Many older people may be thinking of selling homes they have been in for 30 years or more in order to downsize. What advice would you give to them about the market?

Q

Stephanie Mant, Associate Partner Cluttons

W

e have lots of clients in the area either downsizing from their much-loved family homes of many years or moving out of London entirely. It is always a lovely meeting as the valuation of their property usually comes as a very positive surprise. I always like to provide them with as many comparables in the area as possible to really bring them up to speed with the current market and provide a realistic figure. The figure you provide means they can start working on what their next move is and plan with the family. The market is very much ‘price sensitive’, meaning it is good to market at a realistic level but it also means when looking to purchase their next property it will hopefully be relative and balance out. The key is deciding where they want to move to. This can be, perhaps, nearer grandchildren or to a lovely country home.

Over two million Londoners work from home meaning that homeoffices are now as attractive as shining new kitchens, reports Jenny Knight

hen time was finally called at the Black Horse in Sheen Road, Richmond, developers moved in to convert the pub into award-winning living space. A first floor apartment is now available. It has an open-plan living room with high vaulted ceilings and generous windows giving far reaching views. Clever design means there’s lots of storage space in the bedroom – also with a vaulted ceiling. There’s also a sleek fitted kitchen and bathroom. The apartment is a few hundred yards from Richmond town centre, with great connections through mainline train, underground and overground stations, and close to Richmond Park. There’s secure allocated parking for a car and a bike store, too.

s well as the live-work developments springing up across the capital there has been a growth in cyber cafés and relaxed eateries where people can sip coffee while tapping away at their keyboards. Across south London there are hubs of freelance-friendly neighbourhoods catering for the self-employed with business clubs, hot-desking hubs and shared office spaces. Company-starved freelancers like the ambiance of a café where they can mix work – checking phones and laptops – while socialising. They are also ideal neutral places to meet clients. Live-Work communities are emerging to cater for freelances, with developments or proposed developments in Hackney Price guide £550,000, Wick, Kentish Town, Putney, Richmond and White City. Up in Park Royal, north-west London, The Collective is a 323-home project offering flats above communal spaces and co-working offices. Rents start at £225 a week and include wi-fi, utility bills, council tax, concierge, 24/7 security, room cleans and linen changes. Over in Dulwich the area has massively changed over the last decade with social spaces for freelancers who don’t want to be stuck at home springing up from cafés to the new cinema where you can see people having a snack or a drink while monitoring phones and laptops. Jane Robathan from Roy Brooks, says: “If you grab a coffee in any nearby café, you’ll find mainly two types of customers – Bugaboo-pushing mums huddled in groups and people sitting alone nursing a latte over a MacBook. t’s always a difficult task to give an accurate market update so early on in the year, especially with so much emphasis on Brexit, property taxes, foreign policy, exchange rate fluctuations, the global economy and so forth. It has been a turbulent 12 months for all of us and while the dust is starting to settle, we get ever closer to triggering article 50 which undoubtedly will kick up more dust. £1,950,000 It’s no wonder so many buyers and sellers have been sitting on the fence with Osborne House is a beautifully refurbished semithis much uncertainty at play. I would argue, that while the statistics don’t lie, we will have to treat them with some caution, as the major fall in transactions year on year was in fact due to the last 6 months of 2016 which was 60% down from the year before throwing the averages way of track, (new builds not included In this research). HEADS-UP HISTORYMAN RAJANDFRED

The Clapham Historical Society has honoured Galliard Homes’ new Metropolitan Crescent scheme near Clapham Common with a green plaque award. The awards are given to exceptional buildings that are historically important and have been converted to a new use. Alan Johnson MP, a former Home Secretary, unveiled the plaque earlier this month (with Lambeth Mayor Councillor Saleha Jaffer). Alan was formerly the head of the Communication Workers’ Union and worked in the building for many years. Originally built in 1086 as Grove Lodge, a grand manor house, It was demolished in 1936 and replaced by the current mock-Tudor building built for the Union of Post Office workers. Galliard Homes acquired the three-storey building in 2012 and have made significant efforts to create minimal disruption to the original architecture. The mock-Tudor facade of the building has been restored and the oriel windows, mock-battlements, feature brickwork and mansard roof with dormer windows have all been retained. Metropolitan Crescent now offers 36 luxury one, two and three bedroom apartments and two penthouses. www.galliardhomes.com

Savills’ Northcote office has helped to safeguard the future of the lollipop men of Honeywell School in Wandsworth, following a cut in council funding. Back in 2012, the council removed funding for school patrols meaning local lollipop men and women have to be funded by the schools, at the cost of roughly £9,000 per year – too much for most schools to afford. YOUTHCHARITY Kinleigh Folkard & Hayward has entered a charity partnership with London Youth, a charity that supports a network of youth groups and clubs across the capital with a mission to support and challenge young Londoners to become the best they can be. KFH’s role as charity partners of London Youth is to build awareness of the charity, which aims to raise over £60,000 by the end of this year. Julian Peak, Sales Director at KFH: says: “When searching for a partner, we wanted a charity that focused on London, tapped into the needs of our capital and resonated with our staff. “Our staff is already engaged with the partnership and their local community centres and clubs and we have scheduled a number of fundraising events.” Rosemary Watt-Wyness, CEO of London Youth says: “This is a great opportunity to showcase the value of good youth work and connect local businesses with community youth organisations situated right on their doorstep. Through the efforts of KFH staff, our members will be able to develop stronger partnerships, raise income for their vital work with young people, and build stronger communities.”

MOREFORSALE Property supply in London increased by 4.7% in February with some areas doing even better. Kensington and Chelsea saw an uplift of 231% while Lambeth saw property supply increase by 20.4%. In Wandsworth 11.6% more property went on sale in February compared to the preceding month. Alex Gosling, CEO House Simple says: “The market needs a boost in supply and it’s encouraging to see that new listings are up in February, albeit that we would typically expect numbers to rise in the coming months as sellers list their properties in time for the Spring market. “What’s more encouraging is that new stock levels are higher than October 2016 and only slightly short of September 2016, both traditionally strong months for the property market. Now we need to see buoyant listings figures in March and April because the buyers are definitely there, and thanks to the continued competitive mortgage deals still on offer, they are committed to purchasing.”

WORD ON THE STREET WHAT ADVICE DO YOU HAVE FOR THOSE WANTING TO SELL IN THIS SPRING MARKET? PATRICK RAMPTON RAMPTON BASELEY

The Spring Market is upon us – the period from Feb half term until Easter holidays often being one of the busiest times of the year. Stock levels are down by about 35% since before Christmas and buy levels rising – reduced supply and increasing demand means better selling conditions and often price rises. Though perhaps not in this case – uncertainty is the new certainty as they say, and with this in mind we consider that prices are still pretty level, and buyers very price conscious. However the “best in class” at every level of the market are probably now selling for around 5% more than last year, as buyers are keen to select those properties that are guaranteed re-sellable. So the key to selling this Spring is either have the best in class or be very careful with price.

SAM SPROSTON KNIGHT FRANK WANDSWORTH I would advise all potential vendors at all times of year to prepare their property as much as possible, not just in the Spring. The simplest of things can make a big difference such as cleaning the windows! Look to get unnecessary clutter into the loft and now the sun is shining get to work on the garden or any outside space you have to make it look inviting, cared for and ready for the year ahead. There is no better phrase to coin at this time of year than to give your home a thorough ‘Spring Clean’!

LAMBETHLOVE From the elegant ironwork railings to the Georgian cornicing, this house looks untouched by time. But, as Paul Sadler explains, most of the details have been painstakingly recreated

W

hen Paul bought the Grade II listed house it was in a terrible state after a makeover in the 1950s followed by complete neglect. “It was semi-derelict. It’s hard to imagine that a house in London within 10 minutes of Big Ben was lacking a bathroom, kitchen or running water with an outside toilet. An elderly woman had lived here as a protected tenant and the owners had left the place to rot. “Then squatters got in and smashed it to pieces. It was partly boarded up when I saw it. Originally the street had been a long terrace but during the war half of the terrace had been destroyed.” Nevertheless enough remained of both the terrace and the house to persuade Paul, who runs an energy company, that love, care and money would restore the house to its original beauty. He took nine months away from his company to projectmanage the restoration. “I had a photograph from the 1920s that I used to ensure that the replacement railings and the balconette at the front of the house were ‘right’. The house has a superb location and originally I planned to stay put, so I spared no expense. The house was taken back to bare brick and then given a modernised Georgilisatiion. The fireplace in the dining room cost £3,000 and all the cupboards and the kitchen were bespoke. “I did some of the work myself but mainly I made the coffee and went out for the sandwiches and to buy the screws, acting as a labourer but being on hand to ensure that all the decisions were mine. “ Originally with four bedrooms, the result is a comfortable and stylish two-bedroom house that Paul is prepared to turn into a three-bedroom house with the addition of a stud wall. The first floor consists of a large and bright reception room, that makes a perfect entertaining space. The kitchen and dining area on the ground floor, and two bedrooms and a study are on the lower ground floor. The house is at the end of the terrace and is larger and more imposing than its neighbours in King Edward Walk, an elegant tree-lined street situated just off Lambeth Road. The street is within the West Square Conservation Area and within easy reach of the Old & Young Vic Theatres on The Cut and the food market on Lower Marsh, just beneath Waterloo Station.

NEWHOMESUPDATE Lauristons’ New Homes Sales Manager Jonathan Roberts looks at the innovative ways developers are working to attract purchasers

A

t many of our new homes developments, developers are taking additional steps to attract ever increasing levels of new applicants. For most, this means making qualifying units available through the Government’s help-to-buy scheme, providing access to support in raising the necessary deposit for a brand-new home. New homes (within London) up to a maximum of £600,000 that are due to be completed within six months can potentially come with as much as 40 per cent deposit, subject to terms. Other developers are considering more unusual ways of attracting purchasers such as offering furniture packs, car club membership, selling fees paid or holiday vouchers. Newly built homes offer purchasers a whole host of additional benefits in addition to the incentives offered by developers. 10 year structural warranties, interior defects warranties, high efficiency heating and hot water systems, all helping to reduce a buyer’s household outgoings. Purchasers often have the opportunity to personalise their new home by making selections on finishing specifications, dependent on the buildstage at the point of reserving – the earlier the reservation, the more options available. We are currently experiencing demand from both domestic end-user pecialist London developer Frasers Property purchasers, first-time buyers and up/down-sizing applicants, as well as UK have unveiled what they dub the ‘ultimate flexible a resurgence of overseas investor purchasers taking advantage of the living space homes’ on Camberwell Green. historically low value of the pound. In fact for those looking to purchase a new home or remortgage an existing one, the picture is really quite positive. Firstly, lenders are maintaining their competitive stance when it comes to pricing. Increased competition and the desire to hit lending targets ensure that, even in the face of increasing cost of funds, we have not seen that replicated across to mortgage rates. Secondly, where lenders are less keen to engage in price competition, they are willing to be more creative, flexible when it comes to underwriting. Increasingly, borrowers who believed that they couldn’t purchase or remortgage – may now find a lender willing to cater for their needs. Lenders must still meet certain requirements imposed on them by the regulator, and there are things that borrowers can do to help their situation. Having a clean credit record, being on the electoral role, reducing debts and commitments will all make a difference. Gareth Lowman, SPF Private Clients

SOLIDSOUTH The latest house price index from Nationwide shows that average growth in the UK has been about 4.5 percent, but the market in London has “softened”, as estate agents euphemistically put it. However, there is positive in the south of the capital, says Property Partner: “Although we probably won’t be seeing London house prices over the short-term racing in front with dizzying double digit rises, established markets such as Clapham, Balham and Wandsworth should remain solid. They’re good transitional areas for people moving out of the capital for more space to Surrey and especially Guildford – a well-established wealth corridor.”

PICTURETHIS Duncan Farmer paints a portrait of the typical London homebuyer

T

he latest statistics from the Council of Mortgage Lenders, which represents banks and building societies, paints a fascinating picture of the typical London homebuyer, and show how they have changed in recent years. Although the market is changing – and prices in the capital have fallen slightly – the reasons for this are varied: lack of supply, nerves about Brexit and the economy and falling incomes. The average age of a home mover is 37, compared with 31 for a first-time buyer, and home movers spend 18.5 per cent of their gross household income on paying off their mortgage – both capital and interest, which is down from 19.5 per cent in 2015 and 18.6 per cent in the third quarter of last year. Part of this fall may be because more existing homeowners have been remortgaging to get on to the lowest deal. First-time buyers spend slightly less of their gross income on their mortgage – 18.1 per cent, which is again lower than in previous years. The average size of their mortgage is £335,400 (home movers) and £254,000 (firsttime buyers) and the size of that loan compared to the value of their house and flat is different. In the case of first-time buyers it has fallen to 73.7 per cent from 75.2 per cent in 2015 and 75 per cent in the third quarter of last year. But for those buying their second, third or fourth home, the figures are 65.8 per cent, down from 66.3 per in 2015, but slightly higher than last year, 65 per cent. Income multiples are slightly higher: 3.97 times gross earnings for movers and 4.04 times for first-time buyers. That may in part be due to the fact that average earnings in the capital have fallen: the average household income was £63,700 (£40,200 in the UK overall), down from £64,700. The average household income of a home mover was £87,300 (£54,900 in the UK overall), down from £87,600. “Persisting supply and affordability issues appear to be exerting an ongoing restraint on growth, meaning there is some uncertainty around how the market will perform in 2017,” said Paul Smee, the CML’s directorgeneral. “By contrast, remortgage activity appears to be experiencing a resurgence. Competitive mortgage rates aided by low interest rates have sparked remortgage levels not seen in the capital since 2008.”

A beautiful home needs a beautiful mortgage Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount. We estimate that the fee will be 0.67% of the amount borrowed.

RENTREACTION Rents in the UK rose by an average of just 0.8 per cent in February, compared to the same month last year, according to data from HomeLet’s data, which says the figure is well below the rate of inflation of 1.8 per cent according to official statistics. The decline in the pace of rental price appreciation, which was 4.7 per cent as recently as last June, may become a concern for landlords. Research suggests that over half of the 3,726 landlords surveyed expect to have to raise rents in the face of mounting cost pressures, but almost a third of those (29 per cent) plan to defer this to next year.

FIVEO SOU FTHEB TH E EST: VEN TS

What and where was your first London home? A house share in the heart of Stockwell – they were like family!

What do you consider your greatest achievement? Playing for Doncaster Rugby Club at Twickenham three times. It was a real childhood dream come true. Tell us something that would surprise people about you. I completed two ski seasons in the French Alps of Meribel as a resort rep from 2012-2014. Aside from property what’s your most expensive purchase? Definitely my watch! Favourite book, film or album now? The XX album, I See You. What did you want to be when you were growing up? I really wanted to be a professional rugby player. What three things would you take to a desert island? A water conversion kit, Spotify – as silence is not always golden, and a picture of my family. What is your most treasured possession? My watch, which was my 21st birthday gift from my parents.

What is top of your bucket list? I’ve always wanted to travel around Australasia. Who would you like to be stuck in a lift with? Sir Clive Woodward, so I could pick his brains about his style of management and what makes him tick. What is your guiltiest pleasure? Listening to The Archers on BBC radio 4 – I love a good radio drama!

COOMBESTART ‘N

ew beginnings and new shoots…’ – a saying often quoted by property professionals regarding our traditional busy period. This takes on a new meaning for Robert Holmes & Company this Spring as we open the doors to our new office in Coombe Lane. Since the company was established, Robert Holmes & Co has been successfully involved in the selling and letting of properties in the Wimbledon area and to some degree in the Coombe and Kingston Hill areas for over 40 years. Coombe and Kingston Hills together with Coombeside and New Malden areas are now our firm focus in the opening of the new office. We will continue to provide the service that our clients have grown to expect from a recognised Independent estate agent. The Coombe Hill Estate and the estates on Kingston Hill are now experiencing increased levels of interest and investment from developers and home buyers who are recognising its potential. The estates have an interesting combination of history, grandeur and a superb location just 10 miles from Central London and amidst abundant greenery which make it unique. History is evident throughout the area, from the listed Tudor ‘Gallows Tamkin’ conduit house which supplied spring water from Coombe to Hampton Court Palace to the palatial Rokeby and Marymount Schools, which were once country houses of the high society, hosting parties attended by royalty. Most Coombe and Kingston Hill estate houses were built in the 30s and then in the 60s. While they were cutting-edge at the time, many have been re-modernised and rebuilt over the past five to ten years, resulting in some truly outstanding elegant properties. The estate has become increasingly desirable and could be described as a mini St George’s Hill. We look forward to welcoming you to our new office and bringing this high level of experience, expertise and the knowledge of the area to the heart of Coombe and Kingston Hills.

The Wimbledon Village specialists with over 30 years of experience, and substantial knowledge of the South London property market, providing a friendly, flexible service to clients in order to make moving home a positive experience. Robert Holmes & Company has earned its reputation by providing a bespoke approach to estate agency, offering clients an independent and distinctly personal service tailored to individual requirements. Specialising in the sale and letting of high calibre residential property primarily within Wimbledon, Coombe and the surrounding areas.

his house has views testament to its fortunate location: from the front you overlook Peckham Rye Park while to the upper rear floors you gain views of London’s iconic skyline. Beautiful period features include the original portico entrance, fireplaces, cornicing, sash windows, French doors, bedroom wardrobes, stripped floorboards, the front door and internal doors. Ceilings throughout the house are high and the conversion of the second floor is quite remarkable. There are 5 double bedrooms, 2 receptions, 2 bathrooms, a kitchen/diner, a cellar and, unusually, a large detached garage. The front garden is an impressive 50ft long, while the rear garden is goodlooking, mainly decked and faces south west. It has gated rear access and the garage to the right. The garage is larger than many and was previously a carpentry workshop. You can walk to three zone 2 stations from here. Peckham Rye (10-15 mins) has regular trains and London Overground links. Nunhead station (1015 mins) is on the Victoria to St Pancras line and Queen’s Road (15-20 mins) has London Bridge trains and London Overground links. LETTINGS& MANAGEMENT

Lettings Lowdown DPS.indd 1

15/03/2017 13:33

LETTINGS LOWDOWN Jean-Claude De Abreu, Lettings Manager at Lauristons Putney, considers the mindset of the current tenant

A

s Spring has sprung, there seems to have been a noticeable shift in tenant mindset. At Lauristons, we have seen higher budgets in recent weeks in comparison to those witnessed at the outset of 2017. However, tenants are more discerning in what they are prepared to spend those higher budgets on and are viewing on average 11-15 properties before reaching a decision. This means that the need for quality property remains strong, from brand new builds to renovated flats and houses. Tenants are simulating buyer behaviours, so it is imperative that attention is paid to the upkeep of a property and that cyclical maintenance and redecoration is not ignored or postponed. Living in the digital age, with information being available at a user’s fingertips, properties would need to flaunt what they have to peak attention. So along with the quality aspect, pricing is still a crucial element, as with anything, a lot of tenants search online before taking the plunge to put an offer on a property that ticks all the right boxes. There is still a lot of movement in the mid-market properties with activity running constant. This year, owners of these properties have benefitted from slight increases in rents, while securing good calibre tenants with little to no void periods. The second quarter of the year will most likely continue this trend mutually benefitting both tenants and landlords alike.

T

LAST WORD Guy Leaning, Director, Robert Holmes & Company Describe your property career to date. I have worked in the industry for around 30 years, with most of my experience gained in the Kingston and Wimbledon areas. I first came to New Malden in 1989 where I managed the branch for Barnard Marcus, until opening my own office as a partner for Lords in 1994 where I became recognised as a principal advisor to many local house owners and businesses in and around the Coombe and New Malden areas. What do you enjoy most about your job and what have been the highlights? The advisory aspect and achieving beyond the owners’ expectations. The most satisfying facet is being recommended time and time again by clients. Opening the new office for Robert Holmes is a real highlight and I am excited to be back in the area. I have worked with the company for many years and so it is a natural link to be part of the team and establish a new office for such a respected name. Describe the biggest challenges. Anyone can sell a house in a favourable market but, in more unchartered times, local knowledge and experience are key to achieving the best result for the seller. I always pride myself on this as does the whole team at Robert Holmes. What advice would you give to anyone considering a career in estate agency? Be open and honest, truthful and act with integrity at all times. What advice do you have for homebuyers in the current market? We would like to take the time to discuss each client’s personal requirements and what they are hoping to achieve from their move to optimise the best result possible. What sets south west London apart? Coombe is a wonderful leafy area, it is an oasis of large houses with lovely gardens, fantastic schools encased by historic character. It is perfectly positioned between Richmond, Wimbledon Village and within close proximity to London, providing a great lifestyle balance.

What do you think lies ahead for the south London market? Coombe, due to its attributes described above, has always had a strong appeal to house buyers. We have seen strong interest since the beginning of the year and so we are looking forward to a busy Spring. Recent highs? Over the past few months we have received a considerable demand for us to open a new office to service these areas and it is therefore a real high to be able to extend the significant success of Robert Holmes into Coombe.

What is your top location south of the river? Coombe Hill of course, for the reasons above but also for its sporting and leisure facilities, including two renowned golf clubs and of course neighbouring Richmond Park. At Robert Holmes, as a company and as individuals, we have a strong fondness for Wimbledon Village, which offers the perfect mix of village life and country living. If you were not an estate agent, what career would you choose and why? I have always loved sport so I would have loved to continue to play tennis or rugby to a high level. Out of the office I can be often be found on my mountain bike around the Surrey Hills.

Beautiful Coombe Why Coombe? Located between Wimbledon, Kingston and Richmond Park, Coombe is a leafy residential area with the private Coombe Hill estate at its heart. Set in tranquil, leafy surroundings only eight miles from Knightsbridge and within easy reach of Heathrow and Gatwick airports via the A3 and M25 Motorway, Coombe offers a superb location in which to reside. Richmond Park, the largest of London’s eight Royal Parks is on the doorstep of Coombe. This enclosed space is home to the Isabella Plantation, Pembroke Lodge as well as herds of Red and Fallow deer and offers a picturesque setting for picnics, long walks, cycling and horse riding. Coombe also benefits from five golf clubs at its doorstep including the prestigious Coombe Hill club. Lying between the historic town centre of Kingston upon Thames with its excellent shopping facilities and Wimbledon, home to the world famous All England Lawn Tennis club, Coombe offers first-rate private and state infants and secondary schools. Wimbledon village offers a range of exclusive boutiques, restaurants and cafes catering for most requirements and is adjacent to Wimbledon Common, yet another area offering recreation and relaxation facilities. Theatres in Wimbledon, Kingston and Richmond regularly offer quality entertainment prior to West End transfers. Established in 1990, we are a specialist independent residential estate agency. Our aim is to highlight the merits of the Coombe area and endorse it as an ideal place to live. Over the last 26 years we have built up an enviable team with a wealth of local knowledge and experience, offering professional advice on all property matters.
