopes to bring 180,000 new flats to London by building homes on top of its stores and by turning some of the biggest supermarkets into mini-villages. Flats could also be built within stores and car park spots offered to tenants. Tesco says it could net them £1.8 billion and help the London housing crisis. Other supermarkets are believed to be discussing similar plans with property developers to build hundreds of flats on top of superstores and sprawling store car parks. According to Alan Stewart, Tesco’s chief financial officer, the sale of Tesco’s so-called “air rights” could generate around £400m. The plans have added appeal because they could provide a solution to Britain’s housing crisis. Tesco has already identified 15 sites, most of which are in London, with another in Oxford. Air rights involve selling the rights to build over retained land on long leaseholds. Typically, flats are built on top of existing buildings. Recent developments have involved flats being constructed off-site, then crane-lifted into place on a building. Compared with other cities worldwide, London is relatively low-rise. But that could change as land is scarce.

WORD ON THE STREET 2016 WAS A YEAR OF CHANGE – STAMP DUTY, BREXIT, MAY AND TRUMP – WHAT LIES AHEAD FOR THE LONDON PROPERTY MARKET IN 2017

In just six months stamp duty rises caused sales of luxury property to plummet by 80%. New research by property investment firm LCP found that the 3% DARREN BAKER stamp duty surcharge led to a 75% reduction in sales above £10 LAURISTONS million compared with the previous year. leading to a big fall in the Governments tax take. ROBERT FRENCH KNIGHT FRANK Following a year in which political twists and turns have dominated the headlines, the local property market in Clapham has actually performed very well in the background. We have seen an increase in numbers across almost every performance indicator, from the number of new applicants registering to buy to the number of properties we have sold. The fundamentals of quality housing stock, sought-after schools, superb transport links and crucially, relative value, will continue to attract people to this wonderful part of the Capital.

BREAKING THECHAIN Right from the beginning of January, many people’s thoughts begin to turn to moving house, either in the short or long term, says John Thorogood

W

hether they’re upsizing or downsizing, there’s nothing like the dawn of a New Year (perhaps it’s Christmas with the family) to inspire or force us to consider changing the space we live in. The spike in the numbers of people looking at online property over the Christmas period is testament to this, even if many of those are just fantasising. The timing of your sale is all important and doing your research is vital. Many people planning to move house often choose not to put their own property on the market until they’ve found a suitable property to buy – it feels more comfortable that way and they’re usually made to feel confident that their own home will sell fast anyway. But in our experience (that’s several decades’ worth), we’ve seen very few people succeed at this. Sometimes their house may not sell as fast as they/ we think it will (despite the assurances or all the estate agents) meaning they often lose out on that house of their dreams. But even if your own property does get interest quickly, the other one you are after is often snapped up by someone in a better position (already under offer for example). If you’ve already set your heart on a particular property, it’ll also be very stressful selling under pressure which goes against our efforts to maximise your selling price. Better options may be either of the following and these are particularly true if you’re moving out of London but also hold for upsizing or downsizing locally: 1 Bite the bullet – sell up and commit to renting in your new chosen area initially. Yes, it means moving twice but it negates the problems highlighted above and is something which may help you find your preferred location before committing to a purchase. Or 2 Market your house for sale first – get the buyer in position and then start looking in earnest for a house to purchase (having done groundwork/research on the web in advance). Be clear from the outset to your agent (who in turn should inform all potential buyers up front) that you will not move until you find somewhere yourself – when the local market is short of stock (which it generally is) most buyers are happy to give that a chance and wait for a reasonable time period. This makes you a strong candidate with the agents you’re looking through and they are more likely consider you seriously as a purchaser. If you’d like any more detailed advice or a free valuation of your property to get you started, please follow the link here www.john-thorogood.co.uk/ value or contact Austin Thorogood on 020 7228 7474.

his very exciting, modern detached house is situated in an almost hidden position, in one of the most favoured roads in Wimbledon village, close to local shops and the common. The unique design and the discreet setting make it ideal for people who like privacy and seclusion. The owners, who have occupied and enjoyed the property for the last 15 years, recently collaborated with TechniQuest Technology Consulting to upgrade the home’s technology infrastructure, and to renew the kitchen and master bathroom. The discreetly embedded technology includes whole-home cat6 ethernet networking and a central rack for voice and data, cabling for meridian audio streaming and audio/ video home entertainment, in-wall docked ipad control, automatic blinds to all first floor rooms and professionally designed interior and exterior lighting. The house, which has four or five bedrooms – currently one is used as a study – is approached via a private drive and entered through full height, opaque, glass doors into a double height reception hall. The versatile, largely open plan, layout with fully glazed bi-fold doors extending across the full width of the living space, gives an unrivalled feeling of light and space and wonderful views of the beautifully designed garden. Retractable doors allow for the hall, kitchen and library office to be closed off from the main reception areas if required and an area to the side of the house with a separate entrance allows for the possibility of self-contained ground floor accommodation for a nanny or housekeeper. The kitchen has units by the German company Hacker, with appliances by Siemens including four ovens with wi-fi control, quartz work surfaces, a central island with seating for six and featuring overhead pendant lighting, integrated ceiling speakers and multiple charging points for smart devices. A stainless steel chimney with a 360° glass-sided pebble fire provides an eye-catching divide between reception areas. Hillside, Wimbledon village, London SW19, poa, Robert Holmes & Co 020 8947 9833

NEWHOMESUPDATE John Nouri, director of Robert Holmes and Company reflects on a market for new homes that is going from strength to strength

T

he New Year rings in new beginnings and, for many, the thought of a new home – and, increasingly, a brand new home. In our corner of South West London, the new homes market has gone from strength to strength, in part aided by the steadily improving financial market, but also by the increasing desire of property purchasers to buy contemporary homes with cutting-edge technology and specification. That is not to say that the area is swathed in hoardings. The developments are mainly small-scale or one-off projects delivered by local specialists, maximising the plot of existing family houses or involving the sympathetic redevelopment of commercial premises. As the leading independent residential property agent in Wimbledon, with a very strong new homes and development team, Robert Holmes and Company is pleased to be working on the largest number of new high-end projects in the area, with developers such as Lifestyle Projects, Elling and Co, Coronado, Visu Verum and Berkeley. We are delighted to announce the launch of the latest scheme in Wimbledon Village by Coronado of Putney ‘Rosemary Lodge’ which will comprise seven luxury houses, each 4,500 sq ft, in a quiet residential road just off Ridgway. Construction begins this month and the houses will be available to purchase off-plan in early 2016 (prices from £4.5 million). Meanwhile, we are marketing Greenwood Park in the exclusive Coombe Hill Estate, currently under construction by local luxury design and build company Visu Verum. Just three detached sixbedroom houses in a gated enclave bear the developer’s hallmarks from luxurious master suites with dressing-rooms to bespoke high-spec kitchens, with technologies such as underfloor heating throughout and multi-room AV systems. Nearby Coombe Hill Road is the setting for two new sixbedroom luxury properties (one remaining) from Elling and Co. The traditional exteriors belie modern features including a cinema room, wine cellar, home spa and steam room and fitness facility. A similar property is under construction by the company on Wimbledon Parkside, due for completion this year. We are also delighted to be associated with Berkeley’s Wimbledon Hill Park as the representative agent for this rare larger-scale development of new-build family houses and apartments and conversion apartments, set alongside 19 acres of protected parkland on Copse Hill. Two new phases are now being launched: Cedar Place comprising six new four-bedroom townhouses and Wellington Row which is bringing the 19th century Atkinson Morley building back to life in the form of bespoke one to four bedroom apartments. DELUXEDELIGHT T

he perfect site deserves the perfect house, so when Pauline Mansfield found a dull house nestled into a wooded site with views overlooking the world famous All England Tennis Club and Wimbledon Park in the valley below, a stunning new house cried out to be created. The old house was demolished and in its place an extraordinary contemporary house, with six bedrooms, eight bathrooms, staff accommodation and a cinema, gym and games area, has arisen. Court View amounts to more than 8,000 square feet of elegant space and is one of the finest and most iconic newly constructed houses in Wimbledon. Designed by local architect, Andrew Harper, and built by Indigo, an LABC three-time ‘House of the Year’ winner, it has been nominated for the prestigious Times House of the Year and a Royal Institute of British Architects award. Pauline explains: “Having identified a location in a hidden pocket of SW19, I decided to create a visionary structure emanating from my love of contemporary architecture, strongly influenced by Frank Lloyd Wright. Perched on a ridge overlooking the entire valley of Capability Brown’s Wimbledon Park and the iconic All England Lawn Tennis Club, I felt I had to accept the challenge to construct a home that complements these majestic surroundings. “A building should appear to grow easily from its site and be shaped to harmonise with its surroundings if Nature is manifest there. “As a contemporary design, Wright’s influence is apparent in the use of dry stone walling, natural cladding materials, vast swathes of glass that absorb the garden, terraces, a feature staircase and free flowing living spaces. “A new owner is provided with the opportunity to personalise the property with its blank canvas of neutral décor, and the open plan has also allowed me the pleasure of displaying an eclectic art collection acquired over many years of living in Africa and travelling widely.” Dazzling features include luxurious bathrooms equipped with Brazilian rain showers and walk in glass shower enclosures. All the bedrooms have custom fitted wardrobes and large windows oriented towards the garden to maximise views. Entry to the house is via a secluded private cul de sac and up Italian tiled steps leading to magnificent oak front doors. There is a fantastic triple-height entrance hall with elegant lines and majestic proportions, with doors leading to two reception rooms and the vast open plan kitchen, dining and family room. The fully equipped Gaggengau kitchen features a custom-built dining island for six, Caesar stone work surfaces with a Barazza Hob and Falmec extractor and extensive built in cabinets. Floor to ceiling bespoke glazed doors fitted by Bereco, give onto the floating tile terrace and BBQ deck area. The terrace overlooks the landscaped garden, surrounded by mature conifer trees in a protected conservation area, ten minutes from the All England Tennis Club. The ground floor includes space for formal dining, a snooker room or live-in staff. A separate staff entrance leads into a boot room, laundry room, bathroom and office. Stairs descend to the garden level leisure space, occupying the entire floor, while an oak feature staircase ascends from the entrance hall to the first floor where five bedroom suites including the master suite with separate dressing room and bathroom, are found. The second floor, reached by an oak floating staircase, comprises a galleried walkway and further master bedroom suite with separate dressing room and shower room and features a private glass balustrade balcony overlooking Wimbledon Park lake in the valley below. The property is within walking distance of Wimbledon Village and Wimbledon Park tube station. Mortgages are more affordable than ever, according to the Council of Mortgage Lenders (CML). The CML said the average homeowner spent 17.7 per cent of their monthly income on their mortgage in September, compared with 23.7 per cent eight years ago when interest rates were much higher. It was certainly steady as she goes for September with borrowers getting on with it and securing mortgage deals at rock-bottom rates. The cut in base rate in August further pushed mortgage rates, which were already at historic lows, down further still and with lenders keen to do business before the end of the year, there was a flurry of cheap mortgage products available. However, there is a potential blot on the horizon for borrowers in the form of rising Swap rates which may feed through to higher mortgage rates in the short term. Borrowers who have their eye on a cheap rate should certainly think about securing it while they can – they are so low anyway, it is unlikely to be a move you will regret.

ITFIGURES

House purchase approvals picked up in September from its 20-month low last month to reach nearly 63,000 approvals, according to the latest figures. As a result, the Bank of England revised up its forecast for approvals from 56,000 to 65,000 after conceding that the housing market is doing better than it expected back in August. House purchase approvals tend to lead property transactions a few months. So given the weakness in approvals in August, transactions in October are likely to be at or around the same level as September, before recovering slightly in November.

WHAT’SAHEADIN2017? Are there surprises to come, asks Duncan Farmer

L

ooking back over 2016 it was a year of surprises: Britain voted to leave the EU, Donald Trump won the US presidential election and Leicester City won the premier league. The one certainty throughout the year of shocks was that property prices carried on rising and the economy – with the exception of the pound – appeared to take all the excitement in its stride. Interest rates even came down, although Theresa May did say that she felt that was unnecessary. Looking ahead to 2017, many analysts experts are predicting more of the same and a rise in interest rates still appears a distant worry. Unemployment has been falling and while inflation has risen it has not yet passed the Bank of England’s target of 2 per cent. Wages are also rising, which means that anyone with a job is seeing their income rise at a time when their mortgage payments are at worst stable and at best coming down. Some analysts suggest that the Bank of England’s Monetary Policy Committee may even drop rates again to zero, but the one fly in the ointment is Trump’s presidential election victory. Apart from his pledges to build a wall on the Mexican border (even though it already has a big fence) and to see Hillary Clinton imprisoned (he’s since rowed back on that), the one pledge he appears to be sticking to is a multibillion dollar spending plan on infrastructure. That, say some experts, could lead to much higher inflation in the US and that could easily spread to these shores. If that were happen to an increase in UK interest rates is likely to follow. One problem that neither Brexit nor Donald Trump can resolve is the shortage of UK property, which the Council of Mortgage Lenders says is the biggest driver of prices. “The problem is that demand (from buyers) is still not being met with a supply response (from sellers). New instructions to sell have fallen, or been relatively flat for more than three years now. This has led to the average number of properties per surveyor falling to its lowest level for nearly 40 years,” it said. If that trend continues prices can go only one way.

A beautiful home needs a beautiful mortgage Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount. We estimate that the fee will be 0.67% of the amount borrowed.

MAKINGAMOVE

I

t used to be the case that first-time buyers made up a third of the mortgage market, but that figure has risen dramatically to a half. While first-time buyers have been supported by various Government schemes, the real weakness is coming from second steppers and other home movers, whose activity has continued to be subdued since the financial crisis. Factors limiting activity include uncertainty surrounding the economy, affordability pressures and mortgage rules announced in 2014, which are being reviewed. The results of the review are expected shortly, but while a change in the rules may help to a certain extent the real pressure is a lack of supply of suitable properties.

FOR SALE

Jonathan Barry, Sales Manager AT KFH shows us around Dulwich Village

What’s going for it?

A close knit community with great local schools. Dulwich Village feels like the countryside and offers a great variety of property styles.

Well connected?

Yes – it only takes 12 minutes to get to London Bridge by train and, if you take a short walk to Herne Hill station, you can be in Farringdon within ten minutes. Buses to central London and Brixton are also frequent.

And the schools?

Hang out at...

Where to buy

Dulwich College is probably the most well known, but equally popular schools include JAPS, JAGS, Alleyn’s, The Charter School and Dulwich Hamlet. The newly established Judith Kerr School is the UK’s first Anglo/ German state primary school.

Like all traditional villages, the pub plays a significant role in bringing the community together. The Crown and Greyhound is very family friendly and does a brilliant Sunday lunch. The lawn tennis club, picture gallery and park are also excellent.

I would recommend researching schools and investing within your chosen school’s catchment area. An area I think will enjoy growth is Ruskin Park, SE24.

Gem of the month

Court Lane, Dulwich SE21 This superb family home is conveniently located opposite to the fabulous Dulwich Park and offers over 3,200 square feet of space, a large kitchen/family room onto the garden, six bedrooms, a 100ft plus garden and offstreet parking. ARTS&CRAFTS T

his beautifully and sympathetically restored and extended period house was originally a fine example of Arts and Crafts architecture, later redesigned, refurbished and extended. Using the best materials and finest craftsmen, the object was to build on the original detailing to create seamless extensions using traditional craft techniques and hand-made natural materials, to enhance the original building. Now the house with seven bedrooms, nine bathrooms and four reception rooms sits on a plot of about half an acre located within a short distance of Wimbledon Common and the Village with the benefit of a wonderful landscaped garden. Entry is via a gated driveway and through a pillared porch with tessellated flooring. The front door opens into a marble hall, which with pillared arches and glass doors, looks all the way through to the wonderful gardens beyond. Emphasis has been put on bringing natural light into the home. The impressive basement ‘courtyard’ lounge room, together with the mosaic swimming pool, is flooded with light from the glass atrium roof above. The main accommodation is on the ground and first floors, including the leisure complex with gym, sauna and shower, and two staff bedrooms with en suite showers. An elegant marble staircase leads from the main hall to upper and lower floors. The five bedroom suites include the lovely master bedroom with dark oak flooring and two bathrooms, one at each end of the room.

ADVERTORIAL FEATURE

T

his incredible house is one of only six houses built in the Bauhaus style, situated on Herondale Avenue, one of Wandsworth’s premier residential streets. This sale represents a truly rare opportunity to buy one of these landmark houses that boasts incredible lateral space, width of plot and an alternative to the more common Victorian/ Edwardian architecture. The current owners have gone to great lengths to retain many of the original features, which will appeal to anyone with an interest in design and architecture. One of the most striking features as you enter the property, is the shear width of plot that measures in excess of 44ft across. To put this into context, the plot could easily accommodate two fairly significant Victorian houses, side by side. The sense of space is evident as soon as you walk through the front door to the stunning entrance hall, with its original panelling and open tread staircase. No less than four reception rooms lead from the entrance hall, one of which is open plan to the kitchen. There is direct access from two of the ground floor rooms to a superb south facing garden that measures in excess of 100 feet in length. Another feature that gives this house unique status is its pair of garages, that are situated at the end of the garden and accessed via Burntwood Grange. The opportunities for these garages are endless, from their original purpose as secure parking through to conversion to an annex, studio or playroom (subject to the usual consents). A spacious master bedroom can be found to the rear of the first floor with a luxurious en-suite bathroom and south facing balcony. Three further bedrooms and a family bathroom can also be found on the same level. The second-floor boasts two further good bedrooms, a shower room and a roof terrace. The roof terrace benefits from impressive far reaching views of the southwest London skyline and offers an excellent space for entertaining. There is plenty of scope for further development, if more space is required. The property also has off-street parking to the front, a landscaped front garden and side access. Herondale Avenue runs from Lyford Road to Ellerton Road. Wandsworth Common is at the eastern end of the road, so the amenities of Bellevue Road are within easy walking distance. Transport can be found at Wandsworth Common overground with its links into Victoria. The area is well known for its abundance of good state and private schools, subject to catchment and entrance each year. Herondale Avenue, £3,250,000 Freehold, Rampton Baseley 020 3846 0999

rom what I have noticed over the last few months, the lettings market has certainly been impacted by our decision to leave the EU. Potential tenants from places like France and Italy, who until recently where relocating in large numbers through work and had excellent budgets, are now much fewer in number. Those that are coming over are signing up for shorter tenancies and insisting on break clauses, given the uncertainly they feel regarding their future right to remain here. With demand for high end stock in short supply, landlords of these properties have had to accept less rent this year in an effort to reduce void periods. On the flip-side, low-budget flats and large, sharers’ houses have been flying off the shelves, with potential tenants offering over asking price in many cases in order to secure accommodation. LAST WORD

Try to offer the best possible deal you can to eliminate lots of counter offers. If you know you are not offering the full asking rent, then try and ensure you can offer the quickest move in plus a longer tenancy Try to keep your offer as simple as you can because if you find yourself in a bidding war with another party, then know that any landlord will always try and go for the easiest move with the less hassle (this may also mean that they will take a lower offer).

Louise O’Driscoll, Knight Frank Battersea & Nine Elms Describe your property career to date. From a young age, my dream was to be a TV Presenter. Realising this might not happen, I happily settled for the hard working life of being a UK holiday rep. This strangely enough lead me into the life of Lettings where I started my career back in 2003. I dipped out of lettings for a short period to try my hand at selling cars. Plus, I was curious to find out what a career in recruitment would be like. I quickly realised I had no real interest in cars (even though I sold 16 of them one month) and recruitment was certainly not as rewarding nor as enjoyable as lettings. In 2006 I crept my way back into lettings and found myself exploring the London lettings market and there I have stayed. What do you enjoy most about your job and what have been the highlights? No one day is the same. I am lucky to meet some very interesting people and even luckier to get a flavour of what their lives and properties are like. It can be stressful at times but I do enjoy the pressure and the thrill of a win, whether it be taking on a new property or the excitement on hearing my team have agreed a deal. Winning an instructions is always a highlight for me especially, when there have been some heavy negotiations involved. However, getting to meet the applicants and to take them out on viewings can be lots of fun. I got the shock of my life when Madonna got out of the car to view a property with me. Describe the biggest challenges. Setting expectations to both clients and applicants on prices of properties and what the market is doing and trying to second guess what the competition are saying. What advice would you give to anyone considering a career in estate agency? It’s not an easy ride and you need to be on the ball while ensuring you are giving the best customer service at all times. Being organised is also key, especially when you have a full diary. For me, being keen, motivated and enthusiastic with a willingness to help and be a part of a team is of paramount importance. What advice do you have for tenants in the current market? Be honest and upfront. If you have a pet then disclose it at the beginning.

What sets south London apart? We have the River Thames on our doorstep, Battersea Park is the best Park in London, you tend to get better value for your money and there appears to be a more relaxed atmosphere in South London.

What do you think lies ahead for the south London market? The market will be in favour of the tenants, certainly for the next few months especially with the regeneration of Nine Elms and Battersea Power Station. Landlords will have to take a hit on their rental income since rents will fall due to supply. The market will be busy so it will be key for landlords to ensure their properties are looking the best they can to attract the right applicant quickly and to understand that in a thriving market they will need to be price sensitive

Recent highs, recent lows? With the hard work and help of my then team, we took the St Johns Wood lettings department to over £1million in just under three years. Another high was being asked to manage the lettings department in our new Battersea and Nine Elms office. I always try to look on the bright side so can’t think of any lows right now – not sure there have been any.

What is your top location south of the river? Battersea & Nine Elms – of course! If you were not an estate agent, what career would you choose and why? My secret passion would be to host my own talk show. Guess I could start by interviewing some of the more memorable applicants I have viewed with.

The Academy, Lawn Lane, Vauxhall SW8 This superb apartment offers wonderfully spacious accommodation and comprises a vast reception room with double-height ceilings, an open plan kitchen/dining area, one bedroom on the ground floor of the apartment and two bedrooms and a bathroom on the second floor.
